    Donore villas I lived here for around 5 years. A revolving of horrible managers ,but the same cheap owners. The cheap rent is the only good thing. No managment on site, inmates run the prison ( literally). No parking, skunks, possums,raccoons, and stray cats make up the parking lot. Apartments are covered in mold, rotten wood,falling tiles,infested with roaches, fleas and rodents. Then you make a matinance request, after the problem is fixed they try to bill you for it. Some tenants have 3 or 4 cars when your only assigned 2 spaces. Police called out often to brake up drunk fist fights. The one person on site that works for the management has a swastika tattoo on they're neck.I looked the other way for cheap rent. If you don't believe me, go live there. I'm posting this to warn others of this horrible, ugly unsanitary place. Don't be cheap like me. My wife was afraid to go the car with all the wild animals in the parking lot. Don't live with the smell of skunks in your home. Shame on you Stonewall property!!!! ( pictured mold and skunk holes) Ps left us without water for 3 days or more in a row several times.

From the day we moved in, our experience has been disappointing. We've submitted multiple maintenance requests that have either gone unanswered or been marked as completed without anyone ever coming to our home. One of the most concerning issues is a large hole our neighbor's dog dug under the fence, allowing it access to our backyard. I was told they would "look into it, and call me back" but I never received a follow-up. Despite multiple calls, voicemails, and an online work order, the issue remains unresolved weeks later. We also reported an unbalanced ceiling fan that appears unsafe to use. After waiting over two months, I received a notification stating the repair had been completed, even though no one ever came to inspect or fix it. Communication has been extremely poor. Calls are rarely returned, voicemails go unanswered, and it feels nearly impossible to get a response from maintenance, the tenant coordinator, or Property Manager Melisa Day. Another frustration is that because these are new construction townhomes, tenants are expected to coordinate directly with vendors for certain repairs. That responsibility should fall on property management, not the tenant. To make matters worse, there is a significant gnat infestation. Despite paying for private pest control every two months and purchasing Zevo traps at my own expense, the problem persists. After speaking with several neighbors, I learned this is a community-wide issue. My experience has left me feeling that once the lease is signed, tenant concerns are no longer a priority. If you are considering renting here, I encourage you to carefully research the property before making your decision. ( we are very clean people three of those zevos have been there for 5 days, one I just changed yesterday.)

We provide on demand pest control, and HVAC air filters for all of our properties, at no cost to you. Rent is collected electronically through a PM software called Appfolio which allows tenants to submit maintenance requests and communicate with us through the software. Owners also have access to the software so they can submit requests, download monthly and annual statements, and communicate with us as well. We try to keep our fees simple and all inclusive, without any of the junk fees that some management companies charge. Our in-house maintenance team can handle most repairs, and at a cost usually significantly less than hiring a third party vendor. But we do have relationships with area vendors if the issue is something our team is not licensed or trained to complete. There are many choices when it comes to choosing a property management company, so we appreciate you considering ours. It's a great compliment when someone trusts us to look after such a valuable asset, and we don't take that responsibility lightly.

Terry was with us for EVERY appointment form signing contract, designing our home, picking out accessories (side note: Fellas if you need a teammate to help balance your spouse with picking items for your home call Terry now. When I needed a service call, the person who came to check the AC was professional and arrived promptly. However, When you rent from progress residential, your rent is combined with sewer, water, gas, and trash, smart home feature, plus a service fee, and additional fees you might have for pets. So your monthly bill is pretty high. That was my only issue. Make sure you plan accordingly when renting from progress residential. It's rent plus around $200-300 extra per month. This does not include electricity. You pay electricity separately. Other than this everything else was fine.

I believe this company has potential to be a valuable member of local communities but for now they are too large of a company (owning some 90,000 homes) buying up everything in sight, but lacking the care and oversight that residential management needs. Our situation is ongoing, so I can't disclose all details yet, but here's an overview: As a military family, we rented from Progress Residential in good faith, expecting a safe and habitable home. Unfortunately, we faced persistent mold, water damage, and poor management that drastically impacted my health and that of my family, including two emergency room visits. Their negligence and lack of urgency in addressing these serious issues directly altered my ability to serve in the military. We've had to pay for multiple mold inspections ourselves due to Progress Residential's lack of communication, contradictory responses, and delays in transferring us from an uninhabitable home. Progress Residential seems to have overextended itself with more homes than they can manage, leading to poor tenant relations.
