The bigger issue was communication and event coordination. We booked a bonfire experience for a bachelorette trip, only to be informed roughly two hours before the event that it could not happen due to an active burn ban that had apparently been in place for weeks. The explanation given was essentially that "it might have been lifted," so no proactive communication was sent. While the event fee was refunded, the trip had been planned around this experience, and the last-minute notice made it impossible to coordinate an alternative. The management company repeatedly shifted responsibility to third parties and policies rather than taking ownership of the communication breakdown. The house itself was solid, but based on the lack of responsiveness and planning, I would be cautious booking through this management company again.

We eventually had to contact maintenance directly to get things resolved -- and even then, the management company never checked back in to ensure the problems were taken care of. While the property itself is fantastic, the lack of customer service from Dune Vacation Rentals made the experience frustrating and stressful. If you value responsive and reliable support during your stay, we would strongly recommend booking through a different company.

Hollie didn't tell the couple that she had in fact outsourced their wedding and they were left without their arbor, chairs, sound system, attendants, margarita bar, charcuterie boards, champagne for their toast, and seafood boil on their special day after Hollie ghosted them 15 minutes before their wedding. In Hollie's response to the groom's rating, she stated that she had also given vendor suggestions for florists, photographers, and hair/makeup artists but that the couple did not take those recommendations. Well thank goodness they DIDN'T use Hollie's recommendations! In the end those are the only vendors that DID show up for their special day because they hired their own beforehand. And don't plan on letting others on the company's Facebook page know the truth about how "great" of a service 30A Beach Girls provides for weddings. They will promptly delete the comments and block the commenters in hopes of keeping potential brides and grooms from knowing the truth rather than addressing the issue with their point of view. If there were any concerns with the property, Kim told us immediately. We ended up moving overseas for 3.5 years and during that time frame, we switched tenants. I can't imagine dealing with all of that while being overseas. We experienced minor tornado damage to the property and Kim was on top of it. She was always open and honest. She kept things fair for both us as the owners, as well as our tenants. We fully trusted Kim and never once had to worry about anything. It was such a huge load off to know we had that! She really was such a blessing. We decided to sell the property in 2021 and got teamed up with Donna. Donna was just as incredible as Kim from the very beginning to the very end. She made the entire selling process super easy. She was open and honest about our options and walked us through every step and answered every question we had. We live out of state and knowing we had someone we could trust to take care of selling the property was a relief. From our end, the selling process was easy. We know that's because Donna is such a phenomenal agent and took care of the heavy load of things on her end. In the eight years that we worked with Assurance Realty, whether on the Property Management side or the Real Estate side, we knew we could trust them completely. Honesty, integrity, and professionalism are important. Assurance Realty of NWFL, LLC goes above and beyond for their clients. I simply cannot say enough good things about them.

All issues were reported promptly, but while responses were received, the concerns were not fully addressed. This lack of follow-through led to additional problems and ultimately a complete interruption of our Christmas Day...much of which could have been avoided with proper resolution early on. We were required to relocate from the original property to a replacement that was not comparable and did not meet our needs (no main-level master for elderly family members and only two full bathrooms). Despite clearly outlining these requirements beforehand, we then had to move a second time...on Christmas morning. This meant packing and relocating 9 people, all food, and Christmas gifts, costing us approximately four hours on Christmas morning while we were opening gifts and preparing breakfast. It also eliminated planned time with our grandchildren at the beach. At the final home, the golf cart was not operable (dead battery and flat tire), and a promised repair was never completed. A late checkout requested on Thursday was not addressed until Friday after I followed up on my initial request. I requested at least a 2:00 pm checkout based on missing 6 hrs of our Christmas day moving locations. They finally responded that we would not be granted the extension. Overall, the lack of attention to detail, incomplete issue resolution, and handling of multiple relocations--especially during a special Christmas holiday vacation significantly disrupted our family experience. My family deserved a more responsive and considerate level of service.

There were even beach amenities here. A beach wagon, beach chairs, table and boogie boards. Awesome surprise! We cannot recommend this condo, and this area enough. Well done, owners! And well done Benchmark, the management and cleaning company. There's literally not one thing we found that was not pristine clean, and I'm picky. Benchmark Management is one of the worst management companies I have ever had an interaction with…read more On the night we arrived (a Friday), we discovered roaches throughout the entire unit, along with the entire unit not being cleaned thoroughly. I immediately emailed Benchmark that night and called again the following morning. We were told that someone could not come out until Monday, the day we were leaving. The representative was extremely rude and unhelpful, and she refused to escalate the issue to management. Since the roaches were throughout the unit, we threw away all the food we purchased, and we ate out for every meal due to not feeling comfortable using the cookware or utensils with roaches. After our stay, I contacted Benchmark again, and a case was opened. Management responded that they could only provide a 5% refund because I did not provide any "supporting evidence" confirming the presence of roaches and because subsequent guests had not reported similar issues. The fact that later guests did not report roaches does not mean that we did not encounter them during our stay. Referencing later guests' experiences as a reason to dismiss what we reported immediately upon arrival felt incredibly disrespectful. Also, none of the employees I spoke to during our stay informed me to document the roaches, and management never asked for supporting evidence. Instead, they just said I did not provide it. The meager 5% discount was also frustrating because they continuously offer promotions for 10-15% off stays on bookings. I emailed an appeal providing photos of the roaches with a timestamp and location information. I called countless times to find out whether management had reviewed my response. Eventually, I was told that management's decision was final and that 5% off a future stay was the most they could offer. The lack of communication throughout this entire process was incredibly frustrating. Benchmark Management lacks communication and professionalism, and they dismiss concerns, even serious ones. I will never stay at a property managed by Benchmark Management again, and I do not recommend anyone to.
