We knew this was a dog-friendly complex and so expected the usual dog bark here and there, instead, we were faced with daily and constant dog barking, scratching and yelping from many dogs around the complex. Complaints about noise in the corridors are heard between tenants. They have a system to deal with those dog owners that leave their dogs poop on the grounds, and yet I have seen poop along the walking grounds, even inside the building along the corridors. We are also very dissatisfied with the new package system the management has implemented, often packages are not reported/scanned in correctly, and sometimes our mail is not delivered on time due to problems receiving the access code required to enter the mail room near the leasing office. Its a hassle. Its unfortunate our stay was cut short because of the reasons stated above, we were hoping this was going to be a much more peaceful apt complex considering the rental rates.

We get regular emails updating us on snow removal, or any type of work being done on the property. The buildings have gotten cosmetic lifts since the new management took over. Also - I had a very heavy package delivered & I live on the ground floor. I had no one to help me carry it down & two men from the leasing office brought it down & into my apartment for me. I am blown away by how great it is now compared to when the previous management company was here. I've lived here a year & a half & am very happy.

After about a week of providing my application and security deposit, I was told that due to my credit, I would need to pay an additional $1350 as a security deposit. My credit is around 670, so I understood the extra security requirements. Then two days before I move in, after I paid a security deposit for my electric service and started renters insurance, I was told that I was being denied due to my credit. They simply just said "you can come get your money orders" which were filled out to them smh. I have to send the $1350 worth of money orders back to western union and that can take up to 30 just to receive my money back. If you are a person of color, I advise to please don't waste your time, money and please don't put you dignity on the line for a place like this. Scott and Jack were great up until this point and then they were cold and uncaring. By the way, I have no clue who's credit report they had but it was not mine. The report they provided me had a score of around 550. None of my three scores are 550. I know this is a blessing in disguise but I hope someone can learn from my experience and don't waste your time if you are a person of color and specifically African American.

Another feature that sold my brother and I as a great place for our dad was the "Emergency Pull-cords" in each bedroom and bath that alerted directly to the ambulance service. Sadly, after 5 years' time, the building is not faring well. Sub-floors in the hallways have already been re-done and recarpeted and several apartments (our dad's place was one of them) had floors that were no longer level. This created ripples in the carpeting which caused a problem with people using walkers or canes. The pull cords no longer are in service, the residents have been directed to call 911 and the call will get directed to the proper ambulance service. Most distressing has been how quickly the rents have risen. $75 increase per month after the first year, then rents have been raised $200 PER month EACH YEAR afterwards. As a result, rents here are now nearly parallel to retirement "communities" that offer many amenities (cooked meals, transport bus, etc) not available at Bethel Square. Many of the residents are now looking for alternate housing due to the rent no longer being manageable to folks on fixed incomes. Which is a shame, because many of the residents have become "substitute" family for each other and enjoy each others' company.

There is POOP everywhere, any area you see grass there will be dog poop. There is no system in place to ensure residents pick up after their dogs, this means that you will step in it, your dogs will step in it and it will be tracked into your apartment. Please remember that poop contains worms that can be passed through the dogs paw pads and to humans; we've had to deworm our dogs 4 times since living here. Onto their rental practices - make VERY SURE that your lease is not set to end on the 26th of the month. This is a sneaky practice the Evapoop likes to sneak in, because when you move out you will be charge a full month worth of rent regardless if you move out on the 8th. There is mold in the bathrooms, it's covered up strategically with paint, but it's there. I asked them to fix the problem and the maintenance guy came in a painted the moldy ceiling in the bathroom, but no mold was removed. **PLEASE HEED MY WARNING** the structural integrity of the buildings should make you move somewhere else!!! The building has cracks that lead up the entire length of the sides, the hallways and even your apartments. The cracks are covered with paint so they are not obvious but BEWARE that these buildings do not seem sound. There are constant water leaks, with water being shut off to the entire building for hours on end. The water leaks into the walls, WHICH ARE WARPED SIDEWAYS. I have a pantry cabinet I bought and the wall next to it leans dramatically to the left. I am glad to be moving out because I think people will die, not "if", but WHEN this building collapses. The leasing agents will use the pool as a selling point, it's not. The pool is often broken, and when it is open, the area is flooded with families that live outside of the community. They have a pool "enforcer" but it's a joke. I haven't used the pool in 3 years because there is always trash, broken glass, and old food left there. Resident events... what a joke, just don't even attend. PESTS: YOU WILL HAVE PESTS ALL YEAR. This includes mice, silver fish, stink bugs, and my favorite: ROACHES. They don't maintain the trash shoots very well and the dumpsters are always full, so happy bug killing to anyone who is unfortunate enough to live here. Now it's not all bad, you will get to pay $50-$80 in laundry per month PLUS a lovely water bill ON TOP OF THAT. Usually the additional water bill is $80-$90, there is no meter so the community likes to take their best guess at how much water you used for the month. Your packages will be stolen, I've had 6 packages stolen in the last 8 months. I called the leasing office to see if could check the cameras, but they don't work and couldn't do anything about the stolen items. I'll finish with this: the police visits. The police will show up to this community at least 4x's per week for a complaint. Quality, quiet residents live here, which is why the cops show up so often. Now let's not forget the shooting that also happened with the police and a resident of building 1. Happy renting elsewhere everyone, do yourself a favor and LIVE ANYWHERE BUT HERE.
