I was basically managing things myself while paying them to do nothing. First, they charged me $655 for "make ready cleaning" before the tenants even moved in. But I had already paid a professional to clean the place -- including the grout -- so it was already spotless. When I finally got the property back? Brown grout and chicken bones under the dishwasher. Total mess. While they were managing, they had no problem hitting me with big bills -- $403 for a lock change, $350 for a thermostat, $280 for AC work, $297 for dryer repairs, $223 for smoke detectors. Premium prices for everything. But when it came time to cover repairs after move-out? They offered an amount that won't even cover a service call, let alone a new fan from Costco and installation. So now I'm paying hundreds out of pocket while they pocketed all their management fees. Their communication? Awful. My tenants went over a week without a working fridge before CloverLeaf even told me -- I had to order the replacement myself. When the property was vacated, the electricity got disconnected with zero coordination, leaving me scrambling while my son was trying to move his things in. Their response? "We sent an email." If I have to chase you for updates and still end up in emergencies, your communication is worthless. They're happy to take your money at premium rates. But the moment they have to protect your property or actually communicate? Silence and pocket change. Do not trust this company. Look elsewhere.

They claim they have no control over the lake, however, they do have control over what they advertise. I have requested they change their post. All they have done is change the title. On a positive note, the team was very responsive prior to move-in, answering phone calls and text messages in a timely manner. Unfortunately, that level of service dropped significantly once I was in the home. Post-move-in communication was exceptionally poor. I often had to call multiple times without receiving a response, despite the company expecting immediate replies whenever they reached out to me. We also experienced recurring issues with the home's water heater, losing hot water on at least three separate occasions. When we submitted maintenance requests, we were advised to turn up the temperature on the unit. While this provided a temporary fix, the underlying issue kept happening. It was only after sending a stern email and copying the property manager that the problem was finally addressed properly. To make matters worse, upon move-out, we were improperly charged a cleaning fee despite having hired professional cleaners and submitting the receipts directly to Joshua Garza. Joshua was unresponsive regarding the charge, and even after CCing Melisa Day, I still received no reply or resolution to this day. The lack of accountability and communication has been extremely frustrating. If you want to avoid a headache, I recommend to NOT lease through this company.

Most emails are meant with 1-word or 1-sentence replies; they fail to answer relevant questions, their doors are locked during business hours (have to be buzzed in), which makes sending registered mail very difficult, don't answer the phones, and have complete disregard for homeowner time, effort, and the stress they create as a result.
