I've had a horrible experience with this HOA harassing me as a homeowner. I can not sell fast enough.

It was my first interaction with the community management team member and our conversation and the entire interaction was a very positive experience. Miss Myers was generous with her time in listening to my concerns, provided clarifications and answered all my questions. She was professional, courteous, considerate and knowledgeable, leaving me with a positive feeling of accomplishment and a joint partnership in meeting the community goals as well as my objectives, which happened to be the same. I truly appreciated her professionalism and guidance in addressing my concerns. Thank you Miss Myers! Your guidance was invaluable!! ZG

The level of incompetence there never ceases to astound me. We were happy with our HOA Management…read moreCompany (EBMC), but for some reason, we were moved under Associa because EBMC was changing their association management style. We were with Associa MANY years ago and left them for numerous reasons...and it hasn't gotten any better. We have had no less than 5 different Community Association Managers in less than a 1 year period...the All-Inclusive contract we enjoyed with our prior company went out the window...and now it feels like I'm sitting in a finance officer's office after buying a car because of all the add-on fees we are now paying. They did a double mailing to every household during our election and tried to bill us for the paper, envelopes and postage for that double mailing which they said was an error in their system. I pushed back on this and did get that second mailing removed, but if I hadn't said anything, they'd have gladly pocketed it. They somehow lost my May payment and applied it to some violation account and then charged me a $10 late fee AND a $25 Late Notice Fee. They have credited my account for my May payment but the fines still show on my account as of this writing. During the transition of all our Accounts Payable, Most everything seemed to transition over okay...until our gate system stopped working. Apparently no payment was made to Embarq since August of last year and they shut off our phone line. I haven't seen the actual payment invoice yet, but I can be certain WE ended up paying all the late fees, collection fees, and reconnect fees for their incompetence of not notifying of the address change. Seems to me when you keep getting forwarded bills from the old management company to the new management company, someone in accounts payable would think "oh, gee, I gotta call them and update where they should send the bill." I had to go into their office last January and while I was waiting to speak to our CAM at the time, there were three other associations there demanding to speak to their managers. The receptionist had to keep getting up and check in the meeting rooms from all the screaming from the board members going on. I have to constantly follow up with them for updates. I was told we'd get weekly status emails like we used to get, but they don't come. We're still waiting on a few bids for things. Took them forever to fix a fall hazard that injured two homeowners on two separate occasions. If it wasn't for the $1000 fee for transitioning out, plus the contract was a 2 year contract expiring June 30, 2027 and there are stipulations that we cannot write our intent to not renew our contract more than 90 days, and not less than 60 days from renewal, else we're responsible for their fees to the end of the contract. Watch out for them...they should change their name to A$$ocia because they're all about the dollars. On a school grading system, is there anything worse than an F Minus? Asking for a friend.

Outstanding Service and Unmatched Dedication!…read more Our experience with Havenhurst Realty and Property Management was nothing short of amazing. From the very beginning, Kelly's commitment to customer service stood out. Every interaction was personal, thoughtful, and focused on our needs--not just making a sale. He made time for us even on short notice, listened to our ever-changing wants and ultimately found our dream home. What we appreciated most was the time and effort Kelly put into helping us find the perfect home. He is incredibly patient and truly took the time to understand what we were looking for - which is how he found our home - he scheduled a showing, just suggesting we go see it. He was right, we immediately fell in love with the home. He answered questions on questions with detailed and thoughtful responses. He showed us a variety of options, offered insights based on years of knowledge in this specific area, Summerlin, though he knows all of Las Vegas well and truly keeps up with his market research and the ever evolving RE landscape. During the time we bought, time was a huge factor in securing a property and Kelly took that seriously both in showings and communicating with us once an offer was submitted. His attention to detail and deep knowledge of the market gave us total confidence. Thanks to Kelly, we found a home that checked all the boxes--and then some! Two years later and we're even happier with our home now than we were then. I can wholeheartedly recommend Kelly Hurst with Havenhurst Realty for all of your real estate and property management needs!!

The home needed extensive work, including new carpet and vinyl flooring, interior paint, garage door opener replacement, landscaping, trash removal, minor plumbing repairs, sliding glass door adjustments, and a full home cleaning. Since I live in California, Kelly handled everything for me as he coordinated with contractors, gathered quotes, and managed the entire rehab schedule. What impressed me most was the speed and efficiency. The property was completely rehabbed and rent-ready in under three weeks. Even more, Kelly secured and placed a qualified tenant before the home was listed on the MLS. I was expecting at least three months of vacancy, but thanks to Kelly's hard work, it was only one month. As a real estate investor for over 25 years, I can confidently say this was the best property management experience I've ever had. Kelly truly went above and beyond, and I highly recommend him to any property owner looking for reliable, hands-on property management or real estate services. Hard to find trustful people like Kelly in Las Vegas.

Yes the HOA is strict as most HOAs are but that is what we signed up for when we purchased our homes and all of the rules are spelled out in the paperwork prior to purchase so no surprises. My…read morerecommendation to those who are going to rent with them is to be thorough when you report any damages on the lease agreement, communicate when issues come up, pay your rent on time, and be the tenant you would want if this was your business. My only recommendation to Oishi's is to move to an online payment system, even if they requires a convenience fee for the tenant - this would help out in times where we cannot mail or drop off a check.

Greedy and petty property management company…read more I lived in one of their properties for only two months and moved out because we bought a house. I left the home cleaner than it was when it was rented to us. At move-out, the manager greedily inspected every corner of the property, looking for anything she could use to take money from the deposit. They deducted money for cleaning even though the house was not delivered to us in clean condition at move-in. When we moved in, there were dirty switches, vents, blinds, windows, floor stains, and carpets that were not clean. I have photos and videos documenting the condition of the home when we received it. One of the most ridiculous parts was the toilet. I thoroughly cleaned both toilets before leaving and did not use them afterward. During the move-out inspection, contractors had already started entering the property, and someone used the bathroom. After that, the manager sent me photos of urine on the toilet and used that against my deposit. Disgusting! Over the past ten years, I have rented five different properties and never had money taken from my deposit for cleaning or anything else. This was the first property management company that treated a clean move-out like an opportunity to take money.
