    Rented Our Happy Place (617). There were several things that needed attention. The refrigerator has…read morea torn seal on the bottom. The washing machine knob is broke, so you have to guess which cycle is the wash cycle. The dishwasher leaks. There is mold in the air vents. There is toothpaste on the shower curtains and wall trim in the bathroom. The showers are not clean. There are visible dirt lines going down the shower walls. I did not report any of this due to the response I got when I called about the weeds being trimmed and blown into our pool area and pool. I was told "it is not their fault if a neighboring house's trimmings get blown into the pool, to use the net". It was in fact, not the neighbor's trimmings, it was the overgrowth that was growing on the fence around this property's pool. My 70-year-old dad had to clean it all out because I was told there would be an additional charge to send someone out. They claimed they cleaned the pool on Tuesday, but nobody did. Every night, huge roaches were in the kitchen. We put all of our food in totes. Never again will I rent from here. It is also "dune front" - not oceanfront.

Half way through our 3 week stay, they gave us the option of getting fresh linens delivered, which was super convenient. Someone maintained the hot tub on a regular basis without being intrusive. This company gave us the feeling that they had our back if anything went awry. We've rented beach houses (VA beach) for many years. The beach environment is very harsh. Rental homes can be in wildly different conditions depending (I think) on the owners and not the rental company. Sometimes a house is old and fraying around the edges, sometimes updated and sparkling. Sometimes renters leave the place a wreck and the cleaners barely have time to put it back in order. If an updated, newer place is important to you, let the rental company guide you to the right homes. P.S. Our house was spanking clean and in excellent condition. I believe the owners take pride in their home, which is well managed by Outer Banks Blue. Great house + great company = great vacation.

The handful of interactions with a rental agent were pleasant. The check in and check out process was painless. The property itself was in amazing shape. Great location, excellent condition, right on the beach. It was clear that the owners took pride in the condition of their properties (the same people owned another property across the road). Although this really only reflects on Sun Realty tangentially, I can't imagine a scenario where owners that obviously cared this much for their valuable beach-front property would chose a bad rental management company.

There are 8 photos showing wide open access to the beach in front of the home, side of the house , and looking down the beach from the deck of the house, the description also reads: " When you're ready to hit the beach, just walk out your back door and you're there ! " Imagine our surprise and disappointment when arriving to discover there is a 6 ft high dune in front of the house right up to the back deck and steps. One must walk under the house and use a public access path to get on the beach and walk down to get in front of the house. This is very misleading and dishonest to people that wish to rent a beach house with direct access. Considering the price of the rental is very high compared to other OBX rentals we have enjoyed in past years, in my opinion, due to the subpar decor , dated furnishings , worn out carpet in the bedrooms, and only 2 baths to five bedrooms, the only reason I chose to rent the home was the beach access directly from the back deck of the house. In fact, the lead photo for this property is a photo of a wide open expanse of the beach leading from the deck. The manager I spoke with was very defensive although he did agree some of the photos were misleading, but kept arguing some of the photos shows the dune. There is one sunset photo that shows a portion of a dune with a shot of the beach, which isn't clear if that's even in front of the house, since the other 8 photos shows no dune. One could surmise that one photo is a photo of the beach area. When pressed on why the photos have not been updated to show the dune obscuring direct access , he ended the conversation. I don't recommend this rental property or rental company.

They price gouge, change prices on platforms (check booking and VRBO for cheaper rates), and increase rental fees 125% for the same week a year later. They will bounce you around from different customer service agents, when you call back they will find notes "confusing" and refer you to manager's voicemails with very slow turn around time. It is less expensive to book through VRBO. I do not recommend renting through them, they work for the property owners and not the renters. You have more support and protection booking through VRBO or BOOKING.COM. Linens not included. Fees egrigious. I have never had this much runaround at any other OBX rental agency. Oh So Sandy in particular, is a TINY flat top, with a very small shower that has exposed plumbing. It does not have a dishwasher, or laundry. There is no bathtub. The backyard is fenced in, however it is full of spikey foliage which will get in the pads of your dogs feet. The grill was dirty, the outdoor shower VERY rustic and dirty. For the amount you would spend on this place, there are far nicer places in the OBX.

Sitting at the dining room table, the view of the ocean and skyline was cloudy and unclear. In addition to the glass being dirty there was condensation between the panes of glass. 2. One of the pickets on the upper deck was loose. We called Beach Realty and they sent someone out who nailed it down and checked the other pickets. 3. The microwave over the oven didn't work. 4. Concerning the refrigerator, everything in the back of the top three shelves froze. 5. The propane tank was empty. We went and purchased propane but the grills still didn't work properly. 6. The lighting under the kitchen cabinets didn't work. 7. Two shelves in the refrigerator door were either cracked or broken. 8. The instructions on the toaster were undecipherable. 9. The dining room table is tacky. 10. The top dishwasher rack doesn't stay in place. You must hold it in place in order to load the bottom rack. 11. The kitchen floor mats are unattractive and don't match. 12. The large canvas photograph in the main living room is woefully faded. 13. There are approximately two dozen nails on the front steps and landing that protrude and should be hammered down. 14. Some of the blinds in the top floor master bedroom were broken. 15. The kitchen trash can is flimsy and there is no space for it. Unfortunately, the floor plan is such that there is no stairway from the upper floor to the bottom level. To get to the beach you must exit through one of the two bedrooms on the middle floor, or walk the stairway to the garage, and then out to the beach. Furthermore, there is no community bathroom on the top floor. Anyone eating or relaxing on the top floor must share the bathroom with those sleeping in the upper master bedroom.

After the reservation was made On Airbnb Vacasa Sent a supplemental contract and told me it had to be signed. It was mandatory. I told them I did not agree to the supplemental terms and wanted to cancel The reservation. They refuse to cancel it. They told me to call Airbnb to cancel it. Airbnb clearly communicated in writing that I should not cancel through Airbnb because I would not be eligible for a refund that I had to get the cancellation done through Vicasa. I called Vicasa again and they refused. This contract is not legal. It is not binding as I was placed under arrest by the leverage of a $900 reservation. This is bad business it's illegal and it's unethical. Now my choice is to stay somewhere that I don't want to stay and risk how it pans out since I signed the contract under arrest or try to replace my wife's vacation for her 62nd birthday and risk losing $900. this is bad business in the least. EDIT* the content of the supplemental contract is in the house rules section of the Airbnb listing so I guess it's my fault that I didn't see it. Still unhappy about the situation.

Next morning attempted to check in, but the keys they gave us didn't work. Called several times, and they finally sent out a maintenance worked to get us in. Spent 2 hours waiting outside. When we got in finally, it smelled like mildew. Started checking rooms for water, and sure enough the carpet is soaked in one of them. HVAC leaking. There's mold in the room too. Part of the bathroom room is rotting off where the wood has been wet for so long. Main bedroom has a brown liquid splattered all over the wall. Also found a couple dead roaches laying around. When I called Vacasa to talk to someone about the mold and mildew smell, they kept passing me off to people at a call center. Told them we wanted another residence and they finally has someone named Katie call. Katie was AWFUL. Weirdly combative and angry right out of the gate. Refused to talk to me because I wasn't the primary lease holder, but was so rude to my girlfriend that she didn't want to deal with her. They sent people back out to look at the property, but when I attempted to call Katie back she'd blocked both of our numbers. Had to go through AirBnB. She did finally call back and hung up on me multiple times while we were dealing with customer service. She claimed there was no mold, the house was fine, she wasn't moving us anywhere and we just needed to wait while they cleaned the carpet and replaced the door and such. The audacity of this woman, to tell me we needed to wait while they did renovations on this place. We ended up canceling our vacation over this. Horrible experience with these people, and judging by the reviews, this is normal. Katie, if you're reading this, you should find another job where you don't have to interact with people.

This is the 2nd year I booked with Kee's vacations. Last year we stayed at their rental across the street from Coatal Oasia, Sandalous. We had a great stay with really no issues. Unfortunately I can't say the same about this stay. We came to the house to find dirty linens on the floors of pretty much every bedroom closet in the house. This was so disgusting. It took awhile but someone was able to come pick up most of the dirty linens but not all. Then that same evening of check in the water pressure went down to almost no water. The water was just trickling out the faucet. We were told no one would come out since it wasn't an emergency. We were told no water is an emergency. By the next day the water pressure was fixed. We also had a lot of issues with a few of the TVs working. A TV in one of the bedrooms would constantly loose connection. I'm guessing this was due to a faulty cable. The downstairs dishwasher was also broken and one of the sliding doors was broken. They were running a special that if you book by the end of February you could get the pool heating fee waived. I booked March 4th. I was hoping they would still apply the coupon especially with my being a repeat customer but they didn't. Of course it was my fault for not booking in time but little things like that determine whether you will continue to support a business. As you know this place is not cheap to rent. With all the issues we had you would think someone would call to apologize. Most of my correspondence was through text messages. I was told I can do a compensation request which I did. I was offered a whole $30 back. Needless to say I won't be booking with Kee's vacations again. Beautiful homes but poor care and upkeep of the properties. Book with them if you want a nice house but don't mind all the issues that it comes with it. There's so many other options to choose from so I'd think twice before booking with them.

    Staying at this beach house was a disappointing experience. We contributed to the realtor's…read morebusiness with our rental, but they did not support us with a relaxing week. The beach is gorgeous and the house is a comfortable well-located 80s time capsule showing some age, with the hotel next door under construction. Fortunately, it was on the other side of the Pinehurst beach access, so while we did hear noise, other than the jackhammering a few days and the large machinery moving around, we could ignore much of it. It was less intrusive than what we experienced the previous year staying next to a house being built. That was a grating experience despite the really nice house, and I could not wait to leave. So this year, a few week before our rental, I started with the question whether there was construction near the house. I received a comment that they couldn't predict all construction, but none was planned. The first answer the realtor representative gave when I referenced the earlier conversation was that there wasn't construction yet, and possibly the busy construction site at the beginning of April was started after I asked in mid March. When I pointed out the short timeframe, the realtor's answer changed that they were unaware of construction. Considering the lack of inspection, as no one caught the broken toilet seat (replaced in a day) among cosmetic defects, it is possible no one had been at the house to check its condition. We learned Vrbo (the rental source) did not consider this to to be inaccurate information as they do not consider anything outside the property limits to have any bearing on the state of the actual property. The realtor also sent their policy that they aren't liable for any disruptions. Vrbo did nothing to improve the current vacation, only a small credit toward a future rental. The construction was inevitable, so we made the best of things as they were. Since no one would book a house with a worksite next door, so it only made sense to keep construction from prospective renters, either through inaccuracy or by ignoring any issues around the rental property so the realtor could deny knowledge. In one review rebuttal, the realtor stated "the home itself remained available and as advertised during your reservation dates" meaning loud construction is not a reason for them to discount or remove the listing. There is no shortage of new people to rent houses, so no incentive for realtors to disclose information about neighborhood noise. Paying to stay next to a construction site is not my idea of a great vacation. After two years, we know we cannot expect help from realtors: their policies incentivize not revealing a poor situation as there is no way for a renter to escape other than by abandoning a paid rental. Vrbo will not help with anything outside the house. The towns post about their planned projects, but there is no other way to determine any other construction projects, so for planning purposes, we have to generalize that there is enough being built in the outer banks that we will no longer visit, which will sadly end a long string of stays. Kees may be typical of other realtors in the area, but they are a known issue and we will avoid them. I will resort to Vrbo only if preferred alternatives don't have good options. So buyer beware. It would have been useful to know to look for reviews of the realtor, not just the house, although two years in a row, it may just be the area. Also, to know that my window for a review on Vrbo would close quickly enough this information is not included with the house (Sunny Days). I hope this review helps at least a few people avoid similar unpleasant experiences, even if the realtor gives their standard rebuttal regretting our "stay did not meet expectations," or people tell me to just be happy about jackhammering or go vacation elsewhere, which we will.

The oven was 3 or 4 inches from the wall for some reason. It was a 10 bedroom house. We did not bring batteries, so we were constantly looking for a remote that worked. The ceiling fans never did work as the remotes were dead. We swapped out some batteries in the unused bedrooms for TV remotes. The non stick cookware must have stuck at some time becuase it was all scratched up. Broken glass casserole dish among other issues. After our stay, we let them know what we thought. Response? $100 off your next stay. Big whoop. Why would we stay with you again? How about returning the clening fee? I let them know what we wanted to make it right. I told them that my online reviews would reflect whatever action they decided to take. So far, they've decided to ignore me. So there you go Seaside Vacations.
