If you are a visitor, or trying to find visitor parking, forget about it. Secondly, the noise. Having grown up on a farm just off the highway, I'm not particularly bothered by the sound of cars driving by on the interstate, but I'm still surprised at how loud it is. For my first couple of nights here, I kept looking for a window that I left open. The sound is that distinct. The thing that really irks me about this place, however, and the reason for the low rating, is the Association hours. I moved in on a Sunday and needed to use their shuttle service to the metro line to get to work the next day. In order to do so, I was supposed to get a pass during office hours, which as you might guess are M-F 9-5:30. This I find to be quite ridiculous. When I called about other options, I was told to take a day off. Really?? In order to use services that I'm paying for, you can't have at least a day or two a month with extended hours that might benefit the majority of people who work 9-5? Ridiculous. So now I'm stuck sneaking on the shuttle, hoping not to get kicked off until I can accrue enough vacation time/credibility at my job to show up after half the day, just to get my ID. Awesome.

The current board lacks common sense, courtesy, and compassion. We recently sold our town house in the Windy Hill community. We paid to $250 for the management company to send us our 'certified' HOA papers. However, before they would send this they sent us a list of items that needed to be complete, including: 1. Painting the front door an 'approved color' (note we inherited this door when we bought it 3 years ago). When we looked at the list we saw the color of our door was listed, so we didn't paint (we completed all other items). The board brought a sample of 1 color listed on their documents and said we were not in compliance, the management company wrote back that our door was not the color they brought over, but was black. We replied, yes which is the first color listed in the approved colors below. They clearly wanted us to paint it a specific color, but because this was in their documents they had to let it go, but they had their revenge. 2. Painting the pillars a specific paint color of Duron paint that is no longer made. We color matched from the current formula, but after painting it the board came back and said it was not approved. Given that most homes close within 30 days we were naturally in a time crunch. In our specific situation it was even worse, because we had a vacation scheduled for our closing date and were gone the last 2 weeks before the closing. The board compounded our issue because they didn't email us about these changes until 2 days after they met. They didn't say the pillars were the wrong color, so at 10pm the night before we left my husband went back to the house and put another coat of paint on the pillars. A few days later (while on vacation we heard from the management company that the pillars were 'more lemony' than the formula we were given, and they then added another item to our list of things to fix that was not on the original list. My husband was able to get in touch with a handyman who knew the area and after $600 we had them painted. Again, we asked the board for their approval ( it took 4 days to get them to look at it, any they were aware our closing date was that week). We got their approval on the pillars, but they again added another item not on the list. This was 2 days before our closing. We did not get our certified papers until the day of closing. This collective group of bullies almost cost us the sale of our home (tell me how does that help home values in your neighborhood)? And I am aware they did this to at least one other family whose husband was transferred to Houston. Even the management company couldn't understand, why the board was being so unreasonable but the board the board informed us they were doing us a 'favor' because they are only obligated to look at these improvements once a month (again think about how quickly it takes to close on a property). The current board is not doing anything to help the current residents, they are obsessed with the tiny amount of power they have in the world and they use it to make other people's lives miserable.

3/24/20 Driving by this area on a daily basis, I had begun…read moreto wonder where this park leads to? I got my answers this past this past Saturday when my wife and I went on a speed walk around the Lakeford Community Association area. The housing sits near a manmade pond with the sounds of wild life all around it. The path we found started by the tennis courts and heads to the dam where the sidewalk ends.  I was disappointed because I wanted to walk along the creek and venture deeper into the forrest, but that wasn't an option. However, the sounds of a waterfall was refreshing.   I also enjoyed watching the family of ducks swim under water for food.  How they see in what looked like dark waters is beyond me.  I could look this up, but right now I like not knowing and enjoying the moment.  There is a second part of this pond that continues under Fairview Drive and it is a much smaller walk. I did not enjoy this section as much as the larger side of the pond.  Maybe it's the view, the bridges and the tennis courts that caught my eye. Maybe there was more wildlife to see than the other side of the pond, but it is worth checking out.   We also checked out Parkland pathway, but this just leads to more townhouses and not much else to see. Unless you have your water boots on and go walking up the creek. If your feeling very brave, walk into the tunnels and explore under the roads. All in all, I found this walk near the lake to be a fun way to spend some of the day in this new year of the Coronavirus.  People were out and about, but were keeping their distances. The new term for this year will be Social Distancing.   Two words that were never meant to be used together.  The movie Demolition Man comes to mind. There is a scene  where to cops (Rob Schneider and Benjamin Bratt) rub hands without touching each other.  Then my mind goes to what Sandra Bullock said about human contact. "Rampant exchange of bodily fluids was one of the major reasons of the downfall of the society. After AIDS, there was NRS, after NRS, there was UBT. One of the first things Dr. Cocteau was able to do was outlaw...and behaviorally engineer all fluid transfer out of socially acceptable behavior...." Yes!, this means NO KISSING....I am really getting away from my topic.  Lakeford area gave me the idea of living in an area like this. The thought is amusing, but I know my wife wouldn't want that. Not at this time anyways. I will most likely walk this way again and see this beautiful landscape again. This area is very peaceful.

I reported a water leak in the building that was not addressed until a County inspection forced them to do a cheap repair. The owners and manager made several attempts to retalitory evict me for complaining. Moreover, there's no designated parking in front of building, vehicle towing, and black mold in the storage areas. Access to the nearby park and unmanaged bike trail at your own risk!

We lived here for 5 years and really rarely had the issues with parking that people are saying…read more Parking in general is an issue in Arlington but unless youre coming home repeatedly at 2 or 3am you wont likely have these issues. The bus system is so good on Columbia Pike that fewer and fewer residents have cars. The location off the trail is phenomenal. The courtyard is great. And the pool is fantastic to have. Often there is no one there during the weekdays - maybe a couple of adults. Management has also changed and is substantially improved. We really miss living here.

Kingstowne Residential Owners Corporation (KROC) did a decent job maintaining the community during our time there. KROC maintained the pools, gyms, roadways and common areas well. They also inspected the exterior of our house annually to ensure we were maintaining standards. Usually, they would identify 1-2 deficiencies which we had to correct. However, the big problem came when we listed our house for sale and requested a resale packet ($316) from KROC. They sent an inspector who identified 9 deficiencies that had to be corrected before our sale. NONE of these were identified in our annual inspection just three months earlier. And some existed when we bought the house 11 years earlier (paint splatters under the deck from the previous owner, no top cap on short fence). The most picayune (and maddening) deficiency identified was bare spots in the grass. I hired a contractor to correct all the deficiencies, including the grass. He first laid down 6 rolls of sod. Not good enough according to KROC upon the reinspection, so, my contractor installed another 22 rolls of sod for a total bill of $864 for grass! (The grass in the common area next to my yard was more bare than my property!) My total bill to fix all deficiencies was over $3800! And, KROC towed our realtor's car when he briefly stopped by the house to coordinate with the buyer's agent and parked in an unauthorized spot as all available spots were filled. My realtor works all across northern Virginia and told me they he's never experienced such a difficult HOA in all his years of experience. To add insult to injury, one of the deficiencies cited was a lack of an application on file for trees we removed 6-7 years earlier which were too close to the house and installation of rose bushes in their place. To clear up this last deficiency, I filed an application with the ARC only to have them deny it, saying they needed more documentation to include the property plat with plant placement indicated (they didn't accept their inspection photo which I marked up to indicate the places where the trees were removed). I laughed at this latest rejection as it came after we closed on the sale and was glad that KROC had no further leverage over me! The positive reviews of KROC I see here are written by current residents. I don't see any from former owners. As other reviewers have noted on Yelp, KROC becomes draconian when you try to sell your house. It becomes an adversarial relationship at that point that current residents are not aware of. This adversarial and costly experience with KROC made us glad that we left Kingstowne!
