    Worst rental experience with Scott Brown Properties in Denton…read more From the beginning of our tenancy, we had repeated maintenance problems. Whenever we contacted management, maintenance staff would visit, charge us hundreds of dollars, and often fail to properly resolve the issue. For example, our smoke detector was malfunctioning. They only replaced the battery and charged us approximately $300, but the problem continued. When I emailed management to explain that we had been charged even though the issue was not fixed, I received no response. In another instance, a drawer or rack hinge became loose. Maintenance simply applied glue, which took about 10 minutes, but we were later charged approximately $400, including labor charges listed at $75 per hour. Before moving out, I thoroughly cleaned the apartment and removed all of our belongings. However, Scott Brown Properties did not return our approximately $3,000 security deposit, claiming there were numerous issues. Based on my experience, the maintenance charges were excessive, communication was poor, and several problems were never properly resolved. I would recommend that future tenants carefully document the condition of the apartment, keep copies of all maintenance requests, and request written explanations for every charge.

Now all that's left are a sour group of women. Two stars because poor unfriendly management and gate keeps breaking. Pros: Nice location near the square. Rarely any bug troubles as long as I put food away. Close to TWU Cons: expensive Right by the train. I can't sleep. I know that's not their fault. It's worth mentioning still. No visitor parking except if you are looking to lease. Since Zach left they won't offer parking passes for guests. Strict towing Gate had broken more times than I can count since moving in two years ago. Management takes several months to fix it only for it to break soon after. I do not recommend. Don't count on me staying here. I can only speak for Victoria station. Not the other apartments affiliated with Jack Bell Property Management.

    I lived at Victoria station my senior year of college. My ceiling leaked water for three months in…read morethe bathroom before the apartment repaired the damage to the dry wall. The leak had to be "fixed" multiple times. By the time they came to repair the damage I had already packed all my things and was in the process of moving out. The water ruined tons of my personal property. Blue tooth speakers, hair tools. The management team refused to allow me to terminate my lease and sent me a bill for $4,000. I had to hire an attorney. The floors had what looked like mold under them and when I requested someone to come look at it they sent the maintenance guy who told me himself that he was not qualified to tell me weather it was mold or not. He also told me that pipes busting in this apartment building was a common occurrence. Also when I told the management I would not be leaving w good review upon moving out she called me "petty". She later knocked on my door to apologize but it was very unprofessional and I wouldn't suggest living here to anyone. Also the train across the street is very loud and comes by all hours of the night.

Months go by and you receive no reply of any kind to your maintenance and repair requests. When you call their phone number, you always receive their voicemail message. They never give you a return phone call if you request one. Their only priority is maximizing the investment income flowing to their clients who own the properties. They achieve this by minimizing the money they spend on property maintenance. The big problem is that the properties they manage are now decades old, and these properties need maintenance more often.

    My girlfriend called them inquiring about a place for her and her baby and toddler. She was told "I…read moredon't think they'd want kids at that house" and "we only allow 2 people per bedroom". Firstly, it's completely illegal to discriminate based on familial status. The law states: Protection against discrimination based on familial status applies to: -Families in which one or more children under age 18 live with -A parent -A person who has legal custody of the child or children -Designees of the parent or legal custodian, with parent or custodian's written permission -Anyone securing legal custody of a child under age 18 -Pregnant women Secondly, in Texas babies aren't considered occupants. I called them to inform them of this and the lady was a complete ass and said she's not aware of this law. How the hell do you work in this business and not know basic housing law? Probably not someone you'd want to rent from. Also, it's telling how bad their other reviews are.
