The check out process was quick and smooth, and they were following covid protocols nicely. I was also so happy to discover that they Assouline books- I have yet to find another store in Austin that has them. He negotiated favorable lease terms for my complex financial situation with several owners, helped me figure out what exactly I was looking for, and didn't try to push any particular property. He was also more than that - a guide to everything Austin has to offer (from eateries to events to parks to business opportunities), a really interesting guy to get to know, and a friend. Thieves!!! This real estate agency stole $1000 from me. I probably shouldn't have done this, but due to the high demand, I leased the unit from Urbanspace without looking at it. From the moment I came into the unit for the first time, I was hit with an overwhelming smell of mold, not only was the unit absolutely filthy and covered in dust, the back door deadbolt was stuck, and I was unable to shut and lock it.This company obviously used older stock photos to advertise since there were obvious changes to the unit. I left the unit immediately and notified them that the unit was filthy and of the maintenance and safety issues of my inability to now close the back door. After about a week of back-and-forth, I did not end up moving in. However, they kept $1000 of my money for "fees" incurred. I basically paid for them to fix the broken back door and shotty cleaning services. Speaking of cleaning, the items that I did leave behind after I left the first time, were gone! I'm saving the best part for lost. I'm having to wait to get the rest of my money back because we're waiting for someone's signature. What an absolute nightmare this has been dealing with Urbanspace. Go anywhere else and I mean anywhere!! read more

Urbanspace realtors are dishonest. They will say anything to get you to sign a homebuyers contract, and often promote contracts that aren't written by CAI-certified attorneys. I do not recommend this brokerage firm if you are looking to purchase a property. read more

Update in reply to Lara. As usual, your answer is "it's not our job and read the contract." Thank you for confirming my review. Urbanspace was quick to say yes and to give the impression that everything would easily flow, until the Docusign was completed. Then it became "it's not our job and read the contract." My seller's agent was involved when I asked the question about sub-metered utilities. As I've recently found out, the answers shared by Urbanspace with respect to that were also not correct. Is it Urbanspace's role to be familiar with and honest about such basic attributes of the property they're selling when they answer buyer's questions? I will not go into every detail; though here's a simple summary: 1) We purchased remotely. I never viewed the construction documents in the sales center. 2) Valid electronic CAD files were never provided and no electrical plan was ever provided. Wrong plans and some pics of drawings were sent, but these were clearly wrong as there were walls in the plans were the video walk through from our buyer's agent showed windows. There were numerous other issues shared with Maria and ultimately also with you that made it clear that we did not have accurate plans. We did not, which became completely clear once we got access to the unit after we closed. 3) Before the Docusign, I was told that access to our unit for measurements and other well justified requests would not be an issue, so I traveled to Austin to measure and validate the room dimensions and locations of junction boxes. 4) Urbanspace -- specifically you -- declined to let me have access to the unit. You ultimately used the developer as the reason why we were not given access; yet when I raised this with 3rd West (AHP, CIM --owner/developer for the building) directly they were emphatic that no such directive preventing buyers from accessing their units for valid reasons came from them. Your agent's comment to me was that she was fine with taking the time to provide us access to our unit, but her management wanted her to stay focused on selling. 5) Answers to basic buyer's questions provided by Urbanspace (including in writing) are often fundamentally wrong. Urbanspace is the type of realty services company that gives realtors a bad name. ______________________________________________________ Having now been through the entire cycle of our purchase with Urbanspace as the seller's agent, they are the worst real estate services company we have ever worked with. - Blatantly inaccurate answers - No follow through Before the Docusign, they were quick to provide answers (many completely wrong) and make promises about future follow through. This included basic requests like access to accurate electrical and floor plans, unit features, whether utilities were sub-metered, access to our unit for measurements before closing, etc. Once the Docusign was signed ... crickets. If it is not explicitly in the contract, do not expect follow through from Urbanspace. Do not expect that the answers from Urbanspace on the property they are selling are accurate or honest. read more

Urbanspace has performed miserably from the moment we put a deposit on our unit at the Independent. I foist full responsibility squarely on the shoulders of Kevin Burns. He and his team provided little value and responded with canned answers to any questions or inquiries only to be topped by the delivery of an unfinished product. My first opportunity to inspect my condo was two weeks before the closing date. The condo was filthy. We asked the condo be cleaned before delivery. It was not touched between our walk-through and closing. Urbanspace and Prohome (charged with documenting problems) pointed at each other or the builder developer. Nobody takes any responsibility. Other items included a/c not operating correctly, low water pressure, no hot water, appliances not working. Non-existent quality and attention to detail at this price point. We are not alone. Most homeowners we've talked to have experience the same substandard service and quality. If Kevin Burns/Urbanspace is involved with any condo project run away as quickly as possible. He and his team are very poor communicators are most information they share is inaccurate. It is difficult writing this type of review about the place I so looked forward to occupying but I would be remiss if I did not share my experience and warn others. read more

Meg Alley helped me find my Hyde park home! She is knowledgeable, always quick to respond and was able to understand exactly what I was looking for. We looked at a few houses in different neighborhoods and she taught me the history of the neighborhoods and how the different parts of town are changing. I am appreciative of her patience throughout this process, I felt comfortable taking my time to find the perfect spot. I bought my house three years ago and to this day she helps me answer homeowner questions that I have. @ this forum After reading all of the reviews, I'm a bit taken aback by the negativity towards Urban Space Realtors. Several of my very good friends and colleagues have purchased and sold homes/condos through this company including myself and I have never heard anything but positive remarks. Great follow up and follow through, warm and friendly agents and extensive knowledge of the market place. The latter is paramount when purchasing property. These guys are representing the developer (they are not the people buying the land/doing the vertical construction) Developer = in most cases landowner/ the vision behind project General Contractor = company hired by the developer to build the building Urban Space Realtors = sales and marketing company. Hired by the developer. For whatever it's worth, I highly recommend this company to anyone who is buying/selling downtown real estate. They're head and shoulders above their competitors and if you don't believe me,then take the time to get out there and do the research yourself. read more

I recently purchased a condo in South Austin, and Nate was my realtor. He was absolutely wonderful throughout the entire transaction. He met with me to show me some condos at the very last minute on Easter weekend, when I had made a quick trip into town (I had been living out of state). He also went by a condo and looked at it for me after I had left town and returned home and hadn't had the opportunity to look at it. He was on top of the inspection immediately, and helped me work out issues with my financing. Any time I emailed him with a question, he responded very promptly and thoroughly. He was extremely knowledgeable about the process and kept me in the loop at every stage. I am so happy Nate was recommended to me. After living in South Austin and driving to work in north austin everyday for 5 years, I finally got smart and decided to move closer to town. I knew I wanted to live in hyde park or eastside but was surprised by how competitive it was to find a good spot there. Most of the good rentals there go quick and you really have to be on top of new listings to get a good place. I was really struggling to find anything decent using the internet and craigslist so I decided to contact Urbanspace. Basically, Will Henderson took over from there and I ended up finding my new place within the week. It wasnt easy actually, but Will really knew the area and showed me the some of the best houses there. When the house that I wanted was leased out only hours beforehand, Will found a better place for me and my Gf the next day. No joke...the next freakin morning! This place was superfly and people were mobbing it trying to sweet talk the owner. Will busts in and is like "Hello fine sir, my client and his Gf are quite responsible and would make excellent tenets. May we come by for a visit" (He's British btw). So this owner let's us check it out and we ended up getting the place! True story. To recap- Will Henderson and Urbanspace worked like madmen and got me a sweet pad. Still the worse experience. Urbanspace it seems only collects hefty commissions for selling but puts no work or effort into the process. I learned later the condo that I wanted to buy which supposedly COULD NOT have steps added due to city and HOA regulations later had the stairs magically appear and at a greatly reduced price. January 29th, I reached out to this group for help in looking for a small commercial space. After a few calls/emails until Feb 2nd, then no calls or emails back from Sean or Allie. I reached back out again inquiring on and update on Feb 10th was told they'd have some ideas and would be back in touch in a few days. It's now over a month later, March 24th, with no call/emails back to date. I hired UrbanSpace to sell my condo since they seem to have a big presence in downtown Austin. I assumed they would have many contacts and clients interested in the area which would be an advantage over my prior agent. Big mistake. It sat with no activity during the 'selling season' in a very active Austin market. I lowered the price but still my listing got stale, never received an offer, not much marketing done, agent was not at all aggressive nor creative, never received updates unless initiated by me, and received ZERO offers and only a handful of requests to view. One excuse my UrbanSpace agent told me as to why it wasn't selling was that the economy was so good so people are preferring to spend their extra money on things like vacation! And of course the next excuse was that people are not viewing because everyone was away on those vacations. Then it was the start of football season so everyone is distracted by football season... I guess they think people are dumb. I had a feeling it was going to go nowhere so I switched realtor's during the holiday's (the worst time to try to sell) but lo and behold, my showings increased dramatically with my new agent. I received multiple offer's and accepted one. Yes, it was under my list price but it was stale on the market and I was so happy to at least receive offer's and recover my carrying costs. UrbanSpace is not the leader downtown anymore if they ever were. There are alot of hungry, aggressive, organized, creative broker's our there now, do your research and look beyond the flash. read more

I accepted a job in Austin without having ever even visited the city and needed to find a place to live in less than 3 weeks time. I did some research online and sent a few emails inquiring about renting individual units. I received some responses and starting getting together a list of places I would drive by and see during a brief visit I had scheduled to town. It was a lot to manage on my own but thanks to urbanspace it ended up being unnecessary. After emailing about a condo listed by urbanspace I received a call from Kevin Burns the CEO of the company regarding the listing. I told him I would be in town later and could come by to see the unit he volunteered the services of his assistant, Jenny Swartz, who would not only show me the unit in question but several others in the same area and price range that I was looking for. When the time for my trip to town came I met up with Jenny in urbanspace's downtown office and she was a pleasure to work with, driving me to several available units and an apartment building as well. The unit I was interested in had an application put in right before I came to town but she knew of another one in the same complex that was not even listed to the public yet that I ended up putting in an application for. She then checked up with me and made sure the lease signing process went off without a hitch, she really was a valuable asset during a very busy month in my life! read more

Forced to use Urban Space to purchase a unit at Seaholm Residences. Misleading since the day before sales, 50% of the units sold unannounced to friends and family of the developer. Are they all gonna live there? Urbanspace has not kept promises about purchase price & availability, prices changed literally by second at the sales appointment. When questioned over why the price went up 50k literally right as I agreed to purchase a unit, the agent controlling the pricing gave an arrogant shrug. Urbanspace's customer is your checkbook, not you. Agents are quick to respond to questions, but often give non committal responses. I attribute this to lack of management. I often wonder who is running things at Urbanspace. I realize I was lucky to get a unit at Seaholm Residences (Was on the waitlist for several years unlike most people who got units), but fear Urban Space is mismanaging the project.
