    Very clean apartments and a very friendly & accommodating manager. Enjoyed staying here until we found a permanent place.

    Extremely Disappointed - Would Never Use Again I called…read moreServe Pro of Kankakee at 2:00 AM during a storm with 4 inches of water flooding my fully finished 1,500 sq ft basement. Ryan answered the phone, which was the only part of this experience that went smoothly. He said they couldn't do anything until the power came back on, but promised to get me in line for service. They didn't show up until 4:08 PM Sunday--over 14 hours later. The crew arrived with three vehicles and four workers, started at 4:38 PM, set up 10-12 fans, vacuumed up the remaining water, and left by 5:18 PM. No paperwork. No explanation of next steps. No estimate. When I asked the manager, he said they'd return Monday with documentation. They didn't. Ryan told me he would personally come out Monday to check on the job, but later canceled, saying there were more emergencies. He then said he'd come Tuesday--but never did. Instead, he had someone else call me who clearly had no idea what was going on. That person promised to come inspect the work but said he couldn't arrive until 7:45 PM. After two exhausting days of cleaning, I asked him to come in the morning instead. He agreed to be there before 1:30 PM Wednesday. He never showed. When I called to follow up, Ryan blamed me for being unavailable. I followed up Monday, Tuesday, and Wednesday asking for paperwork and clarity. The office told me they "usually send everything to insurance," but I needed to know what kind of charges I was facing. No one could give me answers. By Wednesday, I had to demand they come pick up their equipment. Only after raising my voice did they show up--within 10 minutes. Then came the invoice: over $2,000 for an "emergency call." But they didn't arrive until late Sunday afternoon, long after the emergency had passed and the water had mostly drained. This was a chaotic, unprofessional experience from start to finish. I would never trust this office with my home again, and I strongly advise others to look elsewhere
