I want to start by saying Coastal Oasis is a beautiful home. It was especially nice having a handicapped room and elevator for my Grandmother. This is the 2nd year I booked with Kee's vacations. Last year we stayed at their rental across the street from Coatal Oasia, Sandalous. We had a great stay with really no issues. Unfortunately I can't say the same about this stay. We came to the house to find dirty linens on the floors of pretty much every bedroom closet in the house. This was so disgusting. It took awhile but someone was able to come pick up most of the dirty linens but not all. Then that same evening of check in the water pressure went down to almost no water. The water was just trickling out the faucet. We were told no one would come out since it wasn't an emergency. We were told no water is an emergency. By the next day the water pressure was fixed. We also had a lot of issues with a few of the TVs working. A TV in one of the bedrooms would constantly loose connection. I'm guessing this was due to a faulty cable. The downstairs dishwasher was also broken and one of the sliding doors was broken. They were running a special that if you book by the end of February you could get the pool heating fee waived. I booked March 4th. I was hoping they would still apply the coupon especially with my being a repeat customer but they didn't. Of course it was my fault for not booking in time but little things like that determine whether you will continue to support a business. As you know this place is not cheap to rent. With all the issues we had you would think someone would call to apologize. Most of my correspondence was through text messages. I was told I can do a compensation request which I did. I was offered a whole $30 back. Needless to say I won't be booking with Kee's vacations again. Beautiful homes but poor care and upkeep of the properties. Book with them if you want a nice house but don't mind all the issues that it comes with it. There's so many other options to choose from so I'd think twice before booking with them. read more

Our experience was very disappointing, especially from the moment we arrived. At check-in, the house had not been cleaned or prepared for our stay. We were forced to clean the home ourselves and make all of the beds before we could even begin our vacation. This is simply unacceptable for a rental property. The kitchen was also poorly equipped for the number of guests the home accommodates. The appliances, cookware, utensils, and kitchen tools were outdated, and several basic items were missing that would have made cooking much easier. It's clear that little thought has been given to creating a well-stocked, guest-friendly kitchen. The outdoor areas were equally disappointing and appeared to have been neglected. The decks were not properly maintained, with several rotten boards that raised safety concerns. The outdoor shower was dirty and unpleasant to use, and the outdoor furniture was covered in dirt and grime, making it unusable until it was cleaned. These are amenities guests expect to enjoy during a beach vacation, and they should be routinely maintained. The mattresses throughout the home are well past their useful life. They were extremely uncomfortable--hard, worn out, and felt like sleeping directly on old springs. Perhaps the most frustrating part of our stay was the customer service. We repeatedly tried to contact someone regarding these issues but were unable to reach anyone or receive meaningful assistance. When problems arise, responsive customer service is essential, and unfortunately that was completely lacking. Overall, the property did not meet expectations. Between the unclean condition upon arrival, the lack of maintenance, outdated furnishings and kitchen equipment, uncomfortable beds, and poor customer service, it felt as though very little attention had been given to the guest experience. The small details matter, and this property lacked both the care and the systems needed to provide the quality stay that was advertised. I would not stay here again without significant improvements. read more

Staying at this beach house was a disappointing experience. We contributed to the realtor's business with our rental, but they did not support us with a relaxing week. The beach is gorgeous and the house is a comfortable well-located 80s time capsule showing some age, with the hotel next door under construction. Fortunately, it was on the other side of the Pinehurst beach access, so while we did hear noise, other than the jackhammering a few days and the large machinery moving around, we could ignore much of it. It was less intrusive than what we experienced the previous year staying next to a house being built. That was a grating experience despite the really nice house, and I could not wait to leave. So this year, a few week before our rental, I started with the question whether there was construction near the house. I received a comment that they couldn't predict all construction, but none was planned. The first answer the realtor representative gave when I referenced the earlier conversation was that there wasn't construction yet, and possibly the busy construction site at the beginning of April was started after I asked in mid March. When I pointed out the short timeframe, the realtor's answer changed that they were unaware of construction. Considering the lack of inspection, as no one caught the broken toilet seat (replaced in a day) among cosmetic defects, it is possible no one had been at the house to check its condition. We learned Vrbo (the rental source) did not consider this to to be inaccurate information as they do not consider anything outside the property limits to have any bearing on the state of the actual property. The realtor also sent their policy that they aren't liable for any disruptions. Vrbo did nothing to improve the current vacation, only a small credit toward a future rental. The construction was inevitable, so we made the best of things as they were. Since no one would book a house with a worksite next door, so it only made sense to keep construction from prospective renters, either through inaccuracy or by ignoring any issues around the rental property so the realtor could deny knowledge. In one review rebuttal, the realtor stated "the home itself remained available and as advertised during your reservation dates" meaning loud construction is not a reason for them to discount or remove the listing. There is no shortage of new people to rent houses, so no incentive for realtors to disclose information about neighborhood noise. Paying to stay next to a construction site is not my idea of a great vacation. After two years, we know we cannot expect help from realtors: their policies incentivize not revealing a poor situation as there is no way for a renter to escape other than by abandoning a paid rental. Vrbo will not help with anything outside the house. The towns post about their planned projects, but there is no other way to determine any other construction projects, so for planning purposes, we have to generalize that there is enough being built in the outer banks that we will no longer visit, which will sadly end a long string of stays. Kees may be typical of other realtors in the area, but they are a known issue and we will avoid them. I will resort to Vrbo only if preferred alternatives don't have good options. So buyer beware. It would have been useful to know to look for reviews of the realtor, not just the house, although two years in a row, it may just be the area. Also, to know that my window for a review on Vrbo would close quickly enough this information is not included with the house (Sunny Days). I hope this review helps at least a few people avoid similar unpleasant experiences, even if the realtor gives their standard rebuttal regretting our "stay did not meet expectations," or people tell me to just be happy about jackhammering or go vacation elsewhere, which we will. read more

We needed an oceanfront home with a beautiful view, and this place delivered in every way. One thing we really appreciate about KEES is that they allow outside vendors -- it made planning so much easier. Mr. Sam and Chef Jeffrey served incredible BBQ that was tender, flavorful, and cooked to perfection. We used Kees Vacations last year and had a great experience, which is why we trusted them again this year. Unfortunately, that trust was completely broken. When we arrived at the rental this year, I was stung by a wasp at the entrance due to an active nest. Then we found dog feces and urine in the garage. Despite that, we tried to make the best of it -- until we found what appeared to be bed bugs on the mattress. We took photos and reported it immediately. Kees sent pest control, who spent less than 15 minutes on-site, dismissed the bug, and threw it away without documentation. We were never offered alternate accommodations or any meaningful support. Eventually, we had no choice but to leave the property and spend $2,500 out of pocket to secure a clean, safe place for our family -- especially for our children. I tried to work directly with Kees management and even contacted their CEO. I provided evidence, remained respectful, and asked for a refund. They ultimately refused, even after a second inspection was conducted after we had already left. They later told me they would no longer speak to me by phone because I had shared my experience publicly. This was not just a customer service failure -- it was a complete disregard for guest safety and accountability. We made every effort to resolve this privately, but the company simply did not care once they had been paid. If you're planning to book through Kees Vacations, please be aware of how they may treat you when something goes wrong. If I could give less than zero, I would. We booked this home through Marriott, expecting Marriott quality. Instead, we got Kees Vacations -- a company that doesn't inspect, maintain, or manage its properties with even basic professionalism. The online listing shows a clean, updated home. In reality, the photos are outdated and don't reflect its condition. The house was dirty, disorganized, and clearly uninspected. On arrival: 1 dishwasher was full of clean dishes from a prior guest; the other had a broken top rack and standing water. 3rd was non working. The kitchen had no potholders, dish towels, scissors, or trash bags. We used washcloths to handle hot pans and had to buy cleaning supplies and bags ourselves. No soap/shampoo in bathrooms. 1 was missing TP. The third-floor deck furniture was filthy and moldy. The "fully equipped" kitchen was a mess of mismatched, filthy cookware and sticky utensils. For a house that sleeps 18, there weren't any teaspoons or enough forks for one meal. Several outside lights were out, and one stool was broken. Screens were off-track, allowing flies inside -- there's literally a vase full of fly swatters on the counter. The pool was the worst part. It was dirty, full of sand and cigarette butts, and stone-cold -- obviously never serviced before check-in despite the contract stating it would be. We paid for a heated pool, but it never got above 75°F. I have photos showing the same temperature all week. The pool tech didn't arrive until mid-afternoon Monday, gave no apology or explanation, and left without follow-up. The so-called "private beach access" was unusable because the stairs were completely buried in sand. The house next door had theirs cleared, proving this was neglect, not nature. More pix. The TV situation was absurd. Most bedroom TVs didn't work or lacked remotes, one was completely broken, and there were no instructions. Each TV used only streaming services -- meaning we had to use personal accounts just to get basic channels. The Kees technician confirmed one TV was broken and admitted inspections are inconsistent. I reported everything immediately Monday morning (text at 8:20, call at 9:30). The only issue actually resolved was a pile of broken glass in the driveway. I was repeatedly told they rely on "third-party" vendors and could not say when anyone would come. What made this even worse was how I was treated. Rather than addressing the problems, Kees implied I was being dishonest: They said a staff member saw our dog in the pool -- false, and there were no staff on site. They said I never registered with a pet -- I sent two emails proving I did. They said the pool company was there Sunday and everything was fine -- but no one came, and my photo proof shows the water temperature never changed. The entire property reflects poor management and zero quality control: dented appliances, warped outdoor furniture, stained carpet, missing supplies, and a filthy outdoor shower area full of discarded junk. Even the "waterfall feature" pictured online doesn't work. We paid thousands for a "luxury beach house" that had no beach access, an unusable pool, broken TVs, and minimal response from management. Our refund request was brushed off, and Kees called their token offer "fair." It wasn't. We've been loyal Marriott Bonvoy and timeshare owners for 40 years and have never encountered a property so misrepresented or a management company so unprofessional. Marriott should seriously reconsider allowing Kees Vacations to carry its name -- it damages their reputation and deceives guests. read more

We were booked for Thursday to Sunday and thought we had found our new stay in Hatteras( we come several times a year)but then hurricane. They are evacuating the island. The complex will be closed and employees evacuated. They refuse to refund our money. The only compromise was staying at 2star motel in Nags Head. Instead of having a lifetime customer they have decided my $833 dollars was more important than any customer service. Do not book with Kees. You can, but you have been warned. read more

The update here is that Kees Vacation offered a couple hundred dollars of hush money with the caveat that we not share what a horrible experience we had. 1) I didn't think that type of response or compensation met the need. This is a bait and switch, nothing less. 2) this offer came days/weeks after our stay and numerous complaints, so I'd already posted. A couple days after the offer it was rescinded because the found my social media post. No regrets. I hope it saves someone else. We stayed with KEES Vacations over the July 4th weekend and unfortunately had a very disappointing experience. The property was not properly cleaned upon arrival (food residue on the kitchen table, broken shower dispenser, and a bedroom door that would not close), and linens for multiple beds were missing until Saturday evening despite being reported Friday. The central AC never worked, and instead window units were taped into place, leaving security gaps and failing to cool the home effectively. The Wi-Fi also did not function with the provided credentials, and we ultimately had to troubleshoot and fix it ourselves by swapping routers found in a closet. While staff responded to messages, the fixes were delayed or ineffective, and after our stay we discovered similar complaints dating back several years, suggesting ongoing issues. KEES initially offered $200 compensation, but we requested one night's stay (over $700) as fair compensation given the severity and number of problems. After weeks of waiting, they ultimately denied any further resolution. Overall, the property did not meet the basic standards of being clean, safe, and functional, and we cannot recommend KEES Vacations based on this experience. read more

We stayed in Ocean Pearl for the week of October 28th through November 5th. When we arrived, it was late the night of October 28th, and the office was closed for Kees Vacations. We walked in the house on the lower level and the floors had not been swept or vacuumed. As we went up the stairs through the levels of the house all the floors were dirty. On the second floor, there was a covered deck that the windows had hair all over them. The top level of the home had 2 bedrooms. Several of the beds had hair on the sheets. The room we slept in, I had to wash the sheets before we went to bed since the office was closed for the day. The bathroom had hair in the shower, and on the floor of the bathroom. The next day Kees Vacations did come remake all the beds. That was just the beginning of the week, below are all the issues we encountered. * The filthy bedding when we arrived on all the beds * The floors not being swept and cleaned * The top-level dryer not working (a maintenance man came out to address) * One of the dishwashers not working (a maintenance man came out to address) * One of the top-level bedroom showers was leaking into the bathroom of the bedroom below. This made the shower on the top level non operational, causing us to need to share showers. * The dryer on the second level started to not dry and left condensation on the doors even when the doors were open. * The dishwasher again stopped working and we did not have a dryer in the residence. * The last issue that was quite disgusting, in the double bunk room on the lower level had a very disturbing stain up against the wall behind the bed. After all this, we left a day early when the second dryer and dishwasher stopped working. Kees Vacations offer us a $330 refund for a house that cost $4200 for an off season week. I would not recommend renting from this company. This is the worse company we have experienced so far. read more

My family stayed at a property on Colonial beach rd in Jarvisburg 6/15-6/22. Upon arrival the house was not well cleaned. There were bugs in the entryway, in the kitchen and on the living room carpet. There was also a large glob of hair in the master bathroom shower and overall the place just was not as well cleaned as you would expect for a rental. I reached out to Kees via their number they text from and they did offer to send the cleaners back out. But after driving all day no one wants housekeeping in your space when it should have been done properly prior to our arrival. The home also advertises about being able to "work while on vacation" but the internet is spotty at best. It went out multiple times a day during our stay. Resetting the router did not help. The water in every faucet including the tubs (of which the secondary bathroom did not drain) smells horrible, like rotten eggs. It smelled like this the entirety of our stay. The gas grill also was not left with a full tank of propane which made grilling out quite complicated. The house is advertised as sleeping 10 but only has 2 small trash cans outside. The trash was not removed from the property the whole week we were there. My biggest complaint is the fact that the house was advertised with having a private fishing dock and a private boat dock. The private fishing dock has since been removed from their listing. But at the time of booking and during our stay the listing still said both (I have screenshots of the listing). On the day of our arrival I asked about the location of the docks via the text number. I was told that they would look into it. Then the next day I was told there was a fishing dock for us to use. When I asked about the location they said they were reaching out to upper management and would get back to me. On Tuesday I still had not gotten a response so I asked again which was left unanswered all week. I also called the office and left a voicemail, all of which went unanswered and unreturned. The docks are a huge amenity that I'm sure was a factor in the price we paid for the rental. To have them not available to us and then to be ignored by Kees is unprofessional an inexcusable. Our family rented from KEES and stayed at the Beach Runner in Duck, NC from 8/14-21. The first thing we noticed was the location. It was great! It was an easy walking distance to both the town and the beach. There was a beach wagon in the storage area we made use of almost daily. The backyard pool was the perfect size for our little group. One of the plastic chairs was broken as was the umbrella but it didn't prevent us from enjoying the pool. These were the only good things I have to say about our stay at Beach Runner. As soon as we arrived we noticed that the iron circular stairway was outdated and the balusters were farther apart than is legally code ( 4 ") by today's standards. Our grandsons could have easily slipped through these and seriously hurt themselves.The owners provided two baby gates, but one was broken and neither one fit the stairs, so we spent the day jury-rigging the railings with cardboard pieces that we weaved in and out of the balusters to close them up. It didn't look pretty but that seemed to work for the week. The next thing we noticed was that when just two of us were on the back deck, we could feel a lot of shaking and movement. We looked under the deck and realized there was no bracing between the posts and the ledger board was attached to the house with nails and not bolts. The two decks in front both used bolts to attach to the house and we never felt any movement on them. We also noticed a cracked baluster that if leaned on could easily break. All in all, we felt that this back deck was too dangerous to ever use. The next thing was the cleanliness, or lack of. Carpets dirty and spotted, hair on baskets,stains on kitchen potholders, dust on bathroom decor. We even found a nail clipper on the floor in the living room! Just gross. When we arrived, the bathroom outlets did not work . We later found out that a GFI outlet had been tripped so it was an easy fix but still we had to call maintenance to find that out. There were four televisions in the house. When we arrived we had trouble getting any local stations on the living room TV. We hadn't even tried the bedroom TV's yet. A nice maintenance man came out to check (and also reset the bathroom GFI's). One TV was totally broken, and two needed new remotes which we were promised replacements but never received. Let's talk about the kitchen... There were four of us at BeachRunner who drink coffee so before bed someone usually prepared the pot so that in the morning, the first one up can just push the button to start the brew. The first morning, I pushed the button and waited for the coffee to brew. I noticed water all over the counter but didn't put two and two together that the coffee pot was broken and water leaked all over the counter. Oh and ants, ants on the kitchen counter and even in the dishwasher. Oh, and a broken utensil holder, just laying there on the counter. The only wine glasses in the house were plastic ones and no one wanted to drink a fine glass of wine from a plastic goblet . We went to Dollar General and purchased wine glasses to enjoy our evening wine. We ended up leaving the glasses at the house for the next renters to enjoy their wine from. Then one day as we were preparing to go to the beach with our grandchildren, we noticed seven nails sticking out about an inch from two posts by the driveway. These nails were about three feet off the ground, just the right height to injure a child or gouge someone's leg if run into. We found a nearby rock and pounded the nails into the post so no one would get hurt. Our first trip to the Outer Banks was quite memorable. We thought we would spend the week relaxing and enjoying our time together. The only time we did enjoy our time was when we were NOT at the house. The beach was fun, the location of the house was great but we will NEVER rent from KEES again and will tell anyone who asks how terrible this house was. read more

PSA!!! Do not walk, but RUN away from Kees vacations! Once you have paid them, do not expect a clean and maintained house and property. They have your $$ and could care less if you are satisfied. They do not want to hear from you or be bothered by you about any issues with the property you paid them alot of $$ to stay in. You can call but it will do no good. They just don't give a crap. The phone is eventually answered by a very rude, unfriendly voice who is not interested in what you have to say. I would recommend you use Carolina Designs. They care about your satisfaction and want you to have an enjoyable stay. Kees does NOT care. read more

The staff was friendly and had timely responses to messages. Unfortunately, whoever they contract for maintenance/cleaning does subpar work. Please note: 1) Our property was pretty much ant infested. There was no space without challenge. They were in bathroom sinks, on furniture, inside of the dishwasher (empty - no dirty dishes). We kept the home clean with intent to avoid more ants because we had an infant in the house. We kept her clean bottles in the fridge (tip) 2) Entry doors are covered in cob webs and spiders. Picture a vacant, historical home that has been unattended. We are not concerned with some bugs, but collectively, this becomes a lot when paying for a vacation home. We had some texts with Kees reassuring us that the doorways would be cleaned, but no one ever came. We could not use the patios because the doors were covered with spiders and we ducked whenever entering the home. Even the light fixtures are covered. 3) Also, the mattresses desperately need to. be replaced. There are loud and uncomfortable. We had many nights where the baby would wake up in her bassinet if we had to move after putting her down. Update: If you take a risk and decide to use one of their properties, please know that documentation is key. Please take EVERY picture you can, or you will get an email stating that their inspection does not "match up" with your complaint. As if I thought it was a good use of my time to make all of this up?? The lack of accountability is unbelievable and even more surprising since I exchanged several messages with the staff while we were still there asking for them to come. Who questions the staff who claims they came, but never showed up? We tried to give the property the benefit of the doubt as we know it is a busy rental area. We often try not to complain, however, once we raised an issue because their staff did not show up as promised, we escalated our concerns. What an awful response. read more

BUYER'S BEWARE. We just got back from a vacation in OBX and rented the Royal Palace inKill Devils Hills. The list of issues is very long: 1. Mold/mildew in showers (in general unclean) 2. Door locks broken and some doors locks were missing (unable to lock the unit) 3. Outdoor kiddie pool had bricks broken and in complete disrepair (hazardous area for small children) no response to pictures sent for repair request. Obviously, with the weeds growing around the misplaced bricks it's been like this for a long time. 4. Broken pool furniture 5. Unclean and hazardous bbq grill (almost burned the house down due to grease fire) we left a note to warn next renters DO NO USE THE GRILL UNTIL REPLACED OR CLEANED 6. Dishwasher leaked 7. Not enough silverware for 20 people. 8. kitchen not well appointed 9. 2nd floor bedroom, adjacent to laundry room has hazardous electrical outlets not working and in disrepair. Outlet is falling out of the wall. EXTREMELY HAZARDOUS 10. WIFI (INTERNET ACCESS) WAS HORRIBLE 11. Towel package included with rental was inadequate and the quality of the towels was horrible.. 12. The house was infested with roaches. 13. THE GATE TO THE OCEAN WAS BROKEN AS WELL. For a unit that costs a lot for a week, the maintenance on the unit is horrible. This is the 2nd year in a row we rented the house and it will be our last. Under Carolina Designs the house was well maintained, appointed and any items were quickly resolved. Not so with Kees. We reported the dishwasher leak early in our stay and no one responded. I WILL NEVER RENT ANOTHER HOUSE FROM KEE'S VACATION AND WILL BE POSTING THIS EVERYWHERE ON THE INTERNET TO WARN OTHERS. I WILL SAY THE PROPERTY MANAGER DID CALL BUT I DID NOT WANT TO WASTE MY TIME COMPLAINING WITH LIP SERVICE. I DID NOT RETRUN HIS CALL. I NORMALLY DO NOT COMPLAIN. We stayed at 1523 Baileys Bay Kill Devil Hills, NC 27948 from 8/18/23 - 8/21/23. The house was dirty and smelled. The list of issues is quiet disturbing: 1. The house looked like it hadn't been cleaned and sanitized. 2. The carpets were all stained up. 3. The garage smelled like fish 4. There was mold/mildew/sand/dirt all through the showers. 5. The pillowcases had dirt and hair on them. 6. There were dirty dishes in the sink. 7. Two of the TVs didn't work. 8. When you used the washing machine the 1/2 bath toilet started spitting water out. We reached out to management several times and was told housekeeping and maintenance would come and clean/fix everything. No one ever showed up. I don't understand why the owners of these properties don't monitor review websites and do something about it. read more

Beware. We booked 4 days 3 nights with Kees property in Hatteras. On the first day there my wife nearly fell in the tub/shower. The tub didn't drain properly and it seemed there were still cleaning residue that was extremely slippery. Really scared her. We contacted their maintenance number and they sent someone over. He knocked first. Was told to hold on a minute. Then peeked in the widows. Stated that he would bring a bath mat back. He never did the entire time we were there. We even talked to another maintenance guy after that. We were issued one small bath towel, one hand towel and one wash cloth per each for our entire stay. 2 paper coffe cups. 1 and one half roll of toilet paper. We ran out of toilet paper. No exterior trash cans. Ice machine broke. Nobody on site the entire time. The main reason I'm writing this is on our last night there we had people walk into our room at 10 pm at night when we were asleep. Un known to us they had changed the lock code on our room door and booked another client. There are no dead bolts on the doors. You have no security in your room. Needless to say we didn't sleep the last night. You are completely relialing on Kees protecting you. This situation and the bathroom issue could have lead to physical harm. Kees response to these issues was completely unacceptable. The sent us an email basically stating they will admit no fault and out of goodwill are giving us a $30.00 refund. We have stayed in OBX for the last 18yrs. Never anywhere that we have stayed ran across such arrogance. Ok, so I have to say that Kees Vacation Rentals in the Outer Banks where we booked our reservations where we were supposed to be for 6 days (To the Beach and Back) was a HUGE disappointment and we have booked many places nationwide as well as international and we have NEVER been so dissatisfied as we were with the home and Kees Vacation Rentals Outer Banks Management. Let's start by going into the home where it was Definitely not as described...completely run down and views from the rooms...seriously...what view? But still, it gets worse.. out on the deck on the tables and chairs there was bird crap everywhere plus the pool was filthy and had a hose sticking out of it which would cause a trip hazard plus dark big black spots on the pool deck and the grill was gross. I found a hair in the bed sheet as well. So, we tried multiple times to contact Kees to see if they could rectify the issues after numerous calls from the moment we got there to the next day they did not respond until late the next afternoon where we finally had to book something else because they just were not going to do anything to accommodate us or our family coming in at all. They just would not get back to us. So, we only stayed one night and did not touch really anything at all so you would think that they would provide maybe 1/2 our money back or something...NOPE! They pretty much said one thing and then decided to give us NOTHING back of the 6 days..remember..we only stayed one night only and had to find another accommodation elsewhere since they did not respond. I would be very careful using Kees Outer Banks realty/vacations. They do not care about their guests once they receive their money. We stayed at one of their condos for 3 nights with an AC unit that was so loud it sounded like an airplane taking off. The bed was broken and the code given for the laundry room was wrong. Many text were sent but to no avail. We requested half our money be returned. They offered $30 for "our trouble". What an insult. I have never experienced such a lack of concern. read more

Don't waste your time on any Kees Vacation rental! The following are just a few and most upsetting of the issues we encountered. 1- We found mold in the multi-cup coffee maker. The K-cup maker had a used K-cup in place for further proof no one had been by to clean and "turn over" the property. 2- There was a pink linen bag downstairs upon our arrival. We didn't know if the contents were dirty or clean. We called in and were told to assume it's dirty. Days later when someone finally came out to address the coffee pot issue, they informed us the contents in the linen bag were our CLEAN sheets that were never put on our beds along with all the supplies we were supposed to be provided but were missing. (Toilet paper, paper towels, bath towels, k-cups, etc.) Unfortunately this meant we had been sleeping on dirty sheets used by the prior renters who obviously didn't strip the beds as they were supposed to. 3- The 2 outdoor trash cans were full of the prior renter's fishy trash and had not been left on the curb as they were supposed to by the renters or the staff. Trash pick up didn't come until 4 days after we realized this so we had nowhere to place our own trash the entire week. The outside of the home reeked of fish and we couldn't figure out why our first day there until we went to throw something in the outdoor trash and saw them full. 4- Filthy floors, trash from prior renters left scattered on the floors, dirty dishes. 5- Blood or something unknown was found on the master bedroom comforter. The worst part of all this was the poor response from Kees. We arrived on a Sunday and I called that night but because it was after 5pm I was told the after hours people would be handling this. No one ever showed up so I called Monday morning and was told someone would be out that day- no one showed up. I had waited around all day at the house for someone so it was very disappointing to miss out on a full day of vacation for absolutely nothing. I also called multiple times that day. On Tuesday someone finally came out around lunch time and brought bleach with them because they were told there was mold that needed to be cleaned. You cannot clean a coffee maker with bleach; poor communication between staff! This employee was also supposed to provide us with the items we were missing and that's when we were informed it was all in that pink linen bag. Obviously the bag was left there and someone never came out to clean the place. Tuesday night I wrote a lengthy e-mail with pictures to Kees and never received a response. Wednesday someone came by that afternoon with a new coffee maker and comforter but this was 4 days in to our stay-- a little late! No one ever came by to address the outdoor trash issue or extended an apology. I let Kees know I would be filing a chargeback through my credit card company. Unfortunately my CC company was not able to help since we decided to stay at the property; lesson learned to get the heck out when the rental company doesn't extend help! Danielle in the business office was horrible and told me they weren't willing to negotiate with me since I had tried to file a chargeback- pretty petty. They did end up offering me a $250 refund in exchange for signing a contract that wouldn't allow me to speak out against them negatively to the public and to that I said NO THANKS! Keep your money Kees because I'm ready to let others know just how terrible and unsanitary your properties are. read more

Our family checked into a beachfront rental property on July 2. The house had not been cleaned and the bedding had not been changed. We found black mold in the ice maker, broken furniture, dirty dishes in the drawers and cabinets, and broken inner door workings in the third floor balcony. The beach access staircase was being built and we found construction materials around the house and pool area. We could not access the beach from the property. We found nails and tacks in the pool and electrical cords near the pool' water. We called Kees on July 2 for assistance and did not hear back from them until afternoon on July 5. The pool and beach were not accessible to us on July 4. Even on July 5, Kees did not seem interested in assisting us and did not address our complaints. We received an email today offering a small compensation if we did not post negative reviews on social Media. They have blocked our attempts of post negative reviews about the property on their own website. Renters beware! read more

If you are looking for a relaxing vacation I highly suggest you NOT rent with Kees Vacations. We rented with them multiple times per year for the last 5 years... we rented SOCO oceanfront this weekend .... We arrived Wednesday and were told that the HVAC was broken on the middle floor... once arriving the top floor unit didn't work and it was 82 degrees .. unable to use the kitchen/ living/ or master bedrooms The dishwasher was broken The hot water heater worked here and there The hot tub had electrical issues ... they sent a technician out stating they would have to have someone else come... whom never showed up ... so very dangerous The staff was not accommodating ... they wanted to refund us 150.00 on Wednesday for our inconvenience(the home was 700.00 a night) .. we declined the money and ask for late check out on Sunday... and we had to sign a form agreeing to that.. they sent in a PDF, not sure how they expected us to sign that with no computer.... We expected to sign it digitally and didn't receive that. This company severely inconvenienced our vacation, we accommodated vendors day in and day out... while on vacation with toddlers and the company was so not understanding. Save your money and rent with another company. After expressing our issues with other people we have heard from past employees of the company that this company is so unprofessional and the home we rented has had many issues in the past. This company is absolutely awful. DO NOT BOOK WITH THEM. We booked 8 different homes for a group vacation with their cancel for any reason policy. When we canceled, they put us in touch with the insurance company to file a claim. The insurance company was very friendly, but requires a letter from the rental company in order to file claims and get money back. Kees was unwilling to provide the information needed for the claim, even though the insurance was bought through them. They went as far as lying by saying that past claims were filled without these documents, when it is impossible to do so. IF YOU BOOK WITH THEM, YOU WILL NOT BE REFUNDED ANYTHING IF YOU HAVE TO CANCEL, EVEN WITH INSURANCE. Also, a past stay in these same properties was very disappointing. The facilities were disgusting, with hairs in wrapped towels and used pimple patches and sand found in beds. It was obvious that nothing had been cleaned at all. KEES IS A SCAM!!! We're owners of two vacation properties at Lake Gaston (NC/VA) so empathetic to the challenges of maintaining rental houses. But this management company's lack of response (and communication) to critical repairs to the OBX beach house we're renting is inexcusable. We've had inoperable toilets since we arrived and still can't get this company to send a plumber after 5 full days in the house. A broken microwave and movie room projector not working won't spoil our vacation but Kees just doesn't care about their guests. Very last time staying at the Imperial Palace (905 S. Wow......believe what you read, people. I am currently vacationing in an OBX Airbnb home managed by Kees. Soon after booking and prior to arrival, I expressed concerns about negative reviews I'd read online. I was assured that all would be well and that housekeeping would be sent a notice of my specific concerns. Imagine my surprise when we arrive to an a/c unit that isn't functioning at all, filth in various parts of the home, ice maker in fridge doesn't make ice, shower head fell off when adjusting the nozzle and cannot be reattached (stripped threads?), the Keurig they tout on the description is a tiny, single serve machine.......for 10 people?? Yes, there is a battered Black and Decker pot for back-up but I packed 120 Keurig pods - not ground coffee and filters.........many floors and rugs are dirty/worn - there has been no deep cleaning in this home for a loooooong time......not someplace I want my grandchildren crawling around - the chain on one bedroom fan is broken so if you want the fan on while sleeping (which we did since the a/c was not working) you must remove the globe and then the bulb unless you enjoy sleeping with a light on above you. The outside shower doesn't drain which is why there's a plunger resting on the seat where you might sit. YUCK! The plunger doesn't actually do anything to the standing water though so don't get your hopes up. Now you may think that i am just one of those negative Nancy's who doesn't consider that we are in a pandemic and everyone is doing the best they can but SAVE YOURSELVES AND YOUR HARD EARNED MONEY and take this in........IT'S NOT JUST ME! I missed the entire first day of my beach vacation waiting on a/c service and on my 2nd day, right now, I am indoors once again, typing this review at 2:00 pm while waiting to hear from them and hoping they'll do the right thing. This is a $7000/week home with so much potential. In my very humble opinion and based on my very brief experience so far, Kees is not maintaining this property in a responsible manner nor are they delivering what was promised, and their responsiveness is sorely lacking now that they have my money. This is false advertisement and failure to honor a contract at a minimum. Edit: Tech came yesterday afternoon around 2:30 pm. Clearly he wasn't trained to repair hvac systems nor did he offer to clean the 4 clogged vents I showed him but he did offer to take a picture for housekeeping. He also installed a filter in a return that I showed him to be without one. Upon leaving he assured us an appointment for repair would be scheduled and we would be notified. No news today. And I'm not one bit surprised. When I mentioned to customer service that there were numerous issues I'd share at departure but that the a/c was top priority, she said I was welcome to do that but they'd be happy to address them during our stay. LOL. I've already spent most of my first two days of BEACH VACATION indoors because KEES doesn't do their job on THEIR time. Check their BBB claims or Google reviews. This is their norm. read more

Where to start place is discussing wish I could upload images let's start with the roaches then move to the wet floor due to the hole in the door. Next we can move on to the fact this place is on the shoulder of a highway you will never get sleep. We contacted the Kees and needless to say they will do nothing wish we could attach the photos and videos we took that we sent to the health department. Don't let this joke of a Dump scare you from air bnb we have used them many times and they are amazing to work with. If I could give zero stars I would! Kees is an absolute joke. You spend thousands in rental fees and you arrive to a disgusting house. When I called to complain I received horrible customer service. Was told the house had been cleaned. Obviously there definition of clean is vastly different from my own. When I finally made my point that I refused to stay in a filthy house, I was told someone would be out to clean but that I couldn't be given a time frame. Keep in mind my contract has strict check in, check out policies so that Kees could adhere to cleaning processes. If they are unable to clean the home between check out at 10 am and check in a 4 pm then they shouldn't be renting the homes so close together. Second issue is I paid the balance on the rental home before the rental agreement was given to me. Kees offered a $99 optional damage insurance that was auto calculated into the final price. Again I paid before signing the rental agreement, which I had to call and request because it was never emailed to me nor was the welcome packet with my door code and home address. Once I signed and read the agreement, declined the $99 optional insurance, it showed that I had over paid by $99. I immediately contacted Kees and explained I wanted a refund. I was sent an email by a representative that the $99 overage would go back on my card. Fast forward 3 weeks, I still haven't received my refund and when I contacted them a second time I was told that the $99 insurance was non refundable. Again I explained my contract clearly shows the additional coverage was declined and I was simply asking for what was owed to me. I am still waiting for management to approve the request. Many of the tvs did NOT work and were not.replaced as requested. 1 Roku was replaced the day before checkout. The wood deck next to hot tub and.pool was literally fully apart. I stepped into a hole I. A deck board. VERY unsafe! The porches also felt unsafe and boards were moving under foot. Painters had been in prior to our stay and they left MANY things undone outlet covers off, vent covers off. ALL of the toilet paper holder and towel racks were just sitting on the wall were no secure. The shower curtain rods were resting on top of showers and not secure. Paint chips were in the pool and hotub, all over the decks ect. A mess!! The house was dirty upon check in. Counters were wiped down. And our clothes were black. Rugs had not been vacuumed. Washers and dryers were not working properly. 1 dryer was "repaired", loads of laundry took extremely long to finish. The beavh access path that is 250ft from the beach is u kept and inaccessible. You mist walk 4 houses to the right and a street back to get to the beach access. This property has potential, but needs some pretty significant safety repairs, and many other cosmetic and functional, comfort repairs/updates. Kees answered the phone when we called. But issues were not fully resolved to satisfaction during our stay. The 2 stars were for the spacious quarters and # of rooms. Would NOT recommend this property especially not for anyone with children or elderly due to safety concerns and would not recommend renting from Kees due to unresponsive and unacceptable non-resolution of concerns. read more

Let me start off by saying the house had recently been updated so that was nice. Kees Vacations seemed to be responsive before we got to our vacation. But once we were there, they were horrible. Traffic was light so we arrived an hour earlier than expected to the rental. Parked and we were going to just head to the beach until 4:00. After we got there a car pulled up to the unit and the women start heading to the stairs. Housekeeping. Less than One hour to clean a 3 bedroom, 4 bath house with a large kitchen for two women (about aged 60 and 75). Not possible. They were done in 50 minutes. We get in and the house is still dirty. Smears in the microwave, stove, refrigerator. Food crumbs on the floor and chairs and smears on the cushions on the chairs. Ewww. So much for skiing extra cleaning because of Covid. Kees posted they had extra special cleaning supplies to be used during the cleaning process because of Covid. Yeah, I don't think so. We had a huge hole in the bottom of the coffeemaker. If they had washed it they couldn't miss it. The cleaners got us another one. We realized after they left that the pot didn't fit the coffeemaker. We called for another and one finally arrived two days later and it was a dinky four cup coffeemaker for a house that sleeps 10. No return phone calls. Don't call towards the end of their office hours. You could wait for 40 minutes on hold and promptly at the end of the day your call is dropped off. We will not be using Kees rentals again. read more

I wish I had read the negative reviews about Kees Vacation before renting Sweet Carolina Beach House in August. It is advertised as a vacation home "destined to raise the benchmark on your family's vacation... Sweet Carolina is the ultimate vacation residence for the discerning guest. Its supreme attention to detail and spare no expense assumption toward decor and amenities makes this the pinnacle of Outer Banks luxury and the only choice for your next adventure on this beautiful island." That's not what we discovered: Black mold in the kitchen food preparing area. An inoperable fire pit. (Controls were covered over with duct tape indicating that this problem had not been addressed for some time.) A broken hot tub. An inoperable grill. (Both grills dirty. We asked that they be cleaned and they never were.) A broken gate leading to the beach that could not be locked. (We had toddlers who could easily have gone from the backyard to the ocean if unwatched. Also, code requires locked gates around pool.) Broken kitchen appliances. No stereo television system on top level. Base speaker in cabinet was not plugged in or could it be plugged in. HDMI cable went from tv back to tv. DVD player not plugged in or available with appropriate cable in family room on third level. No streaming services would work for the house. "Custom movie theatre room" had ZERO custom electronics - not even a DD player to use with the projector. Front door was so badly corroded that it could not be used from outside. A TV remote that wasn't functional because it needed to be charged but there was no charger. Broken pool cues (only two had tips.) Ripped and torn seat cushions around the pool. Badly stained chairs around the table. Shuffle board table broken. No dresser in one bedroom... and more. We immediately called Kees management and were promised our issues would be addressed. No one came to fix anything and the problems we encountered were simply passed on to the next guest. We had rented this house for a huge family memorial service to honor beloved grandparents who had died. We anticipated healing moments making smores around the fire pit, a movie night, games in a grassy backyard, grilling food - none of which happened. We have been going to Nags Head for forty years and never had such a horrible experience. We will never rent from Kees again. read more

I wish I would have seen these reviews on Yelp before booking with Kees. Do you like black mold and mildew everywhere? Thousands of fire ants crawling up your legs by the pool? One-inch-thick layers of dust on top of every ceiling fan in every room? Barely being able to breath inside because none of the air filters have been replaced in over a year? Raw pillows with stains and without pillowcases for your whole family to sleep on? Soiled towels from the previous renters thrown on top of trash from their stay? Then look no further! This is the place for you! When we arrived for our 7 night stay, we immediately called Kees because we thought there had been a mistake. No biggie -- mistakes happen! Totally happy to have the rental company fix their oversight and move on with our lives on vacation. NOPE: Kees had another idea. On day 4, someone came by to look at the black mold present in the following areas: laundry washing machine both upstairs dishwasher and the downstairs dishwasher the are around the faucets for every single shower. Naturally, since we cared about the health of our families, we had already cleaned it on day 1. On day 6, a landscaper came by with one can of Raid to take care of the... t w e n t y s e v e n ...fire ant HILLS (each with their own colony of fire ants), only to proclaim that a single can of Raid was "not going to be nearly enough" for the project. On day NEVER, did we ever, receive pillowcases for our children to sleep on, clean bath towels for the adults, air filters to breathe clean air, etc. You're better off camping. We rented a home in kill devil hills managed by Kees Vacations. When we arrived at the home we were not given access to the garage. We were told the owner decided to remove access. This was a huge inconvenience since we had bikes and beach equipment. When we went to our bedroom we encountered a huge roach. The next day the roaches started to multiple. We called kees immediately and asked for an exterminator. We were traveling with a toddler and at that point none of us could even sleep. Kees did not send anyone out. We followed up with them and they said call us back in the morning. I expressed a desire to complain publicly and was threatened that if I did so I would not receive any financial compensation for my experience. We ended up cutting our vacation short and leaving the property. Kees also gave us a false negative Airbnb review as a result. We spent $3200 on a rental property, rented a car and took a week off of work to stay in a roach infested house. If Kees doesn't issue a full refund, I will be taking this matter to small claims court. read more

If you like black mold and broken appliances, then Kees Vacation Rentals is the rental agency for you. My family and I rented Stowe Quarters at Stowe on 12 and it was in an absolutely disgusting state with black mold on the ceiling and air vents (see pictures). We notified Kees of this issue and were only repeatedly told that a "work order has been submitted." No one ever came by to deal with this serious safety hazard and they didn't offer any other reasonable solution such as moving us to a different, clean rental. Additionally, the washing machine was broken during our entire stay. We notified them of this issue as well, but no one ever came by to repair the washing machine. We were in the Outer Banks, going to the beach every day, so we had several towels and swimsuits that were covered in sand and sea salt which we were unable to wash. We requested a partial refund, as we were promised a working washing machine, and never informed of the mold, but Kees immediately denied the request. We will not rent from any property associated with Kees ever again. read more

This place managed by Kees Vacations was the filthiest place I've ever stayed. I began calling them at check in and complained about carpet, sandy gritty floors which made your feet black, black mold on the ceiling upstairs bathroom and loft area, huge ant issue that took them forever to come, multiple lightbulbs and garage lights out, TV remotes with dead batteries or no batteries, rusty knives & dull, refrigerator dirty, no oven mitts, couches so dirty had to use sheets, ceiling fans caked with dust, one trash bag for kitchen...... Kees Vacations sent someone to clean late afternoon on Saturday as we were coming back from the pool to clean up to head out for dinner. Of course I turned them away!! Thsee issues should've been dealt with before we walked through the door. House needs a huge DEEP CLEAN and lots of paint inside and out as well as carpets to be cleaned of stains..... and furniture cleaned. Wrote a review on my stay which I booked through Airbnb and Kees vacations wrote back to my review stating that I verbally abused them which was a HUGE LIE! I HAVE ALL OF OUR MESSAGES BACK AND FORTH IN MY Airbnb account with messages. I'm hoping I can post pictures once I finish. read more

Very frustrating (and angering) experience with this company. I booked one of their rentals on AirBNB. I receive a call the next day saying that the house is actually not available and that they would like to put me in a house with one less bedroom. I said no since I needed the 5th bedroom. They are now refusing to refund me for the house I paid in full for. They keep telling me to talk to AirBNB support even though its the hosts responsibility to cancel the reservation and process the refund. I am very angry and will be looking at legal options if they don't refund my money. read more

Been coming to OBX for 30 years with my family. After our experience, would never rent from Kees again. Wish I would've seen these reviews before we paid to rent from this company. The home we rented was extremely dirty--mold in shower and kitchen, dirt rings in toilets, crumbs all over floor, stains and rips in furniture, grease and dirt in kitchen cabinets--just name a few things. The bottoms of our feet were black just from walking around the home. In addition to lack of cleanliness, the house also didn't provide multiple amenities that were listed in their website. For example, there was not a blu ray player in the media room, but Kees informed us this was "the owners choice". There was also not a handle on the front door, which they also blamed on the owner. Throughout our stay, there were numerous things we encountered that just didn't work or wasn't even there. We often just had to fix things ourselves we wanted to use. None of the maintenance concerns we contacted Kees about during our stay were ever addressed, such as the non-working fire pit. They did come to do things like take a window A/C unit out of one of the rooms. We have since tried to work with Kees to address these concerns and have been met with resistance and overall apathy toward the situation. The home is very expensive to rent, but certainly isn't worth it if it's going to be extremely dirty and not provide all the amenities listed. Further, you'll have to work with a company that doesn't address your maintenance issues while there. Have stayed in similar homes in OBX with other rental companies that were clean, well maintained, and with good service--all for less money than this home. Do yourself a favor and look elsewhere. read more
