My bf and I are moving here from the Pacific NW, and although she didn't have any units available, she not only showed me a unit that was is in the process of being turned around and put us on the wait list, but she also took over an hour to talk to me and try to help orient me to this new and totally foreign place!! This is something no other manager or realtor has done. While most have been professional (but without personality), some have seemed plain bothered that they had to take time to talk to me for 2 minutes. NOT ARON!! Nope, she is as sincere and personable as I could hope for in an apartment manager. It was clear in my time with her that she makes herself as available as possible to her tenants. Even if I were her tenant, I would have thought she went above and beyond for me...making calls to try and find something for me, educating me about where to live and where to avoid, what to look for, and informing me about all kinds of things that would help us transition. Not sure where we'll end up still, but all of this was a tremendous help!! Anyone who has rented before knows the importance of having a good property manager. AND...the units themselves are also very nice! Spacious and roomy and very affordable. They are well maintained, as is the property. There is a very nice pool, and from what I gather, an overall sense of community to the complex, with Aron planning barbecues and other events that give tenants the chance to meet each other. After calling and looking around, it's not the least bit surprising that Shadowood didn't have any openings. If you are reading this because they do and you are considering it, I can only say that I would feel 100% about renting from them.

Brittain management is literally the worst property management company ever. For several years, I lived next to pot smokers who smoked 24/7 and made my apartment reak day and night. I told J. Brittain about it and they literally did NOTHING. I got police reports that documented the smell and multiple neighbors smelled it and made similar complaints, and the pot smokers lived there for two and a half years. I attempted multiple times to end my lease with them, but the mysterious, anonymous owner refused to break my lease. Upom actually vacating the premises, I got a measly $25.00 back out of my deposit. I've always had my deposit returned 100% of the time. I was blamed for damaged linoleum floor and it was clear the damage had been there before. I was also charged for blinds that fell due to old age and dry rot. After disputing the charges and waiting TWO MONTHS for the response from the owner they finally refunded the blinds charges and not the linoleum floor charge. I literally had to threaten small claims court to even get a response out of them, after multiple emails and phone calls to the office asking for an update. If you have to unfortunately rent from them, be sure to document everything. They will try and rip you off of your security deposit because they can and truly do not care about their tenants. It's unfortunate they have a monopoly over rental property in Jacksonville because the majority of renters have to rent from them as there are no other options. But if you have options, STAY AWAY FROM J. BRITTAIN AND ASSOCIATES. THEY ARE THE WORST EVER!

I am a senior citizen with a fracture shoulder and incapable of removing this limb. Further more, it exceeds the length to be picked up by the city without cutting. I kindly informed and asked brittian assoc to please remove the limb and debris from my yard and that I would not file a claim for damages to my shed. instead of doing the right thing they refused. some "Karen" from the company started talking perils and blaming God and that they were not responsible. First, God did not do this. Meteorology is the science that deals with the structure and dynamics of the atmosphere, especially as it relates to weather. Physics is the science that studies matter and energy. Example: Strong winds (meteorology) will snap (physics) limbs off trees. Science! Stop blaming God! Why can't you people just do the right thing?

I stayed the duration of my lease and left during COVID pandemic. I didn't do a walk through with the leasing office but I did however take pictures of the apartment when I moved out. I was not given any portion of my security deposit back due to made up charges. The office staff including Adriane and Jessica are what I like to call "nice nasty". They come off as very sweet at first, that's what reels you in. Repairs were not done properly, the carpet was never professionally cleaned, the walls were not clean when I moved in. I left the unit in better condition than I got it. My cousin who worked in property management said as she was helping me move out that I had done an amazing job making sure the apartment was in good condition. I did forget a bag of food in the refrigerator and didn't retrieve because I moved out of state. They also broke federal law regarding my Emotional Support Animal which I have documentation of.

The carpet is coming up, the tile in the kitchen is coming up. The railing is coming off the walls. The doors are very hard to shut and open. And GOD FORBID you try and get anything fixed. It took TWO DAYS just to get someone to come fix a door knob. Oh, did I mention the dishwasher leaks every time I use it? And lets not forget about the roach infestation. Eek. It's not worth the money. rent is $650 for a two bedroom that is falling apart. Also, a new company recently took over. THEY ARE RUDE AS HELL AND DON'T KNOW WTF THEY ARE DOING. I got a notice on my door last month saying I owe over $800 for some phantom late fee. Even though I had already paid rent that month. Just take my advice. LOOK ELSEWHERE.

    PLEASE READ: I lived here for a year in a half. From January…read more2020 until June 2021. When I first moved in, a lot of work needed to be done. My leasing office person, landlord, or whomever promised that things would get done soon. They NEVER did. The apartment was a mess, but I knew I was not there permanently so I toughed it out. The neighbors were extremely loud, the people below me got evicted because of the regular screaming fights they would have. THAT was all bearable until this next part happened. In the middle of my stay, the apartment complex was bought by SUNBELT PROPERTIES. They LOST my contract. Still never followed through on fixing my stuff. I finally left and had to email them about my security deposit for months. They stopped responding because they figured I would just forget. Glenn if you're reading this, I hope they fired you. I was told my security deposit would come in a month. I got it 4 months later. $50 had been deducted for "cleaning" fees. I left the apartment cleaner than I acquired it, never had a late payment, was always quiet, and they still had the audacity after all the crap they put me through. When I went to cash the check it said it was ineligible. TO SUNBELT PROPERTY OWNERS: You are scum of the earth that takes advantage of your tenants. I'll be leaving this review everywhere I can find.

The management is rude, disorganized, lazy, and unprofessional. The maintenance is equally the same. They have terrible bug issues, AC unit issues, and plumbing issues. They never fix anything when asked!! Upon moving in there were several problems with the apartment that Lee and Kim claimed would be fixed, but never got to it until I had to hassle them by calling every single day! And every week something else in this place is falling apart, not working, or simply broken. But then they hassle you for rent money when they're not keeping their units up to par!! This place either needs to be HIGHLY renovated, shut down, or torn down (or ALL of the above). I don't think this apartment complex is up to the proper housing standards. Needs to be inspected or something. Especially with all the mold and bug issues.

Continuous calls to the office do no good, they refuse to update their A/C units! Their "certified" A/C techs (aka the maintenance staff) will look at the unit and claim it's working perfectly. They'll also suggest that you refrain from cooking or doing laundry to keep the temps down. Your electric bill will easily reach $200+ a month! Think you can just go cool off in the pool? Not so, it's frequently closed for maintenance. The apartments wall to wall carpet has NEVER been cleaned! Expect stains, broken glass and toe nail clippings when you move in. If you want someone to hang out and have a beer with, feel free to call the maintenance staff. If you want something fixed, you're better off doing it yourself. Save yourself some stress and look somewhere else!
