STAY AWAY FROM THIS RENTAL COMPANY!! (part 1 of 2) If I could rate Sugar Sands Realty a negative 80 stars, I would, & I NEVER leave bad reviews. The entire experience with them was unprofessional & rude. I remained very patient & polite for over a month after our trip, to give them an opportunity to respond to me, & another few weeks after that to call me back & give me the properly owed credit for downsizing me from a 3 bedroom/3 bath/single family home with private pool, to a tiny outdated 1 bedroom condo. Before you take my word for everything, read the other reviews on the Yelp site (all negative) & note that you will not see a single review of any of their properties on their website. I tried to leave a review on several of the properties & the link to review doesn't even work! Where to begin? The contract you have to sign after booking is the longest & most intense I've even seen with a rental anywhere. They also charge a large fee for paying by credit card, charge $110+ for non-refundable damage insurance (that only covers the $500 of damage), & $235 cleaning fee for a unit that even they admitted had never been clean (more on that later). After driving all day, we arrived right at check-in time of 3:00 & after they made a call they told us the rental was ready for us. We arrived to find a maid rushing out the door with a vacuum, broom, & mop. We offered to leave & come back, saying we didn't want to rush her. She said she was finished. After unloading our entire SUV, we went to load the cold items in refrigerator. Food had been left in there, there was trash in the unlined trash can, dirty dishes in dishwasher, syrup all over the countertops, freshly melted chocolate in middle of kitchen floor, gum stuck to wooden floor in a couple of spots, etc. I assumed the sheets had been changed & bathrooms cleaned so was planning on staying anyway. That's when we realized the front glass door of the rental was permanently locked and we couldn't get it opened. While on the phone to Sugar Sands to let them know this, we found ourselves standing in water on the kitchen floor. Turns out the kitchen pipes under sink were completely disconnected. I told her about this, & asked if someone could come fix that & the door. As I knew they were working with a new cleaning service, I also told her she should be aware of the state we found the place in. I was polite & not asking to be moved or for $ back. She put me on hold for a long time & then came back & said she confirmed there was a misunderstanding between the old cleaning service & the new one & that the rental "had not been cleaned at all". She also said, "We know you have walking into a total nightmare & this place is new for us & hasn't been inspected, but don't worry, we are searching for a place to move you." At that point, while also watching the neighbor's big dog run wild around the dirty pool & take a big crap in the yard, I confirmed a move would be great. She let me go and called & texted options a few times over the next 1-2 hrs, & also said there was no way they would pay to get someone out before the next day so it was ok for me to just exit through the back sliding door & leave the place unlocked when we left. A nice guy that works with them showed up as we were loading our car & he said the only way to fix the door was "to have someone come back the next day to completely dismantle it". Sugar Sands offered me a couple of 2 bedroom units FAR from where we wanted to be (West Gulf Shores instead of the far end of Orange Beach where we wanted to be), they were very run down looking, no pool, & not on beach. We said we'd take a smaller until if they'd credit us the difference. We accepted the 3rd option, a 1 bedroom condo a few miles away. While both rentals had a lot of potential, neither were ready for renters. We did not complain about the replacement condo while there, but I did confirm with her again that she would be crediting us the difference in cost. I took a screenshot of the total cost of this very unit for the nights we were there, before saying we would move there. The total was broken down to include all the same fees, taxes, cleaning, & insurance, as well as parking fees (original rental had no fees but they charged us $110 +15% tax for 2 passes.) First time booking a condo with this company, and will be my last. After searching for weeks for the right condo, we found the perfect one next to the festival we were attending in gulf shores and booked it. I then get a call weeks later from a lady with this reality company telling me they have cancelled my reservation as the condo has been sold and tried to re-book me to a "comparable unit" in orange beach, miles away from the festival, which defeats the entire purpose of why we rented this place. And now weeks later there are no more condos that fit our size within walking distance. Terrible customer experience. read more

Overall this is an amazing place to rent a condo from for a vacation! My family and I came here a couple weeks ago all the way from Kentucky to enjoy spending time together, the ocean and to get away from the stormy weather. The check was a little of a shaky process at first as we were told our keys were in this "mailbox" like box outside and they weren't there and had to go back and find someone in realtors office to get our keys. Which we found kinda scary they would think of putting the keys in a "seemly" unmonitored box to begin with, but once we got the keys it was pretty much positive experiences from there. The only other negative was the wifi connection was slow which thankfully we didn't need to use wifi much when you're on vacation but for those of use with job/school related needs/responsibilities even on vacation it was kinda a let down for as much as we were paying to not have a decent internet connection. Now on to the many positives; The condo was clean and beautifully decorated in a nautical theme. There was a welcome note as soon as we walked in the door; nice touch! It had everything we needed, kitchen utensils, laundry machines, comfortable beds, outside furniture, beautiful views, sliding door entry to deck from every room. The pools inside and out and jacuzzi were amazing, we appreciated the inside pool was warm like a therapy pool. Which made it perfect for my grandma to swim in and feel comfortable. The entrance right onto the beach from the pool area was awesome! The tennis courts looked fun; too bad we didn't bring any racquets. It would be appreciated if there was some to check out or rent. We are already talking about coming back next year :) read more

When arrived at Tradewinds condo, door code would not work, about 15 minutes to get code that did work. TV would not work, found all remotes had dead batteries. Cable guy had to come next day to get working. 1 toilet flush handle was broken off, arrived Saturday did not fix until Thursday. Problems with security, was yelled at several times for stopping in fire lane to let disabled mother out and go park car. Checked ordinances and called city, allowed to stop in fire lane but not park. Was told to stop in designated loading/unloading area but tradesmen park their vehicles there. Overall extremely dissatisfied with the overall experience, will not be renting any property managed by Sugar Sands again. read more

I would give zero stars if possible. First of all, they had to cancel our reservation (1 month out) and switch us to a accommodating condo. Well, the problem with this was they didn't have one that accommodates the amount of guests we have. I asked for a discounted rate since they can't accommodate all of us and was told "NO". So at this point we just decided to get our money back and go elsewhere. Had to call 4 separate times about getting our money back. We were only able to get a partial refund back. Be prepared to contest with your credit card. There are lot of choices when it comes to vacations rentals. Stay away from these unethical idiots. read more

These people aren't customer friendly at all. When we checked in, we found we had to pay 2.5% to use our VISA. That on to of the exorbitant cleaning fee - fine print - that drove or cost for our condo up 27%. When we checked out in the pouring rain the person on duty let my wife walk right past her before finally coming inside to take our keys. We won't use them again. read more

Booked over the phone and they did not bother to tell me they didn't take American Express their answer at the desk was "read the fine print in the email "then they sent me on a wild goose chase to Publix to get a money order to pay them and Publix does not take credit card only cash or debit card! Then when I got back with cash they had told me the wrong amount I needed to finish paying them and wanted me to go get more cash! Finally insisted they take a check in they did to finish paying for the rental. Horrible experience nobody was informed from the person that talk to me on the phone to the person at the front desk who made the mistake with the additional money to the person who told me I could go get a money order. read more

Now we wish we did NOT! reserving condo was again easy and friendly..great deal..beautiful spot................UNTIL they changed our rental from a sleeps 12 on beds to a sleeps 8 on beds ...2 on a pull out and oh yea..NO room for your other 2 so they can BUNK ON THE FLOOR! let us make it up to you..we will overcharge you by 10% then offer you a 10% refund for your inconvenience. .Supervisor so helpful and pleasant...NOT!! Arrived Sat the 20th. Checking in we were told the condo is ready and cleaned, go on over. Got to condo and housekeeping was still there and would not let us in. Waited 45 minutes in 90 degree heat to get into condo (after driving 14 hours) and was hung up on by Sugar Sands when I called. We have been renting beach condos for years and have never been treated so badly. Back to Dunes Realty in South Carolina we go. Not to mention the condo was still dirty with a haphazard dishwasher, dirt on the vents, and 8 towels for a condo that sleeps 10 people. The beach was beautiful - service not so much. read more

Do not trust these people when booking your next beach vacation! Windward Point 1405 not only has filthy floors & outdated everything also comes with a man that lets himself into your condo when he thinks no one is there! My husband walked in to find him in the master bedroom closet (where we kept our purse and wallet while on the beach)! I immediately called asking for an explanation. They said it was the building manager and he was instructed to hang a picture of a fish that was in our closet. They did not bother to sweep or mop the floors, but they were worried about a picture?! There was not even any pictures in that closet! There was a fake looking fish thing in the third bedroom closet. It was ugly whatever it was and I did not see the urgency to hang it. Especially 3 days after we had checked in! No one even called first to let us know someone would be coming. The place was over $3000 for one week! Way overpriced! I requested $1000 back or at least a link to leave a public review via email & got no reply. Not even an apology! I just called to follow up and was told no refund would be given. And still no apology! If you like renting beach houses with strange men coming in and rummaging through your closet, then this is the place for you! read more

I got overbooked by them. I waited almost two hours while they got our room "ready," only to walk in on someone else's things. I understand that overbooking happens but when I asked if they could help us out (another condo, put us up in a hotel, etc.), they said they could not help at all other than refer us to another reality company that was closed for the day and said my girlfriend could be looking at places while I was dealing with them. I will not use Sugar Sands again. We were due to check in the same day Hurricane Nate made landfall. Of course, we decided to check in the next day since I did not really want to vacation with a hurricane. I called 2 days before and let them know we would not be checking in until the following day. I was shocked when we arrived and were still required to pay for the previous day. The entire area was under a voluntary hurricane evacuation. When I mentioned this to the women working they were snarky and rude and informed me it was "just voluntary." I asked them did they come into work that day. They of course did not. When I asked for a refund for the one night the lady informed me, "We left your keys outside." HA! So, I was supposed to get my keys outside during a hurricane? No thank you. I understand it was their policy to not refund unless it is a mandatory evacuation. But, the attitude I received from staff when I questioned the policy was ridiculous. read more

We rent out our condo through Sugar Sands Property Management. Sugar Sands has always been really helpful but today they surpassed themselves. Bobby Thompson worked with the delivery and installation of a new dishwasher that the merchant and delivery service bungled daily for the last three weeks. I was frustrated beyond words. We live across the country and I could not fix it. Bobby went far and above anything I have ever seen to get the dishwasher delivered and installed. Thank you Bobby! Your personal attention to people really makes you stand out above the rest. Part of me wants to keep you my secret, but, well, others deserve to know about you, too! You are THE BEST. read more

These guys need to learn basic organization before they start calling themselves "property managers." We stayed in Perdido Dunes condos, the room was fine but any time we had to deal with sugar sands was irritating.Everything was a hassle from the time we booked our hotel room. They didn't offer any information that wasn't asked for, I even had to call them back 2 weeks after I booked the place for the confirmation email! So we get down there and paid the $33 fee for a second parking pass, get to the condo and nobody is parked according to the parking passes, if they even had one. A family came the next day and complained to us that we were in their spot but there weren't anymore. There were 3 cars there without parking passes and we woke up the second day with a note threatening to tow our car, from sugar sands, for being improperly parked and guess what? The cars without parking passes were passed right over! One of which didnt move the whole time we were there! When we called to get the situation fixed it took almost 2 hours for them to tell us "nobody is parked right, don't worry about it." We ended up losing over half a day of our vacation walking door to door trying to fix the parking ourselves. In addition to all of this we had to pay an extra $500 security deposit for being under 25, which we found out is actually normal during parts of the season, that's fine. We paid it. Didn't question it. 2 weeks after our trip I called and asked about the status of the deposit and first of all, the first girl I talked to tried to rush me off the phone without even looking into it, then someone else told me that it "slipped."
