After Hurricane Florence here on the NC Coast, my former (rental) home had to be gutted and the prospects of finding a new home (or even storage for my belongings, because of the unique circumstances of the hurricane devastation) were dismal, according to other agents. Nevertheless (this is a true story !), one call to Margaret Hitchcock allowed me (through her efforts) to purchase a new home within a matter of hours of its listing and her follow up services were amazing (she handled everything incredibly efficiently and with minimal cost for me). Within 30 days I was relocated in my new home (delighted with it) and ... well, what else can I say ... truly amazing. I really can't say any more than that. It looks dirty, the beds are old, blinds were broken, the kitchen floor was like a fun-house floor, the ceiling fan in the living room couldn't be shut off, the dining room light was ridiculously dim, the vent in the kitchen ceiling blew cold air directly from the outside the entire time, the neighbors could see directly into the bathroom because those blinds were broken too, and there were roaches. Lots of large roaches. On top of that, one of the bathrooms was so tiny that you could barely sit on the toilet and the shower was a joke. We're not particularly large people, but we couldn't use that bathroom. We arrived Saturday at 4:00, and I emailed Bluewater that night at 7:00 because I was so disappointed in the house. I listed half of those issues because that's all we'd noticed at that point. It got worse as the week went on. We've rented multiple other houses on Ocean Drive and this one was the worst. I received a quick response and someone showed up on Sunday (let themselves in even though we were sitting right there which I thought was incredibly rude) and changed a lightbulb, took pictures, and then I never heard anything again for the rest of our stay. I'm sorry, but at 3K for a week, someone could have come and hung $10 blinds in the bathroom. The entire house looked dirty and dated and was poorly stocked. Stay away from this place. I'll be sharing this review everywhere so no one else has to have this kind of experience.

We've stayed at two additional homes since then. Both meh. The latest, 6/2021, had half smoked cigarette butts on the dresser and under the bed...is that actually considered Covid 19 level clean??? How do you miss cleaning those as well as addressing the smoke smell in a non smoking home. Also this rental was in June when you would expect the homes to be in pretty good shape-not lots of wear and tear. This home had dirty blankets, broken appliances(which were fixed while we were there), hair in the shower...too much to dismiss as a random miss. Bluewater's attention to detail in their rentals has declined exponentially over the years. We love renting in EI but Bluewater will not be our go to rental company moving forward.

I have had issues with them sending strangers to my house, never scheduling the appointments with me first, or even verifying someone coming to my home. My privacy has been violated, on top of the constant harassment, they have raised my rent because I refuse to sign another lease. We decided to rent one of Choice's properties over at 445 Spring Drive in Jacksonville N.C. The last tenants left that house a mess. The house suffered minor roof damage from Hurricane Florence which led to leaks in both guest bedrooms and the garage. Choice was so inconsiderate when it came down to trying to get that roof repaired. In late October /early November , they sent 4 different adjusters over to the house to assess the damages and all 4 times , choice demanded for someone to be home. (notices came literally 1 day before). The roof didn't get repaired until January 28th Thanksgiving was November 22nd. November 23rd, our refrigerator stopped working resulting in us losing all of our food. I reported it to choice immediately. Around November 27th, they sent repair man #1 out to look at the refrigerator and he said that we needed a whole new unit . I relayed the message to Choice and they told me that they wanted a second opinion. We waited another 3 days for repair man #2 to show up for him to say the exact same thing as #1. They finally decided to replace the refrigerator and we had to wait for Lowe's to deliver a new one. That took another 3 days. Choice didn't apologize not one time nor did they offer to compensate us for lost food. We received military orders to the west coast and had to end the lease early. We've only been in the home for 3 months & a half and Choice charged us over 1000.00 in fees and charges. Stephanie admitted to the carpet having permanent brown stains (which I notated at move-in) but she still expected me to have the carpet professionally cleaned. She also conducted a move out inspection without bringing the move in checklist to the inspection. She dinged us for things we notated at move-in. This is absurd ! People! Had to remind him repeatedly of preexisting damages in the house that he lost track of several times. Was not present when I arrived to get the keys and kept me waiting an hour to collect them. Did not provide a physical home condition report when we arrived, suggesting we download one & print it out (we just moved in, didn't have internet, & did not have a printer on us). These are basic things for any decent real estate agent. Made up false statements of damages after we left. When trying to work with him to get transparency in the process he tried to coerce and intimidate us. Immediately took him to court. Was caught lying in court to the magistrate...under oath. Did not know the law and had to be reminded that he was responsible for providing a final list of expenses (which he never did). He lost the case that day and was forced to pay us back all of our money and all court costs. He put the homeowners in an unfavorable position. I do not know if they had to cover these costs for him. Disrespectful to military service members. Arrogant, incompetent, unprofessional. Moving is a is a trying experience and you need a realtor/property manager who will help you through the process. Josh Reilly's lack of honesty, professionalism, and administrative competence is something you should avoid at all costs. There are plenty of actual GOOD realtors in Marsh Harbor. He is not one of them. If he tries anything shady with you, just document everything and take him to court. His administrative incompetence will help you. Beating him in court was easy.
