Along with the security guards I think they represent the beauty and grandeur of Queensridge perfectly. Yes the HOA is strict as most HOAs are but that is what we signed up for when we purchased our homes and all of the rules are spelled out in the paperwork prior to purchase so no surprises. I love the service, the people and the cohesive neighborhood aesthetic, even though traditional European is not my personal style. It makes our daily walks very pleasant.

They're always raising our Association fees and now…read morethey're charging all residents a bogus fee to just get a transponder on our vehicles to allow us through the security gates into our homes. Might as well add another fee to the air we breath. To renovate anything in your home you have to get your neighbors to sign they agree to the renovations. Along with a check deposit made to out to the HOA to review your request for renovations. We asked to put turf in our yard and now they want a certain thickness or higher while other residents before us didn't have to go through that. It's always a constant battle with them to do anything here. While the houses…read moremay be aesthetically pleasing, everything beyond the front door is a complete and utter disaster. The HOA is nothing short of a tyrannical money drain. They provide no tangible benefits while exerting oppressive and nonsensical control over the community. Their incompetence is matched only by the so-called "security team," which functions more as comic relief than any actual form of protection. These individuals seem to be recruited from the depths of ineptitude. They are completely devoid of common sense and wholly incapable of fulfilling their roles. Frankly, they appear better suited to guarding a cookie jar than a gated community, given their questionable physical condition and lack of professionalism. I wouldn't trust them to defend my small dog against a small breeze. The gate security, however, somehow manages to be worse. They are lazy, condescending, and revel in their minuscule shred of authority. Their behavior is emblematic of a power trip gone unchecked. Time and again, I've had guests subjected to unnecessary hurdles, even after personally calling ahead to ensure a guest's name was added to the list, only for the guards to neglect their duties and not do it! Their incompetence has repeatedly caused embarrassment and frustration, forcing me to rectify situations that should never have arisen. You also have creepy gate guards hit on the girls that drive through who don't have a remote pass whereas nothing is ever said to the men who drive through. Respect BOTH genders!! This is, without question, the most aggravating and disappointing living experience I've ever had. I've been here for four years, genuinely trying to make it work, but the frustration has reached a breaking point. Writing a 1-star review isn't something I take lightly, but this place has earned it. If I could give it zero stars, I wouldn't hesitate. Do yourself a favor and avoid this community at all costs. Save your money, your patience, and your sanity. I cannot wait to move out and put this nightmare behind me.

    To me it seems if you don't use their vendors this one lady picks apart work done by your own…read morevendor. The rents landlords can ask are going down. But they make you spend thousands to make units like model units in a down market. If I could get higher rents then the investment in improving all fixtures is warranted. If you don't replace what they want you to replace, although the fixtures work well and look nice, 5 star drops you. When they worked for me, they didn't listen to me and used their vendors instead of my vendor I told them to use. To me, 5 star cares more about representing beautiful units then helping landlords finding tenants I would not use 5 star unless you like you property looking great at the costs of thousands but never getting the rent to justify it. They don't help landlords in a down market. But this is my opinion. You my like to spend thousands to fix you property like a showroom but not receive the rents.

You can use this Portal to pay the monthly HOA fee, of $400, which covers: the Paint, the Roof, Maintenance of the Common Areas such as the Gym, the Clubhouse, and Pool, Landscaping maintenance, general maintenance of the grounds, Maintenance of the fire system, Front Gate maintenance, Republic Services, Water, and Sewage fees. (Towing service might be covered too. Signs, there are two, are posted just outside of the Property, in each direction.) When filing a Complaint, Management wants Video Evidence of the offense. Now, there is a new website. If I understand correctly, this is only open to Owners at X-it and Trav, not tenants. ------------------------------------------------------------------------------------------------------ Former enhancements mentioned in my previous review were due to a new Board of Directors. Not the ones in place right now. There are seventy pages of C,C, & R's (the rules), which I think is very low, compared to other properties, like Rain Tree West, which had well over three hundred pages. If you can't be bothered to read the rules, that seems very irresponsible to me. I read it three times to make sure we were not breaking any rules. Permission was obtained on several matters, on our end. People who own dogs walk around more than the average resident; there are a handful of regular (non-owning dogs) residents that walk around the property for fitness. Not everyone picks up after their dogs, either. There are bags and receptacles located throughout the entire Property, both sides at X-it and Trav. We talk to about a dozen of our neighbors, so we like a few people. The turnover is very high here. There are a lot of U-haul trucks. The last time I checked records, which is Public, btw, about ten LLC's owned properties at X-it Townhomes. At 10 pm, this is considered Quiet Time Hours, until 7 am. Renters do not care. Owners are more invested in our Community. But it's also up to those Owners to pass along the rules to their tenants too. When you live in a CIC, with a mix, of Owners and Tenants, it's a mixed bag.
