After a meeting with my mother, and clear explanations of what we needed and her mobility issues, we got a quote from Cam at Careful Cut. After a few days of working on the project, Cam told my mother the work was done. Being a trusting person, my mom paid him. The work was not done. There was a large gap between the house and the railing (unlike the railing that was replaced) which was a major safety hazard for an elderly person. See picture. The railing that was there was splintery and not sanded. He also missed a number of spots when painting. We contacted him and asked him to complete the work. At first he said he would "see what he could do about the railing and that the door was in the way". Note that the door was only in the way because he forgot to account for door opening when building the steps. When, a few days later, we asked him again when he could finish the job , he sent a rude message then ghosted us. We had to hire someone else to finish the work. Before starting the job he came to the house and did a thorough look-over of the deck and took notes. The next day I had another contractor come by to give me a second estimate for comparison. They barely looked at it, didn't mention all the things that Bill pointed out, told me they couldn't do it until 3 weeks later, then said it would cost twice as much as Bill's quote. Needless to say, we went with Bill. He started the job quickly and wrapped it up even quicker. When he was done he even quoted us on painting the entire deck, which we took him up on because painting a deck is a major pain in the ass. He completed the painting in about 2 weeks (due to weather and holidays) and it came out great. The deck required 3 coats due to the dark stain that was originally on it, but Bill didn't change the cost of the job or complain. I'll call him again if we have another big project that we need a hand with. He's a good dude.

After it was done...the roof leaked worse than before...they were notified and eventually came back and said...oh...they forgot to use the silicon deal on the seams...they came back and supposedly did the silicon sealing... Next rain...still leaking...and continues to leak... definitely worse than before their attempt to fix it. Finally wrote them s letter which I still have a copy of....nothing...no response...ever...called once more...nothing. Weather turned to winter and I left it go...now out 500.00 dollars and my roof is leaking horribly. I just experienced another rainy day ...horrible leaking going on still but am totally fearful of hiring someone again for fear of being ripped off once again. These guys are aweful..im retired woman alone and I trusted them to take my money and do the job. However, our primary…read morejob, a waterfall inside our house, turned out to be much more extensive than both we and O'Shea anticipated. Due to upper deck flashing that had been incorrectly installed by the prior owners, water had seeped into the walls and caused extensive damage. Jeff, the O'Shea foreman in charge, a contractor in his own right, and the person who did the vast bulk of the work, was extremely knowledgeable and accommodating of our needs, as well as professional and exacting in the work. He and Warren O'Shea, the owner, offered us several alternatives of varying prices in terms of how to deal with the issues involved, and gave us the pros and cons of each alternative. The damage was addressed extremely competently and thoroughly, and a significant rainfall that occurred within a week of the job being finished showed that our interior waterfall was now gone and that has been the case since the job was finished. The other jobs within the house, cited in our home inspection, were also addressed quickly and resolved beautifully. As a side note, I would like to address hiring contractors generally, having been through seven major jobs through the years. I got what I view as excellent advice from the first two contractors I worked with. The first advice was to be aware that no contractor can see behind walls (our house was almost 100-years old at that time,) and once they break through the walls, they have to deal with what's there - and that means that if, for example, electrical wiring isn't up to code, they are legally required to bring it up to code, and doing so almost always is going to add to the cost of the job. The second piece of advice was that our quote was very specifically based on what we'd told the contractor we wanted/needed and that *ANY* changes would likely result in additional costs, so we have always been extremely careful to know exactly what we wanted beforehand and to never have changed the scope of the job. In conclusion, we were more than satisfied with O'Shea and will certainly call on them for any future work. They are exceptional - as in great - to deal with on all levels.

The final price came in over $300,000 and at the end of the job he chose to not complete the job. The work done was good, but his price was so far over what he quoted it made for a very unsatisfied customer. In addition he didn't finish the job when he said he would, which was sometime mid April to early May. He stopped working in early June and as I said before he chose not to complete the job leaving me kind of stranded. My suggestion when working with O'Shea Builders LLC is make him sign a contract where his price is his price, not this contractor mumbo jumbo excuse laden "Not my fault, man".
