Bailey Kuban put absolute nightmare tenants into my home. Bailey stated that she had placed successfully placed "hundreds" of tenants in rental properties with no issues, which is why I signed the contract with Green Light Real Estate. The tenants she selected for us immediately tried to shake us down demanding $9,800 in cash from us, the landlords, because they decided they changed their mind and wanted money for another place. When they were told they had no legal standing to make such an absurd claim, they then stated they would be paying rent late every month because they didn't have enough money. (Bailey stated that they had more than tripled the rent available monthly and would cause no issues.) Additionally, the tenants trashed the property leaving garbage all over the front porch and driveway. I'm terrified as to what the condition of the property will be at the end of the year. Bailey actually wrote to me today that I have a "good cause" for not renewing these tenants again next year. I don't know if she is wildly naive or just completely lied about her experience. Whatever the case, I strongly recommend working with Bailey Kuban or anyone at Green Light Real Estate. We are living our worst case scenario. read more

On a snowy and cold afternoon four weeks ago, my wife and I made one of our biggest dreams come true by becoming homeowners. Being a first time home-buyer came with a lot of questions that started before the process even began. However, one question we did not have was who would be our realtor. It was Adam Feldman. In 2019, Adam, who was property manager at the time, showed my wife and I our very first apartment in the Montpelier area. Throughout his tenure as our property manager, Adam was always quick to respond and deal with issues, as well as being an all-around good guy. When Adam informed us he was becoming a realtor at Greenlight it was bittersweet, we were sad to see him go, but knew we had a great realtor waiting for us when we were ready. Six years after moving into our apartment, my wife and I were finally ready and reached out to Adam. Within a very short amount of time we were communicating with Adam, discussing our house search "guidelines", as well as what we needed to do to get the home-buying process started. Once ready, we were viewing the houses we asked Adam about in a very short amount of time. The second house we viewed ended up being the one we now call home. I truly believe a large reason why we were able to obtain and execute the contract was due to Adam's personability, way-of-communication, and relationships with other realtors in the Montpelier/Barre/Central VT area. I was "assigned" to Pattie by Zillow when I started window-shopping for houses a few months ago. She was kind and patient with my "I'm really just looking for the moment" tours. I didn't know yet how fast things were going to start moving, so it was a lovely surprise when Pattie was there every step of the way, and turned out to be incredibly knowledgeable (I didn't finance my purchase, so sadly didn't get a chance to take advantage of her years on the financing side of real estate), very responsive, and supportive of a first-time homebuyer who didn't really have much idea how the purchasing process worked. She negotiated a lower price when inspection revealed some undisclosed structural repairs were needed. And, yesterday, when we walked through the house before closing, she gave me a lovely gift basket, which is now sitting in my new home! We sold our house this summer through Kate and Mattie at Green Light this summer/fall and although the sale went through in the end, our experience wasn't super positive. Kate and Mattie came out twice for initial visits and to talk price and selling strategy. Our home and property were a bit unconventional and we emphasized on several occasions that since the house had once been a mobile home (now completely renovated and with a huge addition put on) that financing options for a prospective buyer would be limited. They assured us they understood. The next step was the photo shoot and this went really well. The photographer was really professional and took amazing pictures. We really appreciated this aspect! The first negative experience came on the day the listing launched on Zillow and MLS. Kate wrote the ad and posted it without having us read it first and there were numerous serious inaccuracies in the listing. Most egregious was that she listed the house as 600 sq. ft. when in fact it's 1200 sq. ft.! She fixed it later that day, but over there had already been 1000 views and that intital debut is really important in a tight market. After 9 or 10 days we had an offer which we accepted and we were told everything was all in place and all we had to do was wait. A month passed with almost no communication and we started to get a bit anxious. When we asked if everything was still a go, we were assured that everything was still good. Another two weeks passed and when we checked in again we were told that the buyers lost their financing due to the house originally being a mobile home and that they had sent a letter of cancelation! Exactly what we had warned against. Luckily, the buyers agent worked with the sellers and convinced them to seek alternate financing and eventually they got a loan. The whole process caused us much anxiety and stress at a time that was already very stressful. Overall, Green Light did sell our home and property and did so just a few thousand dollars under our asking price. However, the process was really stressful and there was a real lack of consistent communication and due diligence. We know our property wasn't a giant sale, but we expected better from a local company. read more

We listed our home with one of Green Lights argents in October of 2016. The agent followed up once, after the initial week the house was on the market. After that, I had to reach out to ask about the number of showings and then, several months later, I had to ask if we should we reevaluate our pricing strategy. I, the customer, had to reach out to him! It gets worse, though. We receive a letter in the mail from the realty company, notifying us that the listing agent had left their company. You see, this letter we received was actually mailed to the house that was listed, and vacant. The Post Office finally forwarded it (mail forwarding had expired several months prior) and when we called the realty company they informed us the agent apparently did not leave any information (phone/email) regarding our account. As a result, the six month contract expired and the house sat there...off the market for several weeks! Ray Mikus, the owner emailed us on a Wednesday and stated, "The relisting documents have been mailed. As soon as you can get those signed and returned to us, we can get the listing back up and in front of buyers." Keep in mind, the realty company is located about 45 miles from our new home so we expected them by the following day, Thursday, or Friday at the latest. One week later, the relisting documents still had not arrived. I emailed Ray again expressing my frustration over their lack of service and urgency. He replied, "I apologize for the service that you and your family received. I was under the impression that the documents had been mailed, but I must have been wrong." Under the impression? The owner of the company does not even know if the documents - RELISTING DOCUMENTS - were mailed when he stated they had been?! Unacceptable! From start to finish, everyone we engaged at Green Light lacked urgency and common customer service skills. Steer clear!! read more
