Apt 1 99Elm street barre Vermont Zach tried to hold us against our will with trying to make us pay rent until they were able to rent it to someone else. But we had to suck his ass. I moved into this apartment owned by Stoning Browning on November 14, 2025, and honestly the place from day one was already raising major red flags. This building is not safe for kids or pets at all, it was built in 1901 and it definitely shouldn't be advertised like it is. There was visible mold all over, and the paint is old and falling apart which is really concerning, especially knowing there could be lead paint in a building where families live. I put in multiple maintenance requests and notes pretty much right after moving in, but most of the serious issues were either ignored or barely addressed. I paid for a three-bedroom apartment but the third bedroom was completely unusable. It wasn't just "not great" it felt highly unsafe and unhealthy. The walls would leak so much cold air, the air quality was awful, and there was no way that room could be used as an actual bedroom. Paying for three bedrooms and only being able to safely use two is ridiculous. No one should have to worry about mold lead paint or unsafe living conditions in their own home. This isn't about cosmetic stuff it's about basic health and safety. I would seriously warn anyone with children or pets to think twice before moving here. Management really needs to take responsibility for the condition of this building. The heat bill was $750 a month until I unplugged the gas heaters and ended up buying electric portable heaters. I even tested the apartment for lead paint and the main owner of stoning browning said I was a LIAR!! THIS APARTMENT IS A NIGHTMARE IN THE WINTER!! I cannot imagine the brutal summers. We have since then been moved out but owe suburban propane $3,000 in gas bills because of the leaks in this building. Zach Napolitano is an absolute joke. He accused me of recording him in my own apartment and later banned me from the property for showing up with wrongful issues in the apartment I was living in. read more

We have been renting from Stone and Browning for two weeks and so far we are unimpressed. Our voicemails are not returned. We've requested very basic things multiple times with no reply. For example, trash removal is included in our lease and we still do not have trash and recycle containers outside. Second example, the parking lot has been icy and our daughter fell. We asked for sand or salting service - none has been provided. Very disappointing and frustrating considering how much we are paying in rent! read more

TL:DR version: I recently found myself in an unexpected situation that I wasn't sure how to fix, and Nick Gagne, a property manager from Stone & Browning, went beyond the call of duty to help me out, even though I wasn't a customer and had no ongoing relationship with the business. Longer version: a couple of months ago, I wanted to buy a painting that a local Montpelier business had on their wall; they weren't sure how to handle the payment at the time, but after I got home (to Boston) they told me by email that I could send them a check and they'd hold the painting until I was next in Montpelier. I sent them the check, they cashed it - and then about a week later they went out of business! I only learned about this when I tried to call them about picking up the painting. I figured the painting was probably lost, but I managed to get the name of the business' property management company (i.e. Stone & Browning) from the Internet, and called them, in the hope that perhaps they could figure out where the painting had gone. The person who picked up was very sympathetic and put me through to Nick. On a Friday afternoon, Nick took time out of his day to track down the painting, and then he came in on a Saturday morning (outside his usual working hours) to hand it over to me, because I was heading back to Boston on the Sunday afternoon. So I can't speak to their property management skills from the perspective of a landlord or renter, but my experience in summer 2024 was that it was really easy to get in touch with them (even with a situation that was definitely non-standard), and they were extremely responsive and helpful, especially Nick. read more

I've had so many issues with this company. I've rented 2 apartments from them. They claim they have strict no pot policy and no noise after 9pm. I have made several complaints about neighbors being loud (at 3am) and stomping around/kids running around, and several more complaints about the pot. (I get sick and have a severe negative reaction to the smell) stone and browning refuse to do anything. I was told to call cops but i dont like doing that. They do not listen all they will do is text the building about no smoking. I had a rat issue in the other building and nothing was done until i got bit. DO NOT rent from this company!!​ read more

These young guys started great for me as a remote property owner. Unfortunately, their work declined and it feels like they "quiet-quit" during covid, they really quit with a ton of open workorders and shoddy workmanship that needed to be redone. I trusted them and my trust was violated. If you are a property owner considering them, you'll need to keep on them to get work done right. read more

Won't let you get a place is you don't make 3x their super high inflated rents. Very un Vermonter to be so greedy penny pinchers. VT is in the middle of a housing crisis and plenty of people pay 40-50 percent of their income monthly on rent but to them this in an impossibility. Out of touch with how things are and would rather stroke off rich transplants then serve the people who make Vermont, Vermont. Scummy tactics! Avoid these dirtbags at all cost. My girlfriend and I relocated to Vermont for work and were really excited about a few listenings the company had available. We applied to a few listings with this company. We have rented for over a decade, have a steady source of income and outstanding references. The company constantly gave us excuses that didn't make sense. We both qualified financially yet they kept telling us they couldn't process our applications. We even had a co-signer apply as well and I was told over the phone "Even a co-signer won't help you" It started to feel like discrimination. We ended up moving forward with another company who was able to process our applications immediately and approve us for a rental in Montpelier the same day. Moving is already an incredibly stressful time and this company gave us intense anxiety and had terrible communication skills. read more

I told them what I was looking for and whenever something came available they called me right way. While living in one of the stone and browning apartments any time anything broke or went wrong and even when I locked my self out a few times they were right on it! I have a good experience renting from stone and browning and would recommend it to anyone looking for a apartment in central vermont. read more

If I could give zero stars, I would. What a fiasco trying to deal with them was. They have no communication skills whatsoever. It takes days to get a response back from them.. if you even do! Doesn't matter if you leave a voicemail or an email, they will blatantly ignore you. We had to call the maintenance extension and tell them that we couldn't get a response back. He said the lady would be calling back in 5-10 minutes. Interesting how when one of their own tell them to call someone they will. We viewed a property with a young girl and told her that we wanted it, just tell us where to send the money. She said that they needed to run our background checks and check our applications. Why wasn't that done when we first applied a couple weeks prior? Come to find out, after a full week from the viewing and not being able to get a response from anyone, they rented the house out to someone else. How unprofessional can a company get? Do not give them the money for a background check u less you can guarantee that they will be doing one. read more

Absolute joke of a company, my family and I had to move out due to mold in the basement. Also forgot any kind of support if something breaks in your apartment, you could put in multiple maintenance requests and multiple phone calls, if they even pick up, and nobody shows up 9 times out of ten. read more

I strongly recommend not going through these people for ANY properties. I was in the hospital from black mold that they wouldn't take care of. My apartment flooded every rainfall, and the neighbors would constantly party. They hung up on me numerous times, and blocked my number. Currently in a legal battle because they illegally threw me out. NOT recommended for families with small children. Most of the 5 star reviews are from their employees, as one is a good friend of mine. read more

before you apply check out the BBB site they are at a c+ and are about to drop even lower. they take your application fee but rarely respond to inquiries. they are not I repeat NOT BBB accredited. the photos of the rentals are not true photos and should fall under the "bait and switch" laws. they claimed to be housing for professionals but what I saw was trash all over yards and stinky apartments either not finished or were questionable as to the safety of the renter. grills up against the building on the second and third floor of WOOD decking!! doors open and bathroom shower curtains hanging in the doorway. they claim no smokers but the ashtrays were everyway outside as well as broken and discarded trash, toys and just plain crap. I attempted to get a refund on the application fee but they refused and then did not respond to BBB complain. Beware and be warned.............I found my own rental. read more
