WARNING to anyone considering renting at Stadium Apartments or in case you are already living here. Agree with the other reviews but wanted to provide a more timely review specifically concerning Move Out fees and trying to get your security deposit back. It's shameful that this place preys on young broke college kids with intimidation and lack of responsiveness in order to charge extra fees for cleaning, painting, carpet replacement, etc. Similar to others, we did extensive cleaning prior to moving out and yet still received a bill for additional charges over and above the amount of the security deposit with threats that the claim would be sent to a collection agency if we didn't pay asap. Craziest thing is that in addition to the ridiculous cleaning charges, we were charged for painting and carpet replacement which Stadium should have been doing for the next group of tenants regardless since nothing had been updated in the unit for the last 3+ years due to the people living in the unit and overlapping from one year to the next. Do yourself a favor and find a different place to live! read more

Update to my initial one star.......We left the room in move-in ready condition, my son spent hours cleaning and spackling the few small pin holes in the wall and we were charged $200 for painting and $50 for cleaning?? Cleaning? I would have eaten off of the toilet it was so clean when we left. We took pictures. Also......the manager when I asked him during covid would they waive late fees to help he said they would and they did which was great BUT like always they only did it for a few months and NEVER alerted those who were paying a few days late (BTW each month their payment was received on the 5th of June, July, August) that they stopped that policy of only to collect dozens of late fees for extra cash. He asked me to update my review in a positive way because he was hoping I'd see that their covid policy was worth the change but after the late fee and now having lost our deposit leaving a PERFECT room this place continues to be an organization with VERY limited morals and I'd send anyone in the other direction. Side point......there are still 3 other people living there so these charges were for his small room not the common area. Thanks for nothing as always. read more

All the bad reviews you see are indeed true. Its quite simple, the pool (was never cleaned) and hot tubs are gross, they have no idea how to control water temperature within each unit. Our stove broke, took them a few days to replace it. They have been trying to fix our heating for the past couple of months and haven't. The garage door stays open. I can almost guarantee I won't be getting my deposit back. Not to worried about it though, I have some plans to get back. read more

Genuinely the absolute worst apartment complex. Problems never get solved, even if you attempt to contact the management multiple times about the same issue. I left my apartment SPOTLESS with video proof. They charged me $300 for charges they cannot even explain themselves. Management changes every year because they cannot handle confrontation or problems whatsoever. Screwed me over with my parking spot my first year even though I signed up for a spot back in November 2020. When I came to move in, they said they messed up and decided there was nothing they could do for me. Parking garage door was broken since March2023 and they promised to fix it within a couple weeks. July2023 the door was still broken and WIDE OPEN for anyone to walk in. Pool is never open, and whenever it is open, you are unable to swim in it because it is too dirty. read more

Front desk staff are rude first off. Also, I had lots of issues with my thermostat last year and they just kept telling me it was fixed. I renewed my lease (regrettably so) and they didn't tell us that our key fob would no longer work at the start of the new leasing term so I was stuck waiting outside my apartment for maintenance at 3am after returning back from a trip. When I told this to the person at the front desk the next day, she said they sent out an email about it which is not true (I read through all of my emails and even checked my junk folder). Another person at the front desk told me there were signs posted about it (also not true). Then, after fixing my key fob, they still didn't fully fix it and I had to go talk to someone again about my access to the balcony not working. They were also incredibly unhelpful when I had a package that said it arrived but wasn't there. They were rude about that too. I've rarely ever had a positive experience with anyone at the front desk and avoid having to speak to them at all costs. Additionally, the garage door was broken for many months of my time living here, which is a major safety concern. This also resulted in someone parking in my parking spot and me having to figure out what to do about it at 2am. Parking is also not enforced for like 2 weeks after move in day. I'd understand a day or two of leniency, but I pay 150 dollars a month for my parking space and should always be able to park in it. Paying 1400 a month for rent and parking here is just not worth it. Overall, I'd recommend living somewhere else. While the apartment space itself is nice, the experience is quite the opposite. read more

I love this apartment complex. They allow my ESA to live here and they are very accommodating. They always show up within 24 hours for any maintenance request. The staff are all very friendly and I have enjoyed living here. It's conveniently located near campus too. read more

In March 2020, we terminated my son's lease under a liquidated damages clause (Section 14(2)) which allowed early termination for a fee. We paid the termination fee, all rent and expenses due through the termination date and even surrendered the apartment 3 weeks early. Management refused to recognize our right to terminate the lease early and sent the account to a collection agency before the appeal period ended for the final move out statement they sent to us. The statement was incorrect and didn't even take into account our final payment of almost $1,600 by cashiers check. I had legal counsel review the lease to ensure I was doing everything properly and now management has unlawfully refused to return my son's security deposit for over 90 days. There has been no effort to resolve the matter by Stadium until I recently filed a complaint with the BBB. Last week management recognized our right to terminate the lease early and offered to send an agreed upon refund of the security deposit and to resolve the matter with the collection agency. To date I haven't received a check or any confirmation from the collection agency. Now management is not responding my request for an update so I'm worried this was not a good faith attempt to settle the matter. I guess my next step is to file a complaint with the court, but I hope it won't be necessary. I've done everything properly and acted in good faith to resolve this, but management has been very unresponsive. In addition, while my son lived at Stadium (1) he wasn't able to use his shower for several days due to untimely repair, (2) the front desk threw away or ate a special cookie we had delivered for a holiday treat and (3) while moving out in April the trash chute was backed up all the way to the second floor and smelled like it hadn't been emptied in weeks. read more

Stadium Apartments plans to rip off students who lease there. The management doesn't solve problems and provides no accountability to its tenants. Look at the 100 page lease agreement, which is insane, and that is just the beginning. Do yourself a favor and don't lease from this rip off company. read more

Signed my lease at $745, they increased it to $755 because of the amount of people signing, and now just changed it to $765 because they ran out of the $755 rooms after I was already told and signed at $755 price. This is a great place to live. Despite some of the bad reviews on here the staff is really helpful and polite. The maintenance team will take care of your issues very quickly. And the units are the best on campus. They provide 2 fridges for rooms with 4 people or more and the balconies are connecting and huge which works out for really well for college students. read more

I would give Stadium Apartments a 0 or negative 0 for overcharging and underdelivering. Absolute awful 12 months as a guarantor for my full time CSU student. Stadium Apartments assessed outrageous fraudulent move out charges...over $1300.00 in scuff marks from the furniture owned by the complex, daily construction soot seeping in through the windows, broken pool and spa equipment, holes in ceiling, exposed wiring and so much more. I contacted Matt, Manager on site, Sydney, and Emma multiple times regarding overly inflated move out charges without resolve. Also was charged "move out" charges for 2 rooms and still no refunds. I also called the Property Management company, Pinnacle Campus Living, multiple times with no call backs. DO NOT rent your student a room at this apartment building. The fines and fees are outrageous and fraudulent. I hope this review helps other families searching for safe, affordable student housing. read more

If I could give zero stars I would... Stadium Apartments will do nothing but scam and abuse you for every last penny they can. They offer a relatively nice-looking place to live, but charge obscene amounts for rent, parking, move-out fees, and "amenities" which were closed the majority of the time I lived here. The company has no sense of leadership, from the lack of in-person management to the shifting ownership of the property, which was changed several times throughout my residence here. The pool was closed frequently due to messes from other residents and their guests which the management refused to clean, and instead took action by closing the pool for everyone. When I moved out, they charged me over $1700 in cleaning fees and furniture replacement from basic wear and tear, after I had lived there for 3 years and taken great care of the place. Are stadium apartments nice? Yes. They're close to campus, they go above and beyond what a college student should have in college. Maintenance generally comes and fixes things- or they do what they can. I will say that for the price, these are cheaply built. My roommate doesn't have a window. That's illegal. We don't have sprinklers in the ceiling in case of a fire. Our dishwasher is broken, our refrigerator is broken, a lot of things are broken easily, and there's not much we can do about it without getting screwed over by the lease that we signed. Yes, there are little things in the lease that they can get you with to pull money from you, but I'm content with stadium 80% of the time. read more

I lived here the first year they opened and it's a pretty nice place except for the fact that our dryer didn't work well. This company is extremely money hungry and rude and will make sure you get towed even if it snows and you can't see the lines and park in the wrong spot accidentally ($200 ticket on the day that my dog passed away.) They are not reasonable, caring, or understanding. Some staff are nice but the owner will take your money and not care about anything you have to say. They are also offering $5 gift cards to residents that give them 5 star reviews, which I'm not surprised about. Also, if you have a parking spot outside you will probably have to tow people a lot and that takes a long time and can be very annoying and stressful. I wouldn't live here ever again. It's way too expensive, you can hear through the walls super clearly, and they will do anything to get your money. This isn't just me saying this stuff either, everyone complains about this even people that live there. Hope this is helpful, save your money and live somewhere with nicer people. read more

Stadium Apartments- Where you get fined for almost everything even if its not your fault. They lose your mail and blame you. Pool? Absolutly not. Its down a half the week with either flooding or discolored water. Caution cones around the hot tub 3-4 times a week. Also pay $100 a month for garage parking? Nope. The wall cracks and leaks water everywhere causing the majority of people to evacuate and find parking elsewhere. Management sucks. Not helpful with anything. Dont disregard other negative reviews. i have lived here since this building opened in august 2018. initially the staff was the best. my parents were sold the location perfect walking distance to csu. now the staff is never available. the manager matt has taken his authority beyond any place i. ever lived. don't waste your money this place fines tenants for frivolous fines no warnings. it is like a prison, the amenities are all off limits. i moved here for amenties too now no pool no patio use. the management wont help you and the rules are borderline prison based. you are better off living in a dorm. more freedom. once my lease ends in july i will run and never look back. my roommates are doing the same. dont give this place your money.. read more

Here we go again! Matt Seigler is the worst property manager ever. How he keeps his job is beyond me. My daughter resides there and was charged $50 for a window screen that had a slight dent on one frame. I offered to repair at Rams glass repair on College Ave. For $8.00 plus tax. Matt Seigler refused. So be it but get this. They charged on something which did mot get repaired right away . It wasn't until my daughter went down to the office that they suddenly put in a work order. So their maintenance people came in and replaced the screen and in doing so they broke a 2ft by 5 foot wall mirror my daughter had by her window. I paid $145 for it in cash and did not keep the receipt to show proof but nevertheless they damaged OUR property and Matt Seigler spends days trying to shop online to find the cheapest way out of this. This is not a major purchase so why hang on to a receipt for 6 months? Anyway he claims to match one he said was exactly like ours but was no way like ours. Ours was a box type mirror and the one he found was flat. I think his vision needs checking because he argued they were identical. Whatever he is smoking he needs to stop or get his vision checked. He is very dishonest and I don't understand how with so many negative reviews, he still has a job. They also broke a glass candle and left glass on the carpet from the broken mirror and candle so when my daughter came home she stepped on it with socks on, thank God! Who is responsible for that? Who can I talk to for their negligence? I emailed him several times and he said he would only credit my account $100 because he claims my mirror was made in China and had cardboard backing and compressed wood frame. Suddenly he is an expert on what mirrors are made of and their cost but he can't even match the right mirror and who is he to estimate the cost regardless of where it was made. He closed out my claim and emailed me that he was done and had better things to do than deal with this. Well excuse me Mr. Seigler! We never asked for you to shop for us for days so apparently he has plenty of time to shop online along with his so called busy schedule. Anyone reading this should please not consider living here. Your probably thinking my daughter should move but the lease is up in August. God forbid she would get out before! I don't know who owns these units but they need to get involved and see that this guy is not a good person. He's not right as a person in this business. read more

this will be my second year living here and I am so excited. it is such a great atmosphere and the rooms are larger than most apartment complexes in fort collins. the amenities are fantastic and the location is perfect for students going to class! such a friendly atmosphere and the staff is always helpful. would 10/10 recommend this complex! read more
