The sites are decent size gravel back in with a cement pad and picnic table. There is a laundry mat and bathroom. Jeff (owner) is working on adding amenities as we speak. The people who stay here seem to be nice, everyone waves and smiles when you pass. There is plenty of grass and shade trees and pets are welcome on leash.

The office manager never even offered me another camper and there was a empty one beside mine with the AC running. Unfortunately I wounded up in the ER twice for heat exhaustion. I have COPD and a few years ago had half my right lung removed. Today is day 10 still no ac. The grass is up to my knees. I have two puppies that are constantly sick. I pay $700.00 a month for this camper. It's suppose to include lawn care and cable its in the lease. They took away evbs cable and now we have antennas that don't work and they don't cut the grass. I'm still paying the same $700.00. The flys are do bad you can't go outside. About a week and a half ago someone shot 2 holes through the camper across from me. The drugs are so bad in here I barley go outside. There's so much mold and mildew in my camper my health is detereation day by day. Two weeks ago I woke up to black smoke coming thru my bedroom window. The camper next door was burning plastic and rubber black smoke everywhere. It was in the middle of the day with kids running around. I reported it to the office manager 3 times before she came out and said anything. That's what triggered me going to the ER. Please if you value you're life and your kids life DO NOT MOVE INTO THIS RV PARK. I personally can't believe this place is aloud to be opened. There are a few bathrooms at the second pool, but they are bare bones and look like an afterthought. There is no store on site and the workers have been ok, not friendly, but not rude. The grounds are well maintained. There is a Waffle House on the corner and they give the RV guests a 10% discount. We paid extra one time for a site with a gulf view. Don't do that...the gulf view is on the opposite side from where your awnings are situated and there really is no view if you're sitting down anyway. We had a gulf view on the second lot that we didn't have to pay extra for. *They have a 10% Military Discount!

Where do I start with all the great things they have to offer...Very welcoming, helpful staff and a general store with a good selection of necessities, souvenirs and even beer and wine. They have a game room and a cafe. There is a little dog park area and golf carts and ebikes to rent. They have weekly events and activities...The icing on the cake is their fabulous pool, manned swim up bar, and lazy river! Such a treat and we truly felt we were on vacation and not just parking somewhere. All the sites are nicely spaced and concrete and level. And they each have a nice picnic table. There are a few cabins to rent, too. The park is gated, which is a welcoming perk.

Also, the beach was not nice. It was brackish water, smelled, full of plants, logs and sticks and I saw a 4 foot crocodile by the shore in the water. This year we stayed for our families July 4th reunion and had an excellent time until the new manger tried to charge us another $400 (on top of the $630). We were flabbergasted. Apparently their campsites are rated for only 2 adults & 2 children, and you pay so much extra per person, PER DAY. That would total $1000 for two campsites for 5 nights (yes, it was also a holiday). You can stay for the same amount of time at Paradise Ranch in Tylertown or Yogibear for less amount than that and they offer so much more for families. THANKFULLY, we were able to speak directly with the owners and had the issue resolved, but we definitely will not be back if this is what they charge, which is sad because the place is very nice and isn't crowded. We didn't have to worry about others running over our children with golf carts or loud parties. For the most part, the restrooms are clean, and the grounds are kept cut. I do appreciate the cameras they have around the park and the locked gate in the front. The boardwalk is a nice touch for sight seeing. Our friend stayed in the cabin and didn't have any complaints. Overall, as long as the prices aren't raised, we will return.

The office is staffed Monday thru Sat from 8 - 5 but you can always call, and we will answer any question, 24 hrs a day. The cabins are new construction, they all have a full kitchen with stove and refrigerator, full bathroom. Smart TV, access to high-speed internet, outdoor grill and fire pit. Each of the cabins connect to a beautiful boardwalk that wines its way through the trees and along the creek bank. We love Jellystone parks and have stayed at several. This one is really something else. We had a…read moregood shady site and loved having a cement pad and patio. There were lots of activities that my teenage kids took part in. The hubs and I also took part in a couple activities. We tend to keep to ourselves and I think that is what saved us from this place. It is so large and there are so many people in this place that the staff really has to crack down on non-paying customers. So much so that we saw a fight break out between staff and a family whose kid either lost or wasn't wearing his wristband. They were paid campers and it got to a level that it shouldn't have gotten to. I later read other reviews complaining of the the way the staff handles such situations, even when it is small children involved. The chaos level goes from 0 to completely bonkers in just a few seconds. There are A LOT of golf carts. Many are suped up and the owners insist on blaring their awful music as they roll through the grounds all hours of the day. That isn't management's fault, just an observation of the kind of people who stay there. I didn't go to the pool but my kids did. They said it was dirty and there was all kinds of stuff floating in the water. They probably could have made sweet bank selling black market wristbands with all the ones they found in the pool. The bathhouse. Oh lordt. Many, many campgrounds half the size of that one clean their restrooms and showers 2 times a day. This place should definitely start doing that, especially since the floors pool water from the showers. Shower shoes are not enough. Waders would be better. The laundry rooms need help, too. 3 washers and 3 dryers in the one near the front of the campgrounds. Out of order signs on 1 w and 1 d. I watched a woman try to put quarters in one of the "working" dryers and the slot looked bent and unless she jammed the quarter in, it wouldn't go. Then, when she decided that wasn't normal and didn't want to try her luck, it wouldn't give her money back when she pushed the coin return button. That's when I decided I don't mind doing a couple extra loads of laundry when I got home a couple days later. Oh... and no change machine. I walked up to the ranger station for quarters and the guy was a little bewildered when I asked for $3 in quarters. My family had a good time but I seriously doubt we will be back. I would only recommend staying there to friends who I know have strong ties to and are exceptionally comfortable with the redneck, diehard tailgating, and rebel rousing communities.
