I would never build with Marrano or recommend anyone I know or speak to to build with them. There were numerous issues, some addressed by trades, others have just ignored and not been addressed at all. You try to work the warranty team and get passed around after having to reach out multiple times. We have work that was pointed out within the first month of living in the house, we have now been there 1.5 years and nothing has been done, just keep getting ignored. I work in an industry and deal with close to 20 new home builders and we would never provide that kind of service.

Marrano puts on a facade of quality-built houses, but in reality, they cut corners whenever possible and the customers pay the price. The excitement of your new house will quickly fade when you find new issues with your home on a daily basis. Aside from the aforementioned, flickering lights, loose roof shingles, and cabinets falling down are just a few more things to look forward to with your new Marrano home. They offer a 1-year warranty (NYS mandated) as well as a "settling service" in their contracts which seems like a great deal. In reality, it is almost impossible to get Marrano to properly repair their substandard construction job. Marrano's handyman will leave more damage in your home than he fixes. When you do finally get a hold of the Marrano customer service representative, be prepared for roundabout email chains and for your phone number to be distributed to all of the subcontractors as the customer service representative (whose job it is to coordinate repairs) cannot be bothered to schedule these for you. If you are unfortunate enough to live in a neighborhood still under construction, be prepared to face the sheer idiocy of the companies Marrano chooses to contract with. You will have construction vehicles tearing up your street and lawns and workers will leave trash and cigarette butts in your yard. If you are unlucky like me, they may also accidentally cut your cable and internet cord. Their construction timelines make no sense, so they will build a foundation and leave it for weeks to fill with snow or rain, then have to pump out all of that water right into the street in front of your house. I wonder what lucky buyer will be purchasing that damp basement? That, apparently, is the Marrano way. TLDR: Only buy a Marrano house if you want to waste your money and spend years of your own time and energy fixing hundreds of problems with your new home because Marrano couldn't be bothered to build it right in the first place.

    My experience with Natale Builders was disappointing from the start. They refused to provide any…read morefirm pricing until I put down a $10,000 "refundable" deposit, which in hindsight should have been a major red flag. Once the deposit was paid, I asked multiple times for a quote. It took nearly two weeks to receive, and what I got was a generic two-page summary with minimal detail and vague estimates. After deciding not to move forward, I asked for my deposit back on Thursday, October 30th. Instead of promptly returning it, they first tried to sell me another property and said the deposit "wasn't ready." Communication was evasive and inconsistent from that point on. A full week later, they finally issued a refund on November 6th, but only after deducting $1,750 in "fees." According to their letter, this included charges like $95 for a meeting, $95 for correspondence (Texts), and hundreds more for "estimating" and "drafting," even though I was only ever provided one of their standard layouts with small changes. There was no true itemized evidence of custom drafting or real estimating work to justify those costs. What was presented as a refundable deposit turned into a slow, frustrating process with arbitrary deductions and poor communication. It took over a week after my refund request just to get a partial check back. If transparency, professionalism, and trust matter to you, I strongly recommend avoiding this builder.

Devyn at the design center helped us design everything with meticulous detail, and was always available to help us pick the right accents. Frank, our project manager, gave us a date the home would be ready our first meeting and he hit it spot on. Helped us make bigger decisions in terms of the home and was very knowledgeable. Would highly recommend Natale!
