This company was a referral from our realtor. We trust her and decided to go with them. I'm so glad we did, we had a fantastic experience! As soon as the appointment was scheduled I received an email with a thorough breakdown of what would be inspected. (There are some available add-ons like termites and radon testing, as well the fine print detailing that things like septic tanks, security systems and swingsets are beyond the scope of what would be inspected). The email allowed me to sign their disclosure online which was very easy to do. It also contained a link to use their secure online payment system. The inspector who came out (John) was really amiable. Once he was done he took us on a thorough walkthrough to point out his findings which would be further detailed in his final report. As we are first-time homebuyers he took extra time to educate us about future maintenance and upkeep tips that will help us avoid future problems. That was very appreciated! We have used Sweet Home Inspections twice now. To be clear, we used them the second time because they did such a great job for us the first time! The second time using them did not disappoint. Leading up to the inspection they provided great communication and were on time to the inspection appointment. They were very thorough during the inspection and spent a couple hours going over every detail of the home we were purchasing. Nothing was missed. More importantly, they spent a considerable amount of time after the the inspection going over everything with with us and showing us the pros and the cons of what they found. We received a full report on the inspection, but having the inspector spend the time after the inspection showing us what he found so that we could ask questions was very valuable to us. I should take a moment to contrast this with the different inspection company that came to look at our current house we are selling for the buyer. They spent just over one hour time (for a much bigger house) and then when done had about a 15 second conversation with the buyer and then left. The report the buyer of our home received was full of incorrect items and vague references. Our report from Sweet Home on the house we are buying is full of accurate and usable information, which is what one would expect. I strongly recommend anyone considering a home inspection use Sweet Home Inspections. You will definitely get strong value for having the inspection done if you use them!! read more

This group did the inspections for the home my daughter and son in law purchased in March of this year 2020. They have a now 10 month old baby. Went to turn on the furnace a couple nights ago, and nothing was happening. Had a company come out and found that the heat exchanger has 3 cracks in it. The gas had to be shut off to the furnace it is so dangerous. The furnace looked as it it hadn't been touched in at least 3 years so how this could have been signed off on as good just 7 months ago is unbelievable so buyer be cautious of this company, they certainly let this family completely down. They are now stuck with the expense of a new furnace when if this was caught at inspection, there would be a new furnace not at their expense. read more

The company has gone downhill since I have used them before. Communication is poor, booked inspection with a certain inspector--was confirmed 8 days away and on the morning of the inspection 15 minutes before it was to start, I receive a phone call saying that there was a change of inspectors. During inspection, inspector said he would talk and show area's of concern yet there are instances of discrepancies from written and verbal report. YES, he wore a mask. 100% fantastic. And lastly, I did not get a copy of the inspection report. It is too bad this company has not kept their eye on the ball. read more

The inspector made many errors in my home inspection! He indicated my roof was original to the potential buyers. I originally had shake shingle which was replaced a few years ago. I hired a certified roofer to refute this claim. I did have to make approximately $500 worth of repairs which were primarily around the flashings. He evidently did not know how to turn on a two position burner on my cooktop. Nor had he ever seen Kidde fire alarms/carbon monoxide monitors (new). He said there was a termite bait station which was a drain coming down from the gutter, buried underground with a green cap on top to disperse water. Never had termites or had to be treated for termites. The most egregious item was a comment on the structural condition. I hired a Missouri licensed Structural Engineer/Architect who completed a reinspection who stated "no need for concern" "Your home is in outstanding condition considering its age. Further it has been well cared for and it is very unfortunate that a misleading "hit piece" was authored against it. No structural repairs are needed at this time." While he did find some legitimate things to address his inspection was incorrect on many large items. Beware!!! Totally incorrect on many items!! read more

This is my second attempt to tell the public how this company does their inspections. The first review was removed by Yelp stating that not enough info was presented...that's a cop out. Sweet Home Inspections probably pleaded with Yelp not to show a bad review. Yelp needs to respect it's reviewers and NOT now to companies that only want 5 star reviews shown. Well let's get technical. This Sweet Homes Inspections did inspect a house that I had for sale and wrote up about 50 items that failed. Here's some things that failed: 10 different places on my CCA deck where the CCA wood shrunk and a 1/4 to 1/2 gap appeared between the ENDS of the floor, the inside paint color didn't match between walls in house, ceiling fans were at different heights, moisture under garage doors, weather strip loose on outside doors, floor tile not installed right (used hammer) and "tapped" tile in different spots saying not enough cement under tile and all tile needed to be removed and reset!! A whole basement!, on and on... Needless to say that the would be purchaser then offered $15,000 less and I was forced to take his offer. Found out from the buyer that he "ALWAYS used this inspector who had saved him money on all the houses he has bought". SO NOW YELP... Take this review down if you're still playing politics. read more
