I'll note that I met Sarah 4 years ago when we moved into our Brookland home and her family (who lives 2 doors down) dropped off cupcakes for us, along with their contact information. I immediately recognized her name and went yelling after them as they walked back to their home to let her know about our common bit of history, people, and places. We became fast friends and one of my biggest losses with this move is not being two doors down from the Brown family any longer. So when it comes time to choose a realtor (of which I have many among my friends), and the decision of whether or not to do business with a friend because you want to stay friends--I really had zero problem asking Sarah to help us. Over the course of 4 years I both heard her talk about her professional goals and dreams, and especially her expectations and standards for her business that she was building. But I also got to see her in action both as a neighbor and friend, and through social media. I was confident that Sarah has high professional and ethical standards and that she would do her very best for us, even if it meant pointing us away from a buyer or a new home that we liked and would cost her commission.
My husband was not so confident, really not caring for the real estate business in general and definitely not understanding what realtors do that really justify the commissions. In fact, he sold his last home FSBO. I just kept repeating, "trust me, trust Sarah--she will do right by us." And she did!
Without getting into every detail, we had a general timeline but no deadlines--we were just browsing the northern Virginia listings to see what was available within our parameters while we very slowly began packing up our home. But when you start looking, you start finding houses that interest you, then you start getting nervous that you're going to miss out. We found the first house we were interested in, and Sarah did her best with our offer, but our contingency offer was up against a non-contingency and we lost that, BUT the very next day another house came up in the same neighborhood that we liked. Sarah went back to the drawing board crafting, tweaking, tightening up our offer--again with a contingency, and we got it! We thought that was hard, but lo, nothing compared to selling our DC home. Now we had 8 days to get it live on the market, which really meant 6 days so that staging and photos could be finished in advance.
Our 100 year old gorgeous DC home with tons of character needed a bit of sprucing up, but also, we needed to pack out the majority of the house to declutter. Lord have mercy, I diligently packed & organized day and night while my husband started on some projects around the home that had been put off but now needed to be finished. It quickly became clear that there was no way we were going to be able to accomplish everything we needed to do on our own (even with both of us home from work due to coronavirus). Sarah to the rescue! First, she helped by providing nearby storage for our decluttering process. She then hooked us up with a small contracting company pre-approved by Compass to basically paint the inside and outside of our home, and repair some stucco--the majority of payment for which would not be due until closing. She also kept our house from being painted key lime pie green, and color matched instead. Our house was listed on time, Sarah had one buyer already wanting to tour the house even before it went live, and within 4 days we had accepted one (of a few) offers that had no inspection or appraisal contingency, and with an escalation clause, causing the house to sell for above list price.
When my husband and I tell you we could not have done any of this without Sarah Brown, we mean we could not have done any of this without Sarah Brown (and her team of top notch people)! She was not just a realtor, but our calm in the midst of the crazy, a marriage counselor, a general problem solver, someone who took our budgetary restrictions seriously, a decorator (yes, that was her furniture & flower pots on our front porch), a stellar negotiator, a contractor, and many, many more helpful things. So all I can say now is that if you ask my husband about this experience, he will definitely and without hesitation tell you that Sarah is the best and that she changed his mind about the value of a realtor, and that you should use Bidwell Properties to buy or sell your home (or both, like us!). I agree with him 100%.
