They tell you it is a senior park, and you pay the price for it, but it seems to be an all-age park with all different ages in it, so its like getting ripped off and they raise it every year but don't see much for it. This is by far the worst mobilehome park I have ever lived in. The manager is okay but the assistant manager needs to be trained. They seem to write up people for stupid rules but the assistant manager breaks every rule but pays no consequences. PLEASE dont move there. Trust me I am a current mobilehome owner here and I am already looking for somewhere else. Its only been 6 months. read more

Bad area due to easy access for homeless that are invading those who live here. Management sends out a letter to keeps doors locked & stay aware. Instead of setup security to drive in the mobile home estate to frighten off all those who do not live her or and belong here. This stonegate estate of mobile home's are for retired citizens. So it's even an easy access for the homeless to break in or walk into someone's home to then be called a squatter. It's very tragic for many of the residence here. There stuck in these living conditions. Moved here for a reason. Retirement. Cannot relocate out of their homes due to finances. My grandmother lived in Ceres mobile homes also near a freeway. I always thought the management was too over the top. But realized he was doing it to protect all those living there. We never had need for the police or helicopters to fly over like I see weekly here. It's very distressing to see homeless wandering around. The steal anything they can outside our homes. And many now live here in place of the mobile home owner. Due to illness etc. that removes them from their mobile home to a rest home. And there's also those who reside here that are timid to call the police. Worried those(homeless) now illegally living with them will hurt them. Homeless must stay in a camp somewhere near by. Because there's too many accessing onto this property. Some Homeless are making use of one's home to do their laundry. And eat their food, use their bathroom to shower etc. And what follows is the take over of one's mobile home. Homeless move right in. I've heard that the homeless are not worried at all. It's their right to take. Someone has to take care of them. And possibly the police rather have the courts deal with them. Because of California's tenants rights. Because once anyone starts staying at you home. They'll have to be evicted thru a legal attorney and that takes months to them get a court order to get them out. No wander why their not worried. And there's also the fact that if a homeless can prove he/she paid taxes or and insurance on your home. That they can legally fight to own your home. It's so awful. Too me it's unlawful to make anyone especially an retired or elderly go thru this. May God help us all cause management has not or will not help in our security and safety in this park. read more

This place is so poorly managed. In February there were two men in my backyard. One walked right beside my carport the other came over my neighbor's fence and walked through my back area. Caught it all on my camera, but it was 2am and I had just gone to bed. The park is not secure. Wide open for foot, vehicle and bicycle traffic. Piss poor manager who pretty much does nothing to improve it. read more

If you are looking for a nice 55+ park to live in, RUN the other way. This place is without a doubt the WORST. The management are liars, thieves, cowards, and so incompetent it boggles my mind they are even in business. I purchased this Home from He'll 8 months ago and hate it. My health has declined so severely my Drs have advised me to move ASAP. I will bringing a Law Suit against the Homeowners Assoc for breach of their contract, all my moving costs and quite possibly my medical expenses. THIS IS THE MOBILE PARK FROM HELL!!! read more

When I first moved here I thought it would be a good place to live, but Managament does not follow through on complaints herself. If she does it take years not months to get done as it's always not in there budget for that year. She doesn't follow the rules we signed up for. She Deals with lawyers and takes years to get issues done. I wouldn't recommend this place to anyone. New people have moved in and we are working hard to get improvements done with Managament, But it seams to fall on deaf ears. There listing says spa and steam room, well none of those are even useable or always broken And I never got a key for it. Swimming pool is not heated and they are not going to repair it. It Says club house has a dance floor, which is true, but they don't allow it to be used for any dancing at all. No yoga or any exercise classes allowed either. They Removed shuffle board because at time I guess no one was using it. But I didn't know we had one because you didn't know how to get to use it. and the pool room down to 2 tables, no food allowed, tv room was downsized to make better office space for manager, and is in card room so can't use it if cards are being played. It only has chairs, with no couch, As there ad pictures shows. Expect rent to be increased the top percent each year with no benefits for us, just improvements on what they seam needs to be done to the park not on what renter want or needed done. We can't even get security improvements as drug activity and burglary is starting to run rapid in this park. If I could afford to move I would. This is suppose to be a senior +55 park and owner occupied without any one renting there units Without living in it. Well when I reported that there are people renting a unit, with no owner in it, Managament just sent it to lawyers and didn't do proper notice to evict, (her job). That's been over at least 6-8 months maybe more. Many people who have lived here for over 15 years have said this park has gone way down hill. There are a lot of us trying to get the owners of this park to see what is happening to this park. But it's hard to get them to hear us. Looks there there bottom line is money, as one long time renter of over 30 years said she was moving, first thing Managament did was looked in her computer to see how much she could rent the space for. My mother and father have lived in this park since 2003. They fell in love with the house and could not have asked for a better place for them. Managers that were at the park when they originally moved in were a little hard to deal with but the current company and management do a pretty good job. Lots of activities and many friendly faces out walking on a daily basis. Homes sell pretty fast when they are available. Park is very centrally located and even though it is close to the freeway and rail yards the noise levels are not so bad. Great place if you are retired or hoping to retire soon. read more

My father and aunt lived in Stonegate mobile home estates for many years. The neighbors are great, they are friendly, helpful and look out for you. When my father passed away, I lived in his mobile home for several weeks while getting it ready to sell. They helped me a lot with moving, bringing me treats and keeping my spirits up and going for walks every night. I can see why my father wanted to live there. The clubhouse has lots of events for socializing and they have a nice swimming pool. I highly recommend Stonegate Mobile Home estate and would consider living there myself. read more

I live in NY and visit my aunt and her family occasionally. We were upset she moved into such a place, but her house is nice. Stonegate Park is located right on I-80 and the traffic noise is too loud. This year 2012 we visited and we are writing this review because most of the residents (seniors) are too scared to complain or write reviews, since the mgmt and owners retaliate if anyone complains. Warning: BEWARE BUYING PROPERTIES HERE FROM THE PARK, most trailers are very old. People who have not lived in TRAILER PARKS do not know to get proper inspections before buying. Elderly people end up with Mobile Homes in bad shape, have to fork out more money than they bought it for, Park tells them if they don't make the repairs they are violating rules. Get it all in writing. The potential for scam is high: the Park ends up owning your own house if they evict you - and these Parks try to evict for any rule they make up. Every year they seem to make up new ones. California State mobile home regulators seem to care less, more like they in bed with these Park owners, not like other States. read more
