There are several things you can do to make sure the home-buying process goes smoothly and one of them is choosing the right home inspector. STL Home Inspection Services has a very helpful website that not only contains an up-to-date contact information, but also provides some helpful information regarding what other non-common testing involves and why they are important when buying a home. Their website also contains a pricing table for each services you need. As far as the pricing goes, I think their general inspection price is comparable to others in the area. STL Home Inspection performed the general inspection as well as make the arrangements for the sewer lateral, termite inspection and radon testing. All the services were rendered the same day as the general inspection, however, something fell through with the scheduling and we were unable to get our radon testing done until a few days later. This was not the fault of STL Home Inspections but worth mentioning in case this happens to you, then you know you should call the Radon testing lab directly. We called on a Wednesday afternoon around 4:30pm. He was very professional, asked some specific questions about the property and was able to fit the inspection to his schedule in less than 48 hours (Friday morning at 9am). The real estate agent did recommend a few people/companies but since I am always on yelp, I decided to go with someone who has a 5-star rating here which turned out great! Billy's report came complete with photos of the areas he found to have issues (major or minor), along with his recommendations on what to do to alleviate the issue or if someone else who has the specific background should look at the matter. His report was very detailed and helpful in determining the things you want to ask for to be fixed/replaced when buying a home so that the buyer and the seller could come to an immediate agreement and resolution of the issues. In the end, we had a successful general inspection with STL Home Inspection Services and I am glad I trusted my fellow yelpers for this! read more

Great inspector! Billy is the owner. He is very knowledgeable and thorough. Even the third party inspectors he works with are excellent, too. The website is transparent and clear. It is easy to schedule an appointment. Before the inspection, he sends you a docusign contract by email. Tip: Remember the gas pilot line has to be on for him to do a basic inspection of a gas fireplace. Process: He inspects the home and if there are major issues during this process, he shows you. At the end, he sits down with you and summarizes the results orally. A couple of days later, you receive an e-bill and upon payment, he sends the written report results, along with photos. Conclusion: I used him for 3 homes and each time, the results have been impressive. Since then, I have sent Billy numerous text messages long after the inspection, and he still answers. He's very reliable and dependable and super nice!!!! He is also honest. During our last inspection, the seller or the realtor had left ALL of the basement windows open during the radon test in freezing temperatures. I credit Billy with singlehandedly stopping us from purchasing what would have very likely turned in to a money pit. We ended up walking away from a property because of some serious issues he found, and he even gave us the option to pause his inspection after finding them so as not to have to charge us for services that would have ended up being moot. Billy was incredible! Not only was he half the price of the inspectors our realtor suggested, he was timely and extremely responsive. I would receive emails after midnight his time. I'm not sure if he sleeps but he definitely works. On top of this, the home we bought had an inspection done about a year earlier. I forwarded the old report so Billy had something to work off of. On the old report, one of the A/C units was listed as having wiring damage. Billy went back to the house at 11pm just to ensure that the wiring was fixed properly. He double checked this at no charge. Unbelievable. His report are color coded based on: Safety - needs repair, Maintenance - have looked at and Cosmetic. Very easy to read and utilize.
