Hey, I live in a Sundance rental in Vandalia Ohio. My apartment complex lady let my upstairs neighbors toilet waste water run into my ceiling till it exploded and nobody fixed it for 4 days. I lived in a human biohazard and they let strangers break into your complex's and smoke and trash the washer and dryer so your clothes smell like drugs. OH and You have to clean it all up even if it's your neighbors poop in your home. Also they let tenants own dogs that make all 4 apartments smell like dog urine and they let that same man abuse the dog on the patio for all to see. Also their contractors left trash all over the property and I sent pictures to my apartment lady asking to please not make me clean it up and she decided to rip up my entire garden because it's "against the rules," when 5 other apartments have gardens and it's not an issue. I've had this garden for 5 month and it wasn't a problem till I asked her to not make me clean up her mess. Their maintenance man broke into my house 5 times without permission as well while I was sleeping after 3rd shift as a 20 year old girl. DONT NOT RENT FROM SUNDANCE RENTALS, where they treat humans like feral rats. This is my first amendment right. Below is photos of the fecal water and keep in mind my apartment was trashed many times to fix it and mud and dry was left in my kitchen fishers and across all my carpet and personal belongings :) Also the patio my apartment ripped up as a petty way to hurt me when I ask her to pick up her mess that I was sick of cleaning. - it's started as $900 and after 3 months they charged us all and extra $100 a month to pay for the "shared common room" also you have to pay for all laundry costs and they won't tell you that till you sell your soul to them. -$3,800 to leave if you can't fulfill lease for 1 year - $300 deposit for a cat and $35 a month after but they will get you to make a pet profile for $50 then gaslight you into saying you didn't need to and they can't refund you -money hungry middle aged woman is the only person you can talk to with issues and if she doesn't like you she will just destroy your personal stuff because she finds joy in it :) or break into your apartment at 5:00pm while you're showering when they said inspection is done at 5pm. read more

Avoid any place that Sundance property management runs. My neighbor unexpectedly lost her husband last week, and he's trying to figure out how to pay to get him cremated and pay rent and when she called to ask if they would give her a couple weeks to pay rent, they said no. they said it was not paid when it's due they will start the eviction process. It takes a pretty evil company to make a recent widow, choose between paying rent and getting her husband cremated. Their their baseline as a company is pretty bad and involves greed, but torturing a recent widow is a new low for them. read more

I filled out an application jointly with my soon to be roommate. I was told to fill out a separate application although we were to be roommates. My application was treated as a separate application only AFTER we both filled it out. The process to send the apication fee was very confusing. When I requested my $35 back, the company said "no" and that it's too bad that their policy wasn't clear and easy to understand. read more

Maintenance never shows up even if you have a maintenance request. Carbon monoxide detectors constantly going off in laundry room and you can hear it crystal clear if your apartment is right next to it, messing up you working from home. Property manager does answer emails but disregard your concerns. So many mosquitoes on the property that you can't enjoy your patio/balcony that you pay for. Expect to wait all day to use the laundry room because people like to leave their clothes all day in the washer/dryer with no consequences. Bugs come in the apartment through the crappy patio door and shabby windows. Expect to be freezing in the winter regardless of the heat being on and "free". Paper thin walls with stomping, tap dancing, moving furniture in the middle of the night neighbors. Expect to pay an arm and a leg for "gas and electric" plus fees on top of fees. read more

the property management left my bathroom with raw sewage backup for weeks. they were never in a rush to fix it. there was raw sewage on my carpet and they never offered to replace only clean. they only offered me a hotel that was not easy for me to get back/forth from work from and offered to comp dec rent however I have not been able to stay comfortably in my home for months. they only offered me to use a bathroom on the 3rd floor and never offered to put me in a new apartment all together. the bathroom on the third floor has been locked a few times so had no place to relieve myself. health dept was called due to harmful fumes and not replacing the carpet. A true accommodation would be one that is suitable to both parties not just the business. Offering a hotel is awesome but what about food I can't cook or do my laundry. Offering me a apt in the same building on the 3rd floor knowing I can't walk up steps is not an accommodation. I should be offered a new apt that is convenient for me. read more

My daughter at UC rented from Sundance Property for 3 years . Having ended the lease this past June I will review our rental agreement & the environment as a great experience Overall . the apartment at University Place had such a great view and nice living space . Management under the direction of Sarah Henegar was amazing ! She was always available, communicative , and professional . She was also so amazingly personable & understanding . I would also like to praise Ijahnai Johnson for her wonderful , kind and honest positive energy she always had when we spoke . These two ladies addressed any problems with professionalism . I can appreciate good management skills having encountered the leasing agency at Woodridge apartments in Fairfield , who were atrocious In comparison. read more

do not i repeat do not rent from them. they have a so called woman named cheryl who is a thief. they bought the building and came in bullying tenants. caa was paying my rent in 2022 they were backed up at the time so it was taking longer and cheryl actually went down and filed eviction on me four times but caa paid i have the email to prove it. they will not take it off my credit. not done yet though read more

I lived at silverwoods landing and to say it was my worst renting experience would be an understatement. We had 4 or 5 property managers over 2 years, which is a huge red flag. They also charge you a 35 dollar fee for washer and dryer. Hopefully yours doesn't break for over a month because they will NOT refund you that money. When things break if you want an update at all you'll have to ask for it even when things don't get done on the day they say they will. Overall the apartment is way over priced for the conditions they're in. The property managers are nearly impossible to get a hold of and very unprofessional. Also when you move out make sure to take a video of you dropping off the keys because they tried charging me an extra days rent but thankfully I took a video. I DO NOT RECOMMEND THIS PROPERTY MANAGEMENT!! I have had many issues with my property management and I even spoke to the Area Director is was extremely dismissive. Copied and pasted my google review of my property (Norse Landing). Would also like to add that Village Green is the best property management to live at. I regret leaving VG apartments for this management. Word of advice: don't live here. I've been here for a couple of weeks and regret it. The property manager is extremely rude and the apartments are not secure AT ALL. The laundry facilities are public and there is no security or cameras if anything happens. The pictures online are not accurate at all. This place is false advertising and sadly, I fell for it. It is not worth the value advertised at all. Updated Review 10/21/23: When my partner and I first moved here, the PM was extremely rude (one week into our lease she asked us if we wanted to break our lease because we filed a noise complaint). She then began to text us saying she would give us a leasing violation for having a watering can and well as other patio and gardening things unless we removed them. We told her that we would not and that if she continued to say things like that, we would go to FHA (fair housing). Months later, we are in her office working on a transfer to a bigger apartment here and she begins to cry and "apologize" for her actions and explains that she knows other people in interracial relationships and would never be racist. We had never once said she was racist, but she kinda called herself out. Flash forward to our move-day, she walks to our apartment and says that when she "apologized" and started crying, she meant to ask us to edit this exact review to say kind words about her, because she has her evaluation soon. So this is my edit. Telling the truth. Save yourself the trouble of dealing with an internalized racist and dismissive management. The maintenance man is a slay though and deserves a raise. He is very nice and always does a great job with communication and making us feel welcome in our own. read more

Poor management, I lived at 150 East Broadway, Loveland Ohio took months to get important issues fixed. They say "Newley renovated, but they are poorly renovated. For $1,050 a month it's the worst for your money. can never get ahold of anyone. multiple Tenants with same issues. Hallways smell like weed. I had to threaten with a lawyer to get my sliding glass door replaced, what took them two months to figure out, took two days to replace after I responded on legal terms because it was a fire hazzard... do not rent here - or any of their properties. They do the bare minimum and as much as they apologize on their Google reviews they don't really care. read more

Loud noises coming from upstairs renter at all hours of the night. complained to the property manager of cornerstone Crossing in Columubus OH complex who refused to do anything? later I came to find out that it was her emplyee who lived in the upstairs apartment and that is why she refused to act. Called their main office and emailed them many times with no return call or email. They did not give 24 hour notice for apartment entry as required by Ohio law and just barged in. Do not rent off this company they will lock you into a lease and treat you like dirt. Furthemore they will demand a $2000 payment to let you out of your lease and make you pay for the remaining months on your lease. read more

The WORST company to rent from. They don't respond to serious issue needing attention (chimney flute only closing by sticking your hand up there to manually close it and the basement flooding after every single hard rain, bathtub peeling). There is no after hours method to reach people. There is apparently nobody above the property manager at the company. But please believe that your rent will still be raised every year.. horrible communication I have never ever had a problem with communicating with my property manager until I came here, so in June I pay my rent early I pai 15.00 over so I finger they will take it off of July that haven't happened so when July came I had a problem paying rent because of the barcodes they sent me apparently wasn't activated I went to five stores(CVS 2x, Walmart,Walgreens 2x) I even kept the receipt and I called them to let them know about the problem to respond so to keep my rent from being late I got a money order mailed it to them with the receipt from all the stores they mailed them back to me an said on a post they need a cashier check so I'm at the bank which by the way is the same bank they use my banker ask if she can deposit it into their account their reply was no (not understanding) so I got a cashier check and mailed it off an they are still trying to charge me late fee and the 15.00 from June (65.00bal), I sent them everything proof and all and yeah, they still trying to charge me make that make sense.. read more

The management is terrible! They are constantly switching people, they do not complete maintenance request, did not have anyone plow or salt in the winter, their apartments have zero installation so your gas bill is insane in the winter, and the outside is not taken care of and it's gross and dirty. Truly not worth living in their places at all! read more

Ridiculously raised their apartment rent prices during the COVID pandemic, after they only gave a 30 day notice when they sent out the new leases. They also altered their leases so that tenants then reimburse them a $15 water fee. Not to mention they don't allow animals unless they were grandfathered in when their lease makes it seem as if you can have animals with management's permission; however, that is clearly not the case. I have resided here since August 2019 and just renewed my lease--it was my first and last lease renewal with Sundance. read more

They own too many apartment complexes over several states, which i don't think allows them to properly hire and train their property management staff to ensure that their investment properties are in the best working order and shape. They also take forever to refund your apartment deposit. read more

ZERO STARS. TERRIBLE, UNETHICAL COMPANY. They bought our building in the middle of Covid, raised the rent, and started charging for parking which had been free up to that point. There is a tree that keeps dropping limbs, and has so far totalled one car and severely damaged another. This reduces parking, if you're interested in not having your car or your self crushed; amd the tree still stands. For months they say they are "trying to figure out" who owns it. Right. Like it's out of thousands of possible entities that share one obvious fenceline. They double-charged my rent 3 months in a row and it was a serious pain to get the funds returned. Today, on the second of the month, after thinking this payment problem was finally resolved, I have an auto reply email that says my automatic payment has been cancelled. Okaayyyy...so I go to their site to try to pay, and it now tells me that I no longer have that option. God love the poor guy that this slumlord company has put in charge - he works his butt off trying to put out fires like this constantly, and he is really good. It's just that Sundance constantly pisses people off and stacks the cards against him. If you are looking to rent what appears to be a pretty nice place from this company - RUN IN THE OPPOSITE DIRECTION. They are the rental property equivalent of an angler fish...they lure you in...you like your home...but then they screw with your finances endlessly amd could not care less if that enormous, dangerous tree they KNOW IS DANGEROUS crushes you and your car to death. This company bought our apartment complex a few months ago. Now they are trying to evict everyone to raise the rent. Awesome thing is they evicted us as of april 30th my lease isnt up until Sept and it is notarized. Talked to the state attorneys office. Not only are they are onboard but Sundance is notorious for shady business dealings. Once the law is finished with them. The civil suits will begin. They are trying to raise rent from 400 a month to over 635 a month. Just shady business and trying to bleed people for every cent. I'm afraid Sundance wont be long to this world read more

I put in a maintenance request over 48 hours ago and sent a reminder and have not received a response. The heat is on full blast and it is extremely hot in the building. Very frustrating for someone who who has lived in the building for 5 years and is only now having problems. Sundance, what gives? read more

This management company is horrible. I would never recommend renting with them. They can never answer a phone always getting put to voicemail. We never had any problems with the house except basement leaked and led to mold being in the basement. We already tried to handle it ourselves. Asked maintenance about it and he told us we had to submit a request so we did never heard anything. Move onto to about a year later ask about it again and she ignores my email. Then I ask to be there so I can show them they never call and then they claimed they fixed it. Nope still there. Then charges me $500 in paint in my deposit when we move out when I was told when we moved in we could paint. Worst company ever. read more

I highly suggest finding another company to rent through. I rented an apartment through Clifton Quarters, everything was great until Sundance bought out their properties. I have called, emailed, and texted Shannon Jordan the "property manager" multiple times and on the rare occasions I actually receive a response, it is the least helpful response possible. My experience has been absolutely awful. This company struggles with SERIOUS communication issues, as a rental company, that is NOT acceptable. As soon as Sundance bought my apartment building it has lacked cleanliness, no one has come to vacuum the halls or take the trash out regularly like Clifton Quarters did. Overall, it is IMPOSSIBLE to get the property manager on the phone, and nothing is ever fixed or solved with this company. This company neglects their responsibilities to their tenants, it's actually scary how bad they are at their job. Find another company to rent through, whatever you do avoid Sundance. read more

Had I known it would cost over $700 to paint over handprints as you had written on the walk through, we would have taken a microscope to the walls. But then again, why didn't the cleaners wipe down the walls? Considering you hired them to clean the entire unit after I spent 7 hours cleaning already. I have been a tenant at Country Lane Apts (now Ashland Apartments, Lexington, Ky) for 21 years and as soon as Sundance Property took over, I was illegally evicted by their leasing manager. The leasing manager is uneducated, unprofessional, inefficient, lacks knowledge, and has no customer service skills to properly communicate with tenants. She will evict you when you have a problem with her not doing her job and has tenants scared to report her. As long as someone of her calibur is the property manager, I predict this place will defunct in no time. Code enforcement is on the property at least 2-3 times a week. The property is an embarassment under her care. This place use to be under the care of a man who cares about his tenants and valued the property. I would suggest anyone not to rent from Ashland Apartments until they find a property manager that cares about tenants and knows how to communicate effectively with adults and not use bullying and intimidation tactics to run an apartment complex. We had a great experience with Teri. She helped us out with a really difficult roommate situation that most landlords would have turned their back on. She was also more than fair in accessing damages at the end of the lease. She also physically came on site to take care of a parking dispute with an unreasonable tenant that was blocking our cars. I recommend Sundance and Teri without reservations. read more

The apartments are nice and clean. Been living here for about 1yr now and it's been very quiet. This is a place for grown adults that are over the whole party scene. Teri and Aaron in the office are the best! They always welcome you with a smile and are so helpful! Great place to live :) read more
