Jason was wonderful doing an inspection on my home that I was purchasing Jason arrived early and was very nice. Jason stated I could follow him around, but I declined and just told him if there was anything he wanted me to know just to let me know. I was only there waiting for my realtor. Jason was very personable, built a report and asked me questions to get to know our situation. Even if things were OK he explained how he looked at them and why he chose to look at them a certain certain way he was very detailed. The sewer company also highly recommended. Jason said that he does amazing work. I received my report the same day. I highly recommend. read more

I paid BPG $1,530 for a home inspection including a gas safety inspection. After purchase I discovered a gas leak you could smell the moment you opened a closet door, plus plumbing problems that cost $12,000 to fix. They charged $225 specifically for gas safety and missed an obvious leak. Several significant plumbing issues were also either missed or not flagged clearly. I understand plumbing is not all visible, but I would have appreciated it if they noted to me that the water shut-off valve is completely non-functional. When I reviewed the fine print, I found the liability is capped at the inspection fee and complaints must be filed within 14 days, making it nearly impossible to seek recourse after the fact. To their credit the report is transparent about being a visual-only inspection. But for $225 you think they'd give it a sniff at least? read more

DO NOT ISE TJIS COMPANY. I used BPG for an inspection of a condo in St Louis. The inspector, Gary Dingledine was apparently a ding dong as he was responsible for missing several apparent problems. The pipe around the toilet was rusty, the ceiling in the bathroom was peeling and the low water pressure in the bathtub wouldn't allow for the shower pin to launch the shower. I think he lied on the report and claimed things I he never looked at. It has now cost me $5000 and still looking at more repairs. I did get a refund of the cost of the inspection because it was clearly so poorly done, but I lost the ability to negotiate these additional repairs in the real estate deal. Bad news. read more

My daughter and her husband bought a new home and needed to get it inspected. I urged them to get an inspector that was a member of ASHI (American Society of Home Inspectors) because I know they have very high standards. They were fortunate to have Quinten Coe do their inspection. He was very thorough and a real professional. He explained everything in layman's terms and made some great recommendations on how to fix needed repairs. He did a great job and I would definitely use and recommend Quinten. read more

DO NOT USE. They have not followed through on their promises or guarantees. The report was not as detailed as one would expect, and some items discussed on-site were not included. Their quote says "if we haven't met your expectations, we'll refund your fee. It's that simple." Unfortunately, it is not that simple, they refused to refund me and I had to call multiple times over multiple weeks to get any response from them at all. Would not recommend. read more

I did end up buying the home mentioned in my initial review. After living there for a little more than a year I thought I should update my review. The invoice prior to inspection showed a "Welcome Package". I was kind of excited that for the premium price of this inspection they were at least giving me some kind of gift. Maybe a Flag or BBQ Set or some Helpful tool set. But no, the "welcome package" line item is actually them simply selling my information for profit. Solicitors started immediately and I had to ask how they got my info and the answer was "from your welcome package ". When I confronted BPG they said it was to help offset their costs. They did remove me from their welcome package after the fact. Not sure how much that helped. BPG missed some pretty big items. Water from the bathroom faucet was almost a trickle. Plumbing work had to be done. There are lights on the exterior of the home that don't work. Electrical work had to be done. There was dirt up over the top of the foundation along two different walls. This had to be dug out to avoid termites from entering the home. In all I feel very cheated. This inspection was nearly double the cost of my last home. Yet the report and work done was not nearly as thorough. read more

The most expensive inspection I have even purchased, but missed more problems than any inspection I have used. The interior of the house was inspected well, but on the outside they missed broken outlets, lights, many places of wood rot, gutters that were missing and not functioning, the roof issues were far greater than the inspection report listed. Their estimator gives amounts that are only a down payment on how much it will actually cost you to repair. I paid for the inspection to know what I was getting into with my eyes open, but I was blindsided by all the work the house actually needs. Use someone else so you will not suffer my fate. read more

I've had Ron Entwistle inspect 2 houses I looked at buying in St. Louis area over the last couple of years. I've bought 10 houses in 12 years and of all the inspectors I've hired, Ron is the most accommodating but above all, the most thorough and detailed. Some of the clowns I've hired in the past have missed obvious signs of woodrot, termite infestation, roof age, structural defects in the attic and doors not opening all the way nor even fitting into the door jam while closing. Therefore not closing. Heck the last guy, in Texas, missed that there were 2 windows that had been sheet rocked over! Ron is awesome. Do yourself a favor though, be present when he does the inspection because the words used face to face, are so different to what you read in the report. Probably for legal reasons. ABSOLUTELY DO NOT USE THIS COMPANY! Bought a home that was inspected by Don Norman and was told the house was good. Within the first month we have found a roof leak that is damaging connected dry wall and the porch leaks into the basement, not to mention a list of other things not caught during inspection. Filed a claim and the claims adjuster was extremely unhelpful and refused to admit any of it was their responsibility. Don't waste your time or money. read more

Interesting response from the professional apologist at BPG...interesting but hardly factual. Here are a few clarifications just to be sure that ANYONE who thinks about using this company or this inspector know what a bad idea it would be to trust them. 1. I don't know the guy who responded to my post but I am certain that he and I have never had any contact. Also, it has been about a month since I've heard from anyone at BPG. That said, he does write decent fiction and it was an interesting read. 2. Yes, my realtor did recommend Gary. She also called him after the first time I had water in the basement in an effort to get him to help BPG decide to do the right thing. He declined and thus lost her business. She has apologized profusely to me for recommending him and has expressed to me that she thinks his conduct in this matter has been thoroughly unacceptable. Frankly, I believe she is ashamed that she referred him. 3. I have NEVER agreed with BPG that the deficiencies noted in my review weren't evident at the time of the inspection...much less "readily agreed." This is a bold-faced lie and I have numerous emails as evidence that I have aggressively asserted that each of these faults DID exist at the time of the inspection and Gary missed them. I've also provided BPG with written statements from the appropriate trades which indicated that the deficiencies would have existed at the time of the inspection based on their severity. Gary missed them either through incompetence or negligence...I don't know which. In addition, none of the faults that Gary missed were mentioned in the inspection report...hence my continued use of the word "missed." 4. There are exactly 7 mentions of siding in the inspection report that I received. Not a single one of which mentions the fact that almost half of the siding on the north side of the house needed to be replaced. There was mention of replacement of the siding on the south side of the dormer but Gary somehow missed the fact that the north side was shot as well...thanks Gary! 5. Homeowner's insurance does not cover flooding due to failures such as the one that Gary missed when he also missed the damage to the majority of the siding on the north side of the house. In fact, when I asked him about the possible causes he cited his recommendation to clean the gutters. Somehow he noticed that but missed the fact that the epoxy repair to foundation crack had opened up...thanks Gary! Regardless of the load of bull that Patrick shoveled on top of my factual and accurate review of my experience, I remain incredibly worried about what else Gary missed during the inspection. At the end of the day, shouldn't there be some peace of mind associated with the use of a home inspector? Isn't that why we hire them in the first place?!? Our Inspector was excellent, Johnnie S. The problem was with obtaining our paid inspection report. We called BPG approximately 7 times for them to only relay to us that IT had been called, but "uhhh we don't know when you will get it," or "within the hour, and "that's all that I can do." It's disappointing that the customer service department seemed unconcerned when we told them that "WE ARE UNDER CONTRACT" & need our report back! I have used other inspection companies, but decided to use this one after they gave a presentation at my Real Estate Agency. Going forward, I am placing them on our list of companies NOT to use for inspections, & so will the corporation who happens to be my Buyer. read more

Just had an inspection done on a "unique" property we are purchasing. It's a custom home with no real comparable on the market around it. Part of the house is 60 years old with a basement, the other is a 40 year old addition with a crawlspace. Tom, our inspector, was professional and thorough. The complexity of the house was well documented on the inspection report, and the report was very easy to read. There are clear "action" items, and clear "consideration" items. Tom spent time with us to answer questions and provide some tips to consider for future maintenance. We don't have any concerns with our inspection or unknown issues after the purchase is completed! read more

Mr. Warren's report was thorough, easy to comprehend with verbiage accompanied by photos of concern areas, and done the same day as the inspection. Dan Mansmith from BPG did the home inspection on a house we are buying. He was extremely thorough. The company was recommended to us by our realtor and scheduling the appointment was a breeze. He was available sooner than others we contacted and at a better price. When we arrived at the house for the inspection he was already there and began a full exterior inspection then showed us his findings. He began by taking many pictures of the outside of the house. As he continued through the home, he was able to give us a lot of great advice. I highly suggest tagging along to hear all of the helpful advice he has to offer. inspection today . 6-5-2018 kirkwood mo.......inspector trashed an item. he said there was duct tape in the driveway that was probably put there to say there were problems with water pipes. how absurd.. there was a shipping pod sitting in our driveway. my daughter placed the duct tape there to measure the cubic space on the outside of the pod. we then placed everything inside of the pod and tonight it was picked up and sent to califoria. i have since picked up the tape from the driveway. before warned . read more

Inspector missed all HVAC issues: 1. You should never put a humidifier in an attic. All inspection said was humidifier not tested. 2. AC outside totally black with debris and not removing air from house. 3. Thermostat doesn't trip off as it should. 4. Duct work not run correctly and there are no returns in any of the bedrooms meaning air doesn't move. 5. Corner bedrooms should have two vents. These do not. The whole house return buzzed not stop even when AC is not running. That's just HVAC. Our water smells, the pipe from Washing machine to sewer line was clogged requiring a clean out, hydrostatic pressure brings water into garage, there's a crack leaking water into garage, all electric outlets, while they worked, had been painted over with paint inside the electrical and had no grounding. Multiple light switches didn't work anything (electrician hard wired to fix) etc. (when we began painting, we immediately called in electrician to replace all outlets they were that bad.) Backyard cracks found in retaining wall, but fact backyard turns into a swamp when it rains was not. I could go on. I'm sure this inspection did some good as seller made some minor repairs, but the amount missed that requires repair is now in the thousands. Had we known, or had we heard "I suggest you get an HVAC inspection in here" we probably would have been in a better position as we could have renegotiated with seller. Having had another inspector for another house, we wanted him but because of time had to use this company. I regret not waiting. I can't recommend. read more

BPG did the inspection for us when we bought in 1999. I was very impressed then so decided to use them again now 2013 for three more inspections. Gerry Loesch earlier this year helping me get my house ready for sale. I wanted to know what needed to be done so my home would be in perfect shape when selling. This was a bonus to me and to the new buyers. John Bean was very informative and gave me some great advise regarding a house I wanted to buy. Yes I paid again for an inspection but after total consideration the cost was well worth it, decided repairs were going to exceed what I wanted to invest and sellers did not want to budge. Now a fourth inspection and finally found the house for us. No house is perfect but John gave me constructive ideas to avoid future problems. John had me walk with him as he noted and showed me any thing that might concern me later. I feel very comfortable recommending BPG to everyone. These guys are worth every penny paid. read more

I recently had BPG conduct an inspection of a property we signed a contract on in Swansea, IL. The inspectors were on time, prepared to start immediately and did so after a briefing on the inspection process, what was involved and areas they would inspect and areas where they couldn't. They answered all my initial questions and asked that I walk with them as they inspected both the exterior and interior of the residence. During the inspection they noted items for their inspection report, took pictures and explained what they observed, and asked if I had any questions. The two inspectors knew what to look for, took their time and covered all areas of the residence per their initial briefing. Before departing the inspectors and I recapped major action items identified and what the inspection report would contain. The inspectors were professional at all times and was extremely sensitive to staying within the guidelines established for the home inspection. I received the inspection report within 48 hours...it was detailed with action and consideration items identified upfront, documented with photo's, and written in a easy to follow format. I bought my first home in April of last year. The seller provided me with a 1 year warranty through BPG. This has been completely worthless. Weeks after we moved in, the sewer line began backing up. The warranty listed coverage on the sewer line. They dispatched someone to come out from Certified Plumbing. The guy was a real jerk, did nothing but gripe about his job the whole time. We have a $75 deductible but the guy then said we had to pay him another $150 to go up on our roof. Nowhere in the agreement does it say anything about paying extra on top of the deductible. My husband called me at work to get my take on this and as he did so, the plumber just left without doing any work. I called the next day and complained. They sent someone else out and cleared the line (or so I thought.) The line backed up again two more times after that. The last time, the plumber said he flushed the line and it was clear. That very same night my basement was full of water again. I called and complained and they said they were dispatching someone out. No one showed. My husband called them later in the day and was told that BPG suspended our coverage because we called them too much. Well we called so much because they refused to FIX the problem! So I ended up having to call Roto-Rooter out to fix the line and pay more money on top of what I have paid in wasted deductibles. Incidentally, they fixed the line the first time out and I haven't had a problem since. BPG is worthless and has done nothing but waste my time, money and cause me huge amounts of stress. read more
