I was transferred out of town for work for a few years and decided to rent my home here in San Antonio and I absolutely regret it. They pick the first tenant that applies not necessarily the best one and then charged a percentage (about $200) for just processing payments. On top of that they always side with the renter, every thing was considered "wear and tear" to them. When the tenants left they had scratched up our floors and dented our gutters in the front of the house, broke one of the plantation shutters. We were charged like $300 for house cleaning but when we got there it was grimey and it looks like they just did a mediocre job overall. They don't actually check the work of the third party vendors they hire. It's so darn annoying that you trust these people with managing a home but it was just a heartache overall. On top of the "management fee" they'll charge an extra amount to do inspections. I figured all that would be included with their fees. ‍ read more

Liberty management in regards to property management comes off as very reputable, it asks for properties to be handed over in immaculant condition in reference to home owners looking to rent out property. After researching company, I noticed that they all seem to be a part of a group  of realtors from the local San Antonio area, so they will look out for each other and could care less about the client in my humble opinion. Therefore, if you must take or seek legal services such as mediation, try to choose someone not in the real estate department. They will of course try to keep it in house, in what will benefit them. If you are a member of the military, I suggest filing grievance with housing section on military installation to see if any assistance is available. Then final recourse, if allowed, is to seek out an attorney because you better believe they have them. The way it worked for me is that you work with what seems to be a couple (spouses) real estate agents whom do all the transactions at the beginning of the rental process, then it gets passed over to one of the property managers in my case some unprofessional guy, this is the point where the issues begin but seem to never end. The guy never answers and when he returns calls if he ever does, comes off as if your bothering him to do his work. Upon the process of taking posession of my property, I noticed dog damage i.e. chewing on wooden pickets within the patio area and the cement fiber board on the house, to what he replied was normal wear and tear (really now)? I then noticed trash in yard, to which he replied that there was none, so I sent pictures, then the genius stated, wow that's alot of trash; his solution to me was for me to pick up trash and I'd be compensated, to which I replied, NO. I also noticed other damage, really to much to list here; I have not even seen the inside yet, so I am terrified at this point. Among other things he states it is upon the homeowner to repair damage that any normal person can see is not wear/tear and I agree some things are definitly on owner (normal/real wear & tear), he is quick to point out that judges seem to take the tenants side in any type of legal litigation in an effort to try to coerce a owner and the list goes on. Make sure to check recent reviews, when you check, click on newest so you can see the most up to date information and notice how Liberty is slowly but surely losing stars and if you read through some of the one star reviews, you'll see rudeness mentioned in quite a few, most in a negative fasion. When I looked up Liberty a year ago they had 4 1/2 stars, now 3 1/2 and I think rating wil keep going down. In my opinion they are just in it for the money, which is fine, since after all it is a business. However, they must not forget who the customer is, we hired you all not the other way around. If you read some comments from the employee's in reponse to customer reviews on GGL, it's mentioned that they fired homeowners/clients, seems like some employee's did not get a proper lesson in business fundamentals and this paints a picture of a toxic business model. The property manager I was assigned, is totally incompetent, rude and lazy amongst other things from my point of view and I believe he is the one that replied to many reviews. The real estate agents at the begining of the process also play a big part in this very shady business model by pretty much pushing all responsibility over to the property managers. Basically, it is a way of keeping  there hands clean and leaving the dirty work to the property managers, in a very unorganized type of business model, just my two cents. I bet this company will continue to lose credibility due to hiring people such as the one's mentioned in this review and the unethical business tactics they use. Please do yourself a favor and seek business elsewhere, I have before/after pictures of property and may post for all to see in case proof is needed, since pictures speak louder than words after all. Terrible company. We recently purchased a brand new house and wanted to do everything the right way to rent it out including hiring a management company. Mark and Maria did the on boarding and seemed on their game and professional. However once our house was listed it remained on the market for two weeks and only had one person look at it. I had to reach out to them to lower the price and was informed that if it didn't rent in the next week they would lower it again which I agreed with and was glad we had a plan in place. We'll a week came and went and I had to reach out to them AGAIN to lower the price. Not necessarily a deal breaker but something to note Then we rented the house The only document you get in your owner portal is of the signed lease. Nothing else not the walk through with the tenant not any of the maintenance request. There is no way to know what is happening with your house and liberty doesn't notify you of anything unless they need payment for something over 300. I don't think they should need approval to spend money on small stuff but I should be notified if anything has happened with the house or be able to see it on the portal if I look. My tenants moved in 7/1/22 and filed maintenance requests the following day and today is 8/20/22 and they still haven't fixed the problem which was the dishwasher leaking. Liberty also did not go through my warranty. They assigned their own repair person so now I have to pay their repair person even though it was covered under warranty and was not an emergency. My manager was Vincent Moreno. I emailed him about my displeasure at him not going through the proper steps and the reasoning behind them not using my warranty and he told me he would call me the following week since it was already n a Friday that's understandable. However I waited the entire next week without a phone call from Vincent. I finally called on Friday around 11. When I called to talk to Vincent about this problem he kept changing his story and then went on to say it wasn't his job to figure out how to get the dishwasher fixed. During the conversation he also tried to speak over me several times and was extremely rude. He also couldn't give me any proof of anything or specific dates. Stating that they had indeed contacted the builder and submitted it through the website. If they had they would have gotten an email from the builder. He was unwilling to even look for said email to "prove" he wasn't lying. After talking with my tenants I'm surprised they're even still staying in the house with the issues they've had and the none responses they've gotten from liberty. I've attached pictures of my tenants maintenance requests and half of them liberty never updated or made any move to resolve. My tenants ended up contacting my builder and proper warranty people on most of these issues and resolved them themselves and without liberty. Also after talking with my tenants I tried to call liberty back and discuss these issues. It was Friday around 340 and no one answered and they don't have it go to voicemail so I called several times and let the phone ring for over 15 minutes no one ever answered. I emailed mark and Maria to inform them that they were fired and mark responded that he was sorry to lose my business but didn't inquire as to why or try to fix the problems. read more

When I lived at their property The only complaint I had was how they inspect your home multiple times while living in property and take pics they state in their contract that they can come in the home without you being there they do try to accommodate but if not they will come in. If they can't get in they charge you. (Not ok with me). I don't want anyone in my home without my husband or I being there. I am ok with checking on property but not like they do. Our rental needed to be updated and a lot fixed. (Carpet, fence, countertops, tile. Etc.) Being a prior home owner for many years I felt we paid WAY TOO MUCH for this property. Now that we moved out I took pictures doubled checked everything along w the cleaning lady. All my lights were good. I asked to be present at the walk thru w someone I was told no. One month later I get a bill for 28.00 for a light bulb. Yes 1 lightbulb. Now that being said I checked everything to include lights. I can not control what lights burn out after we turn in keys. This is ridiculous. DO NOT RENT FROM THIS PLACE. Also I had to call to ask for my renewal notice and they raised the rent. I was told by patty that it was the companies decision not the owner Again, look elsewhere. read more

Hold onto your wallet!  We have been in business with Liberty this past year, did not renew and for good reasons. When preparing the house for rent they sent out multiple vendors for minor issues one person could have repaired (toilet valve, dishwasher/drain issue) and then they still left some of the repairs incomplete. The water damage was not repaired under the sink and the new tenants were left with a mess. I am now paying someone to repair the same issues I already paid Liberty for. They showed the home in the evening and when the tenants moved in the yard was a mess. Liberty removed a shed that was damaged and nothing was replaced over the dirt.  Our neighbors installed a pool and management did not follow up on the fence and sod repair. Eventually, we had to stop any repairs without our permission. Liberty allows any repair under $300 without owner consent. We started seeing multiple charges for minor repairs costing $280-$290. After a while it all adds up and they're all authorized bc they're under $300. They neglected to paint the front door which needed to be painted while we paid to have the entire deck painted in the back.  While switching Management Companies the water heater went out. I said, do not send someone out we will handle it. Despite this, they sent someone out and charged me $89 for checking the unit. He, the repair guy, did absolutely nothing except inform Liberty the water heater needed to be replaced for $1300 and we needed an AC guy out bc the AC also needed to be replaced. After sending out our new property managers repairman, free of charge, to evaluate the unit, CPS eventually had to come cut a lock off the energy savings unit and the water began to work.  We almost unnecessarily paid for a new water heater and AC unit at the time of their repair companies assessment. Phew! Also, THEY CHARGE THEIR TENANTS $8 PER PAYMENT!!!  How much money does that add up to??? A LOT!  And then for renewals,​ they charge both the TENANT and the OWNER!  Wow!  Amazing company!  WE ARE SO thankful for a referral from a dear friend for Mary Ellis at E M Ellis Realty. They do not charge for sending someone out to give estimates on issues in your home.  They do not charge for lease renewals and do not charge for taking the tenants monthly rent. Oh, I hope this finds someone, like me, who was looking for a new company and found LIberty on google. Do not be fooled by their reviews and ratings. This is not our first rodeo, as we own other properties and have never been so taken advantage of.   I wouldn't recommend this company at all. I am so disappointed that they can take such advantage of military owners who live out of state. read more

She referred me to another company Real Property Management Alamo which has a review rating of 2 stars, smh. If your a property owner stay away from this company, you will get handed off to a company that more then likely gives a kickback to liberty. I have had a rental home in San Antonio for several years now. I used two other property management companies. One went out of business and the other was very dishonest. I decide to try one more time and if that didn't work I was going to sell my home. I choose Liberty Property Management. I have had a very good, professional, experience with them and my manager is Vincent Moreno. Vincent has been very good to work with. Any issues are passed on to me quickly and he also gives me options to choose from when a work order needs to be done. So far, in the 1/2 year I have worked with LPM it has been a very good experience and Vincent has been a very good property manager for me. read more

We are current residents as of 4/21/17. So far they have been responsive to any work orders that have needed attention. Easy enough to pay rent, submit work orders, etc. Their application process was pretty straight forward and clear monkeyed in a quick and reasonable time frame. Mark and Maria Fee were truly a pleasure to work with throughout our home-buying process! They were extremely prompt at returning contact and very knowledgeable about the market and area. I only had two days to see homes in San Antonio and Mark cleared his schedule to ensure I could see everything I wanted. I ended up choosing a new build home and felt grateful to have an experienced realtors like Mark and Maria to help me arrange independent inspections and ensure our builder wasn't cutting corners. On the blue tape walkthrough, Mark noticed flaws that were not obvious to me and even brought his own blue tape to be sure that each spot would be addressed. I wholeheartedly recommend Mark and Maria and know that if I ever purchase an investment property, I would definitely hire them again to help me choose the right property and manage it. Not only are they excellent realtors but they are very kind and friendly, and were always understanding of moments when I had to attend to my children during this process. DO NOT RENT WITH THIS COMPANY! They are the WORST company I have ever had the unfortunate experience of working with. We rented a home with them 2 months ago and have to submit a work order EVERY week since move in. One of them being the heater going out and not being fixed for over 48 hours and the heater literally blowing gas into the house. What did they do about the gas leak? NOTHING! The house was also infested with fleas and we had to have flea treatments done in the house as well as with our pets. They said they would reimburse us for the pet treatments and it took 3 weeks to get reimbursed. They charged me $75 to fix outlets after I saw the charge online, I called and asked why. Cynthia said it was in the work order, she read it out loud over the phone to me, and NOWHERE in there did it say I would be charged. Then she says it will be removed. 2 days later, I get an email, NOT even a call back after she said she would call me, saying the charge still stands. She still can't explain what the charge is for. Denise is even worse than Cynthia. She has no idea how to manage a property. Apparently they hire people who do not have proper communication skills because nobody knows how to respond to an email or pick up a phone. If you are looking to rent, look elsewhere!!!! If you are looking for a management company to manage your home and treat your tenants poorly and cause them to wish they never would have moved in, you have found the perfect company! I am also in property management and I have NEVER treated my tenants with such disregard and negligence. I do NOT recommend this property management for anyone ever. Be ware!!!!! Update: I posted this originally when I lived there and got contacted by a lawyer to remove it or I would be charged daily until the negative review was removed. Just ended my property management services with Liberty Management after almost seven years. This was the worst customer service I had ever received. Communication was horrible, there was oversight after oversight and the property managers could care less about caring for your home. While I was selling my home my property manager forgot to pay the utility bills so when it came time for the home inspection some of the utilities were not on. When I spoke to him on the phone there was no apology or remorse, I just got smart ass comments. At one point they sent a letter out to all their landlords when they screwed up the billing with their Air Conditioning company telling us we owed $200.00+ for unpaid services and if we did not pay there would be a lien on our house. They could not accurately describe what we owed money for just that we owed money. There have been numerous other screw ups too many to list. Bottom line get another management company I sure wished I did! read more

I had a very poor experience with this property management, we rented a duplex from them, we listed all damages with photos of prior damages to apartment. We gave 1200 deposit. When our lease up we decided not to renew because Repair work would take 4 to 6 weeks to repair! When ac broke, took then 45 days to repair! That's way too long in San Antonio summer. So we did not renew lease. When we moved out we got 356 dollars back from our deposit, mind you carpets were cleaned by people they recommended and we still got charged for prior damages for prior tenants. I have a love hate relationship with this company. I love them because they have always found a renter for my home. They do not charge too too much. So that helps. I have yet to have an empty house. So they are great at marketing your home. This is my complaint. When I first put my house up for rent. They allowed multiple Realtors come and go into my house. Random realtors. One day I came home and it looked like I was robbed a little bit. Blinds were messed up. Nightstand was ransacked. Chips were smashed into the carpet. Bathroom cabinets were gone through. I was concerned. I hid my jewelry where I thought no one could find it. My jewelry was stolen. When I confronted Liberty they said it wasn't one of their Realtors or employees who showed my house. It was some other realtor. They did some research to find out it was a mother and her children who were showed my house. The realtor was distracted by the mother while the kids robbed my house. True story. Liberty didn't offer to pay for the missing jewelry. All I got was an apology and not a very sincere one. But ya....they won't let you down on finding a renter. read more

I left my rental move in ready n they kept my $1,000 deposit. I couldn't even get am appointment to talk to anyone. If u have anything to do w these people make sure u take pictures before and after you move in and out. They seemed professional when I moved in, I never imagined they were going to be so sneaky. I pride myself in taking care of things that don't belong to me. Even though I paid my rent on time every month, I worked really hard to clean the house when I moved out. I even had the carpet professionally cleaned. These people have no ethics! I don't know if it goes all the way to the top but the people I dealt with are really low not professional at all! read more

Our rental was NOT yet ready when shown to us and they had not updated the issues before we moved in (roaches and no AC were the biggest concerns). It was a bit of a mess on move-in. That being said, Liberty, particularly Patty, has been remorseful, apologetic and had the bug problem and the AC problem within days without a struggle. She and her vendors (particularly American AC) were so sweet and patient to work with and that's a real change in today's rental market! They have been fantastic to work with since. read more

HELL for Renters because there is a FEE associated with EVERYTHING. It's the Rent Price that you get quoted PLUS a fee for every and anything else. A $17.00 Fee to use the online E-check service to pay rent online. An $8.00 monthly fee for monthly tenant administration fees, A $12.00 fee for insurance, a $50 Lease Renewal Fee. Fees for maintenance, and moving out. Forget getting your deposit back at move out even if you leave the place looking like you got it. Liberty will charge you a; $40 move out property fee; $75 walk thru fee, a 10% off Rent make Ready Fee, and ANY violation will cost $25 dollars!! All there fee's are ridiculous, and every year they have added more and more fees. They're at 25 added fees in total as of 2016 plus your Rent. This management company will make their money off you the tenant!!!!!! Another Fee today: 02/2017, A Fee for sending over maintenance after 5:00pm because I wanted to be there when plumbers where in my home since I've had bad experiences. read more
