Heat rises and at night 72 was pretty miserable, The manager refused to speak to us, we had to deal with a go between In the office. It took 3 calls to get the owner to allow a lower temperature at night and even then if you touched the thermostat to raise it even a degree it locked you out. The dryer in the house must be 25 years old and a lot ad of beach towels took 3 hours to dry. Called maintenance and their resolution was to tell us to do smaller loads. Just not very renter oriented. If you're an owner they're probably fine.

That helped us sleep but the rest of the house was 85 degrees. Pool was to be heated and we only got about 1.5 days of heat before we had to call them out a total of 2x. A lot of money to heat pool and not get a full week of it. Police were called out 3x to nearby houses. People walked the street all hours of the night. A bag of rocks was thrown over our privacy fence one evening. We wouldn't stay here again.

There are 8 photos showing wide open access to the beach in front of the home, side of the house , and looking down the beach from the deck of the house, the description also reads: " When you're ready to hit the beach, just walk out your back door and you're there ! " Imagine our surprise and disappointment when arriving to discover there is a 6 ft high dune in front of the house right up to the back deck and steps. One must walk under the house and use a public access path to get on the beach and walk down to get in front of the house. This is very misleading and dishonest to people that wish to rent a beach house with direct access. Considering the price of the rental is very high compared to other OBX rentals we have enjoyed in past years, in my opinion, due to the subpar decor , dated furnishings , worn out carpet in the bedrooms, and only 2 baths to five bedrooms, the only reason I chose to rent the home was the beach access directly from the back deck of the house. In fact, the lead photo for this property is a photo of a wide open expanse of the beach leading from the deck. The manager I spoke with was very defensive although he did agree some of the photos were misleading, but kept arguing some of the photos shows the dune. There is one sunset photo that shows a portion of a dune with a shot of the beach, which isn't clear if that's even in front of the house, since the other 8 photos shows no dune. One could surmise that one photo is a photo of the beach area. When pressed on why the photos have not been updated to show the dune obscuring direct access , he ended the conversation. I don't recommend this rental property or rental company.

From the moment I and my family arrived at this house, we had one problem after another! First this home is very old and in need of serious upgrades! Upon arrival we noticed a very strong urine odor, and musty/mildew smell. So we went out and bought some air fresheners. I contacted Sun reality and they did send someone out the the next day to spray a deodorizer, and they also put in a de-humidifier. The house was also dirty and sandy, and the carpets and furniture have stains on them. By day 3 we noticed the smell returning, and noticed a widow open in a loft about 20 feet off the ground and Sunbelt had to send someone out to close that. But that might explain why the home had serious temperature fluctuations and outside noise coming in. But why was that window open in the first place, maybe to mask the smells? The home is very "musky" with mold and mildew growing on the inside of the shower curtains too. Paint is also peeling and coming off the walls of this house. An even bigger issue is the sub flooring coming up on the bottom level of the house, with strips of flooring popping up everywhere, so we had to wear shoes to avoid stubbing our toes and cutting the bottom of my feet on loose flooring, Again, sunbelt came out but just used tape to try and push the flooring down. Needless to say the flooring popped back up again the next day, and so he had to throw blankets over top the flooring to avoid injuries to our feet. And when it came to the hot tub, and was very dirty and sandy, and a film on top of the water that looked gross. It also kept flashing "filter change 5 days overdue" which told me it not been cleaned nor serviced before our arrival. And the light above the hot tub was burnt out, but they did have an old string of Christmas lights around the hot tub, so I assumed that was meant to provide light, but when I plugged them in I got a very nice shock/electrical jolt! And we also had an ant issue in this home too! This was supposed to be a nice 7 day vacation, but we ended up leaving 2 days early because of all the issues. I did ask to be reimbursed/partially refunded for all the problems we had, but that request was ignored. I understand having some problems/issues with vacation properties, but not all the issues we had above!

I reserved a cabin through Airbnb and paid the fees and agreed to the contract. The terms were that…read morethere was a 24 hour cancellation policy. After the reservation was made On Airbnb Vacasa Sent a supplemental contract and told me it had to be signed. It was mandatory. I told them I did not agree to the supplemental terms and wanted to cancel The reservation. They refuse to cancel it. They told me to call Airbnb to cancel it. Airbnb clearly communicated in writing that I should not cancel through Airbnb because I would not be eligible for a refund that I had to get the cancellation done through Vicasa. I called Vicasa again and they refused. This contract is not legal. It is not binding as I was placed under arrest by the leverage of a $900 reservation. This is bad business it's illegal and it's unethical. Now my choice is to stay somewhere that I don't want to stay and risk how it pans out since I signed the contract under arrest or try to replace my wife's vacation for her 62nd birthday and risk losing $900. this is bad business in the least. EDIT* the content of the supplemental contract is in the house rules section of the Airbnb listing so I guess it's my fault that I didn't see it. Still unhappy about the situation.

Part of the bathroom room is rotting off where the wood has been wet for so long. Main bedroom has a brown liquid splattered all over the wall. Also found a couple dead roaches laying around. When I called Vacasa to talk to someone about the mold and mildew smell, they kept passing me off to people at a call center. Told them we wanted another residence and they finally has someone named Katie call. Katie was AWFUL. Weirdly combative and angry right out of the gate. Refused to talk to me because I wasn't the primary lease holder, but was so rude to my girlfriend that she didn't want to deal with her. They sent people back out to look at the property, but when I attempted to call Katie back she'd blocked both of our numbers. Had to go through AirBnB. She did finally call back and hung up on me multiple times while we were dealing with customer service. She claimed there was no mold, the house was fine, she wasn't moving us anywhere and we just needed to wait while they cleaned the carpet and replaced the door and such. The audacity of this woman, to tell me we needed to wait while they did renovations on this place. We ended up canceling our vacation over this. Horrible experience with these people, and judging by the reviews, this is normal. Katie, if you're reading this, you should find another job where you don't have to interact with people.

This is the 2nd year I booked with Kee's vacations. Last year we stayed at their rental across the street from Coatal Oasia, Sandalous. We had a great stay with really no issues. Unfortunately I can't say the same about this stay. We came to the house to find dirty linens on the floors of pretty much every bedroom closet in the house. This was so disgusting. It took awhile but someone was able to come pick up most of the dirty linens but not all. Then that same evening of check in the water pressure went down to almost no water. The water was just trickling out the faucet. We were told no one would come out since it wasn't an emergency. We were told no water is an emergency. By the next day the water pressure was fixed. We also had a lot of issues with a few of the TVs working. A TV in one of the bedrooms would constantly loose connection. I'm guessing this was due to a faulty cable. The downstairs dishwasher was also broken and one of the sliding doors was broken. They were running a special that if you book by the end of February you could get the pool heating fee waived. I booked March 4th. I was hoping they would still apply the coupon especially with my being a repeat customer but they didn't. Of course it was my fault for not booking in time but little things like that determine whether you will continue to support a business. As you know this place is not cheap to rent. With all the issues we had you would think someone would call to apologize. Most of my correspondence was through text messages. I was told I can do a compensation request which I did. I was offered a whole $30 back. Needless to say I won't be booking with Kee's vacations again. Beautiful homes but poor care and upkeep of the properties. Book with them if you want a nice house but don't mind all the issues that it comes with it. There's so many other options to choose from so I'd think twice before booking with them.

We were forced to clean the home ourselves and make all of the beds before we could even begin our vacation. This is simply unacceptable for a rental property. The kitchen was also poorly equipped for the number of guests the home accommodates. The appliances, cookware, utensils, and kitchen tools were outdated, and several basic items were missing that would have made cooking much easier. It's clear that little thought has been given to creating a well-stocked, guest-friendly kitchen. The outdoor areas were equally disappointing and appeared to have been neglected. The decks were not properly maintained, with several rotten boards that raised safety concerns. The outdoor shower was dirty and unpleasant to use, and the outdoor furniture was covered in dirt and grime, making it unusable until it was cleaned. These are amenities guests expect to enjoy during a beach vacation, and they should be routinely maintained. The mattresses throughout the home are well past their useful life. They were extremely uncomfortable--hard, worn out, and felt like sleeping directly on old springs. Perhaps the most frustrating part of our stay was the customer service. We repeatedly tried to contact someone regarding these issues but were unable to reach anyone or receive meaningful assistance. When problems arise, responsive customer service is essential, and unfortunately that was completely lacking. Overall, the property did not meet expectations. Between the unclean condition upon arrival, the lack of maintenance, outdated furnishings and kitchen equipment, uncomfortable beds, and poor customer service, it felt as though very little attention had been given to the guest experience. The small details matter, and this property lacked both the care and the systems needed to provide the quality stay that was advertised. I would not stay here again without significant improvements.

It's not super well advertised about this, but I did later find it in a subsection somewhere. No beach towels, a couple rolls of toilet paper, one trash bag, that was about it. So a bit of an inconvenience for a family flying in from across the country. So plan to bring everything you need to be self-sufficient. We did not have functioning internet or wifi for the week.

I Sent pictures of the damage as I was asked to do, did not hear back! Sent several emails, no reply! DO NOT USE THIS COMPANY!!
