The listing was inaccurate, and several amenities that were clearly advertised were either broken or not available at all. Some bathrooms didn't even have basic supplies like toilet paper. One shower had such low water pressure it was completely unusable. The dishwasher was broken for the entire week, which meant hand-washing dishes for 14 guests, three meals a day, for seven days. That is not what anyone signs up for on vacation. The house itself was not properly cleaned. There were cobwebs on multiple surfaces, visible rust throughout, and an overall neglected feel. For the price we paid, the condition of the property was unacceptable. Customer service was effectively nonexistent. We reported the issues, and nothing meaningful was done to resolve them during our stay. There was no urgency, no accountability, and no effort to make things right. Also worth noting: reviews appear to be filtered, showing only glowing feedback. Based on our experience, you are not getting the full picture when you read the listings. For the amount of money these homes command, expectations should be much higher. We would strongly recommend considering another rental company. You've been warned.

We were not told of this restriction nor was it in the rental agreement. Outer Banks Blue offered up box fans as a resolution. Heat rises and at night 72 was pretty miserable, The manager refused to speak to us, we had to deal with a go between In the office. It took 3 calls to get the owner to allow a lower temperature at night and even then if you touched the thermostat to raise it even a degree it locked you out. The dryer in the house must be 25 years old and a lot ad of beach towels took 3 hours to dry. Called maintenance and their resolution was to tell us to do smaller loads. Just not very renter oriented. If you're an owner they're probably fine.

Sectional needs replaced, it's in poor shape. Cabinet doors hanging off henges need fixed. Light bulbs out. AC was out so we got window units for bedrooms. That helped us sleep but the rest of the house was 85 degrees. Pool was to be heated and we only got about 1.5 days of heat before we had to call them out a total of 2x. A lot of money to heat pool and not get a full week of it. Police were called out 3x to nearby houses. People walked the street all hours of the night. A bag of rocks was thrown over our privacy fence one evening. We wouldn't stay here again.

There were so many issues with the house and the CDR maintenance staff tried to be helpful, but most issues could not be fixed at all or fixed on our last day. We vacationed in OBX every year when our kids were little and decided to do oceanfront for our kids and grandkids to have a fabulous vacation. For a $28,000 oceanfront rental property, we expected more. 1. Nails sticking up from wood decking to beach (granddaughter cut her foot) 2. No hot water in both kitchen sinks. Seriously! Many maintenance visits resulted in it getting fixed the afternoon of our last day! 3. Pool lights and pool deck lights not working. 4. Outdoor shower was pretty disgusting. 5. Pool deck and hot tub area was lacking. One single (insufficient) hose, laying in pile of sand under the house was the ONLY way to clean sandy feet. 6. Gazebo - which should be a nice outdoor gathering spot - was completely overgrown, dark and dingy, and you could not sit in there for the spiderwebs, old broken chairs and mold. Ewww. 7. 2nd floor dryer never worked the entire week. 8. House was not adequately equipped (no broom, dustpan, mop, missing trashcans etc.), and the outside doors to the decks didn't close properly, basically a HUGE disappointment. I had the opportunity to view my sister's family rental 1 mile down the beach - SAME PRICE - and it was immaculate! Shower and foot sprayer coming off the beach. Hot tub on the oceanfront gazebo. Furniture in great condition, etc. I wrote to CDR and asked for a partial refund. Below is the answer I received. "To provide a bit of background, each home is individually owned, and our role is to serve as the Rental Manager ("Agent") on their behalf. The Vacation Rental Agreement notes that refunds are not typically issued for inoperable appliances, utility interruptions, equipment malfunctions, or maintenance-related concerns." I urge you to NOT rent a house from Carolina Design Realty. They should be more aware of what a $28,000/week rental should provide and be able to negotiate with owners.

My family has vacationed in Duck for many years, and we truly love the Outer Banks. This year we wanted to stay closer to town, so we booked Absolute Relaxation (131 Cook Dr., Bayberry Bluff) through Southern Shores Realty. We specifically chose a pet-friendly home because we were bringing our 7-month-old puppy. The listing states that the pet fee helps cover additional cleaning and flea/tick treatment because the home is also rented to guests without pets. When we arrived on June 14, we immediately noticed several cleanliness issues, including excessive white pet hair throughout the home, clumps of hair on the floors and carpeting, sandspurs embedded in the carpet, dirty dishes left in the dishwasher, coffee grounds still in the coffee maker, and even dog hair stuck to a fork in the utensil drawer. We also discovered that the dishwasher was not functioning properly, the grill was out of propane, and there were additional maintenance concerns throughout the property. We didn't immediately report these issues because, like many families on vacation, we just wanted to make the best of our trip. We cleaned up the pet hair ourselves, removed the sandspurs we found, wiped down dirty surfaces, and adapted to the maintenance issues rather than spending our vacation waiting on repairs. Two days into our stay, our dog went under a bed in one of the downstairs bedrooms and came out chewing on an unknown substance. Within minutes, he became extremely lethargic, unsteady on his feet, and began exhibiting concerning neurological symptoms. We immediately drove approximately 40 minutes to an emergency veterinary hospital, where he was evaluated and treated for suspected THC intoxication based on his clinical presentation. Thankfully, he recovered, but it was one of the most frightening experiences we've had as pet owners. We incurred an emergency veterinary bill of approximately $380 and spent the next two days providing around-the-clock care instead of enjoying our vacation. After returning home, we submitted a detailed Guest Resolution Request with photographs, veterinary records, invoices, and a complete timeline of events. Southern Shores Realty ultimately offered a $230 credit for cleaning and inconvenience but declined to reimburse the emergency veterinary expenses. We understand that others may have had positive experiences, and we recognize that unexpected issues can happen in any rental property. What has been most disappointing to us has been the handling of our concerns afterward. We never expected perfection, but we did hope for greater acknowledgment of the seriousness of our dog's medical emergency and the impact it had on our family's vacation. We are sharing our experience so that other travelers, particularly those bringing pets, can make informed decisions and thoroughly inspect their rental upon arrival. We also encourage guests to document any concerns immediately, even if you hope to simply move past them and enjoy your vacation, as we did. The Outer Banks remains one of our favorite places to vacation, and we look forward to returning. We simply hope that by sharing our experience, it may help both future guests and property managers alike.

This is the 2nd year I booked with Kee's vacations. Last year we stayed at their rental across the street from Coatal Oasia, Sandalous. We had a great stay with really no issues. Unfortunately I can't say the same about this stay. We came to the house to find dirty linens on the floors of pretty much every bedroom closet in the house. This was so disgusting. It took awhile but someone was able to come pick up most of the dirty linens but not all. Then that same evening of check in the water pressure went down to almost no water. The water was just trickling out the faucet. We were told no one would come out since it wasn't an emergency. We were told no water is an emergency. By the next day the water pressure was fixed. We also had a lot of issues with a few of the TVs working. A TV in one of the bedrooms would constantly loose connection. I'm guessing this was due to a faulty cable. The downstairs dishwasher was also broken and one of the sliding doors was broken. They were running a special that if you book by the end of February you could get the pool heating fee waived. I booked March 4th. I was hoping they would still apply the coupon especially with my being a repeat customer but they didn't. Of course it was my fault for not booking in time but little things like that determine whether you will continue to support a business. As you know this place is not cheap to rent. With all the issues we had you would think someone would call to apologize. Most of my correspondence was through text messages. I was told I can do a compensation request which I did. I was offered a whole $30 back. Needless to say I won't be booking with Kee's vacations again. Beautiful homes but poor care and upkeep of the properties. Book with them if you want a nice house but don't mind all the issues that it comes with it. There's so many other options to choose from so I'd think twice before booking with them.

We were forced to clean the home ourselves and make all of the beds before we could even begin our vacation. This is simply unacceptable for a rental property. The kitchen was also poorly equipped for the number of guests the home accommodates. The appliances, cookware, utensils, and kitchen tools were outdated, and several basic items were missing that would have made cooking much easier. It's clear that little thought has been given to creating a well-stocked, guest-friendly kitchen. The outdoor areas were equally disappointing and appeared to have been neglected. The decks were not properly maintained, with several rotten boards that raised safety concerns. The outdoor shower was dirty and unpleasant to use, and the outdoor furniture was covered in dirt and grime, making it unusable until it was cleaned. These are amenities guests expect to enjoy during a beach vacation, and they should be routinely maintained. The mattresses throughout the home are well past their useful life. They were extremely uncomfortable--hard, worn out, and felt like sleeping directly on old springs. Perhaps the most frustrating part of our stay was the customer service. We repeatedly tried to contact someone regarding these issues but were unable to reach anyone or receive meaningful assistance. When problems arise, responsive customer service is essential, and unfortunately that was completely lacking. Overall, the property did not meet expectations. Between the unclean condition upon arrival, the lack of maintenance, outdated furnishings and kitchen equipment, uncomfortable beds, and poor customer service, it felt as though very little attention had been given to the guest experience. The small details matter, and this property lacked both the care and the systems needed to provide the quality stay that was advertised. I would not stay here again without significant improvements.

They even have a drop mailbox on the other side of the highway so you can just pull over, drop off and go home. They did bring us a broom and some propane during our stay (after we asked) which was nice. But we should not have had to ask for those things--check the propane every week and tenants will not run out. And who does not have a broom in their house? They provide a little welcome/starter kit with some TP, soap, etc. That is nice. We booked way in advance and in the days before our stay a hurricane blew through the Outer Banks. We got one email before the storm giving an update and then no communication. Their web site was not updated with anything and no more email communication. I was pretty sure things were ok but not living near by I wanted an update before I drove 300 miles with a minivan full of stuff. A simple email or post on their web site would have worked. When I called they seemed shocked that I would even ask. Next, check in was fine but not very friendly. They set out food and some drinks as a welcome which is nice. But we were a few hours early and they had zero idea if our rental would be cleaned and ready early. It seemed like we were putting them out by trying to start our vacation an hour early. And they had no idea what we should do in the meantime. When I asked if we could park in the driveway and go to the beach they said no--a shocking response. Élan should have a plan for people who arrive early. Getting on and off the OBX on the weekend is notoriously bad and it stands to reason people will want to beat peak travel times. For heaven sakes think of us as customers and be ready for basic questions. Once at the rental we discovered that the owners lock the garage. This left us with a car full of beach gear and bikes strewn across the driveway and in the entry of the house. This was not made clear on the Élan web site. When I called to ask about using the garage they were dismissive and said they would call the owners to ask and then get back to me. They never called me back. The last few rentals we had offered keyless entry. Not here. This is an inconvenience with two families and lots of coming and going and just two keys. And they never did call to tell us that the house was ready and the maid was finished, as promised I just went at 2pm and there was no car in the driveway. We parked and moved on with life. The linens they use are really crap. Motel 6 quality sheets and bed spreads. The house we rented needs some help which is not their fault. But they could fix 90% of it and make their customers happier, and for very little money. Clearly they do not check theses properties. All of our issues were long standing maintenance kid of things except for the garage access. And they should be working with the homeowner to provide something for tenants to use instead if the owners just can't let tenants in their precious garage. Over all, not good customer service.

Decided to try Nags head this year and I found a house that was really cute and super close to the beach. We have to very young children and a short walk for them to get back and forth was really important. We stayed at the Crab Shack. Great location! Perfect size! Dirty, Dirty and more dirty. Had to go out and buy cleaning products to clean the house before I would even unpack. Dirty razors left in shower, hair on sheets, toothpaste left in sinks. The list goes on. The owner of this house really needs to get someone besides Elan to clean the house and rent privately.

Additionally, The air conditioning on the second floor was broken for 5 days before it was fixed. My formal request for compensation was denied. I was only offered a $350 credit on a future rental. I will NEVER rent from this company again.
