I've had problems in my bathroom and they said I just have to clean it because it's "not mold" I got a new renewal offer and I wanted to negotiate because my unit is not worth $2100 or $2200 a month, they said no because it's "unfair" I had referred my best friend here but they won't give me the referral bonus or incentive because apparently on the application there's a place to write who referred me even tho management knows they're applying because of me...they just come up with a a lot of crap. Painting doors, and adding a bbq area doesn't mean the rent needs to be hiked almost $400 from last year I keep asking to speak to someone at the property office but I keep getting told no from the manager here and the team lead... If it was easier to move to a new place I would have done so by now but I wouldn't recommend moving here.

Since the new community manager took over, the experience has become noticeably more adversarial. The issue that pushed me to write this review is the way management has singled me out over having a plastic water bottle and basic swim gear near the pool while I lap swim. I had been lap swimming for about three weeks before receiving the first email about this, and I was later warned that continued noncompliance could result in suspension of pool privileges and even lease violations. This is over a water bottle during lap swimming. The selective enforcement is especially frustrating because the pool area has had far more obvious issues. I have personally found items in the pool that had to be removed before I could swim, and the pool area is frequently used by unsupervised kids and teenagers, including people who do not appear to live at the property. I have also seen food and drinks around the pool and hot tub area, including alcohol. Yet I am the one being repeatedly threatened over a water bottle during morning or lunch lap swimming, often when I am the only person at the pool. Meanwhile, there have been much more serious property issues that deserved faster attention. The pool was recently closed after the water turned grey, and management stated that the monitoring system was not functioning properly. A staircase near my building crumbled underfoot and remained taped off and unusable for over a month before finally being replaced. I have also reported broken window seals causing moisture and mold concerns in my apartment; only after escalation to the parent company did it seem like these issues started receiving meaningful movement. I understand that apartment communities have rules and that pool regulations matter. But good property management requires judgment, consistency, priorities, and professionalism. Focusing aggressively on a resident's water bottle during lap swim while larger maintenance, safety, and habitability issues sit unresolved is not good management. The onsite maintenance crew and some office staff have historically been great. My criticism is directed at the current management approach, which has made the property feel less responsive, less reasonable, and less resident-friendly.

Having the pond nearby was a plus and we were within a 25min driving to almost everywhere in Portland. We were a bit concerned how parking 2 vehicles would work since the apartment only comes with 1 spot, but we never had any issues getting a spot in the front lot! Whether it's next door, downstairs, or upstairs. We live in a 3rd floor 2bed/2ba.. I know apartment living comes with noise, but it should never be this much.. and at the price point. I like quiet, but I also like to function regular in my place without being a disturbance to neighbors.. regular things like having a convo on the phone, sex, using the restroom, arguments, can all be heard as if the people are in your apartment.. parking is also a bit of an issue too...and things break with no real help... Finally things were fixed in the apt. But in general, you can hear your neighbors cough! You can hear whole convos about private info. So in response to Lake Salish, it's no one specific, it's that the walls and floors aren't sound proof, not even a little bit. Paper thin... you can hear everything. No matter which apt you Are in. :)

I also appreciate how safe and secure the building feels, which adds so much peace of mind. Carlos, Danielle, Shelby, and the whole leasing team are incredible--always so kind, helpful, and welcoming. The building is beautifully maintained, with great amenities like the gym, sauna, and amazing roof top. There are also thoughtful resident events that make it feel like a real community. My unit is bright (so many windows), spacious, and has everything I need. On top of that, the residents here are so friendly and make living here even better. I feel so lucky to call this place home and highly recommend it to anyone looking for a great home in Portland!

They are often rude, passive-aggressive, and unprofessional. They ask intrusive personal questions, seem to treat certain residents differently, and frequently create or enforce unreasonable rules and notices. I'm clearly not the only resident who feels this way -- many people in the building have had negative experiences with management. And honestly, why should I let a leasing agent bully me out of a home I otherwise enjoy living in? If the neighborhood and apartment itself weren't so nice, I would seriously consider moving just to not have to deal with them.

Our only complaints have to do with residents who don't participate in the collective efforts of not letting folks into the building who are not supposed to enter, as well as the intense events we have been exposed to occurring on Interstate. We are looking forward to moving to another side of the building and having the street noise and late-night/early morning eventfulness minimized. We are deeply grateful for the community of this building and the people who are kind and considerate in their interactions.
