We do not rent from this company, but have had the absolute misery of living next to their tenants for about a year now. If you are a homeowner and care even SLIGHTLY about who might be living in your home, RUN FAR AWAY. In addition to bringing drugs and gun violence into our very quiet neighborhood of mostly elderly folks and families, they left the home looking like an absolute DUMP when they evicted said tenants, about 10 days ago. The evidence on Yelp alone speaks for itself, in addition to the fact that they have removed themselves from the BBB website, due to too many complaints. I mean, seriously. I have contacted code enforcement, so the city can handle the mess they left behind, but I highly suggest you look elsewhere for property management if you care about your investment in the long run. We move into our rental in July 2022. Every time it rains our bedroom floods with 1"-2" of water due to the drain not working well outside the exterior wall. They still have not fixed the issue. As a landlord, I would not recommend allowing Excalibur to manage your property. Stay far away! I hired them to screen and place a tenant in my property and to manage the property. The tenant was not qualified (they submitted fake documents to get approved; did not even have a job when they applied). The tenant paid rent for two months and then stopped paying altogether. Excalibur wasn't helpful they even discouraged me from pursuing the eviction process (saying it will take a long time so why bother). Excalibur signed court documents without my permission and withheld important information from me during our conversations that would have enabled me to make better decisions regarding my property. Ultimately it seemed like they were working against me. Sal Naja (property manager) in particular was horrible to work with. Excalibur does not have the landlords best interest in mind. They manage a house next door. Rent is high and has been a repeat of multiple adults living together that don't get a long. Old men and young boys creeping late at night. Kids roam outside unsupervised at night or whenever. Several wild incidents, as recent as last week, someone showed up accused them of riding by threatening them at their house. read more

I'm always so sad when an experience that could have been wonderful doesn't go as planned but, life happens right? I was incredibly excited to work with Excalibur homes in my rental search after hearing great things about them from my bestie. I was on a dedicated home search for months and loved the homes they manage so it was seemingly a no-brainer for me to put all of my eggs in one basket with their group. Excalibur manages and rents homes all across Atlanta, focusing on the starting process to the journey of upkeep in the rental homes. After planning a move that I dreamed of making happen in January, I was excited to go through the process with hopes for the future. Well, it didn't actually happen like that. First I will say, the homes they offer for rent are beautiful. All different kinds, all over the metro-Atlanta and seemingly in great shape, love that! When you speak to members of their team (when they answer), they are all quite friendly and helpful, which is much appreciated. BUT - wow, can they drop the ball on communication and the timing of your journey. Looking for a home to rent and live in isn't something one does for kicks, we all hope to have a place to live at the end of the day. Well, it just felt like Excalibur does not take that into account and moves at their own pace. Calls to realtors (other than Howard Bailey who returned calls and was very kind in person), I submitted an application in March. I actually submitted an application for a home sight unseen just in hopes that it would make things quicker - no go. I saw the home a week later and then three days later, I hear that it has gone to someone else. Okay, it happens, we move on. I called and requested that my application be moved to another home and after an hour on the call, I was told that was done. But for some reason, the website noted it as 'cancelled' from then on, while the Excalibur team told me it was a glitch. A glitch is okay, but when I say I never heard back until I called them 3 weeks later begging for more info so I could go on with my life and find a place to live. I then received a voicemail with the most unconcerned tone letting me know that they heard I had questions... Why wouldn't you keep up with your potential clients and let them know what's happening with the process? As someone who worked in property management for almost a decade and who had high hopes for my Excalibur experience, I was incredibly bummed out and disappointed after putting money and time in my application process. It's now been 3 months and I still haven't received an official word on what happened but have moved into a new home not managed by Excalibur. If I would have continued to wait on an Excalibur home to happen for me, I feel like I would still be calling them every two days desperately trying to make something happen. Super bummed that the experience was not what I was expecting, but hope that the team will make some changes in how they communicate with prospective and current tenants, as they truly have some beautiful homes to offer. read more

Avoid at all costs. They don't care about you. They care about the homeowner and will sacrifice your living conditions to the benefit of the homeowner's wallet. On top of that, they make maintenance requests incredibly difficult to submit and follow by using a third party call service and giving you the run around any time you have an issue. We've had maintenance issue after maintenance issue and not a single one has been handled with any sort of ease or competence. It always takes 10 times longer to fix than it should and something always goes wrong at your expense. And don't even get me started on the ~100 calls I had to place to even get a status update on our application when we first applied for this house. Read the reviews and trust them. Tried to schedule a listing but she kept on giving me ridiculous times( a showing at 10:30 on a Friday???? Seriously???) and refused to work with me in scheduling a showing. She was extremely dismissive and defensive when I asked for any other times. Never answered her phone and would constantly ignore/ deny my calls. The house I'm renting had internet lines run to it when I viewed the property. They hired someone to come paint and fix the gutters and they cut the internet wires that come into the house. I reported it to them and they told me I have to replace it at my cost, it's not their problem. These people are ridiculous and have zero ethics and half ass everything! DON'T...DO NOT, rent with this company. I recently moved into a property here in Atlanta and have experienced nothing but a disaster since. First of all, I signed a virtual lease and was not permitted to move in until after the move-in date established on my lease. This situation called for me to reschedule movers, have my utilities turned off at the old rental before moving into the new rental; which left me in the dark, without cable, WiFi and all, and placed me in a predicament where I lost up to $1000 for the weekend. Nevertheless, this was not the bulk of my problems with this business. Once I moved in I found my appliances still in boxes in the dining area; yes, 4 days after signing my lease, my stove and dishwasher remain in boxes to this day, and the sad part is now no one is answering my calls, emails, or work orders. Furthermore, I have a leak under the kitchen sink, no appliances, and now the heater is not working. Therefore, I cannot cook, I'm confined to one of the bedrooms witout a space heater, and still, no one has answered my calls. Plus, I'm missing days at work to resolve these issues on my own. Additionally, I have two toddlers; one with autism, who has not adjusted well in the home because she lacks the accommodations for her disabilities, and this entire situation has bern nothing more than a headache that no one cares to address So, NOPE, please, please, please rethink, reconsider any parts of working with this company. As properties owner, if you can guarantee that your rentals won't have any major issues to deal with - just the usual maintenance, & collecting rent for you - then Excalibur is for you because they're low cost. But if you do encounter major issue like squatter in your property (while your property is showing) then you're basically on your own. At first, they asked for the property deed to file an intruder affidavit because they said it would be fast to get rid of the squatter. Then they changed their mind and filed a regular eviction (at your own cost). Due to their indecisiveness, it took almost five months to evict the squatter (Excalibur thinks it's quick) who had already trashed my place with dog poops all over. I paid $500 for them to put the water under their name (big mistake - should have done it myself). When the squatter was discovered in the property, I requested them to turn off the water and explain to the water authority about the squatter issue. After the squatter got evicted, I called the water authority to find out why there's a water bill outstanding under my name. The water authority said in their notes, it states that Excalibur told them that they no longer manage the property (even though the PMA was still active then) and Excalibur requested to remove their name from the account. Because Excalibur didn't ask the water authority to shut off the water, it was automatically reverted to my name since I'm the owner. I am stuck with the water bill from the squatter. Excalibur wants nothing to do with it when I asked them to explain to the water authority about the squatter issue - they made the mistake but they won't take any responsibility. The water authority advised me to get the squatter's info and file a report to police for identity theft. I asked Excalibur to provide the squatter's info from his driver's license but their hotshot svp title guy won't provide it to me - basically unhelpful and irresponsible. He abruptly terminated the PMA saying that it's not a good fit. He's worry about any liability to Excalibur. I had another property with them over 2 years prior and there wasn't any major issue. When everything was going well, this company is great. But when a major issue occurs i.e. this squatter issue, it really showed what Excalibur is all about. Excalibur advertised about their experience in handling the squatter issue. Use my poor experience as a guide. They are not the worst company I've experienced with but they are definitely not up to par where you can count on. Also, Excalibur was hit with ransomware on 12/23/2022. All personal info in their server was compromised. Their President just asked everyone to freeze their credit report. They did not invest enough in cyber security. The only credit I can give them was that they were honest about the incident and let us all know. Nonetheless, my personal info was compromised. read more

I understand that GA law states the tree is MY problem because it's on my side of the fence however the law also makes exceptions for neglect. The tree damaged my fence. All I wanted was for them to clean up the mess. I was full prepared to handle the fence myself. Their agent was rude and condescending. Finally did the work myself. I moved into an Excalibur Home on June 13, 2020 I have had a plumber visit every 3 days concerning my plumbing backing up in both toilets and tubs. They have been very unconcerned with the situation. The property Mangers Eric and Brooke are the worst! They don't answer phone calls, or follow through and show very little concern. I would leave zero stars if I could. Still searching for a rental home, and they have some I am interested in, however because of the terrible experiences just trying to tour homes and the lack of communication, then the communication that amounted to me feeling like I was a huge bother to dare to call to ask questions, I'm afraid now I just pass potential rentals if they are listed as the agent. It's so bad that when you call to speak with someone and you get a voicemail, they don't even have a "Push this number to speak to me" or "to leave a voicemail, push x". Nope. Had to look up a corporate office phone number to ask a question. And the girl that answered sounded super annoyed that she actually had to speak with someone and answer questions. Zero response to email inquiries. Several homes listed as "available soon", with no hint as to when soon might be. If you apply and don't get a property because someone was ahead of you, you have 24 hours to change your application to another property. Did that and have heard crickets since, if you don't do it in 24 hours you lose your 150.00 (for 2 people) application fee. It feels like a huge rip off to be honest. Every other management company I have worked with is less $$ and gives you 30 days on an application to apply to other properties. And BONUS, the agent actually answers the phone. After all of that, I would be very leery of renting from a property management company like this, who knows what kind of response you would get if you had a problem. They never even set me up in Latchel properly to make maintenance requests. They never uploaded my walk through pics when first moving in. I've been trying to get my matter resolved for the past month and still have not made progress. I've called 7 times, left 4 voicemails, sent 6 followup emails and no response from Merlene. I spoke to another property manager who said she contacted Merlene and that did nothing. I even left a voicemail with the supervisor and they haven't returned my call. It's been 4 days. Every negative review here is likely true after dealing with this company. How they don't feel bad about taking advantage of working professionals is beyond me. Do not rent from this company! It took us over 4 months to get a working refrigerator after moving in. We lost a refrigerator full of groceries and they didn't care. The house was not cleaned. Every time the washing machine would drain, it would flood the entire basement laundry room and garage.All the windows in the living room and kitchen were painted shut. It took months of calling everyday to get things fixed. They tried to do our end of lease walk thru when they knew we would be working after trying to schedule a time for over 6 weeks. I really wanted to believe all of the 5 star reviews, but my experience with Excalibur thus far leads me to strongly question the integrity of this company and the authenticity of any reviews made on the Google Review platform. To date, I have submitted a total of 2 applications. None of which were initially followed by a confirmation or communication of any sort from Excalibur. After waiting for the recommended 5-10 business days for a response to my first application, I attempted to follow up with calls and emails to the applications department, none of which were met with a single reply. After 17 business days, I was finally notified that the property was no longer available, and invited to submit a second application for another property. I wish I had just stopped there! Reapplied to another property 2 weeks ago. I have called the automated phone number listed in all of Excalibur's responses to their unfavorable Google Reviews (877- 381-3800), and I received no call back. I have tried reaching out directly to all of the employees who were so conveniently mentioned in all of these glowing reviews. To date, none of those 7 employees have returned my call. I'm sure that in some cases, the delay could be on the prospective tenant. Maybe an incomplete application. Perhaps they have poor credit, inadequate income, unverifiable references... but that's not what is happening here. From someone who has worked in a parallel industry, I made sure that my applications were in order in both instances. At this point, I am not sure when I will hear back from someone at Excalibur. But there is one thing has been made abundantly clear to me throughout this experience... Seeing Excalibur's blatant lack of care and concern for prospective tenants, their lack of professionalism, and lack of organization and efficiency, I realize that they are actually doing me a favor on this one. I failed to read between the lines here and give the critical reviews just as much weight as the good ones. NEW I was approved for a home in Stockbridge with a red door. The home was very dirty on the showing, but that wasn't a problem for me though. So after they made sure I paid them I had the keys to my new place. So now I started getting the utilities in my name, when the Gas man came out to turn on gas, the furnace don't work and when we turned the stove on the flames in the oven would get extremely low, then I heard movement in the oven, plus the gas man said Excalibur should not have passed building inspection with all the issues he pointed out. Then I found out that the furnace and stove was not in the inspection. Why? Because they knew those items didn't work from the beginning. Picked up my keys on 10/9/2023 and was getting ALL my money back in 10/30/2023. Minus the admin fee. People's who are leasing from Excalibur, READ your lease, if they are not doing any of the things they state that they are responsible for, that is a BREACH OF CONTRACT. And they forfeit everything. I paid the $1550 to have them hold the house we wanted after being approved. They rented the house to someone else. Leaving me without our deposit or a house to move into. I called the office to have my money returned so we could began the the search again. But I got the run around. They wanted me to find a different house within the same company. If you have an employment letter with start date and salary, it will not be counted as part of income if your application is submitted before the start date of your employment. So if someone from Atlanta moves to Tampa for a new career they will not consider you until after your start date. Making it nearly impossible rent one of their homes. They show that they consider letters of employment but don't explain that they won't consider you until after your start date and after you pay them the application fee. They will not return your application fee . It's not logical and unethical. read more

Company entices with a very professional look however the service and competence did not measure up to the same standard. My first interaction with the sales rep was top notch. Everyone else left much to be expected. My property manager was changed three times without any notification to me. After numerous attempts to reach someone I was then informed the previous individual was no longer employed with company. Then there were the administrative errors. I was once overpaid, they had no clue until I informed them. Rent was significantly below market value, one of the reasons I was dissatisfied with Newton Realtors, Excalibur renewed lease at same below market rate not adhering to our agreement. Inspection pictures were in no way standardized, picture quality was poor, and some images it is unclear what the inspector was attempting to capture. I have multiple images of clothes hanging in closets. I was thrilled to know my tenants hang up their clothes but more interested in how they were maintaining my property. Property manangers seemed to be very unknowlegeable, skill level did not exceed that of message taker. The one I had could provide no guidance and make no decisions. I will not name her as I believe the company failed to hire skilled personnel or train her for the position. I was forced to pay a $50 fee for a worker, (named Jallu who is an expert with glue), they sent who never returned calls, text, email after he provided a second invoice with triple the price for the same glue work detailed on first invoice. They also charged an emergency fee upwards of $100 for an AC issue for which they did not address until daylight hours, evidenced in pictures they provided. I was charged for an after hours phone call. Additionally, the AC was still under warranty which was voided by their non emergent interference. Check out AVAIL. It's amazing! read more

I'm an agent, and unfortunately have to work with Excalibur homes, and I would not recommend any owner to use this company to manage their Assets! They are increasingly making real estate (which is relationship based), very corporate with a low class call center vibe full of Red Tape. 1st is the lockbox. The box they use is obsolete. To any owners out there, the lockbox they place on your door is laughable. It's dated and difficult to show! They have 3 methods to set up a tour, and you get a different response on which way is the preferred method. The associates are not real estate agents, and the agents they have on the listing don't answer the phone or respond to emails timely. I've showed a hand full of properties where the code given does not work, and it's pulling teeth to get the correct code and an inconvenience for future tenants just to view the property. There has been at least 3 occasions, where I've gotten to a property where Excalibur has dropped the ball with the correct code to view the property, and they WILL NOT let me show due to some dumb reason....They advise they will make a call to the owner of the property but nobody ever gets back to you...For owners, this may be the reason your home is still on the market. Agents like myself can't show the damn thing!!! They advise it takes 14 days or more to find out about a pending application, which means they are always playing catch up. This means the consumer will pay an application fee majority of the time to only find out each property they apply for is already leased. They are always playing catch up, delayed and don't properly update listings. It's at the point I really try to avoid this company, but they are managing more and more properties, especially in Decatur. Excalibur Homes, DO BETTER! read more

Worst company ever. I applied for a house in Atlanta from this company and I was approved but they asked me to pay a reservation fee for a property I was not able to view in person just by video. I tried to reach out to Corey the rental agent for the property to see the house.I even set up a viewing with him on open house day. But I was told that he was not able to get into the property and I never heard from him again afterwards. I asked for a application transfer to another property and Esther never got back in touch with me to confirm the transfer and yesterday I was told that now my application has expired after wasting time trying to get a house with this company since September 8,2023 and I still was not able to get anything accomplished with this company. They are the largest home rental company in ATL, with homes sitting vacant for months because of shady business practices. They are the Only rental company in ATL charging thousands to just see a home, almost every other company uses Rently. They say this is "owner requested due to squatters" but is it? They post houses wildly below the average of other houses in the neighborhood to attract a lot of applications just to leave you hanging, never hear from them again. We were lucky enough to hear back from 1 of the 2 houses we applied, they said it had been approved for another tenant. One week later we drive by and the house is still empty and reposted on zillow. They bank on the application fees for a while until they actually post the house for the real price and actually rent it out. Our HVAC was down in this 90+ degree Georgia weather and Excalibur went silent for 3 days. They said they were waiting for approval from the owner to contact a vendor. However, for issues like HVAC the owner said he gave Excalibur the OK to move forward without approval. Excalibur is within their contract because of an automated system that replies to issues submitted. But the people that work there won't respond to get you service. As others have commented, they are more than happy to contact you and demand payment and charge you for anything as well. If you are a property owner and want a company that will maximize your revenue go ahead and sign up. But if you are a renter, run. You will get zero service read more

These people are con artists & scammers, they sent me a invitation to see the home and then invited me to complete the application then told me that the house was not available even though there's no one living in the home when asked when they will return my $75 for the application knowingly that the house was not available. If I could give zero stars, I would. I've never had such a horrible experience with a leasing management company from the beginning of the experience to the end. I sincerely encourage you to reconsider if you are going to lease a home from Excalibur. I'm sure you can see the other comments of people who have had similar experiences. There is no such thing as customer service, and I don't care as much about that as I do about keeping the home in working order. I feel like I've rented from a slum lord. From going weeks without A/C in the Georgia summer, to them ripping up my front walkway and driveway without me knowing, to my garage door opener not working so I can't use the garage, to not having any hot water for weeks as I write this review, to being in complete breach of the leasing contract, they have been horrible in every way for the 10 months I've been here - except making sure they collect money and try to keep you as a tenant. That much they will do. And considering that I pay my rent on time or early every month, you would think they could fix things that are broken in the home. But caring about the tenants to maintain them is not a priority. Specifically, consumers are alleging difficulty in reaching the company and delays in getting their work orders or maintenance items completed. Consumers are further alleging that the company has withheld their security deposits without cause. On April 25, 2023, BBB sent correspondence to Excalibur Homes LLC to request their voluntary cooperation in resolving the unanswered and unresolved complaints as well as their cooperation in eliminating the pattern of complaint. On April 28, 2023, Excalibur Homes LLC responded with the following: Our company manages over 8000 rental houses. Our "customers" are the property owners and they are very satisfied with our service. The BBB is getting complaints from tenants. We do not represent the tenant. The BBB has made it easy for any tenant with a complaint to try to damage our reputation even after a judge has sided with the landlord. The BBB is unable to accurately reflect a property management company's actual success. So we are withdrawing. I wish I read the reviews on Yelp & BBB before submitting an applicaion to Excalibur Homes. I submitted my application on April 7th via online, as of today - April 22nd I have not received any notifications regarding my application. I've called & emailed Excalibur Homes several times....NO REPONSE. It's impossible to view a property becasue there's no properties available to view. Once you show interest in a property you'll receive an email a few days later stating that property has been rented! I'm requesting a refund for the 75.00 Application Fee I called and requested to speak with an Office Manager - I was placed on HOLD for 10 MNUTES! NO EVER CAME TO THE PHONE, THEY LEFT ME ON HOLD! read more

0 stars if possible. Slumlords. Hope this review prevents someone from being in my situation. They take 0 ownership for any issue and their properties are riddled with problems you would be unaware of until you move in. 2 weeks went by with my lease started before we could move in because air didn't work then the house flooded our first night there and 1 month later we are still fighting with them and wasting countless hours trying to get it fixed in an acceptable way. Their vendors are bottom of the barrel for repairs. Tried to get my money back so I could move elsewhere and they won't give me my money back now. Go anywhere else. read more

Do not believe the multiple-star reviews, the sad reality is: laughably-poor communication tone, speed, and helpfulness; little to no attention to detail; exceptionally-high turnover among non-management staff (who themselves display thinly-veiled anti-resident culture and subtext to all communications, if and when they can be bothered to respond); 3 weeks no AC in July, little to no expediency nor concern; multiple maintenance requests canceled without so much as an explanation; six years of practicing excellent tenancy and was unceremoniously non-renewed - really not much more to say. I have been told on several occasions that because I renewed my lease effective 06/01/2023 that I would receive a credit of that rent. It has ot happened at this point. Also this company is not accredited by the BBB. They DO NOT consider residents ad their customers even tho we pay rent every month. DO NOT RENT FROM THIS COMPANY.
