You may as well not have a realtor at all! Spyglass cost us thousands in time and money. They overpriced for the market, likely to get us to sign a contract with them, and then didn't bother advertising the place at all. We were lucky to get any feedback from them about showings and when we needed updates, we essentially had to beg. Realtors in this area are far too accustomed to having fat wads of cash thrown at them for doing little to nothing. It's both hilarious and deeply disgusting. We essentially ended up doing all work, negotiation, and communication between parties ourselves. The buyer's agent, equally terrible, worked for Texas Ally. He nearly cost the buyer their home, refused to negotiate, and didn't bother to communicate to anyone that they weren't able to close until the day of! In fact, no one seemed to know, we had to ask why we didn't have a scheduled date or time to sign papers - AFTER being under contract for 60 days. Their refusal to cooperate or communicate cost us another years worth of taxes, and 3 more months of mortgage on the house. They lost our keys, refused to cover a rekey or track down the existing keys. And they routinely made errors on all documentation, listings, and texts, when they bothered to even send anything! Don't bother trying to sell a house with these folks, unless you just don't care either. read more

I provided 2 set of key to the realtor upon listing my home. 1 key was kept in my lockbox and the other key was kept in the " Realtor" lockbox which only can be access by realtors. After a few months, we terminate the contract and come to find out that someone has changed my combo lockbox combination. When we addressed this issue with Mr.Harris, he informed us that he did not change the combo box and he did not have the other key to the house also if we can stop contacting him all together. Went through Zillow and saw a few houses I was interested in looking at. I am an investor and have a few investment properties so I cut to the chase and I know what I am looking for. I guess Zillow has some marketing contract with spyglass because I keep getting directed to their office. I have to basically direct them to get owner's disclosures and whatever documents related to the property. If these realtors knew their customers, they'd commerical or investors research the data. The problems I have with this office are they don't follow through on promises of getting back with research. Either they have too many customers or they are blackballing me. I had realtor out of blue bail on our appointment the day before the appointment with no reason. We live in a city with more realtors than properties. You need to remember that. If it gets around about your unprofessionalism, it's on you. I will write to Zillow about this disrespectful service. read more

We recently decided to list our home in Hutto and purchase a new home in Round Rock. We interviewed several realtors and Trey Metoyer with Spyglass realty was by far the most attentive and understanding of our needs. The Sale: Trey offered many suggestions that we took to heart to de-clutter and paint a couple of rooms that were lacking. He proposed a very fair price and we moved forward. Trey brought out a photographer and the pictures were great and MLS listing looked fantastic. Over a long weekend (President's day) Trey held an open house and we had a parade of showing through the house. That Sunday, we received an offer and accepted it on Monday. I have worked and known TONS of realtors but have not found a better more thorough realtor in Austin. The amount of time they spent with us and the results we received were beyond our expectation and Ryan and Angel's willingness to acccomodate was amazing. Ryan must be independently wealthy, or the market must be THAT good, otherwise I can't imagine someone with such poor customer service skills keeping a business alive for very long. Ted Bose at Spyglass in Austin is absolutely fantastic. From the initial meeting where he met us to closing and after he worked as our partner and guide through the entire process. We are living in another state and he insured we knew of all the listings, the Austin market conditions, pricing considerations, etc. When something within or near our parameters appeared, he even toured and videoed it so that we could determine whether to fly to Austin for an in person tour. With the exception of the initial interview, this realtor was nothing but hostile, rude, threatening and insulting. We had the house listed For Sale By Owner for several weeks prior to listing with him in which we received twice as many viewings of our home as we did listing through Spyglass. In the time we were listed with them, two other houses in our neighborhood with the exact same floor plan as ours sold for higher prices than we listed, yet he constantly pressured us to lower our asking price. The initial listing was a cut-and-paste generic with several errors and (insert neighborhood here) in it. He abandoned the property several weeks before the end of the contract and was nothing short of crazy when we tried to get him to verify that he was canceling the contract so we could find a less hostile realtor. We have had to delay our plans by several months because of the time he wasted. Update: As you can see, the realtor has posted a rude, hostile and insulting response below. To speak to some of his complaints: We followed every suggestion that his wife gave us for showing the house and even added a few. The only suggestion we did not follow was reducing the price and he seemed to take this as a personal insult. He tended to view my requests for information as screaming insults, no matter how politely I phrased them. I am not a disgruntled housewife, I am a retired doctor, as well as an author and publisher who currently works from home. We did clean the house every weekend and the accusations of filthiness are quite ludicrous. I have two special needs children so, yes, sometimes they got a few crumbs on the counter top before we left for the weekend. At no point did he communicate anything about cleanliness complaints from other realtors. There are a number of falsehoods in his response below, enough to call it a complete fabrication. I don't know if his intent is fraud or if he seriously believes his altered reality of events. In either case, I don't want to spend any more time on him. read more

We were looking to relocate out of Austin and contacted Ryan. He and Angel came to our house and helped us make a plan for getting it market-ready. They gave us staging suggestions, and guided us on choosing improvements that would make the house more marketable. In what the national news is still referring to as a "depressed housing market," we ended up having 5 full price or OVER full price offers in the first 48 hours that the house was on the market. We sold the house for 5% over asking, and for around 12% more than we originally thought it would sell for! We actually had two friends in the same neighborhood trying to sell comparable houses in the same time frame, and not only did we sell ours faster, but we got better offers (in $/sqft). This was in large part because we followed the advice of Ryan and team when preparing and pricing our house for the market. We actually would rank Spyglass a solid 4.5 if it were available, losing points only for some minor lack of attention to detail (i.e. the listing had some incorrect info, a couple glitches with satisfying the requirements of our relocation package, some confusion around staging materials). Overall, Ryan and team did a kick-butt job getting our house sold quickly, and maximizing the amount of equity we walked away with. Making a profit off your house in a recession? We were applying for a duplex. Were the first once to send in the application along with all the fees and all documents, so we are thinking, we are in great shape. The agent calls us, says they are going to hold off for one more week to generate more apps, which is unusual, but fine. Then after a week she says they are going to wait another week....at this point is it the 29th of the month, and normally people would need to move by the 1st, but we had some time, so fine. Not but a day later, she refunds us our app fee, without any explanation. Call her up, and she informs us that they have decided to go with another applicant. HOLD UP! What other applicant? How the hell are you deciding to go with another applicant without even running our application at all? Call her to find out as to why, and her answer is: "We've refunded the app fee, thank you for your time". NEVER again! Extremely poor service, unprofessional, and very rude. read more

I got to know about Spyglass through a flier that I received from them. I kept it in my file because no realtors I worked, or talked with in Austin were willing to oversee serious renovations let alone provide free staging, and I thought what Spyglass was doing was very very unique. About a year later I was in the middle of a disastrously over budget and behind schedule rehab project I was conducting from out of state (I chose to work with a realtor friend's family member--which was a big mistake) So I cold called Ryan in desperation and that was how we met. Spyglass took over the project with amazing efficiency and ease. Ryan's wife Angel made all the design decisions and handled the staging, which I believe made all the difference for the final sale price. Poor experience with Spyglass Realty. Things started off warm and friendly, and everyone was in agreement on how to proceed with the sale of the home and showings. But as things progressed, they became more and more demanding, continually requesting things that were outside of what had been agreed upon. The specific instance that we faced, was that we were actively renting and residing within a property that Spyglass Realty was contracted by the home owner to sell. I received a call months before our move out date explaining that people would be coming to the house periodically, and that I should ensure the house is cleaned up so the people considering buying the house have a good experience. I was very concerned with this contact, as I strongly believe in two things 1) the right to privacy within my home and 2) the right to enjoy property that I am paying for I gave suggestions on times that could work for viewing by realtors, but said I would need to first check to make sure these times will work for everyone, and we continued for the first week based on those times. A week went by and I responded with the times that would work for us to 1) have the home clean (not really sure why I should have to put forth additional effort in cleaning to help sell someone else's home, but I wanted to be accommodating so we did it) and 2) leave the property if possible, as we were encouraged to, when I asked if we should be present or not Spyglass realty's response to this was that this was unacceptable. That within the lease I had signed (not with them), it allows people to come by and view the house with 24 hour notice. I felt like I had been reasonable in every interaction proceeding, and I agreed. Not that it was unacceptable, but that it did in fact state that the home could be sold while we were residing within it. I added, that as a tenant, I believe I have a right to enjoy the property, and have privacy. I explained that I am paying for this property, and while I understand that you want to sell it, I want to enjoy living here, and not have to accommodate a barrage of random realtors (and the absolute strangers they bring with them) trudging through my home, so there must be limitations. I explained that we need to agree upon times, and stick to them. That my house isn't open to anyone 24/7. For example, I would definitely not be okay with people coming to view the house at 8 or 9PM on a Monday night, so this blanket statement that they have this right to show the property was clearly subject to interpretation. We came to agreement, although I still overwhelmingly felt taken advantage of as I am not a lawyer so do not fully understand the law/lease/what they are allowed to do. What would have happened if I balked? I have no idea, and I didn't want to do that. I wanted to do the right thing, so we agreed. A few days later, I am in the shower. I hear my dog, whom seldom barks, going absolutely berserk. I immediately think someone must be coming into my home that she doesn't recognize. I grab my towel, and open my bedroom door to peak out. Like a scene from a horror movie, some unknown man is walking up my stairs. So I of course demand to know who they are and what they are doing in my home. What do you know, its a realtor, with his clients in tow. I explained that I had not received notice that you were coming by at this time, and I had clearly stated that I need to be informed prior to anyone coming over. That I am expecting people later, and have been informed that people will be stopping by (possibly you) but at this time the house is not open. It turns out, the realtor had shown up roughly 45 minutes early, and thought it would be okay to unlock the door and go in. Needless to say, I was disappointed that Spyglass realty had provided physical access into my home, and that this access was used to allow entry into my home by strangers outside of the times we had agreed upon, or I was notified of. I am being a bit strict, but when you have a bad experience inside your home, where you should feel safe, that to me is just not acceptable. Furthermore, in early discussions, I had proposed alternatives such as us moving out early (as we didn't want to be there during the sale of the home), which they initially balked at then responded much later than would have given us time to arrange moving. I had also proposed a refund or partial refund of rent as we would not be fully enjoying the property in the manner we expected throughout the duration of the home sale. This was declined. Spending countless hours coordinating with Spyglass Realty is a complete waste of time for someone who just wants to live in their home. It is not typically expected that the property you reside within will be sold during your lease and tenancy. But these things do happen. My expectation is that a fair and reasonable company contracted to sell a home would try to ease this process as much as possible for the tenants. read more

He followed up after I had requested info on a listing of his. Keyword: initiative! I was trying to do FSBO but couldn't convert traffic.
