My family and I commenced this process as soon as the company opened its doors. Regrettably, due to a lack of communication between the management and the general public, it took us over a year to even begin. From them having a floor plan advertised that we later learned that they couldn't provide to us. To us having a contact on a lot to then learn that the home style we wanted we couldn't get on that lot because they had lots pre-permitted. They had to cancel our contract. We wanted to change the floor plan based on the options we could build. Then we were told we had to wait for one specific lot, exactly where the trailer sat. Despite all of that, we believed in what they were selling and waited. Now I regret it. The only issues I do not hold them responsible for are the weather conditions and the timing of the installation of utilities for the community. We engaged with four sales representatives, and I can confidently say that I have had positive experiences with each of them. However, my primary concerns arose during the completion of my home. While the company offers a warranty, I find it perplexing that I am compelled to submit multiple warranty claims for a newly constructed home. Before even reaching the one-month mark, we encountered problems. The siding on our home is consistently coming off, not completely, but it is lifting. The company has had to "repair" it three times within six months. I can already see where it is lifting again. Additionally, the siding is wavy. I was informed that this is due to the sun and the color of the siding. I was advised to wait, but despite taking all the necessary steps, nothing has been addressed. Furthermore, there is another home with the same color siding and orientation to the sun, but it does not exhibit the same wavy siding characteristics. The flooring in our home is also lifting, and I was told that this is within the company's allowance. However, why should any flooring be lifting? In certain areas, it produces a "tap" sound because the flooring is not flush with the subfloor. This is unacceptable. We paid an additional amount for oak stairs, and now we have "slats". The space has grown to the point where I can fit a credit card between the gaps. We have experienced electrical issues. I was informed that it is possible that we, as the homeowner, may be the cause. When I attempted to use a vacuum cleaner, it tripped the power. Upon submitting a claim, I was informed that a "one-time courtesy" could be extended, but it would need to be waited two weeks for the "soonest" appointment. Therefore, I was required to wait two weeks without power in two bedrooms, a bathroom, and a hallway. I contacted Diana at the sales office, and she was able to advocate on my behalf, resulting in the appointment being moved up by another week. Upon the electrician's arrival, he identified the hazard. He tightened the loose wires and replaced a faulty arc. However, was this the consumer's fault, as the warranty office tried to previously elude? We had other options of builders, but we chose Stanley Martin, and I am disappointed that we did so. Regardless of the costs of the home, every homeowner deserves the quality that they advertise. I am highly dissatisfied, and when we decide to move on, I will know which builder to avoid. read more

I am the buyer's agent for a client purchasing a home in Bryan's Road, Maryland, from Stanley Martin Homes. Assistant Sales Manager Malik Patterson and Sales Manager Russ Tickle repeatedly represented that the home would be priced at $389,990 with a 9% credit incentive. The price was even advertised online at $389,990. Todd Pede, their preferred lender, also confirmed the incentives. Based on these representations, my client signed a contract, submitted financial documents, allowed her credit to be pulled, and paid a deposit, which has not been refunded. The promised price and credit were not honored, negatively affecting my client's credit and causing financial and emotional stress. We feel like the incentives were represented with no intention of being honored, and that my client was encouraged to make a financial and emotional commitment before the terms were changed. I purchased a Stanley Martin two story condo at the beginning of 2024. I would not recommend this builder based on the quality of work and overall poor craftsmanship. This builder uses extremely cheap materials. This is a new build community and I've already had two leaks, uneven hardwood floors, frayed carpet, gaps in the cabinetry, loose faucets, and the list just goes on. Their biggest issue, I believe, is poor quality control/ quality assurance. They use all contractors (many probably unlicensed) to perform the work, and no one from Stanley actually comes to inspect that the work is up to standard. I share the same sentiments that many others have shared. My next home will not be a Stanley Martin home. Oh and not to mention the awful paint job they did! I recently purchased a Townhome at Westbriar Townes in Spartanburg, SC, and the experience has been wonderful. The construction manager, Darren, has been especially accommodating and helpful. He went out of his way to confirm a premature delivery was intact at my new address, as I am unable to move in immediately. It only took a texted request, and he was able to confirm and take a photo. This was amazing to me, due to the fact Darren is so very busy and still responded. Stanley Martin builds beautiful homes but customer service, warranty service is in the toilet. Purchased a home in 2023 that was mid-build, they refused any modifications, even adding the standard patio that typically goes with our home plan. They show you everything that goes in it and where it will go. In the excite of buying a new home one can miss minor details. That's what the walk thru is for right? Not with Stanley Martin, you give them a list of issues to fix, you overlook minor things like the TV is on the wrong wall, or there's no light fixture on the stairwell wall, looks good without. They start fixing some of the minor issues, then there's 90 day walk to follow up and add to issues, you give them the list and are told oh, those get resolved during the 1 yr walk through, or I'm trying to find a resource for that. Delay, push, delay, push, next thing it's the 1 yr. they fix the nail pops but not the trim gaps, still waiting for drain cover, still waiting for the internet line, still waiting to fix doors that won't stay open, still waiting on insulation of interior attic access, still waiting on front door seal, waiting for a lot of things. Then I get told, it after the first year, everything moves to the Warranty Department. It's no longer a build issue but warranty. I push again and they send some out to fix the interior doors and the insulation but nothing on the rest. I call, email and text Jordon's working on that, Jordan's lining up resources, nothing months go by, call, email...same response. 1.5 years in my heating unit quits, mid-winter. It's under warranty so I call the installer. They'll come out for a fee unless I go through Stanley Martin. Stanley Martins electrician comes out and does an inspection. The installation company wrapped a power wire around a heat source which melted the wire and it arced, almost causing a fire. 2 YEAR Mark (that's right 2 years) many neighbors said they gave up and are living with the issues. Not me, I request my issues be reassigned. that week, my shower's drain cover shows up on my front step, no message, no label, no instructions. So, after waiting two years and dancing around a 1/4" drop in my shower hoping I don't slip and hit my head on the sharp metal edge of the tiled shower bench, I decided to "install" it. New warranty rep shows up, he starts pushing back on fixing some of my trim gap, give hints to what they won't fix. This is the point where they got the money they are 2 years out and no longer care at all. The internet in the primary bedroom which we were told would be there, Tyler pulls the plans, shows me our initials and says assuming that's you, VS, see here, the triangle means internet, it's here and her but not in your primary. I argue a little, but his smile says, got you and we aren't fixing it. I ask for the back patio plans that Cameron promised, verbally, Tyler says we don't give out plans. My front door seal just got replace, 2 years and 2 months later, the broken trim, just got replaced and they are supposed to be here tomorrow to caulk and paint. read more

It is impossible to contact anyone AFTER the purchase of a home but staff is readily available speak with you up to the point of sale. It appears this company is only concerned with selling and follow up and addressing concerns and complaints regarding their properties after the sale is abhorrent and completely absent. The neighbor manager is all smiles and friendly through the new homeowner orientation but evasive and seemingly avoids contact after you move in. The last of which we just discovered that there was faulty wiring in the HVAC closet causing our disconnect box to literally melt and stink up the whole house. Our electrician told us that we are lucky to be alive and there was no way this should have passed building inspection; if we hadn't caught it in time it would have likely caused a fire. Bought our home brand new and of course on our warranty walk through we mentioned a little brown spot by our stairs to the workers. They proceeded to only paint over it. Turns out it was a bigger issue and we had a main line pipe leak in a house less than 3 years old. They do what you think a cheap builder would do and do anything to save money and make money. Let's make a list: - Make the homes fast/rushed - Use cheap materials (paint is the worst quality and scratches so easily) - Make doing any warranty requests like pulling teeth and you're the bad guy and it's not their fault they built a rushed faulty home. A bunch of neighbors have complained about this as well. - Sales guy said you can't hear neighbors through walls, that was lie - Make false promises. Terrible build quality, exposed materials from the roof are seen in my brand new community, Park at Fair oaks. I also see exposed siding material (usually the TYVEK insert that goes under brink or vinyl), they have not finished paving and the warranty POC for the company/ community has also failed to reach the company to follow up. We have sprained our ankle several times due to the paving for asphalt and concrete being offset/different heights. During the home buying process, majority of the neighborhood is in concurrence that the sales manager promised certain things for the neighborhood that has yet to be done. They also have failed to pass off HOA to our HOA board, so we are a community that is paying HOA that cannot even use our HOA for anything (no dog stations, no street lighting at all in the neighborhood, etc). Also, they have failed to address the parking situation in a timely manner, they promised ample street parking during purchase, only for VDOT to come back and say it was a bike lane. I have been contacting Stanley Martin's warranty department for over a year now and my yard is still horrible. From the beginning I let the warranty department know that my yard continues to flood. They send someone out to the house, and they try to patch it up with sod. Every time I call, they tell me to give it a few days after the rain and it should dry up. IT'S STILL NOT DRY!!! About a month ago there was a leak down the street and my yard flooded. I reached out to the warranty department and I'm still waiting for someone to come to my house. My son can't go outside to play with his friends because it's mud everywhere. At this point I'm ready to sell and move. Update: I spoke to the warranty department yesterday and the area service manager stated he came to my house on Monday (why did I have to call your office to get that information? Shouldn't you follow-up with clients after you visit their home?) The Area Service Manager stated he thought it was due to a water leak, but the water leak happened the end of December/early January, but I have been contacting him since April 2022 about the water issue, so it is no way the water leak caused the issue. I told him I felt like I was getting the run around and if he had no plans to do anything then to just let me know and I will stop contacting his office. Since I am not getting anywhere with the warranty department in Columbia, I reached out to 2-10 Home Buyers Warranty and was told that because it is past the 1-year workmanship warranty it is not covered. If the warranty department in Columbia told me that they didn't plan to do anything about this issue I would have reached out to the 2-10 Home Buyers and submitted a claim a long time ago. Kids in high school wood shop can make better miter cuts than these untrained, probably illegal immigrant workers they have hired as sub contractors to build these houses. the model looks astounding but my house needs so much work to get the quality looking like the model. Do not buy a Stanley Martin Home. If you do, you will remember this warning and the many others here. Have dealt with several builders and no one close to bad as SM. SM built100+ homes in our development and all of them have major issues. The main issue seems to be they hire subcontractors that due inferior work and there is no SM supervision. We have had to have our entire main level flooring replaced, about 60% of the tile work in three bathrooms replaced, Fireplace, wall seams replaced & repainted, windows replaced, yard uneven / holes. Others have had leaky roofs, plumbing breaks and other major issues. In the first year, we had more people in and out of our home more than when we remodeled our previous home. Another issue is they send the same contractors out to repair their original mistakes and they repeat the mistakes again. They also do not use primer and only one thin coat of paint so plan on painting your exterior and interior of your home soon after it's built. They will try to get out every commitment. They will argue the job is fine and later admit it wasn't after it's repaired. We're supposed to have three palm trees. Said they weren't planted because they would die while the entire area is surrounded by palm trees. Got three cheap trees instead. They did have a couple people try to assist but they are overwhelmed with the volume and handcuffed by SM. Been an extremely frustrating and while we love our development, wish we never purchased a SM home. read more

We decided to build our first home (upper unit condo, The Harper) in 2019 and we were so excited. It started to change immediately when the builders started becoming careless and causing hazardous conditions in our home. They laid the drywall, left all the windows open and it rained that night. They had to come back and "fix" everything. A few weeks go by and I go to check on the build and I find FECES from one of the construction workers on our CHILDS future bedroom floor! It was absolutely DISGUSTING!! We then move in.... We had truss issues, our deck was caving in, the floors were separating and a huge bubble under the vinyl wood, we've had to fix the horrible drywall tape on all of our ceilings at least 4 or 5 times (it is not normal "settling" cracks), our stove top also sparked and the element light stayed on at all times even though it isn't on, and none of the bathroom vanities are leveled...Everything rolls off of them. This is just what I can think of off the top of the head before I bring up what we just discovered last night. So our AC went out last night and we had someone come out immediately and they discovered that stanely martin wired the WRONG AC units to each house. We were hooked up to the smaller AC unit that's supposed to go to the smaller lower unit condo which is 1000 sqft smaller than ours and they've been using our larger AC unit for the past 4 almost 5 years! We are obviously not trained in knowing anything about HVAC and assumed the builders, inspectors, etc would be able to do their jobs but they've failed us. We are LIVID with Stanely Martin. If I could give zero stars I would because they are not trustworthy and are only looking to make money. They do not care about you and your family. read more

Oof. I had really high hopes for Stanley Martin. Their salesperson Jason Barr was very friendly and like-able but don't trust anything he says. I bought a house from them and I was very excited for all of these amenities and beautiful spaces we were supposed to have. Boy was I wrong. Moved here in 2020, and in 2023 there are still empty overgrown lots with equipment sitting in them rusting. In the 3 years I've been here there is still no clubhouse, no pool, no amenities whatsoever. Hardly even streetlights and unfinished roads. In 3 years!!! Other builders around us have their communities finished in that time. To be clear, we were told that in 2 years (2022 would have been that timeframe) we would have a pool, a tot lot, a clubhouse, businesses, finished roads/driveways, connection to the W&OD trail and the second phase of the houses finished. I purchased my home 11/2022 new in NC. During the walk through before closing many items were addressed that needed to be fixed. No formal punch list was provided other than a notepad by the company was used. I have been documenting and begging for someone to complete the 60 day warranty list since that time. Due to issues with their company, my 60 day work list has still not been completed as of 8/23/2023. I have copied the NC President on all emails and have yet to hear any form of solutions from his desk. I moved to Glenn Dale Commons late 2021. The sales process was decent enough with only a few hiccups here and there. It wasn't perfect but nothing is so I will not list all of the things that went wrong. The one thing I am livid about is being sold my home under false pretenses. I specifically inquired about the acoustics and was told that you cannot hear through the walls (I live in a condo with a neighbor above me). This a complete LIE. I can hear and FEEL everything my neighbor is doing. The sound & vibrations are no better than a cheap apartment. Stanley Martin kept my deposit, when it wasn't in the original contract that they could do so, because their lender couldn't give me a loan. That decision led to my original lender rescinding my preapproval letter. With two denials under my belt, it was hard to get approval from a third lender. So they ruined my hopes of having a home in the near future. I am a healthcare worker who had to work through COVID. The one thing getting me through this time was that I would be able to have a house of my own and wouldn't have to hear my noisy upstairs neighbors. By them keeping my money, not only do I not get the home that I had planned on buying, I don't have a down payment for a cheaper home. That is super dirty and I would caution anybody who is thinking about dealing with them. By the way, they were able to relist my home immediately for $20000 more. We love our home and have not had many issues. The craftsmanship could improve. The main issue we are having is the grading issue in the backyard. We are located at the bottom of a hill and water from the rain is not properly draining. I have brought this to the attention of Stanley Martin and I was told there is no issues and the water is properly draining. As you can see it rained last week and as of today more than 24-48 hrs later water is still very much present. We spent too much money on our home to not be able to fully enjoy. Our kids cannot play in the backyard nor can we have any functions due to the amount of water. Our backyard looks like a marsh. Buyer be aware of purchasing in a community that is not completed. Stanley Martin management team does not care once you move in. I am in a brand new community in Greenville SC (home range over 350K) and have only been here for a month. They cut the main line to the cable over 6x. I have not had able for 14 days out of 30 and work from home. Spectrum is here almost every other day. I have tried to talk to the management on property and was told "Go inside lady, we have work to do and have nothing to do with your cable." The internet line are running all over the property you see orange running everyway because they have cut the main line in the last month 3x. The temp cables are cut about every other day by work trucks driving over them or the workers on the properties. I even have a photo of the manager on the property standing over the cut orange cable. Today, I talked to lead investigator whom was on the property today. She said Stanley Martin does not have permits for the digging and have been fined numerous times. Buyer beware.... Do not buy a home from Stanley Martin in Wesley Chapel, FL. I purchased a "brand new" townhome from them less than 2 years ago. Last night, I noticed a roof leak in my bathroom ceiling, so I called the warranty division of Stanley Martin. I was advised that the roof is not considered structural and therefore is not covered under the warranty. There is a 1-year builder warranty on manufacture defects, but that does not cover the roof less than 2 years later. Go figure. I asked if there was a roof warranty and I was advised there wasn't. Most new re-roofing jobs come with a warranty. Many of my neighbors are experiencing similar defect issues. read more

Village at Manassas Park - supposed to go to closing early August/September, and now being told that it could take 6 months before closing! All the while, interest rates have doubled, the housing market has tanked, and several of us now have our deposits locked up due to a 2-year contract clause. Do not buy a home with this contingency, they have TWO YEARS to finish a property. Think about that very carefully - because what was explained to me as boilerplate contract language is what they are hanging their hat on, as they prioritize other housing sites first. Manassas is one of Stanley Martin's cheapest developments (sub $400's). We are not first in line, if this is truly indeed a wide-spread issue - I imagine Stanley Martin will ensure their most profitable sites will be handled first. If you are considering a purchase, I'd stick with a Lennar/Toll/Hovnanian who are not experiencing any issues with building their properties. read more

2021 National Builder of the Year, they do not deserve this title. After what was supposed to be the biggest accomplishment of our lives, we were left with piss-poor, insufficient, and sub-par work done by contractors during our one-year warranty claim. It was a rushed process, and for new homeowners extremely overwhelming. The contractors completed work after dark, and we were left with a paper shoved in our face to say the work was complete. We did not have sufficient time to do a thorough walk through to look at the completed work, we requested more time only to be shut down by an impersonal and clearly scripted response. Over the next couple of days, we noticed the poor quality of work, dried up paint that had dropped onto the baseboards, missing hardwood planks where we had clearly marked, and blue tape still left where work was incomplete. Save yourself from the nightmare of a company, Stanley Martin Homes, and go somewhere where you are appreciated as a paying customer. I don't wish this on anyone, this has been the worst experience of my life. I highly doubt that this experience is what Martin Alloy and Stanley Halle had when they began this company in 1966. 50+ years later and the values this company were built upon are gone with the wind. So I moved into my new home almost a year ago. Let's not talk about the long delay, let's talk about the kitchen and the concrete pour. At first the kitchen looked okay, even tho I realized very quickly that my last apartment had better quality cabinets. Now, after 9 month, the dark wood lightened a bit, I guess. I can see the corrections that have been completed by the contractor. (Scratched, dents ext) they are everywhere. I feel that I received scratch and dent cabinets, and I am not happy. I paid full price. The granite is horrible as well, they came once to fix the chopped corners, but it won't last long. Let's talk about flooring: carpet... horrible quality. After 9 month this carpet looks like it's been there for years (no stains and I vacuum regularly) The laminate flooring... In The kitchen (because I'm a lot in the kitchen) you can already see the tiles losing the top layer. Paint... baseboard looks like it was painted while wet. It's just weird. Never seen anything like it. The stove in the kitchen also has a large dent that I didn't see during walk thru. I'm suppose to call Samsung. Like this is my job. It really isn't. Similar to Ben B. my husband and I entered into a contract for our new condo at the Village of Manassas Park back in May of 2022 and put down $22K in escrow.. it is now May 2023 and we have yet to move into our home... The original reason for delays was due to an AMP switch gear which they knew was on backorder months before they started selling these homes. The switch gears were recently delivered in February of 2023 and were installed fairly quickly.. however we still can not move in because they did not provide the right documentation to the FHA office and got their submission rejected.. My husband and I have been paying month to month rent since October of last year and this has caused so much stress and frustration. Truly a nightmare!! The sales reps don't care, and Stanley Martin refuses to give us our money back even though they lied about when closing would be. STAY AWAY!
