For the most part they did a thorough job, but they missed a few obvious things that have been costly and frustrating to deal with in the first month after moving in. The most frustrating issue: about a week after closing we discovered a leak upstairs that showed up as water coming in around an upstairs fan. There was already a visible water stain and moisture, so I have my doubts that it was new. I bought an IR camera and walked the house and found additional moisture in the garage with damaged drywall across the ceiling in a line that matches the roofline. I understand things get missed, but a visual check of the ceilings (or a thermal scan) should have caught this. I've been quoted $1-2k for the repair. The mantel above the main fireplace was also coming off the wall because it was warped. Repair wasn't an option since the mount was loose and the wood itself is damaged (another $1k repair). Undecided if the price paid was worth inspection.

The report, while detailed in appearance, contained notable inaccuracies. Bird droppings on the roof were identified as nail pops, a working mini-split was reported as non-functional, and a gas fireplace in proper working order was listed as inoperable. Each of these findings was incorrect, and the cumulative effect was that the buyers discounted the entire report -- making it very difficult to negotiate around the items that genuinely needed attention. I had also specifically requested at the time of booking that several additional structures and systems be evaluated. The pond dock, the attached deck, the treehouse, and the irrigation/sprinkler system were not documented at all in the final report. Finally, some real issues went unnoticed. Bathroom fixtures in the main bath are improperly secured inside the wall, and the attic contains extension cords being used as permanent dedicated wiring -- with damaged insulation on the wiring -- which is a legitimate safety concern. The combination of inaccurate findings, missed requested items, and overlooked safety issues made this report more of a liability than an asset to our transaction. I'd encourage prospective clients to carefully vet their options before booking.
