    Run, dont walk. This place has gone downhill in the last year. Hair in the shower and refusal of late checkout to titanium members.

    I will definitely stay here again if I'm in the area. Very convenient location - right off the highway with easy access, and in a shopping complex with lots of food and service offerings. Helpful staff and very well laid out rooms. Very importantly for me, it was clean and the bed and pillows were comfortable. I was worried about road noise but didn't have any problem. Breakfast was wonderful on Friday and good on Saturday and Sunday- with plenty of options for a low carber like me.

    So this hotel is located in a shopping center which seems a little odd but it's not a bad thing. There are tons of restaurants of every type of food imaginable just steps away. That's a huge positive. Underground, gated parking is available although I suppose you could park for free in the shopping center lot. I wouldn't do it. The room was spotless and very quiet. It was a little on the narrow side, almost strangely narrow. The bathroom was large and the walk-in closet was enormous. The hotel is very new, which is always a good thing. However, I suspect they, like so many businesses, have staffing issues. There was trash in the garage and in the stairwell. The trash was there when we arrived and was still there when we left. Service was very friendly and efficient. A complimentary hot breakfast is included. There are eggs, sausage, bacon, potatoes, cereal, fruit, yogurt, bagels, etc. It's pretty darn good. My only knock is the trash in the common areas. Let's face it: humans are pigs and happily litter whenever and wherever. But I'd happily stay here again.

    What lovely hotel and wonderfully priced. Close to many restaurants walking distance, and there's a Starbucks around the corner. They serve daily buffet style breakfast, although nothing extravagant. They have a small gym that has everything you need in it. Courteous staff and friendly service. I'm definitely coming back here again.

    This was our first time staying at this hotel in Orange County and we will definitely stay here again. It's our fault we did not check to see if they had a pool or a restaurant and they do not. However, there are plenty nearby. Within the same parking lot as the hotel, are about six different restaurants that range to fit everyone. The hotel rooms are spacious, clean, and provide everything you could possibly want or need whether you're staying with a family or solo on a work trip. There's a desk in each room, fridge, microwave, and a TV that you can view from the beds, desk, or the cute little living room off to the side. Breakfast is served in the morning and I believe goes until 10 AM. We were there at 9:30 and it was still packed and being stocked. It is very basic, but includes eggs, potatoes, yogurt, fruit, cereal, and a bagel sent her with all the fixings. The staff is super nice and accommodating and again I can't stress how clean this place is! They also have laundry on site and it takes quarters. Do not rely on the front desk for quarters. They did not have any this time 'round. I was advised to check back afternoon.

    Front desk person was pleasant upon check-in. There were to be two of us staying at this location, each with our own suite, but they had tested positive for COVID 6 days prior and remained home. The door to the room was extremely heavy and no door wedge was available to prop open the door while bringing in the luggage. Two employees were passing and held the door when I was entering. Leaving was another issue. I had requested assistance in my requests sent by the hotel. Nothing I had requested was provided. The entrance to the hotel is through a shopping center and the door is not marked. I had taken Lyft to the hotel and my driver parked, carried in my luggage after finding the entrance. As no one assisted with my two bags and were able to give me the grand tour, I had to troubleshoot the lights at midnight. A cheat sheet would have been helpful. I had requested housekeeping, for removing wet towels and emptying the trash. No one came. Breakfast was mediocre on Sunday, the one morning I had time to try the buffet. There were a a few hot dishes which looked meh, bread and bagel, small chunks of fresh pineapple and apples. Juices, coffee, teabags, waffle maker. No desserts of any kind, which was surprising. Breakfast sweet rolls would have been a good addition. I had brought teabags along and used them in my room. Paper plates, plastic cutlery and paper cups without sleeves for hot beverages is tacky for a Marriott hotel. Recommend staying elsewhere in Lake Forest, as there is an abundance of hotels within a few blocks.

    This Springhill Suites is new and clean, but needs to work out the smaller problems. -Upon check-in, they had 2 reservations for our family. Original reservation was under one family member's name, but we had called to tell them another family member within our party was going to check-in first. They created a whole new 2nd reservation for our family while the original reservation still existed. That had to be cleared up. We were one family with one reservation for one room. -The television did not work. When it was turned, screen said "Please Wait...". Nothing was loading. Reported on 1st day. 2nd day, person came in & said it was a weak WiFi signal. We complained again & 3rd day, it was fixed. -The thermostat had a fan option. Whether turning it on or turning it to the "off" position, fan never turned on. Air conditioner would go on, but once it reached the desired temperature, it would click off. With no air movement, room got stuffy. So, we would turn on the air conditioner just to get the air movement, would be feeling cold in the room. Asked the front desk & they said that was how the hotel was built. -The glass shower door in our room was not closing all the way. It was leaving a huge gap open. After each shower there would be leaked water outside of the shower on the floor. Had to put rolled towels on the floor to prevent puddles on the bathroom floor. -Water temperature in the shower was just lukewarm. It was like taking cold showers. Turned the handle all the way to Hot & only lukewarm water. Had goosebumps while taking a shower since it was so cool. Complained to the front desk & they said they would turn on another water heater to increase the temperature. After that, water was warmer, but it would be nice to still be a little warmer. Conveniently located with lots of restaurants options around. Secure underground parking! Not too far from freeways. Think this is a great place, but they need to fine-tune and work out the kinks since it is only a few months old. Hoping for better experience the next time we stay here.

    Stay Away Bugs were found in the shower and carpets. Day time staff is rude and has committed the unthinkable. Location of on a very busy street & is quite noisy. I had my valuables and cash stolen from my Suite whole getting my nails done. I

We were placed in a room next to the elevator the first night. After a few minutes in the room, we discovered the toilet wouldn't stop running. We stepped out of the room into a cloud of pot smoke, descended the elevators, and told the front desk person about the toilet /pot smell. He apologized for the experience and said that he was unable to assist us with moving rooms as they were sold out. He promised to "comp" us for the night and assured us there would be rooms available the next night. We specifically requested a room away from the elevators. The walls are also thin, so we heard our neighbors tv until the middle of the night. We didn't sleep. A manager called during the day and offered a subpar percentage of points to compensate for the lost night of sleep, which was not a "comp" at all. We arrived back at the hotel for the second night and were terribly disappointed to find that we were once again next to the elevators in a much smaller room than the first night. The desk person, who was very casually clad, was not professional or understanding regarding our experience. We were told again that they were sold out and none of the rooms were available. False promises, disappointing/unprofessional communication, and an overall sleepless experience. The price is decent and bedsheets are clean. The experience was not great and I would not recommend this hotel .

The cost to stay here was very reasonable. It was certainly a great stay! The Queen suite was impeccably clean, very comfortable, and the perfect size for us. It was convenient to have a fully equipped kitchenette with a good size refrigerator and microwave oven. A well stocked and tasty breakfast was provided each morning and socials are available in the evening from Monday through Thursday. We partook of tasty chicken wings, salad, and assorted fruit at the Thursday night social. We truly appreciated the entire staff! They were all so kind, friendly, and hospitable from check in/out, housekeeping, and the breakfast/socials staff. There was a time on Sunday around 1:00 am (I suffer from insomnia) that the power went out & was restored at about 4:00 am. We look forward to staying here again and we highly recommend this hotel!

Nonetheless staff maintained professional. When we got to our room it was clean and a good size. We also ate breakfast which had a nice variety and a lot of seating in the lobby. The hotel also doesn't charge for parking which is nice and is located close to a various eateries and shops. A few things to improve is definitely the bed. Usually hotel beds are not an issue for me but the bed was not comfy at all or the couch bed. In addition I didn't experience the same toilet issue as mentioned by a previous guest but I could tell the toilet needed some service in our room. In short the water pressure seemed low which caused us to have to flush 2-3 times. Maybe it's an issue overall at this property I don't know. We would stay here again if in the area. The price was also good for being a Staybridge suites.

    avengers assemble! as a Marriott member for almost 20 years,…read morethe courtyard by Marriott brand is one of my favorites. this one No Doubt falls in line there and definitely is great! kinda feels like returning to a familiar shield base where you know everything just works. friendly service at the front desk and prompt. they honored my titanium late checkout as well, so kudos to them for asking upon check-in. they were super nice and handled everything with that captain america level of politeness tbh. the hotel is well maintained and up-to-date. the bistro is the usual solid courtyard offerings that are go to. and of course, the three round media boot are part of their signature in their bistro. it was a great spot to sit and power up in the morning like iron man before heading out for the day. parking is super easy as it's part of a very large strip mall and shares the shopping center with a large corporate building. didn't have to stress about parking a helicarrier or anything. there are a lot of offerings in the parking lot for multiple coffee shops to eateries that can be fast casual to a higher end place. and plenty of places to eat within 1 to 2 miles. very conveniently located. basically you have as many food options nearby as there are variants in the multiverse lol. i give this a five star review and it's what you expect from a courtyard by Marriott Brand. definitely a great stay!

My only critiques: The pool was not open when I was there due to being shut down by the health department. So you could just watch the families in the other hotel having a blast. I tried to login to the WiFi in our room, when I login it said it didn't recognize the last name or the room number to login. The window looking outside didn't have proper blinds for privacy. And you couldn't close the curtain.

The location is great and it's really close to Irvine Spectrum, but unfortunately, the hotel itself just isn't worth what we paid. We spent around $1,100 for 3 days, and I expected a lot more. The thing that REALLY set me off was the restaurant experience. I ordered a cheeseburger using the QR code in the room. The restaurant called and asked if I wanted it delivered. I said no, thank you because I didn't want to pay the extra $3 delivery fee plus the $3.24 service charge, before even considering a tip. So I WALKED DOWN and picked up my own food. When I got there, the guy printed my receipt and said, "Please sign this and add a tip." I put $0 because, again, I literally scanned a QR code, ordered my own food, walked downstairs and picked it up myself. As he looked at the receipt, he said "Thanks, buddy" in a very obviously sarcastic way because I didn't tip. Seriously?! I'm sorry, but I'm not tipping someone for an order I placed myself and physically went downstairs to pick up. Then there's housekeeping. The paper in the room says housekeeping is every day and even tells you to leave your towels on the floor if you want them replaced. So we did exactly that... And they never came. So what's the point of putting that information in the room if you're not actually going to provide the service? Pros * Very close to Irvine Spectrum * Good location * AC works great * Breakfast was good Cons * Cell service is REALLY bad, and the Wi-Fi isn't much better * Beds are hard and uncomfortable * Showers were barely warm -- definitely not hot * Housekeeping says daily on the flyer... nope * Supposedly fresh towels every day... nope * Room service/housekeeping wasn't great * Dirty/used glasses weren't replaced * Expensive for what you actually get Overall, $1,100 for 3 days is way too much for this experience. I was able to easily secure reservations online since I'm a Hilton Honors member. On our way, I received a welcoming text from Veronica, who I found out later when we arrived that she was working the front desk. She was just as sweet as her texts. I had difficulty unlocking the door to our room using the digital passkey in my phone. She was very friendly & helpful & gave me a card key. I felt stupid & dyslexic when I realized our room was 332 not 323! ‍ Duh! I told Veronica about it & we shared a laugh. We were on the 3rd floor & unfortunately, the elevator was very slow & there was only one. Our suite including the bathroom was very clean & cozy. Our bed was comfy and towels were fluffy. There were high end skin care items in our bathroom. This location was ideal with a gas station, shops and eateries in close proximity. Overall, we enjoyed the stay and appreciated Veronica's hospitality.

A couple do betters, when I arrived, rooms were not ready and were still being cleaned, it was 3:40 PM, also, apparently Management did not order any water, so I did not get waters when I arrived and they did not have any for the two days I was there. Other than that, a nice stay. I would stay here again and give them a chance to improve on a couple things. If they do, I think people would give higher reviews overall. This location also has free parking, a pool and complimentary breakfast, so they give you a good value for your stay. I did not get a shot of the front entrance though, apologies. Enjoy!

TownePlace Suites offers good value, plenty of space, convenient freeway access, and a peaceful atmosphere without feeling completely dead. The room was one of the strongest parts of the stay. It felt much more like a small apartment than a standard hotel room. There was a separate bedroom with a large bed, nightstands, lamps, storage, and its own television. Outside the bedroom was a spacious living area with a couch, work desk and chair, additional television, and enough open floor space that the room never felt cramped. The full kitchen was also genuinely useful rather than decorative. It included a large refrigerator, microwave, stove and oven, dishwasher, sink, coffee maker, cabinets, counter space, utensils, and paper towels. For a longer stay, this setup would be particularly convenient. The bathroom was another highlight. The shower had a lot of space, excellent water pressure, and simple controls. I loved the shower. One drawback, however, is that the bathroom had no air vent. So if you take a dump, it had better not stink. Breakfast was reasonable and offered plenty of choices. There was oatmeal with a large selection of toppings including granola, shredded coconut, raisins, dried banana, brown sugar, walnuts, and thin almond slices. There were also cereals, yogurt, juices, good coffee, bagels, toast, hard-boiled eggs, biscuits and gravy, and two waffle machines--one for mini waffles and another for traditional-sized waffles. Toppings included syrup and strawberry or blueberry compote. The biggest breakfast negative was the lack of meat protein. There was no bacon, sausage, or similar option, and the scrambled eggs were fairly basic. The hotel also has a nice kidney-shaped outdoor pool and a quiet, clean gym with plenty of open space, water, free weights, benches, medicine balls, and several cardio machines. I also liked the lobby's large TowneMap, which gives guests a simple visual sense of the surrounding Lake Forest area and approximately how far different areas are by walking or driving. It was a nice local touch and more useful than the usual generic lobby decoration. Check-in was fast and the staff were cool and helpful. Another thing I appreciated was the behavior of the other guests. There were quite a few families and children staying here, yet everyone was quiet, respectful, and well behaved. I never had problems with loud neighbors or disruptive guests. For EV drivers, there are approximately three slower charging stations available complimentary. What I liked most was the combination of space, freeway access, comfort, and serenity. The two negatives--the lack of a meat protein at breakfast and the bathroom having no ventilation--keep it from being absolutely perfect. 4.8/5, rounded up to 5/5. Here are my thoughts and observations: [GOOD]: - Friendly staff - Rooms and property are generally clean - Fresh coffee available 30 minutes before breakfast is a nice touch - Micro market is well stocked - Full-size refrigerator is appreciated (not a small dorm-style unit) - Sturdy, comfortable oversized computer chair (for us fluffy people) - Housekeeping air freshener smells pleasant and isn't overpowering [BAD]: - Guests often leave used towels and trash bags in the hallways, making it inconvenient to pass. More frequent patrols by housekeeping could prevent this - Requested towels and washcloths with the front desk were never delivered (after several hours) - People smoking near entrances/vents needs better enforcement and/or clearer signage [UGLY]: - We're light sleepers and requested a top-floor (5th floor) room in advance. Malika told us one would be available at 4pm, but upon arrival just after 4pm, there was no record of this request and the guy who checked us in said that she had already left for the day, but would look into what happened as he is on the Mgt staff. - We ended up being placed on the 4th floor next to a loud party that lasted past midnight - Although the front desk said they would address the noise when we called around 10pm, it didn't improve--more proactive follow-up (like checking the floor) would help
