Extremely disappointing experience. The appraisal completed by Jen-Wen Yeh came in dramatically below current market value -- approximately $300,000-$500,000 under recent comparable sales in our immediate neighborhood -- and ultimately blocked our refinance. We provided multiple strong, recent comps within our own neighborhood. They were not properly reflected in the final report. Instead, lower-priced properties from outside our area were used, resulting in a valuation that does not align with actual local market activity. Comparable selection directly determines valuation outcomes. In our case, the approach taken significantly undervalued our home. We would not recommend this appraiser if you need an accurate and well-supported market valuation. read more

Suntender Valuation reviewed three properties I own, and the experience was unacceptable. There was no pricing consideration for multiple units and no meaningful customer service. The appraiser was late, rude, and unprofessional with my tenants, spending about five minutes reviewing four units. In my opinion, the evaluation appeared biased and carried racial undertones, including unfounded comparisons to flood-damaged from other properties and claims that no updates were made in 15 years without contacting me. Using a comp 32 miles away further undermined credibility. Despite documented concerns, the company stood by the report. Will not upload review. read more

This was one of the most disappointing appraisal experiences I've ever had. The appraiser showed up more than 40 minutes late, took blurry and unclear photos, and completely ignored key facts about my property. Our home is in a prime location close to the business district, yet they used comparable sales from several miles away -- near an industrial and waste area -- to justify a much lower value. When I provided multiple nearby comparable sales that were clearly more relevant (some smaller homes with fewer bedrooms and no upgrades sold for much higher), the appraiser refused to reconsider. Their reasoning made no sense -- they said other homes had marble kitchens while ignoring that we had replaced all carpeting with hardwood floors, added central A/C, a generator, a large deck, and have five usable bedrooms versus their two. Our lot is bigger, our living space is larger, and our garage has high ceilings that fit larger vehicles, yet the appraised value came in nearly $50,000 lower than inferior nearby homes. I tried reaching out with solid documentation and photos, but the appraiser stood by their flawed comparison. After seeing many other complaints online, I realize I should have checked reviews beforehand. Totally unprofessional and misleading -- this company needs to be investigated for the way they conduct their appraisals. read more

The good: - rapid assessment, paid one day and valuation done next day - well written with appropriate comparisons of nearby properties and price valuation The bad: - incorrect zoning listed, which loan underwriter did not like. Zoning was incorrectly described as agricultural when it was obviously residential. Looks like they made an assumption about zoning based on the acronyms provided by the city but did not verify it. As a result my loan was held back for nearly ONE WEEK while the underwriter wanted further verification of how they determined zoning. We almost didn't get the loan and almost didn't make escrow closing date. Ended up paying an additional $300 to City Hall just to get a rapid verification of the zoning. The whole process was frustrating. Although they did end up revising the appraisal, this took 2-3 business days. I did not have a choice in picking this company as it was chosen by the loan officer. read more

I understand and respect that the appraisal result comes out of subjective evaluation. However It is not acceptable they put in wrong objective features of the house. The monthly rent estimation they gave is almost 10% lower than the actual rent for a current lease contract. For a house that the price raised for more than 50% during the past 2 years, the appraiser put down in price column saying stable. Very reasonable, and I don't understand.
