Instead, we arrived to what looked more like an abandoned construction site than a place accepting paying guests. Entire sections of the exterior walls were ripped open, exposing wooden framing and concrete block. There was construction debris scattered around the property, weeds growing everywhere, damaged exterior finishes, and parts of the building looked like they had been left half-demolished. Had we known this was the condition of the property, we never would have booked it. The moment we pulled into the parking lot, we knew we weren't staying there. We didn't even feel comfortable unloading our luggage. To make matters worse, Expedia refused to refund us, and the hotel owner refused as well--even though we never checked in and never used the room. We paid for a hotel that, in our opinion, should have never been marketed without clearly disclosing its condition. What is most frustrating is the complete lack of honesty. If you're undergoing major renovations or your property looks like this, disclose it. Give people the opportunity to decide before they spend their hard-earned money and drive to your location. The photos I've attached are exactly what we saw when we arrived. They speak for themselves. This wasn't just disappointing--it felt deceptive. We lost money, had to scramble to find another hotel, and received zero accountability from either the hotel or Expedia. Save yourself the headache. Stay somewhere else

We met Jackson, one of the owners, at the cottage, who was absolutely "Texas friendly" and immediately attended to Susan's request for more coffee. Jackson mentioned there were guests arriving at the other cottages later, and a party of cheerleaders had reserved The Lounge for that evening. The Lounge was approximately 15-20 feet from our quarters. Amazingly, we never heard or saw any one else in that quiet complex. Only birds during the day and tree frogs at night. The golf cart we rented, "Shorty", took us quickly to and from the Los Pinos Ranch restaurant and winery through the vineyard rows and fields. We also drove the golf cart far enough away from the building lights to gaze at the numerous bright stars at night. One of the "Pro's" to Relax and Wine Down is its location - out in the middle of nowhere, many miles away from the noise and chaos. They took this campground a few years ago in very rough rundown condition and have transformed it with lots of investment money and tons of labor into one of the nicest most "pleasant" places you'll ever stay. From the state of the art terraced and beautifully fenced dog park to the immaculately kept fishing pond with fountain, beautiful & totally renovated/updated pool, immaculate grounds, everything is perfectly manicured and maintained. Every single upgrade is obvious that no money was spared, only the best furniture and fixtures everywhere. Level sites, many redone with new concrete. Nicely paved and smooth roadways with sweeping roomy turns, no problems with big rigs, no low hanging branches on roads or sites, we are 65' long. Updated electric, plumbing and 90 channels of crystal clear cable TV! Did I mention the perfect wifi signals? We were the furthest site from the office and were able to stream effortlessly. Immaculately clean bathhouse, laundry, no ruts in roadway, no low hanging branches, the upkeep and attention to detail at this place is just exceptional! The staff is so "pleasant" and Jason is constantly working around the campground to keep it looking perfect. Whether you are just looking for a super clean overnight or want to stay 5-6 days like us, this KOA will not disappoint. Need propane or firewood? Jason will come to your site, pick up the tank, fill and return it to your site, hassle free. I had a bum knee on this RV trip and Jason handling that for me was a treat. The beauty of this place is that they didn't provide that service because of my knee or because they liked me better than others, they do this for everyone! This campground is small but gorgeous with the nicest people owning & running it you'll ever meet! Ignore any reviews about highway noise, ALL KOA's are close to the highway, thats why they are so convenient and the road noise was minimal, some people will just complain about anything. We are 5 hours away in Oklahoma City but I promise we will be back, this place and it's owners really made quite the impression on us!
