Met with company owner Michael Briceno, a sociable and informative guy. Among three bids we and our neighbor received, Michael won us over. Check out these pictures and this timeline. Day 1: Crew showed up in quality rigs, and within not much time at all they tore down and removed 100 feet of old fences, taking care in avoiding neighbor's and our plants. Day 2: Michael's second crew arrived on time and installed our new common fence, which Michael described as a board-on-board method where both sides look exactly alike, using long 4x6 pressure treated redwood posts buried deep, 2x12 PT kickboards, and con-heart fence boards topped with double privacy lattice with a 2x6 redwood cap. This fence is amazing quality, solid as a rock. Day 3: Another talented crew installed our gazebo fence. All Michael's men know what they're doing and worked as synchronized teams. We could not be happier. Pretty sure our fences are gonna outlast wife and me by many years. Our neighbor told me she loves her fence, too.

So, this driveway looks like a small project, but as a DIYer I can tell you he corrected a ton of issues, and has helped in many places on our property. Paving is what he does, but you really need a skilled grader, and someone who can just see if something is level or not. He is able to easily manipulate the ground and create a quality groundscape better than most people who have helped me in the past. One thing that really stood out is that they noticed our old driveway had the wrong slope and that the approach up to the front porch was too steep. They corrected the driveway so it now has a proper slope toward the road and added a new step for us -- at no additional cost. That was not something we asked for, but something they caught. Everything was done exactly on schedule and exactly at the agreed price. No surprises. They also worked smoothly with another contractor we had on site at the same time. Before they left, the cleanup was immaculate. Several of our neighbors noticed how nice the driveway was looking. We are very happy with this. El Toros was the only contractor who was able to rebuild the concrete stair foundation retaining wall and also repair and install the top two brick steps on the new concrete. The 6-foot wide stairway collapsed years ago due to a bad concrete foundation. El Toros installed a new concrete retaining wall with a deep pad and rebar for strength, similar to a house foundation. They matched the stair treads and risers of the 60-year old original stair to perfectly connect to the existing elevated wood porch floor. I'll soon attach a photo to show the now safe, elegant brick stairway, which is fantastic compared to what it was before they rebuilt it!

In addition, they created a two path walkway and small patio in our backyard using pavers left over from a side patio project years ago. They also replaced our very repaired city sidewalk with a new one (which we paid for since the city would not) Owner Junior was immediately responsive from the very beginning to any questions/concerns or to any changes needed; the same was true for Gabriel, the project manager. Since I was overseeing everything due to my husband's declining health, I really appreciated that they treated me as a woman as an equal. That was back in 2019 and it still looks amazing! Almost no weeds grow through the cracks, unlike the existing pavers in our backyard.
