Car break-ins, shootings,…read morebroken elevators, stolen packages, unsanitary amenities, flooding parking decks, suspicious reviews, trash and odor throughout the property, rude management - and we're just getting started.
I am moving out after 7+ years at Venue, and I genuinely never thought I would be writing a review like this. This used to be a great place to live. Unfortunately, under the current management; Joe Gaubert, RAM Partners, and owner Mesirow, the property has deteriorated dramatically in safety, cleanliness, communication, and basic operations. Below are just some of the ongoing issues residents deal with:
-Car break-ins occurred in the resident parking garage just before Christmas 2025, with over 15 vehicles affected. No communication from management - even a month or so later. When pressed the management doesn't even want to recognize that it happened!
-A shooting inside the building on Feb 14, 2025. Management stayed silent for six days and only sent an email after residents pushed the assistant manager. The message was generic and nonchalant.
-Packages are routinely stolen, forcing residents to reorder items.
-Garage doors frequently malfunction and remain un-repaired for weeks or months, allowing unrestricted access, despite high monthly parking fees.
-Elevators are constantly out of service, often for days or weeks. One elevator was broken for over 2 months. A simple round trip from an apt floor to the ground level can take 20+ minutes.
-The on-site property manager (Joe) is consistently rude, dismissive, and condescending, a sentiment widely shared among residents.
-Access and apartment doors use a different fob than the one in the elevators, meaning you need 2 fobs at all times! Also there are no extra fobs or digital access for guests which is inconvenient.
-The P2 parking deck floods during heavy rain due to neglected drainage. Water leaks onto P1, damaging concrete and causing visible cracking. Water is seen dripping on cars and people get wet getting to their cars.
-Concierge service was reduced from 24/7 to 4pm-9pm leaving the building without overnight security.
-Large groups (30-40 ppl) of non-residents routinely overrun the pool during warm months due to no security.
-In summer 2025, the lobby was trashed and furniture damaged after concierge hours. No communication followed.
-The pool is unsanitary, with algae growth and unbalanced chemicals. Despite being marketed as a saltwater pool, an independent test last summer found virtually no salt.
-Pool furniture, grills, refrigerators, and surrounding areas are dirty and appear not to have been properly cleaned in over a year.
-The dog park smells of urine, is rarely if ever pressure-washed, and is frequently covered in waste.
-Outdoor areas are littered with trash, dog poop, and dying plants.
-The building reeks of weed, with no enforcement by management.
-EPS is allowed to boot cars inside the resident garage.
-In fall 2025, a wave of generic 5-star reviews appeared, raising the building's rating from ~3.6 to 3.9. These reviews lack detail yet excessively praise management. Checking last names against the resident callbox shows many of these reviewers do not live here. The property manager has posted 5-star reviews for other RAM-managed buildings, suggesting artificial rating inflation (see photo).
Herman in maintenance is professional, responsive, and friendly. He is the only bright spot left!
Venue has become unsafe, poorly maintained, and grossly mismanaged. Once a crown jewel in Buckhead, it is now merely a shadow of itself. Long-term residents are leaving for a reason. You also get the sense that unlike before, cost is being kept at absolute minimum. Mesirow (the owner) spent TONS of money 2 years ago on upgrading the looks in the lobby and on the rooftop (which wasn't in that bad shape) when they should have spent it on things that matter the residents the most like security, upkeep of amenities and service. I strongly recommend looking elsewhere unless major leadership and operational changes occur.
