The first day we moved, our water boiler was leaking. Goes to show that they didn't inspect the unit before giving us the keys. So started off on wrong foot. There was never any parking so everybody parked wherever they could find a spot (including the white sidelined spot). My brother once parked there and someone called the tow truck on him even though he lived with us and had the resident sticker. The leasing office was no help. EVERYONE parked there!! Where else are you suppose to park if the whole lot is completely full?? AND after we moved out and finished paying our move out fees, we get chased down months later for water/sewage/ and light fees from months before. Horrible experience here we only lasted a year. I just want to add that most of the 5* reviews came from 2019, when most of the people who worked here were great at their jobs, management and maintenance alike. When Brian left, management went downhill. When Luis left, maintenance went downhill. The 5* review from 2022 is only one sentence and generic. The 2025 review is for someone who has only 1 review on their profile, and their location is set to San Francisco. I'm not buying it. 2 years since my review, and nothing has improved. The most action they do is come on here and apologize to the people who leave bad reviews. And it looks like the person replying to everyone's reviews has been here since at least 2019, but they must not have been around when things were running at peak efficiency. Because they should be able to tell the difference in how things were run before and how happy the tenants were, compared to how crap everything is and how everyone is very unhappy living here. read more

From the day I walked into the office in a panic trying to find anywhere to rent. I was in my apartment in no time and am very happy here. The apartment complex is very well kept and clean. The landscaping maintained nicely and maintenance has been very quick from my experience. I have always had a pleasant experience with the individuals from the office. When I moved in, the apartment had been sitting for a while and hadn't been cleaned in about 12 months. There was dust and cobwebs all over the place. I let them know, and they gifted me some candles. I informed them that I'd rather just have my place cleaned, to which they said no. When I moved out, they charged me a $130 cleaning fee. I sent them an email letting them know the situation and that I didn't feel it was fair for me to have to pay for the place to get cleaned when it wasn't even clean when I moved in. They didn't answer. They reached out again about 6 months later asking about when they would get paid, and I sent them another note letting them know that I had already responded to them and please see attached email, and to let me know if they needed anything else. They never responded. Well yesterday I got notified that my credit score took a 30 point hit (from 800+ to high 700s) because they sent this fee to collections. I am LIVID. I called and paid it off, because it's easier to just pay the stupid fee than dispute it with them anymore, but they can just eff right off. Also, if you're on the bottom floor, you're going to hear every single footstep made above you. The walls are THIN. And our mailbox got broken into and it took them ages to fix it. Constant price gouging, lack of accountability or maintenance of anything, appliances old and constantly breaking down and not repaired or addressed. Unresponsive, rude, and unprofessional. Parking is a nightmare! Garbage service is costly and disgusting as they often don't show up and rodents dig into trash, and strew garbage around the apartments. Water and sewage bill around $200 for two people. They include the cost of paying for water, sewer, electric, and gas for their clubhouse and office buildings. There is no assigned parking and if you would like a parking spot it's around $100 and that is once you're on a waiting list and that absolutely does not guarantee it is anywhere near your own apartment or covered. Just a spot. The paint job in these places are horrendous! I've literally never seen anything like it. Heating is an issue as they are not adequate to accommodate the square footage. Staff is unfriendly, and seems to be exacerbated at doing their job in general. Inappropriate behavior on all fronts. read more

DO NOT MOVE HERE! THEY ARE LIARS AND SCAMMERS! I am posting an update to my original post because things have just gotten worse. First of all, when we moved in the office never gave us our parking permits or even told us we needed parking permits. Within the first week, I walked out to my parking spot from the night before to find my car missing. Come to find out, my car had been towed from an uncovered, unmarked spot. The office barely took responsibility and only THEN gave us our parking permits. At first they tried to pin the tow charge on us, but we pushed back. Eventually they paid for the tow, however I missed hours at work as a result. MOLD! Do not let the renovated pictures fool you! They may have updated the floors and appliances, but these apartments are anything but "luxury" as they claim. The master bathroom is constantly plagued by black mold because the ceiling fan barely works. We asked to have this addressed as we were getting sick of cleaning the mold weekly. The maintenance man came and literally drilled giant holes in our ceiling...then came back a few days later and patched those holes and said he replaced the ceiling fan...but the mold just came back even worse. The master bedroom has two large windows. Each sill is covered in mold. Here's the kicker - the floor which is along an exterior wall is constantly soaking wet in the winter. I discovered a small box I kept in the corner of my room filled with my scarves to be completely overcome by the mold. It is damaging my own personal property. The office tells me that this is just normal and said it was our fault for not keeping our windows open and running our fan constantly. I can't place my throw pillows on the floor when I sleep because by the morning they will be soaking wet. That's normal?!?! Here is where it gets REALLY BAD. We had been pretty fed up with the above mentioned issues and were considering moving out when our lease was ending at the end of February 2019. We got a notice on our door to explain our renewal options. It showed us very clearly that signing a 12 or 18 month lease, would actually result in us saving $100! We thought, finally we're getting a break from this place, and they are enticing us to stay. We debated back and forth, but ultimately decided we would stay to save the $100/month so we signed a new 12 month lease. When we went to pay rent on March 1st, we found our rent was higher than normal...this seemed odd because our new rate should have kicked in. We paid the rent and went to talk to the office the next day. My husband spoke with the property manager, Marie Ward. Marie admitted they had made a mistake on our initial outline (said it was a "typo") of our renewal options but that she could do nothing to resolve the matter. They deceived, lied and tricked us to get us locked into another lease agreement. Marie repeatedly took responsibility for the error her team had made, but offered no resolution, we were simply stuck with paying an INCREASE instead of the $100/mo DECREASE which had been outlined for us. We then asked that Marie ask her superior to allow us out of our lease since we had fallen into their trap. She "looked into it" and let us know that it would not be an option and that if we broke the lease, we'd owe them an additional $2800. To make matters worse, we come home every single day to poop from other people's dogs on our sidewalk and at the bottom of our stairs. I have called to put in a work order that this be cleaned up 4 different times across the span of 3 weeks. Every time I have been told it would be cleaned that day....it's still there. Lastly, to end our current chapter of this nightmare, we came home today to be told that if we did not remove the fire wood, propane tank, and our daughter's scooter from our back patio, our lease would be terminated. We were told that we needed to store our firewood in our storage unit....like really? They also mentioned to remove potted plants and plant stands from our back patio....we don't even own ONE SINGLE PLANT...must be another "typo". This place is unreal. PLEASE DON'T BE FOOLED! There are hidden fees behind every corner, ridiculous rules accompanied by a staff who doesn't at ALL value their residents. We have rented from many different locations for the past 10 years (we have an excellent renters history) as we have had to move often for work, and this is BY FAR the worst. We love the community, the location and can't rave enough about the absolutely amazing encounters we have had with office staff and the fantastic maintenance crew! We recently moved to a larger unit and the office staff were so helpful, knowledgeable and always willing to help. Even before our move they have always been prompt in answering questions and ensuring the overall living experience is positive, safe and encouraging! Over the years we have had a few encounters in needing assistance from maintenance, and we can't say enough about the positive work that has been done and how kind and helpful the maintenance staff have been! Secondhand smoke kills, which is why I choose to live in a community touted as a non-smoking community. The secondhand smoke from the apartment below me has not been addressed by management in any way that has resulted in tenant ceasing smoking in apartment. One would think they'd have something like a tobacco smoke-detecting sensor to deal with smoking complaints--they don't. At the emailed request of Rivercrest Meadows Leasing, I document day and time of occurrences, and have sent numerous emails since April 2021 (52 in 8 months). Their other recommendation is to call their security group, which isn't great since 1) it wasn't effective in getting the tenant to cease smoking and 2) two out of four times called the security guard knocking on the smoker's door in the middle of the night pounded on the door so hard I'm sure it disturbed the other neighbors. Effective at getting the smoker to answer the door, but I don't want to disturb the neighbors. I have the windows open to lessen the effect of the smoke, which isn't very comfortable in Oregon in the winter--today's high is 48 degrees Fahrenheit. They would probably respond to this review to say they've already served a notice on the smoker, so you should know IT IS FOR ANOTHER COMPLETELY UNRELATED ISSUE. When pressed as to whether the notice will include the smoking as one of the violations that needs to be remedied, IT TOOK SEVERAL EMAILS TO GET THEM TO ADDRESS THE QUESTIONS OF WHETHER THE NOTICE SERVED INCLUDES THE SMOKING VIOLATION AND HOW WILL THEY KNOW IT'S BEEN REMEDIED. Today's email from Rivercrest Meadows Leasing: "We have given you all information regarding this matter that we are permitted to do so. There is no other information about another resident that we can give you. We have attempted to explain this to you by phone but you do not wish to speak on the phone. At this time, we will not be responding to your continuous requests for information until we have more information to give." I HAVE NOT ASKED FOR INFORMATION ON ANOTHER TENANT, I SIMPLY WANT TO KNOW IF THE SMOKING I'VE BEEN COMPLAINING ABOUT FOR EIGHT MONTHS!!! IS INCLUDED IN THE NOTICE. NOT TOO MUCH TO ASK, AND I WOULDN'T HAVE HAD TO ASK MORE THAN ONCE IF YOU'D ADDRESSED THE QUESTION THE FIRST TIME. Regarding your "We have attempted to explain this to you on the phone but you do not wish to speak on the phone." OF COURSE I WANT IT IN WRITING. I WOULD THINK YOU'D WANT THAT, TOO. One of the worst most unprofessional apartments ever!!!! I got approve in late December and They gave me my move in date for the 21st of January meaning they had 1 month to fully fix the unit, going base off my other apartment experience i put my trust in them giving the fact that they showed me the model unit of what i was getting and obviously that unit looked flawless , so i got movers and furniture scheduled to be delivered the 21st so that my move will be quick and easy but as i get there the 21st and see my unit its a complete mess ! The mater room had holes on the floor and paint on the floor and the master bathroom sink was tilted ? Like whos that careless that you cant even put a stink straight not just that but the toilet was tilted too and in the shower the whole tub was chipped they couldn't even paint over it , the door to the shower wouldn't even close , the drawers under the bathroom sink were painted black but had white paint on them , they were painted so poorly you would have to shove out the drawers and the shower had mold and rust in it and the second bathroom was in the same condition , not only that but you have to pay for parking they do not even give u one assigned parking , so given that i got a garage for extra change and when i try to use the garage it wouldn't even go up...... like really , so on top of that i go ahead and give the garage a little push and i see that its still not cleared out that just goes to show you how careless these apartments are , supposably a leasing manager checks out the unit before but I'm Guessing they're either to lazy to go and check it or they are careless to bringing a good experience to their residents , so when i confront them about it they say all then can do for me is cancel my lease or move me to another unit for 1900 , like really ontop of that i lost my deposit for the movers and they wont reimburse me for it even though it was their fault , there is no "luxury" in these apartments they look like something you find in the ghetto, from the management to the units themselves they are not worth the price do not rent here !!! read more

Black mold literally everywhere, and the management team has no idea how to ever take accountability for anything that happens on their property. AVOID GREYSTAR, ZERO STARS!!!!!!!! Living here was not terrible but GREYSTAR is awful! They billed ~1/2 the community incorrectly not once but twice for "trash valet" 1st time: letter on my door "looks like we made a mistake & forgot to charge you for trash valet and for the last 3 months totaling $75." But because you signed a lease agreeing to be charged they wanted back payment for their mistake. I was mad but didn't fight it & paid it. 2nd time : ~2 months later after auditing all their records they discovered ~1/2 the community had never been charged "trash valet" going back ~4 or 5yrs! When I called to talk to the office manager Marie she apologized that it wasn't her decision, it went higher up & was sorry for the inconvenience. But in the nicest way possible was told that I should be greatgul that my bill was "only" $125! There was literally nothing I could do bc I agreed to those charges in the lease even though I was never billed correctly. To make matters worse my invoice every month said I was being billed for "trash" but turns out that that was just from the "city" not "Trash valet" which would have been invoiced titling "O&M pass thru," WTF?! How was I to know "trash" was just city fees not the separate "trash valet?!" I had no clue I was billed incorrectly! Both times I paid pretty much right away despite being extremely mad then, 6 months later I got another slap in the face! Per the office recommendation I called 3days prior to our scheduled lease end to set up a final walk through with the maintenance manager but he was backed up on workorders & didn't have time to do a 10min walk through with us. 30 days later I received a final statement with the move out charges. I had no problem with all fees except "Unpaid Utilities." When I called the office to figure out said "Unpaid Utilities" charges I was informed of the most ridiculous business practice that GREYSTAR forces its tenants into. Apparently it takes GREYSTAR 3 MONTHS to establish billing for a tenants utilities: water, sewer, city trash, trash valet & pet rent or other fees if applicable. During that 3 months you aren't apparently charged & these fees are automatically tacked onto your final move out statement. I have lived/rented houses, townhouses & apartments since 2007 in multiple states including California, Oklahoma, Texas & Hawaii. During those 12yrs I've never ran into this insane policy/practice! When I called the office to dispute this insane process, I was informed that final statements are not created by the office staff & all questions regarding final bills are to be directed to GREYSTAR. We misplaced our final statement & when I asked for the number Brian didn't/couldn't find the correct one. I ask for any number they had for GREYSTAR so I could call anyone there to get the correct number for billing questions. Turns out that that number Brian gave me was not active/correct. Furious, I turned our new rental upside down to find the final move-out statement from GREYSTAR. I then called 3 to 4 times during their regular business hours to be sent to voicemail every time, left 2 messages & sent one email stating that I had questions about my bill hoping to get clarification before paying. A week later a got a every generic email from GREYSTAR with a pdf of the final bill, stating that incase the mailed one was lost they sent a digital copy. The email did include direct contact info to a representative but by that time my relatives convinced me that it was pointless fighting this insane process & had paid the bill. At no point was I notified that this would happen nor given the opportunity to pay the 3 months utilities over the remaining 9 months of my lease which has me completely convinced that this is designed to keep security deposits because if we had been able to pay those utilities before the final statement they would have owed us money instead! I am not sure what you mean by documentation? I had my dog Rocket outside my apartment and he picked something up off the ground and ate it before I could pull it from his mouth. The next day he was listless, vomiting repeatedly, and refused to eat food or drink water. I took him to the vet and had his blood work done. They could tell his pancreatitis was inflamed and the blood work showed his kidney levels were high. At that time they put him on antibiotics, pain medication and prescription kidney dog food. The next morning I was call by the vet as the rest of his test results were in and they wanted to hospitalize him. He spent two days in the hospital hooked up to an IV drip, with more antibiotics, more pain medication and was being hand fed by a feeding syringe. Although he had lost a lot of weight he was eating a bit of food and drinking water again. We hoped for the best. His blood work was done again and there was a bit of improvement. He came home again but soon refused to eat food and drink water. We hand fed him with a syringe but he would soon vomit it back up. We went back to the Vet again and my now once over weight 14 pound Pomeranian was now only 8.4 pounds. His body temperature was 92 degrees (normal for a dog is 102.5 degrees). His blood work was done again. The vet wrapped in a blanket with heating pads to help warm his little body. As I sat there holding him all bundled up. His blood work came back and his kidney levels were very high. Too high, the poison had destroyed Rocket's kidneys and they were not functioning correctly and they were shutting down. Rocket was dying. I sat there in the Vets office petting his little head. Whispering softly to him how sorry I was, and how much I loved him as he passed away in my arms. You ask for documentation for a dog dying? They do not issue death certificates for dogs. So this is stupid. I think this avoidance of the issue, you are just trying to belittle me and brush me off. All I asked from the Assistant Manager Marie was to be ethical and morally responsible and let the community know that there may be an issue so this did not happen to another family. So this would not happen to someone's child. But instead she was horrible and cold to me. She questioned if the dead dog was on a leash and told me I had to prove he was dead. She is heartless with no empathy. He is dead, so no, he is no longer on a leash. He was on a leash the day he ate the scraps in the bushes. So now my challenge is to you Rivercrest Meadows Apartments and Graystar Management Please please do the right thing and let the community know there is or may be an issue. Me, my partner and children moved into Rivercrest about 3 months ago with apprehension due to past reviews. I got a great deal on a townhome and decided to give it a try. Plus Hazelbrook Middle school is a block away which is where my son attends. This place couldn't be more pleasant. The property manager Marie is VERY professional and accommodating. The office staff is always on top of anything I need assistance with and very friendly and polite. The maintenance staff is quick to help when problems arise. The property is Maintaining it's grounds such as all the landscaping and keeping up on building maintenance. This property has exceeded my expectations and I'm glad I didn't listen to any of the angry reviews online and decided to give it a try. read more

I really wanted to leave a good review. The management changed several months back and they have been making some good changes. When I first moved in parking was a huge issue and they have not solved but reduced that problem. Brian the new manager and the two gals in the front office are great. The best thing River Crest has going for it is those three people. I would have given River Crest a good review, but I moved out about a month ago and expected to get most of my deposit back. I left the apartment in better shape than I moved into it. But over 31 days after moving out the parent company (Grey Star) contacts me and says I owe them $141. They charged me $130 to do the carpet cleaning. The only carpet in the apartment was the two bedrooms a total of 253 square feet. They're also trying to charge me for 5 months of back utilities when I paid utilities every month. Corresponding with the Grey Star rep is painful at best with a week or more between responses. It sucks because I liked the apartment and the onsite staff. But now that I moved out Grey Star is trying to squeeze me for every last penny. read more

As apartments go, this one is fairly typical. I have lived here for over a year now and am on my way out. I will say this, if you expect help on anything related to your neighbors don't. The woman below me smoked so much weed that MY apartment smelled like woodstock. I asked her to stop, she told me to go !@#$ myself, I complained after the 3rd or 4th time of it happening and was told to call the police. I did that after the 6th or 7th time and they of course did nothing. It wasn't the smoking that bothered me, it was my apartment being effected by it. There are NO assigned parking spaces here unless you pay extra, and even then good luck getting one by your apartment. They charge 25 dollars at the time I write this, but it will go up. The rent seems to go up every few months as well. The spaces available for everyone are few and far between as well. In addition to the parking, the spots are all compact, when I say compact I MEAN compact, you wont fit your full size truck or SUV in a free spot without making it impossible for someone to park next to you. If you come home after 5 pm and didn't pay for a spot, you are parking down by the dumpsters away from all the apartments. Don't worry though, its conveniently located right by hwy 99 so your car can get broken into and vandalized with ease. Speaking of location this place is perfect if you like being in the middle of nowhere. Its a 10 minute drive anywhere you go, minimum. But even though it is remote fear not, because if there is a fire you are safe, the complex is right across the hwy (yes you hear highway 99 all night) from the Tualatin Valley Fire Department. Its likely that they will not be able to get to your apartment if there is a fire because of the crappy parking lot layout, but you can hear the sirens all night from across the street and that's what matters. They tell you it is located by bus routes, it is not. It is a mile walk unless you cut through the apartment and walk down a hill littered in dog feces and even then to get anywhere in Tualatin you have to take the bus to Tigard transit then double back. Also have fun playing frogger trying to get across Highway 99 to the bus stop that goes to Sherwood. The leaf blowers are out at about 8 am and don't stop until about 5. Really this only happens on your days off or when you are trying to sleep, they are nowhere to be found the rest of the time, regardless of how many leaves and things are littering the walkways. The office staff seems to rotate frequently, most are somewhat snobby. The fees associated with the property are pretty high. A garage costs 100 dollars for example. If you are a day late on the rent its a 175 dollar fee. The rent is due no later than the 4th, which is odd every place I have lived its due by the 5th. Any way I learned that the hard way when I went out of town and forgot to pay the rent. I called to explain I wouldn't be back by the 4th and they said "that's too bad" (her exact words) They say you can pay online but it doesn't work. The pool is ok, but is crowded with kids most of the time (That's pretty much anywhere you go though) The clientele has been on the decline in my opinion. In the summer expect a lot of people sitting on their patios staring at you. The tow sharks regularly patrol the area and are not afraid to tow your car if you are even on the line of the space next to you. I had to buy a space because my truck is to big for the regular spots, but I have seen them do it to my neighbors. Call the property manager when someone parks in your paid spot though and watch how quickly nothing gets done. The apartments themselves are nothing special, they are nice enough and if you get an updated one, its fairly nice. But for the money you can do better, I promise. read more

I just moved in this apartment and let me tell you. I am in love. I have never felt more at home then here. The move in process was very easy and smooth. Parking isn't as bad as I thought it would be, there is hardly any noise, and oh man, the amenities are great! Tyler, the leasing consultant there is the absolute most professional, friendly and knowledgeable agents there. He toured me and roommate and answered every single question with a smile even though I had a million of them, make sure you request him for your tour! Moving as soon as my lease is up! As everyone has mentioned, the parking is a nightmare. The carports are $40 a month but they are all rented out so there is virtually nowhere to park after about 6pm so I end up hauling kids and groceries from 2 blocks away. Downstairs neighbors smoke cigarettes and marijuana so unless I keep all of my windows closed, my apartment is constantly filled with smoke. read more

The only thing luxury about these apts is the price! We lived here about 16 months. Within the first month, my van got keyed by a neighbor kid, a few months later my daughter's bike was stollen! We constantly got complained about because our 4 kids were always outside playing. The old people that live there don't like kids and will call the office to report you if your kids are outside playing.. Like kids are supposed to be doing! Lots of dogs in these apt and lots of poop on the grounds. There is not enough parking! I constantly had to park on the street. We also weren't allowed to hook up a hose to let the kids play in the sprinkler, even though the town houses side of the complex IS allowed to have a slip-n-slide... The ONLY good thing about this is the weight room i s pretty great and the large yard areas are great.. read more

Lived here for 8 months before I paid to break the lease to get out (well mainly because I bought a house but I still wanted to get out of this place). No parking like any apartment and the staff are incompetent and not very helpful. They think it is ok to put tow notice stickers on your car every time it has not moved for 3 days like you are going to not park your car where you live or go out and move it just so these braindead people wont put a sticker on it. It's a crime to not leave your apartment for 3 days and the punishment is you have to spend 30 minutes scraping off their piece of trash they leave stuck to your car window as if that magically solves the parking problem. ADD MORE PARKING IDIOTS, stickers aren't helping anyone... Plus the residents are all selfish dillweeds too, everyone is out to get everyone else, half the reason cars get stickers is because people complain they don't get their spot they like closest to their apartment. Then you have the animal haters that put poison around the grounds to kill other peoples pets, literally poison that killed at least one dog and probably more. The only good thing about this place is the fitness center, so do yourself a favor and get a gym membership and live somewhere else! read more

Nice community. Only issues we have are issues with finding open parking. They've opened up a few spaces so that's helped a little, but it's still a bit of a struggle if you arrive after 6pm. read more

Horrific!!!! We lived here 4 years ago it was great. We moved back about a year and a half ago. Huge mistake. The grounds are filthy. Parking is a nightmare. The office staff is seriously lacking brains. I swear every time I have to go to the office staff is different. The buildings look terrible especially for being redone recently. There is someone poisoning the animals in the complex by leaving chunks of meat around the bushes. We have called several times asking the office to put out a notice after our dog died last week from rat poisoning and have seen NOTHING. This is a LAWSUIT waiting to happen for pure NEGLIGENCE. Can't imagine why the wouldn't but they didn't!!! Our family has found several pieces of food with proof of this poison. We are devastated. This is danger for pets AND children!! STOP!! THIS IS A SNEAKY NIGHTMARE. Mold, no parking ( guest will walk atleast a block or 2.) Lying management , wont loft a finger after you sign lease. thought that management seemed nice and helpful. .. I thought apartment seemed pretty nice but as soon as I moved in everything changed. There is a serious mold problem that is so bad after 1 month shoes in my closet were covered in a growing hairy mold they say its my fault because I need to run my bathroom fans nonstop and open windows every day and no customer services, they charged me when someone came out to look at the mold after a week.Rent fluctuates $200 when I only used $10 more water the closet door fell off and all closet doors will fall off if you use them too much, they painted over mold so now paint flaking off.if you see this and you still go to Rivercrest Meadows you deserve tragedy. stay away from there. read more

If your looking for an apartment to lease I cannot stress enough that you will be miserable if you choose Rivercrest Meadows Luxury Apartments and Townhouses and here are just some of the reasons why. First there is no place to park, They should have gone to numbered parking years ago but this simple idea has eluded the geniuses working in the office. Rivercrest Meadows raises everyone's rent substatially each year knowing that there is a more than 50% chance you will just end up paying it to avoid the hassle of moving. When I first moved in 11 years ago it was only $650 a month for a 2 bedroom 2 bath. Now I am still In that same apartment, which they have promised me a carpet cleaning each time I renewed my lease which has not been fulfilled. Black mold is a constant issue and even though tenant landlord law states that it is the property owners resonsibility they tell you it's the renters problem to deal with. My hot water heater was 23 years old which ended up flooding my apartment and Which cost 356 dollars @ motel 6, not to mention it destroyed 2 pairs of shoes and Afghans my mother handmade for my children. Then on top of it they brought in de-humidifiers and fans for every room to dry the carpet, padding, which they did not replace and the wood was still damp when they tacked the carpet back down which caused brown and black spots on the carpet which after much discussion I went out and rented a carpet cleaner to get my front room in good shape in case I had company stop by. That was an additional cost. The heavy equipment they brought in and ran night and day for almost a week ran my electricity bill up over $162 dollars over my average. I even got a print out from PGE so that I could prove my last 3 consecutive bills and my yearly average. The bill showed me exactly what I thought. PGE was great in narrowing down the time of that month when my energy bill was at it's highest and it was due to the de- humidifiers and industrial high flow fans in. Iaskes them to cover my additional expenses that month and they insulted me with offering a $200 dollar credit towards my next months rent. As a single mother of two I simply cannot believe the in humane treatment. My neighbors car was damaged by our downstairs neighbors children because they insist on riding their bicycles between all the cars and car ports. Their kids are super sweet but their parents ignore them and leave them without any guidance out in a busy parking lot. Beyond this there is nothing like having to park clear down on Hazelbrook Dr. and carry your groceries a little over a quarter of a mile in the rain because again there just isn't enough parking. There are several people living here that are working on cars to make extra money and these extra cars take all the available parking spots. The constant Pot smoking that goes on by many of the tenants come through the floor boards which is troublesome because the family that lives next door have children ranging from infant a 5 yr old and a 7 year old. I finally have saved enough money to move out and will be out by the end of may. I normally don't yelp at all but I don't want anyone to go through any of the circumstances that I have endured. I know some inconveniencies come with apartment living but anyone would be glad that I was their neighbor, I keep my children quiet and well looked after, I have given my neighbors extra food when they didn't have enough to make it the next week and have even given rides to schoolwwheen my daughter was going to the same school. If I could give a less than one star review I would because there are just too many things to list. The last thing is that the apartment complex is good enough to supply bio bags for your dogs. So many pet owners do not clean up after their pets that you do not want your kids playing on the grass. Rivercrest Meadows shame on you. My roommates and I were unpleasantly surprised when we left this property due to the amount of money we owed for unnecessary cleaning fees. There were three of us and our dog living in our townhome and we stayed for the length of our lease which was 13 months. We really enjoyed living there and had no problems with the facility or the other tenants up until the end. There were a lot of places to walk our dog and had sufficient resources to clean up after our dog and dispose of it properly. The parking wasn't the best, but that is typical for most places and that never seemed to bother us. We were constantly cleaning our townhouse and when we moved out all three of us spent three or more hours deep cleaning every nook and cranny in the place to find that our full deposit of $600 was taken from us and we owed them an additional $97. There was no damage done to our place and they have not supplied us with a detailed list of what they had to fix. We have even offered to present the pictures that were taken upon move in and completed a detailed check upon arrival. we have emailed them three different times and have heard nothing back. We were charged with a $200 cleaning fee, $120 minor painting fee, and a $100 carpet cleaning fee. I have had no explanation as to why these charges were necessary and know that we left our place in the best condition that was possible. It is very unsettling to know that you can be completely respectful of the property and put the best effort in to maintaining your home, yet still get your deposit taken away and be left with yet another bill. I am assuming that Rivercrest does this to most of their tenants as we had no reason to be "picked on" and truly believe that there was no damage or messiness left behind. Please consider the thought of losing your deposit and owing money to Rivercrest if you do decide to move in. read more

I made a mistake and ignored these reviews because the rent was a good price and the units were updated. Do not make my mistake. The grounds are disgusting, dog feces everywhere, my pets had worms that they got from the lawn right in front of our apartment. It is like pulling teeth to get anything fixed correctly, when maintenance does come to fix anything they yell at you in your own house if you demand they fix something the correct legal way. Our dryer sparked and almost caught fire. He clipped a few wires together and told us it was fine. He only gave us a different one because we would not let it go. There is more bugs here than I have ever lived, we have had the place sprayed multiple times but it does not help. You are only given 2 passes to park on the grounds, of you can even find a spot. We pay another 100 a month for 2 assigned spots, and still can not use any of the visitors spot. I can not even have guest and my own house. They are constantly doing work on other units and all hours, make so much noise it makes the apartment unlivable. They do not even give you a notice that it will be happening and it goes on for weeks. Loud enough to make my apartment below shake. I have had to stay at my parents because it is unlivable, while still paying rent for MY OWN PLACE. This place is so awful I have considered paying to break my lease, which I have never done. I attempted to apply there I was told as a co-signer you'll only needs 2x the monthly income. then come to find out it's actually 4x after theyve ran my application. had i been told the correct information i would have never applied! due to their negligence i have a inquiry on my report now and paid their fee. i called to address this issue with a manager, reached tyler. then he hangs up on me and does not answer when i call back. do not bother to apply!!! they cant even get their own information right! read more

If I could rate 0 I would. These people will rip you off. They charged me for a lease break fee when I told them prior to giving my notice that my daughter was diagnosed with severe allergies from living there. After I moved they told me I should have stayed and risked my daughters health to avoid a fee. The carpet was falling apart when I moved in and I was told they were 5 years old and would be replaced after move out. Guess what, I got charged for carpets! I cleaned every wall with a magic eraser and they still charged me for paint. You are not allowed to use your garage for storage, you MUST be able to park a car in your garage. They charge you 2 separate fees for garbage collection, and utilities were more than a house! They claimed give notice of entry less than 24 hours prior. Parking sucks, you can't leave at 8 pm and still have a parking spot anywhere in the whole complex. I wouldn't rent from this company ever again. read more
