Subject: Formal Complaint Regarding Unfair Treatment and Financial Loss in Rental Application Process -Adogio apartment community, natomasCA - Request for Refund and Resolution Dear Property Manager Janine and leasing team, I am writing to formally complain about my experience with Janine who handled my rental application for an apartment at Adogie in Natomas, California. On or around march 5, I submitted an application and paid a total of approximately $750 in fees and related costs, including: * $600 for a credit hold / application fee (or whatever the exact breakdown was), * Additional costs for required renters insurance that Janine insisted I purchase before she would review or proceed with my application. I provided all requested documentation, including multiple pay stubs showing my income. Despite this, Janine rejected the pay stubs as insufficient, even though my documented income exceeds typical earnings in similar roles. She then failed to approve my application or offer any clear path forwardon the 5th of march i arrived approximately one hour late for a scheduled meeting due to, unforeseen circumstances]. Upon arrival, Janine saw me, made eye contact, then turned and walked away without speaking. When I called the office to address this, no one answered the phone for approximately 30 minutes. While having the doors locked in the office so I could not get in. I believe the application process was handled unfairly and in bad faith. The requirements imposed (such as mandatory insurance purchase before review) appeared designed to extract fees without genuine intent to consider my application. This resulted in significant financial loss, wasted time, and considerable frustration. I am requesting the following resolution: 1. A full refund of all fees paid in connection with this application, including the $600 credit hold/application fee and any renters insurance costs I incurred at her direction (total approximately $800 2. An explanation of why my application was not processed fairly and what steps the company will take to prevent similar experiences for other applicants. 3. If applicable, confirmation that any credit hold or inquiry placed on my credit report related to this application will be released or removed. Please respond in writing within [10-14 days] to confirm receipt of this complaint and outline your proposed resolution. If I do not receive a satisfactory response, I will have no choice but to escalate this matter to the California Department of Consumer Affairs, pursue a small claims action for the refunded amounts plus any applicable costs, or explore other remedies available under California tenant and consumer protection laws. I have retained copies of all receipts, communications, and documentation related to this matter and am prepared to provide them upon request. My husband & I moved in 2021 and are currently still living here. We absolutely love the amenities, there's the big main pool with a good size Jacuzzi, there's also a smaller pool area where you can rent the room and host, as well as a smaller size area with just the jacuzzi. There's also tennis, volleyball and a room to play pool. Janine the manager is so nice, attentive and the staff as a whole really keep the place well maintained. The only part is I wish there were more lights at night when walking to my apartment alone. Other than that we really love the community and how dog friendly they are is a plus! I'm giving this ZERO stars! I am a Veteran, Senior Citizen who suffered a life threatening injury. My Caseworker at the VOA, Mather recommended this complex. Little did I know I was moving in next to a "weed smoker" who played his music really loud. The lease states, it is a "non-smoking" community and right to a quiet environment! The adjoining neighbors have confirmed this. We smelled it, experienced it and have been affected by the stench of weed permeating into our apartment with "second hand smoke". After numerous complaints, my neighbors and I visited the leasing office to address it. Janine Rood, Mgr., has always presented herself as very "RUDE", just like her last name! She says, "there's nothing they can do" ??? I asked for a copy of my lease and it states it plain as day. I decided to contact the Corporate Office. I was told to go to the Tax Assessor's Office by the Legal Services of Northern California to get the Owners information. Once I received it, I sent an email letting them know they were in breach of contract hoping they would address it, soon after I was served with a 10day notice to vacate stating I was the "nuisance"! Stayed here for an annual term and it was the best experience. Price was competitive but so much more valuable. The grounds are well maintained! It is pet friendly for a max of 2 pets allowed of cats and or dogs. We loved the high ceilings, garage and that it was pet friendly. The one thing we appreciated the most was how quiet it was in our apartment complex! Everyone was so considerate of everyone. Out of all the other apartments in Sacramento, this place felt safe, spacious and clean. Management were highly responsive and took care of issues right away. Acacia--Assistant Property Manager--and Janine--Property Manager--were professional and had great customer service skills. They are kind. My husband and I have lived in an upstairs, two bedroom apartment since September 2021 and we love it. I love the tall ceilings and the sun beaming in the master and guest bedroom. The master en suite is small but doable. The guest bathroom is perfect. All of our appliances have worked since day one and we haven't had any issues. I enjoy both of our porches decorating one with a high top table and plants. The staff are very friendly and accommodating. We have quite, friendly, neighbors. The grounds are beautiful and there's lots of amenities with a billiard room, pool, Jacuzzi, workout room, heated spa, basketball, volleyball and tennis courts. Our apartment overlooks the tennis courts and it's such a lovely view. There's so many colorful mature trees with little squirrels climbing around them. We have one garages which is on the smaller side compared to other places I've lived, but I was still able to get two bicycles in there with the car. My husbands large truck is a tight squeeze in the parking spot but there's plenty of spaces. It's super convenient to be able to leave my personal packages at the front desk for the postman. There's a fabulous park across the street with a cement corn hole game and cement table tennis, bike trails and a doggy park for large and small. I've even ridden my bicycle through Discovery Park to downtown Sacramento which has a beautiful scenic view. The location is very convenient to the 5 and 80 freeways and there are supermarkets and fast food conveniently close by. read more

It's been going on for quite some time and nothing is done! My roommates car is the blue one! I've been here over a year now and I can not tell you how delighted I am with the property, staff and facilites during this Pandemic. I am always treated with respect, especially by the grounds staff and office staff. And for those who complain about amenities being closed, so is every other similar property that follows California State laws. I expect things to go wrong in any apartment complex; what matters is how quickly it is taken care of, right? Adagio staff are incredible when it comes to making sure tenants are well taken care of, in my experience. BTW, I feel very safe here and the grounds are just beautiful! I am beyond disappointed with this property, management, and living situation I have been a resident here for almost a year now and to start the property manager could care less of the residents concerns. Since moving here I have dealt with my car getting broken into, towed away and more. Giving that the rent is almost 2700$ for two bedrooms two baths this is definitely unacceptable. I have reached out to the property manager with these concerns she has dismissed me time after time. I have spoken to several other of my neighbors with similar experiences. My next step is to contact the city. The apartments are not up to date when I first moved in the washer and dryer did not work properly. Half of our electric stove doesn't work either. Our AC unit stopped working at one point during one of the hottest days of the summer. The water leaks in our apartment waste planet of water that we pay for. In total I have spent over 800$ in car damages from my car getting broken into and towed. They will not allow me to park in front of my unit. Even though I expressed my concerns. I do not feel safe or comfortable at all. I do not recommend living here unless you are willing to go through these overwhelming experiences. None of the staff here care or have reached out to the residents regarding the safety of our community. This is very alarming to me. Due to the severity of lack of security enforcement. I will be moving out at the end of my lease. The staff is unprofessional and negligent. read more

Lived here for about a year. Affordable and very spacious. The only reason I decided to move was because of the traffic during rush hour from the med center. It would take 45 + minutes to get home during rush hour. A waste of my time. Pros: - The location is near a gas station, starbucks, Indian food, fast food Chinese food, and also a Bel Air down the street. - The next exit is the Truxel shopping area with a Target, Walmart, etc - The layout is very big - Wash and Dryer included - Garage and theres plenty of open guest parking - The main office has a nice business center and couch area - Pool that is big and very clean - Suana which I didn't use - Clean gym Cons: - Rush hour traffic - Some homeless people who come into the complex to look through the dumpster - The garage is very tight - you will eventually end up damaging your car - The bathroom tub had no hair net so it would always get clogged - Management was good, they do deduct a lot of money when u move out so you get less of your security deposit read more

this apartment complex is one of the most expensive/ disrespectful complex's I've ever dealt with. Janine in the office is super disrespectful over the phone. they over charged me on a bunch of stuff when I moved out so I had to pay 200$ more than what my deposit was. so they kept my 500$ deposit. and my place was taken good care of. do not come to this place. they will try to get any little penny out of you once you decide to move out. read more

The area is not safe with homeless people everywhere and constant car break-ins. Prices for units are definitely way too high for what you get. And the biggest thing is that the manager is extremely unprofessional and rude. She runs the property however she likes based on her personal preferences. For the people that she likes there are no rules and they do whatever they want. But if she doesn't like you for some reason, she will make your life here a living hell with constant harassing notices and emails aimed at making you move out. I would recommend staying away from this place until the area and management change for the better!! read more

They have a big problem with homeless in the complex and there is zero security measures taken. We had our garage broken into and all our stuff stolen, front desk was no sympathetic at all. I have lived in the Adagio apartments for almost 6 years. I have always enjoyed the quiet and serene grounds. The staff has had very few turnovers and each and everyone has been helpful when I need them. The swimming pools are rarely crowded, and it is seldom there are kids being loud and having fun. It seems to me to be a more adult complex where everyone is respectful. Only one time in 6 years has there ever been anything negative happen and that made the news so it's not a secret. Several cars were broken into in our complex and surrounding area. including. gated subdivision down the street. Mine was one of those cars. The management dealt with it the best they could, I believe... security was increased and there have been no incidents since. i highly recommend this mediterranean landscaped apartment complex. I want to give my honest opinion as someone that have been living at Adagio Apartments for a year now. I read all the reviews in here and it feels quite unfair that people are giving 1 star complaining about some amenities being closed when we are going through a pandemic. Even though my unit is not the updated version everything works perfectly, I have had a couple issues with my sink but it was quickly solved my the maintenance team. The complex is very clean, the pool is amazing and it is never crowded. THERE IS ALWAYS PLENTY SPACE TO PARK (I love that about this complex), the price is fair for the one bedrooms but if you do need a second bedroom get ready to pay $500 more. The people in the office are usually nice, although we have had onde of the ladies being rude on the phone when we tried to ask about when will they open the gym. I guess everyone gets overwhelmed and impatient during this stressful time. The area of South Natomas is not the best area when it comes to safety. But to be honest I see the security car around the complex during the night. You will hear homeless people going through the trash outside but they never bothered me because on the end of the day they are human being and they do what they have to do to eat. I have never had an issue with any of my neighbors, in fact I had made a couple of super nice friends within the complex during the residents gathering last year. So realistically if people complain of amenities being close, neighbors been loud or about people in the office I have to say that you will find that anywhere you go. I have visited 9 other complexes in the Natomas area before moving in here and I do not regret my decision. Adagio apartments offer garage + plenty open spaces to park, clean and beautiful amenities, good maintenance, security patrol during the night, washer and dryer in unit, super quiet environment withy lots os trees, close to downtown and 2 freeways and fair price for the one bedroom. read more

I moved into Adagio a few months Ago. The office staff was mostly helpful although the girl messed up and put me in the wrong size apartment. she fixed that pretty easily And I moved in. I immediately noticed There is a constant stream of people living in theirs cars and RVs right outside the gates because there is a park there. The cops come by and get them moved for a week or two and then they are back. I had a great downstairs neighbor when I first moved in. Unfortunately, my downstairs neighbor had to move and the neighbors that moved into that apartment are horrible. They listen to their music extremely loud, fight often and loudly, left dog poop on their patio for a week and more at a time, and they smoke pot and refuse to own up to it. It took a long time but the manager finally got the dog poop thing cleared up and they have been mostly keeping their patio clean. But,...the manager states that she has no evidence that they are smoking pot. Just today, twice, I saw one of those tenants at their door smoking pot. One time he was further outside the apartment with his dog and I walked out onto my stairs where I could see him. He was unsuccessfully trying to hide a joint by cupping his hand. I witnessed it. I SAW IT...I told the manager about it but instead of calling them out and addressing it with the people who are causing the problem, the manager wrote a letter to all the tenants in the building. By the way I am not the only one who has seen them smoking pot but the manager doesnt want to use the other witness because it is t recent enough for her. At one time, when I was in the office complaining about the pot smoke she just threw her hands up in the air and made a statement like "unless someone sees them I can't do anything about it." I specifically moved here because there is a no smoking policy .... You have to sign a form as a part of the contract.... and the manager said they take it very seriously. It cost me 3,000 dollars to move in here and now I'm stuck having to use an Inhaler because the smoke is triggering asthma. basically, management here is protecting people violating the contract by smoking pot and and. It protecting the rights of the people who choose to live smoke free. I found out today through my research this isn't the first time this has happened at this apartment complex. read more

Pros: We love the layout of the apartment. We love the location! We love the amenities! We love Janine! She is so sweet and is really good at remembering names! Cons: there's sooooo many insects. For 3 weeks straight we were getting bit up by God knows what. If you're afraid of spiders, you might want to consider a different complex. I literally had two baby spiders crawling on my arm and found one on my pillow in my bed. And just recently something bit me on my lip. The outlets in the apartment aren't very great. Sometimes they work and sometimes they don't. It takes a long time for the water to warm up in the bathrooms. And the parking garages are tiny. read more

HONEST REVIEW. I lived here for 6 years and I can say, the walls are thin. A glass on the counter will rattle if you walk around your apartment complex (and I am only 130 lbs), and the kitchen is pretty ugly. Very spacious, however. I had reported my garage not working, never got it fixed and never received a call back. I actually had to fix it myself. Something lived in the attic and chewed through the AC vent because i had a cluster fly invasion for 2 weeks until they got the exterminator in. The last straw was when they knowingly moved a chain smoking registered sex offender below me who has a different teenage boy spend the weekend with him every weekend. I moved to Harbor Oaks after that. Cheaper, sturdier, quieter and much nicer. read more

I've lived at Adagio for two years. It's pretty typical of an apartment complex. We went through break-Ins of the cars and glass everywhere for weeks, many of the garages have been broken into, the homeless go through the garbage regularly. The grounds are nice and well kept, but the apartments are just getting old. Recently, a new coat of exterior paints was applied but can't mask the thin walls that are cracking, the unsealed doors and windows with little insulation, the cheap remodels falling apart with no response except: "take pictures and email them to us." In the last year, a new neighbor moved into the apartment above me. He has an electric drum set that he plays multiple times a day. It's a nuisance but I've been able to ignore and haven't complained, but it's been challenging working at home and taking video meetings during the day during the pandemic. In the last few months, the neighbor has begun smoking weed 4-6 times a day inside the apartment. The smell and the smoke travel through my apartment. Because this is a nonsmoking property, I've contacted the office multiple times. The new staff, whom i didn't know we had, tried to put a note on our doors reminding everyone of the nonsmoking policy. When I contacted them again because the note didn't change anything, they said there was nothing they could do. When I called them at the exact moment weed smoke was coming into my apartment and asked them to come into my apartment, they said they would talk to the manger, but nothing happened and they never responded to me. It's becoming uninhabitable. I am clearly going to move but we are in the middle of a pandemic. I'm happy other people are having luck with Janine and staff, but I'm not sure why they have policies they cannot enforce. This is a pretty important policy for those who do not smoke or are still randomly drug tested for their job (which is my work's policy). read more

I am so sick of the crime. The apartments themselves are nice and I was so excited to live here when I found this tucked away place but the amount of crime we tenants experience on a daily bases is ridiculous. Garages continue to be broken into (we've had thousands of dollars stolen in belongings), cars stolen out of the garages, mail boxes broken into and damaged, and just this morning the car parked next to mine was broken into. All this in a matter of months. The apartments themselves are expensive. I pay a lot to live here and I do not feel safe. Management knows the current security measures put in place are inadequate and the damage continues. Update: mail box was just broken into again. It's been 1 day. read more

Overall I've had a great experience living here. Super helpful and friendly staff, I worked with Malia on my lease and she was very responsive and helpful throughout the whole process. Janine is nice as well. The entire staff greets me with a smile every time I've gone to pick up a package. And they have been on it the few times I had a maintenance request. The amenities are great. And I appreciate having a garage to park my car in. While I haven't had the chance to attend they do have events where you can mingle and get to know your neighbors. Most of my neighbors are professionals so it's nice and quiet. If you're looking for an apartment in the area, I'd recommend Adagio. read more

Adagio was by far one of the nicest apartments I've lived in since moving to Northern California. I lived here from 2017-2019 and it was all-around a great place to live! Maintenance was always very responsive, the staff at the leasing office were always polite and helpful, and the complex itself was fairly clean and well-maintained. It's also close to shopping centers in Natomas and close to midtown if you want some good food and drinks! Overall, I highly recommend living here! read more

A wonderful apartment complex. I wish we could have stayed but they increased the rent $80-$180 depending on your lease renewal term chosen and we couldn't afford it .The staff is always friendly, the maintenance guys are extremely quick with work orders, I really don't have anything negative to say about this place. Nice large units with detatched garage, vaulted ceilings, fireplace, full size washer and dryer, beautiful grounds, located next to the highway but you couldnt tell because it was an extremely quiet and safe property. We would literally leave our bedroom window open at night (on the first floor) it was so safe. Dianne, the manager, is by far the nicest most personable Property Manager you will ever meet. She really does care about resident concerns and does the best she can to help with the resources she has. She tried for 2 weeks to see if we could get a more reasonable rate through their corporate office but could never get a thorough answer from them so she finally emailed me and said its most likely not going to work. I can't blame them for increasing the prices, it really is a nice property and I think it's because of the people that work there! I just wish they would have been able to work with the price more, but I can't complain because the offer they gave us was still lower than market rate.... We just couldn't afford it! :( read more

My husband and I have lived here for the last eight months and love every minute of it not only is the complex filled with lots of beautiful trees and grounds that are maintained but there also is plenty of parking in and out of the complex they're building a dog park right across the street and there is a local park and trails very close by there isn't much around which is nice because it doesn't bring much foot traffic and we love living here and would recommend it to any family or couple call to set up a tour of the office is also sweet as we are in there often ordering lots of packages to the office which they don't mind and are great at keeping track of read more

Great Staff and responsive maintenance. Everything is well kept and clean. They recently had a wine tasting event with appetizers pool side which was super fun. We got to meet other people who live in the complex. Great clubhouse to study in with internet and BBQ's at the pool are super fun! read more

Gorgeous property and beautifully kept. Staff here is friendly and personable. I went on tour and the leasing agent couldn't have been nicer. He explained the amenities and I was very impressed by how clean and neat everything was. Plus, you get a garage & washer/dryer in the unit! This is a HUGE improvement over where I live now. Although I was visiting a friend at the time and am currently not seriously looking, when my time is up at my current place, I will definitely give this place another look. I like how close it is to downtown and all the major freeways. It sure would make navigating the area a lot easier! read more

work orders taken care of quickly, responsive staff, maintenance crew (especially Manual!) very friendly and great at fixing everything. They are also very careful about my cat (she tries to escape when they need to come in). Property is beautiful, safe, quiet. Rates are low compared to other complexes near by that are as nice, but high compared to area in general. I don't mind- worth it. Washer/dryer in unit. ALWAYS quiet- never had a noise problem. We're fans!! It's been about a month, but we wanted to share the experience so far... It's felt like home since the beginning. Susie, Andrew and Diane were extremely helpful during the application process. Communication was constant and professional. As is normal with any move-in, a few items needed to be addressed. The team sprung into action. Manuel addressed all our needed quickly and resolved them the first time around. He's an incredible asset.
