Such a quaint and charming place! We stayed in ASPEN cabin and our doors opened right onto the river. It is a wonderful sound to drift off and wake up to. The cabin has absolutely everything you need! Well stocked with coffee, cookware, dishes, ice trays, generous fluffy towels, soap ... even bathroom spray! The caretakers are personable and responsive when needed. Owner is on property (or steps away). Some cabins / RVs are dog friendly. Reasonably priced with easy access to RMNP. One note: our cabin was not air conditioned (but with windows open at night, it is plenty comfortable); daytime can get pretty hot, but, for us, there was always a breeze. I can't say enough good about this place. Just lovely and when I come back, this is where I want to stay!

Clean and beautiful place with friendly staff. We made reservations about 8 months in advance. RV sites are tight, but the staff are helpful and guide you in. We asked to stay an extra night 3 months after our reservation and they were fully booked. Recommend that you plan well in advance as extending your stay is hard. They do have a cancellation fee, should you change your mind. Overall nice and clean and great view of the river.

A large group of us stayed here for multiple days for a wedding. The staff is extremely nice and helpful. The location is beautiful and right on the river. We stayed in the 3 bedroom cabin, which was perfect for our group. Includes a hot tub and the deck looks over the river. Very peaceful and relaxing. At night, you can sleep to the sounds of the calming river. a few others in our party stayed in the smaller cabins which were also cute, and provided everything you needed for your stay. Paradise on the River is 5-10 minutes to downtown Estes Park and Rocky Mountain National Park for hiking and shopping. Highly recommend staying here, and I'll definitely be back for any future mountain vacations.

Wonderful, cozy, super friendly, cabins back up right to the River, (my husband fished off the balcony) no traffic noise, laundry facilities were a plus. Nice dinner house with-in walking distance. We will be back!

Can't beat the view from our cabin!

Beautiful, clean and friendly staff! Love it! Right on the river, just outside of town, east access to RMNP and town.

Service is poor, the woman that runs the business has been incredibly unkind to guests.

CC was one of the few who still had vacancy. Now we know why. While I don't know what type of low-grade accommodations the high reviewers are accustomed to, as a very frequent traveler, I do know that this place does not deserve anything higher than 3 stars. Pros: very simple, homey old-timey cottages that hearken back to a 1940's grandma's house. Central location right outside one of RMNP's entrances. Nice touches with working fireplaces, 1 free bundle of firewood, variety of games and dvds to choose from, and fairly ample kitchenette offerings including a mini-stove, full sink and place settings. Restaurant choices across the street. Cons: this place is TIRED. Everything is run-down and dingey from the raggedy bedspreads to the broken kitchenette drawers, to the shower handle that fell off when we went to turn it on. Outside lawn chairs were moldy and crusty - uninviting. Curtains were dusty with gnats stuck to them. The children's mini-playground area - which could've otherwise been such a nice touch - was littered with dog poo and other debris from apparently months of neglect. If the rental charge were more appropriate for this low-level of accommodation, like $75-$100, I might give more stars. But $200? Uh no.

The first time was 20 years ago and we loved it back then which is why we decided to go back. In the past I'd have given it 4 or even 5 stars. However.... Pros are the great location close to so many amenities such as restaurants and stores, very quaint appearance, dogs allowed, wood burning fireplace, parking right outside your unit's door, easy self check-in, and how quiet it is even though it's off a fairly busy street. This place has tons of potential. Cons are a general lack of maintenance including a broken bar in the sleeper sofa that didn't support any weight and collapsed, unusable very disgusting cooking pans, dirty oven, and a general lack of cleanliness. For example under the chair cushions were years of dust and a variety of objects like socks, loose change, hair ties, etc. Tons of dirt under the sofa and bed, the fireplace glass screen was so dirty you couldn't see the fire so we cleaned it ourselves, all the dishes were filthy, lots of loose hair in the bathroom, etc. You get the idea. Housekeeping leaves a lot to be desired. We love rustic but these cottages cross the line into decrepit compared to other places we've stayed. They are in need of some refurbishment and replacement of furniture and household items.

There are other businesses and restaurants nearby too. Downtown Estes is not far either. Check in was easy and convenient. The cabins are well kept and very clean. The beds are comfortable and the towels and lines are nice and plush. If you have a cabin with a hot tub, you get plenty of towels for those dips in the hot tub. We stay in Cabin 15 or the other one just like it (can't remember the cabin #). My only issue and its not a big one, is that the cabin isn't really conducive to just hanging out in because there is really a lack of seating in the livingroom if you have a few people staying. The living room has a couch with a sofa sleeper so its not really comfortable to sit on and can seat 3 people. There is a chair with a pull out bed in it that is also not too comfortable and then there's a cute wood chair that's heavy and uncomfortable. The living room could use at least one more chair that isn't a wood chair.

The cabin was clean and well stocked for a rental cabin. Nicely stocked kitchen supplies (pots/pans, utensils, etc). They supplied coffee with sugar and creamers (though we brought our own), towels, TP, paper towels, shampoo, etc. Though they don't provide maid service they had a very easy system to use to order additional TP, towels, coffee, etc. I was really impressed with how well supplied it was. No AC, but the cabin cooled off in the evening with the windows open and we slept great! Cabin 2 has a covered porch that we spent almost all our cabin time on. When we weren't out and about, we were on the porch. The cabin sleeps 5, but it would be tight. For the 2 of us, it was plenty of room. Really enjoyed our stay and would definitely rent at Lazy R again if we return to Estes Park.
