It is a beautiful , family friendly park! The sites are huge and very clean with a lot of fun amenities. We are an older couple that enjoyed the full bar in the evening but could see this as a wonderful place to bring our kids, grandchildren, and great grandchildren for an all inclusive experience. Four stars is a gift. A lot of nice things and our site had a nice view, from our rear lounge, of a pond. More attention to details would help justify the cost which is on the expensive side or lower the price for what you get. We had to pay a resort fee which was a waste. Only thing I wanted was the hot tub. One out of three open and the jets did nothing! Water was warm but that was all. Should not have to pay a resort fee for that. They didn't pick up our trash even though it was out an hour early. Most of the dog potty stations either didn't have any bags or were overrunning because waste was not picked up. All disappointing for the price we paid for three nights. Could have been so much better off someone cared. read more

My husband and I took our RV up here for our 26th anniversary, to celebrate we spent time at their pool bar. The bartender Mitch was super knowledgeable and helped my husband and i find our perfect drinks. I recommend the rental bikes, made for some sweet romantic rides on the little trails they have around! This place is beautiful!!! They have beautiful scenery and several different lodging options. The rental we stayed at was clean and well thought out. They had games for the kids to play, table in between the two house, campfire outside, and the best thing was the kitchen was fully furnished. They had all the utensils, plates, pots and pans you will need. They have a community center with bowling, game room, and a bar/restaurant. We are looking forward to coming back and making more memories. read more

"The shitter is full!" Been to this resort at least 4-5 times and was recently disappointed in the lack of cleanliness and lack of customer service. Our cousins were tent camping and the porta johns were overflowing with poo. We stayed in overpriced cabin with the bare minimum of accommodations. Our grill had crusty chicken meat all over it. The pool music system was going in and out. Over heard employees talking about how this place is going down the toilet. Probably going to head back to regular camping and not waste money at Sun Outdoors again. read more

We used to love this place but they stopped carefully managing it and I won't be coming back. It's 10:45 pm and there's a raging event that is flooding the entire campground with music. There's nothing we can do. They rent out golf carts but don't monitor them and I literally saw a kid get run over. This place is out of control. read more

This RV Resort is absolutely beautiful. There is no doubt about that. They do a great job at the upkeep. It's a great spot for kids and plenty for them to do during the day. There is a lot of cement, so if you're looking for something more natural, this isn't the place. But the views are incredible and there is plenty of nature all around this resort. There were a few things that had us disappointed considering the price you pay. We booked online, and reserved a premium spot on the water for 2 nights. We mainly chose this spot because my husband is a disabled vet with knee issues and the spot put us closer to the main part of the resort. Well, he didn't pay the "lock in fee" and we were downgraded to a site on the far side of the park, and it's really far if you have to walk.It was still nice, but didn't have all the amenities. He went to the check in office to ask about it, and the staff seemed so inconvenienced by us being there. I was pretty shocked considering how nice this place was. He then asked about renting a golf cart so we didn't have to walk so far (our RV is a drivable so unable to drive back and forth). They were booked up, which was understandable. My husband then called the number they recommended about the change in RV site and they said they were booked up and that was why we didn't get the site we had originally booked. The guy on the phone didn't seem to have a clue as to what he was doing. Either way, 3 of the sites that were in the location that we requested stayed empty our entire stay there. Maybe there was more to the story, but nobody bothered calling back or explaining. The following morning we walked up to the coffee spot by the pool to get some muffins for our kiddos and coffee for me. The 2 young ladies behind the counter were not wanting to work that day apparently. One was on her phone almost the entire time we were ordering. The other just seemed annoyed we were there and took her time getting our order. A very large line started forming because of how slow they moved. (The coffee was excellent, though!) The people behind us were not thrilled. The rest of the day went great though and our boys had an incredible time. The last night there, our boys spent the evening playing in the arcade and bowling area. We stayed in the dining/bar area that is in the same building. The bar tender was the same as the rest of staff we'd encountered. He wasn't terrible, but clearly didn't want to be there. It probably didn't help he was constantly having to fix issues with the bowling lanes by himself while having to tend a bar too. We eventually ordered food for the whole family. There was a nice young man who worked in the kitchen behind the bar that was extremely nice. He picked up our plates and chatted with our boys and had a smile the whole time. I wish we would have gotten his name, because he was the only one that made us feel welcome besides the police officer that was on site. Last issue was my husband bought two packs of wood from their store front which they delivered. They only delivered one. They were closed by the time we made it back to our campsite and we were leaving the following morning. Not the worst thing, but pretty annoying considering everything else. We travel a lot and book at RV sites all over the country and never have we experienced such bad customer service. But despite all of those issues, my boys had a wonderful time and that's all I can really ask for. I'd still recommend this place to our friends with kiddos. read more

I really wanted to like this place because of the kid friendly amenities, it had the potential to be an annual vacation spot with our family and friends. Sadly from the moment we came to check in (at 2:45pm and check in was 3pm) the customer service was seriously lacking and borderline racist. They told us our cabin was not ready. Ok, we were a bit early, I understood and so we waited in the lounge. But then a family came in behind us and was given keys to their cabin, then another group quickly checked and walked out promptly. This happened 4-5 more times. We are a mixed race family and watching several other families check in before we were allowed to was a discouraging way for our vacation to begin. We also asked if any golf carts were available for rent, the response was they were completely sold out despite the literal fleet that was parked outside throughout the duration of our stay. Additionally, the customer service was poor at every turn. We ate one meal in the restaurant and everything came out wrong. John, the bar tender was nice but the kitchen staff couldn't get our order of 4 items correct. Furthermore, the resort staff commutes around on golf carts and never stopped for guests to cross the street. The entire staff gave elitist vibes that made us feel as though we should feel lucky to be on their property. It's as though they don't recognize that their guests are the livelihood of their business. Again, we really wanted to like it here. The YouTube posts and the app make you feel like you have an epic getaway in store for you. Upon arrival, however, the staff will deflate your excitement and have you shopping for the closest alternative. read more

Love this resort was our 4 visit but the premium spots there are only 8 we paid extra to stay & it needed to be power washed the outdoor kitchen & pad around it was filthy & disappointed in how there leating the weeds take over! for as big of a resort as it is there NEEDS to be an adult pool way too many kids & there are a lot of Retires in RV'S there are 3 hot tubs not even available to use there were so many little kids taking them ALL OVER ( which they really should be in) please they have one of the 3 for ADULTS ONLY! read more

This was a really beautiful RV resort. The roads were lovely, the views were outstanding and the location was great. One thing that was a bit funny is that they actually closed down the various attractions before closing hours. As someone who owns a business, I do think it's important to go by your posted hours. Great business, but it seems like the employees were dying to close things down in the quiet or night so they could go home... The only thing is that when guests are staying at your resort, and they want to stay on premises it's tough when you decide to close things down a half an hour early without notice. I did enjoy this property and I thought it was really nice, but would be hesitant to return based on a few different things. Very nice park, but I really love it when people stick to their open hours. We did send an email to management about this, and we did not hear back. read more

We had a really nice time here - stayed in one of the cabins for 2 nights. I called with tons of questions, and found out about cable the hard way. So - I'll share my lessons learned here: 1. Check in was at 2 pm, check out was at 11 am. They close at 7pm on Friday & Saturday's and 5 on weekdays. If you've never been up here, know that it takes longer to get here than the GPS says (unless your husband drives like mine does) because of the mountain switchbacks. 2. The cabin kitchen was "fully" stocked that included a Kuerig with a few coffees & teas, some skillets, cutlery and dinnerware. If you want specialty things like corn - bring your own big pot. There is room in the pantry for food, and a full sized refrigerator/ 3. The cable has not been installed on the entire resort. I'm not entirely sure when it will be. They have an HDMI cable you can borrow at the front desk, if you have a computer / tablet that has an HDMI connector. 4. They do provide sheets, towels & shampoo. 5. You can buy firewood there - it's $8 a bundle. They also have some very expensive S'mores kits. 6. You can rent a golf cart - or wait until you're there to decide if you want one. 7. You can pay to have pets in the cabins, for an extra $50 Enjoy! read more

She wouldn't let us speak to management and claimed she had no phone number for someone over her. There is a winter weather advisory put in place by the National Weather Service. I recently spent a delightful 6 days at this RV resort and wanted to share my thoughts on the experience. The RV sites were absolutely fantastic, offering a perfect blend of comfort and nature. The well-maintained sites provided ample space, ensuring a sense of privacy while still allowing for a friendly and community-oriented atmosphere. One of the highlights of my stay was the impressive array of amenities the resort had to offer. From the sparkling swimming pool to the well-equipped fitness center, it was clear that the management has gone above and beyond to create a memorable experience for guests. The well-manicured walking trails and the convenient on-site dining options added to the overall appeal. While the RV resort certainly had a lot going for it, I must acknowledge a couple of areas that could use improvement. The slow service and inefficiencies I observed during my stay were a bit disappointing. While these aspects didn't overshadow the overall positive experience, they did lead me to rate the resort slightly lower than a perfect score. I firmly believe that addressing these inefficiencies and streamlining your processes could greatly enhance the overall customer experience. For example, on Friday afternoon with only one bartender working the pool side bar, I heard her having to answer the same question multiple times. The question was "what are those frozen drink over there?" She would have to take the time and rattle of the names of the six or seven drinks which took time away from serving her other customers waiting. I heard many people saying the resort was great but service was lacking. There should be a large sign on each frozen drink container big enough for people waiting can read and decide what drink they want before getting to the bartender. As you know, there's high profit margins in adult beverages, so why make people wait or maybe not get served at all because they walk away? The second issue I saw was having the mini tap open beside the pool. The person working that station was not very busy at all while the girl inside was swamped. If you're re short on workers (like many other establishments) I would recommend closing down that mini tap and having that person go help inside to serve drinks and take food orders, pretty simple tweaks that can be implemented easily. By doing so, the resort has the potential to better serve its patrons and, in turn, maximize its profitability. In conclusion, my time at this RV resort was undoubtedly enjoyable, thanks to the exceptional RV sites and top-notch amenities. With a little fine-tuning in the service and operational aspects, this resort has the potential to become an even more sought-after destination for travelers seeking relaxation and adventure. read more

If you like camping with some amenities, this is not the place for you. The website portrays a beautiful landscape, stunning views, and exceptional resources. If you are tent camping, YOU HAVE NO AMENITIES. But you do get packs of coyotes howling at 3 am so that was cool. First of all, there is no bathroom for tent campers. I repeat, NO BATHROOM. I don't mean "no running water but look there's a porta-potty." I mean, there is literally zero bathroom in the tent area. If you need a bathroom you need to walk into the RV section, probably at least a quarter mile away if not more. Let me repeat: the closest bathroom is in the freaking RV section-- cuz, you know, they definitely don't have their own bathrooms in their RVs... I digress. Second issue they've got goin on here is, unlike literally every other campsite I've ever been to in my life, you cannot drive up to your campsite. There's a main parking lot and you have to haul ALL YOUR ISH to your site. So if your site is 100 yards away, have fun taking thirty trips back and forth. If that's your idea of a workout, this is for you. If not, spare yourself the frustration and DON'T COME HERE. ESPECIALLY if you have two kids under 3 (me). Not worth it. Not family friendly. Try potty training a kid when you have to run a quarter mile to get them to crap in a potty. Third, there were no trash cans or bear boxes in the tent camping area. No directions were given on what to do with trash at all. Fourth, but not really there fault, since the campsite area is brand new, the trees they've planted are still very small so there's NO shade to be found in the tent camping area. Last, and least important, the general store on the premises was severely lacking in basics. That's about it. Summation: don't camp in a tent here. If you're going for one of their lofts, or RV camping where there's a f****ing bathroom, you'll be fine. read more

We stayed in the tent area and the only reason I did not give it a 5 star is because the bathrooms closest to the tents were always dirty and 1 was without soap the whole weekend. As many maintenance people going around in carts, I would have thought they were checking the bathroom. Additionally, for tenters, it would be nice to have access to a dish cleaning station with potable water. That is the draw for tenters to go to resort style camping, otherwise we'd camp away from the dogs barking and RV TVS playing! read more

We stayed at the Arrowhead cabin for two nights. The unit was described as having wifi, HD cable, a kitchenette with two burner cooktop, pots and pans, dish ware, silverware and a coffeemaker. The WiFi never worked, there was no cable TV and we had no channels we could get at all. We called to get someone out to fix the cable, but the "mechanic" never showed up. The kitchenette had no cooktop, there was no silverware, two plates and no pots and pans. We could not have fixed meals if we wanted to. And there were no dish towels or garbage bags. There was a Keurig coffee maker, but it only had decaf coffee options. There was no other coffee pot. This place is new, but for the price, I would expect basic amenities to be in place. And if you advertise that you have stocked kitchens, then they should be stocked with more than two plates. Hard to recommend given our experience. read more

My family enjoyed most of our time here. I'll start with the positives. The gym, game room, and location are pretty fantastic. We came in the winter and the park is still under heavy construction but there was no real mess. If you stay in one of the cabins do not expect it to have all the pots and pans you will need. I have been talking to the staff most of 2019 trying to coordinate my visit. They have been very open about the construction status and delays due to late Springs snow. We finally worked out a time we could stay at the resort. We arrived the third week of September for a weekend stay. The staff was very friendly and gave us a great tour of the property. Kinks were still being worked out, and there was lots of activity by various trades to make sure next season would be a success. Landscaping, earth movers, electricians were all moving about hoping to get as much done as possible before Winter sets in this year. Up until today, I would have given this resort 5 stars. I am here with a 45 foot bus, with toad vehicle. Front office is great, sites are concrete and level. However, someone at the pool claimed to see a child throw up, and the pool had to be cleared. All good, no worries. However as we were trying to pack up to leave, the general manager rudely came by and ordered us (4 adults) out of the pool. When I explained to her that we weren't in the pool, and were hurrying...she proceeded to ask me if I would rather swim in a puke filled pool, and to get outside of the gate. My other complaint is that the staff congregates, in common areas playing music, cursing and talking loudly. Common areas leaving no tables for paying guests. Nothing bad to say about the resort itself, it's beautiful, but having a manager speak to four adults in such a condescending rude manner for no reason at all, is beyond trashy and unnecessary. read more

The place is giant. That can be a pro or a con however you want to look at it. In our case it is a con. A place this big should have an adults only section. Could not really enjoy the amenities due to the rug rats running around. I love children, just not other people's children. We had a premium RV site (only 8 out of 208 sites-go figure). The site was awesome. And just across the way was the family of 28 kids (I exaggerate). Call me a child hater or a snob, but most places this big have either and adults only section (including a pool) or at very least a class A motor home section. All that being said, if you have kids and love other people's kids then by all means this is the place for you. We did bike around and if you are in tent...I would not come here. The tent sites are full on gravel (no grass anywhere). read more

This is probably the nicest RV Resort we've ever stayed in. The sites are not huge but they are definitely bigger than what you typically get at private RV campgrounds. The amenities are awesome and everything was clean and well kept. The kids loved the pool, hot tubs and playground. We don't spend a ton of time at the campground, we're usually out exploring, but they had plenty to do to keep them busy when we were done for the day. We didn't bring our dogs but the dog park looked nice as well. The only problem we had was trying to do laundry. Some of the machines weren't working and the ones that were working were in high demand at the time. It is a large place so you aren't going to get that secluded, quiet camping feel here, but you don't get that at RV parks anyway. We would definitely come back if we were in the area. read more

I know most people tend to write reviews when it's either really good or really bad, this one is the latter I'm afraid. River Run is a great vacation spot if you like living in a construction zone, mediocre/inedible food, dirty cabins, and not so very friendly staff. Upon check in we were escorted to our cabin by a friendly man on a golf cart. Upon initial inspection of the cabin (two bedroom) it appeared fairly clean, but now I think that might be just because it was new. We arrived on a colder day (50 degrees) and our cabin was freezing. They didn't think to turn the heat on for arriving guests. The girl's bedroom, with a bunk bed (queen on bottom, twin on top) seemed clean and well appointed. The queen bed in the other room was a different story. The bed had a sheet set and a comforter, that did NOT have a duvet and a large tear in it (pics attached). Gross. How often do you think that is washed? And two measly pillows. The bedding did not smell fresh and clean and I was thankful I brought my own extra blanket. I should note, that we were there the weekend after Labor Day, when they were at full capacity the weekend before, so I have no doubt that this cabin was "cleaned" the week prior. The bathroom was ok and appeared clean with the exception of some dead bugs in the shower. The kitchen appeared mostly clean as well, with the exception of the coffee maker (pics attached) and the fridge had some leftover stains from the previous tenant I'm guessing. Again, glad I brought my own coffee maker as the Keurig was just gross. Some of this might seem small and nit picky, but in the time of Covid, it adds up. We decided to eat at the Headwaters Tavern for dinner. When we arrived, I wasn't sure if it was an actual restaurant. Only one staff member present and it took him a good 10 minutes to greet us. We sat and perused the menu. Please note, that there are two restaurants on site, both did NOT have a kid's menu (pics attached). A resort for families without a kid's menu, awesome (insert eye roll here). We ordered the cheeseburger, wings, and the spring rolls, and we all had water. The food took forever and the plates were smoking hot, so I have a feeling it sat under the heat lamps for quite a while because again, only one staff member for the entire place. The wings were passable, but the rest was abysmal and practically inedible. Totaling around $45 plus tip, it was wayyyy too much for the quality. I would like to add, that I have no issue paying premium prices at places like this for the convenience, but I expect food to rise to the occasion. After dinner we hit the arcade and the bowling alley. The girls love the arcade but at $1-$3 per game we didn't stick around long. There was also a sign asking you to sanitize the machines you used. Yeah sure, the amount of kids in and out of there without parents, nothing was being sanitized. Staff should be doing this periodically. Bowling which was right next to the arcade was fun and free (the only thing other than the playground and pool that was included) but again, not clean, no staff, and no sanitization procedures from what I saw. The next morning as I was walking the dog, I did notice staff that were sanitizing the playground. My kids were also disappointed that the jump pad was not up the weekend we were there. Not entirely sure why but they were super excited about it. The entire place is dirt, no grass, no trees, no shade and barely any amenities that do not cost extra. We did cruise around in the golf cart for a few days (at $50 per day) and the girls liked that. But there is no where to cruise to except other campsites. At some point, a trail through the woods or something similar would be nice. Sunday, before we left, we did go to the pool. We were told at check in that we would need a pool pass and we could acquire those day of starting at 830 AM. So, we went to the office at 830 and were told that we no longer needed a pass. If the pool was at a capacity of 50 then staff would ask someone to leave (to accommodate you), if no one left then they would close the pool for an hour. So not only are you the asshole that closed the pool, you would have to try again in an hour. Not ideal, and surely there are much better ways to handle this like a reservation system. When I expressed my frustration with the staff at the front desk, there was no good explanation, just Covid. Well no, Covid doesn't change the way you manage the capacity. We did end up with a spot at the pool, we stayed for about two hours. The entire time, I did not see one staff person. No one to sanitize when people left and no wipes available to sanitize for yourself, again, not a high-end resort experience at all. In conclusion, I can see what this place is trying to be. In 20 years, they might just pull it off. We were supposed to stay until Monday morning and by Sunday afternoon we were ready to leave. read more

I wanted to love this place, however River Run Resort falls short in so many ways. Here are the pros: Good resort for families, (ex. Things to do, miniature golf, bowling, nice heated pool, arcade, fun playground, seasonal kids activities like pumpkin decorating . The resort thought things through for being a one stop place for families. So I like the idea of this resort. Here are the cons: The cabins (we stayed at foxtail studio) was extremely filthy when we checked in. The cleaning team barely cleans the room (hunks of dirt on window sills, floors are not mopped or swept. We saw tons of crumbs and dirt on floor, dead insects on bed, a dead bee on the floor, dead flies etc. It was overwhelmingly filthy. Also the heating/cooling unit was not working properly. So in the afternoon the room was scorching hot, and at night freezing cold. The service of the resort needs to be re-evaluated. It seemed like you had to look around for hours to get any service (towels for pool, no housekeeping service, not friendly staff) The restaurants food and beverage are terrible. The food quality is that of a Chuck-e-cheese. It's inedible you be honest. You will have to get off campus to get decent food (especially if staying more than 2 days) Restaurant service is non existent. We arrived for breakfast (which restaurant is supposed to open at 7am on weekends) and we were locked out. No one was there!!! We had to find an employee from another department to check on status of restaurant. We were able to get in at 7:35am. The reason for the closed doors...the chef slept in!!! Overall this resort is a complete cluster$&&k!!! I hope management is listening, and can turn this place around before it goes belly up. read more

There are plenty of activities for the kids and great property to keep our 2 labs as well. (2 dog parks) The food was really good too! The kids loved the arcade and mining for gold. Super close to the lakes and we rented pontoon boats all 3 days. I highly recommend this place if you want a great glamping weekend or have an rv! read more

Although new and therefore still a bit barren, this park has many amenities that make it a great base camp for heading to Lake Granby (although be aware that the entrance signage is poor and if you miss the turnoff, you'll be stuck in summer construction traffic for 20-40 minutes). They take social distancing seriously and disinfect the playgrounds 3x a day, and will come outside with masks to do transactions. Even the restaurant delivery was prompt and pizza was better than you'd expect. Pricey, but for us, worth it compared to the funkier other local places that get hit (and often miss) reviews. We also rented a tiny home for our daughter and it was very nice. read more

Claims to be a 'RESORT' but lacks customer service. Trying to contact them to adjust our reservation and it is a heavy lift. So far, over dozen voice mails over a 10-day period, with no response and they do not ever pick up the phone. They forced me to file credit card resolution. Due to lack of customer engagement, we DO NOT recommend this resort. Caveat emptor... DO NOT MAKE RESERVATIONS at this location. Should you ever need to make an adjustment, they will deliberately fail to respond, and leave you frustrated and very disappointed. read more

This RV park was so nice! It wasn't a traditional RV Park more like a resort! So many amenities and everything was so clean - the bathrooms, showers laundry room, pool, everything! The park is huge and I see why they recommend renting bikes or the golf carts. We chose to walk so don't have experience with the bike or cart rentals. I wish I could remember his name (maybe Glenn?) was our ranger who took us to our lot. Very friendly! We did one full day at the park to use all the amenities. Pool was very large and you could order food and get it delivered to your spot. They also had a cute tipsy cart for adult drinks. Kids loved the bowling and arcade. However, some games were broke and the prize machine was broken which was a bummer. Also, the crafts for the kids was a huge hit with my 9 and 5 year old. So nice they include craft room activities (free) and the kids love their fairy jars (for an up charge). We are family of four with two golden retrievers and we just returned from Sun Outdoors and we have a fabulous time! I am an avid review reader so I wanted to clarify a couple of things that I read on Yelp and other review sites. We tent camped so I was a little nervous about the lack of port-o-potties by the campsite, but three potties were there when we arrived. I was also worried about not being able to pull our truck close to our site, to rectify this they have three wheel barrel carts to borrow to help you take your stuff and it truly wasn't a far walk. The bathrooms by the RV area were great! Everything was clean. There were some cranky staff members, but the majority of them were kind and helpful. The amenities were truly top notch. It is a great place for families! The pool area was busy, especially on the weekends, but the full bar helped and we always found a lounge chair, you just have to be patient. If you are thinking of booking here... do it! We have camped for years and have never found a "glamping" site quite like this one! read more
