Celebrating a milestone birthday and a belated Mother's Day, my wife and I travelled to Gainesville to stay at Sweetwater Branch Inn. Opting for a true experience, we spent two nights in the Honeymoon Cottage and one in the Cross Creek Cottage (the first wasn't available for all three nights). We had made plans to stay two nights and then decided to add an extra night's stay, so we moved to the second cottage. Breakfast each morning in the main house was outstanding: freshly made eggs, meats, pastries, fresh fruits, juice, coffee and more. The staff was efficient and very professional. Our dealings, other than actual check-in and check-out, was all done via email and text for our stay. An exceptional experience and highly recommend. This was our second stay at Sweetwater Branch Inn, and it won't be our last. We've stayed in the Garden Cottage and Mae's Cottage. Both are cozy and well-appointed. The grounds here are lovely. The staff is friendly and accommodating. The breakfast- oh my! The French toast casserole had me dancing in my seat at the thought of getting to experience that again! They're also very conscious of their environmental footprint. On-demand hot water, compostable plates and cups for breakfast, no pesticides or fertilizers used to maintain the lush gardens...it's a fantastic retreat from the real world but still close enough to entertainment that you can walk or borrow one of their bikes to ride. I love this Bed and Breakfast nestled close to the University. The accommodations are quaint and comfortable. They have little cabins that allow small pets, they have large houses with individual suites and they offer free home cooked breakfast. Their grounds are beautiful. Perfect for weddings or family reunions and their lodging prices are very competitive. We love to go there to split up a driving trip or when we are traveling for business. I booked a stay at Sweetwater Branch Inn in Gainesville, FL for my birthday getaway, expecting a peaceful and comfortable experience. Unfortunately, my stay was anything but relaxing. By the second night, I noticed mold and mildew on the door near the bed. There was also a dehumidifier in the room that was full upon check-in and continued to fill up rapidly, showing a clear ongoing moisture issue. When I reported the problem, management's response was to wipe the mold with a Magic Eraser--a temporary fix that does nothing to resolve the underlying issue. They referenced EPA guidelines, but they did not take proper steps to remediate the mold before renting out the room. To compensate, they offered a 10% discount, but a small price cut doesn't change the fact that the room was unsanitary and a potential health risk. No guest--especially someone celebrating a special occasion--should have to deal with mold and excessive moisture in their accommodations. I have since requested a full refund, as I do not believe this issue was handled appropriately. I cannot recommend staying here unless management takes real action to address their moisture problems and prioritizes guest health and safety. If you're considering this inn, be cautious. A historic setting is not an excuse for poor maintenance. Rating: 1/5 read more

During a five-day stay in Gainesville, I rented one of the cottages, where you get to experience the quaint charm of an older house. The cottage had a nice front porch that was perfect for starting the day or relaxing in the evening. I liked having a kitchen to prepare a few meals, rather than eating at restaurants throughout the week. A fresh breakfast in the main house offered a wide variety of foods each morning. The breakfast manager is very pleasant and explains all of the choices. The grounds are well maintained and it was nice to walk around and find something new each day. read more

A stay right out of a Hallmark card! I've been dying to stay at the beautiful Sweetwater Branch Inn since I first laid eyes on the beautiful cottage over 7 years ago when I moved to Gainesville. I had the opportunity to visit a few years ago during an Influencer's event which gave me such a fantastic tour of the property + a delicious brunch served up by the amazing owner, Cornelia, and had to return! So on my last night in Gainesville when an air mattress in my empty house just didn't seem like the comfiest solution, Sweetwater Branch Inn sounded like the perfect choice! We booked the Tea Rose room, outfitted with vintage decor, a super plush King bed and a whirlpool tub that could fit 3 of me! Check-in with Charles at the front desk was fantastic as he was so sweet and bubbly, and I popped up for check-in just in time for Happy Hour - what a surprise!! I walked away with a cute little to-go wine and a Prosciutto Charcuterie lunchable for the freeski thanks to being a guest for the night, so cute. I parked in our designated spot reserved for our room and got comfy! One of my favorite parts of the grounds is the beautiful front porch where you can relax and layback on a rocking chair and people watch for a spell. The porch is also a perfect spot to enjoy the delicious homemade breakfast available to guests every morning! We were treated to Veggie Frittatas, sausage, French Toast Casserole, and a host of delicious pastries, yogurts and fruits to pair with the hot tea and coffee also available all day. I truly can't say enough about my time at Sweetwater Branch Inn and think that it was possibly one of the best sleeps I have enjoyed in a long time - I can't wait to return! read more

My husband and I stayed here just one night, but I wish it could have been longer. This place is charming, a real retreat in the middle of the Historic district of Gainesville. We were weary after traveling for 6 weeks, and heading back to Sarasota which had just endured 2 hurricanes. Our home was without power, so we stayed here before driving the remaining 3 hours to Sarasota. The breakfast was amazing! All sorts of delicious foods, homemade breads, grits, eggs, and Coffee! Our "Cross Creek" cottage was lovely, full working kitchen, cozy sitting area, comfortable bed, nice amenities for shower. Ample parking and again, I have to rave about the breakfast! (And I happen to share a first name with the owner, Cornelia). Would highly recommend, and we hope to go there again. read more

As guests of the Honeymoon Cottage at Sweetwater Branch Inn in June 2021, here are the features we appreciated: -The pool - the mini putt putt in the front (ask for clubs with the checkin office) - the yard cats (we saw two) - the daily breakfast options - the close proximity to our interests : Payne's Prarie State Park , Lubee Bat Conservancy , Ginnie Springs for example. - the dining options: you can reserve your own private dinner on site , you can reserve a picnic basket to take with you for the day , etc. - the reserved parking spot . Each cottage has its own parking spot reserved by sign . It was so nice to be able to park so close to our cottage . - the nightly wine and cheese offering. - free bike rentals -option to purchase bottles of wine and Prosecco from the check in office. Some of the wines are local . - the friendly and prompt service . It was clear the staff are here to make your stay exceptional ! Communication is key as you need to reserve the private dinner and picnic baskets in advance . They also offer other food pairings (strawberries and champagne , etc) you can have sent to your room just make sure you communicate your requests in advance. We did the picnic basket and parks combo (they give you a park pass to borrow) and were very pleased with the quality and quantity of food . This place was adorable! We stayed during the pandemic and everything was very well-kept and appeared clean. We LOVED having our own water cooler in our room. We stayed in Victoria's Cottage - and it was really more like a condo than a room. It was really helpful to have a full kitchen during the pandemic, and we had an adorable living space too. We used this every night to watch tv and the cute antique chairs made for nice reading nooks. Overall, it was very comfortable, and the property was beautiful. The double bathtubs were a bonus - and the jet tub was very clean (I filled it and ran it before getting in to make sure it looked clean). It was really like relaxing in my own personal hot tub - and was great with a white claw in hand! read more

I was visiting here over the weekend for my sisters Friday the 13th wedding. This place is beautiful! It's really nice for an outdoor wedding ceremony. The cottages are so cute and I love the historic feels of the old doors and the wooden floors. It felt like being at home. The wedding was absolutely beautiful. They did an amazing job with the decor and the catering. The dinner tables were set up beautifully! They also have a free breakfast bar. It's a very relaxing and quiet place if you want to get away. What a gem We spent one night at McKenzie House in Aurora room. The place is so charming , there's many rooms inside each houses. If you just drive by , you wouldn't notice all the homes inside the lush trees and landscaping. *The place offers free breakfast made fresh offering scrambled eggs, quiche , sausages along with variety breakfast breads & sweets. They offer fresh coffee, tea, also hot water. *They also offer happy hour cheese & wine in the afternoons ( we didn't get to try it due to our schedule) It is also 8-10min drive to UF. Walking distance to all the restaurants. I will definitely return and stay little longer to explore the place. ** just one down fall was that McKenzie house is located on the main street/drive and it's quiet noisy especially since these homes are historical;therefore, windows are not sound proof. I will book to stay in the other houses that are settled inside the main driveway which will be lot quieter We got meet one of the cat in the morning ! read more

I had a great stay here for a recent Road Scholar kayaking trip. The room was nice and big with a sofa and great TV. There was a central room on the second floor with a refrigerator and ice machine. The buildings are all very old but heat and air conditioning up to great standards. It was close to restaurants and other activities near the University of Florida. read more

What an amazing Inn! There is so much history on the grounds of Sweetwater Branch Inn. You don't just have one historical house, They have a whole other house on the property that you are able to stay at! And I'm not even counting the cottage's that they have as well. The prices are absolutely phenomenal, I'm unaware if they have always been around this price point, or if it is due to Covid. The reason I say this, is I feel like I got a steal! I am absolutely enamored with history, and the preservation of the homes and buildings that we are able to preserve still. The staff that run the Inn really know how to set the tone for taking you back in history. As you walk through the halls of the peach colored house on the property, we have faith piano playing in the distance. It's a very whimsical experience. I stayed in the Tiffany room for my first night, and the bed was phenomenal! You get a whole separate seating area, with an adorable little fireplace as well. The following day I stayed in the Isadora room at the McKenzie historical house next-door. That staircase, as soon as you walk in, it really takes you back to how old and amazing this property and structure really is. The grounds themselves are absolutely breathtaking and very well-maintained. I could've spent all night out walking the courtyard. Thank you to the Sweetwater Branch Inn & it's owner's, for all that you've done in preserving this little piece of history for us, and thank you for sharing it with my family. Oh my! My wife and I stayed there for the Road Scholar Kayaking North Florida adventure. Arriving a few days early, we stayed in the Windsor cottage, moving into the Cornelia room for the adventure. Every detail was so thoughtful: from the perfectly restored Victorian homes to the sumptuous food. Even the lunches catered river-side had the touch of a master chef. Artwork and furnishings are appropriate to the 1890's period in which the main houses were built. Updating, while preserving as much of this charm as possible, includes comfortable beds, quite adequate private bathrooms, accommodation of the needs of the digital age, and amenities such as filtered water and coffee machines in common areas. The grounds are beautiful, and it's a short walk through a beautiful park full of ancient oak trees to an active downtown area full of good restaurants; quite walkable. The staff is attentive. Owner Cornelia seems to have super powers: Always there to attend to every detail and support the adventure, which she is involved with, and may have initiated herself. There's an obvious interest in, and active support of historical and environmental concerns. Such a refreshing change from anything a corporate-owned property can offer, and a joy to experience the personal touches expressed in such a well designed and run, privately owned venue. read more

Lots to say here. My daughter was married at Sweetwater in March 2024, and it was just beautiful. The location is gorgeous (and convenient), the ceremony area is so pretty, the cocktail hour space and reception room are beautiful, the staff is incredibly on point and the owner, Cornelia Holbrook, could not be a more gracious hostess. The Inn, itself, a wonderful bed & breakfast, is charming, as are the cottages. A perfect place for stunning wedding photos. The food is first rate and a meal on their porch is a special treat. I just stayed here and loved it! I felt special staying there because each room was unique and the staff were so welcoming. We took advantage of their special offerings such as the cold and hot breakfast choices, wine and cheese hour, and sitting out on the quaint porches. I can't say enough about Sweetwater Branch Inn. We arrived after check-in and Laurent had our key ready for us. She texted clear instructions on how to get in. We entered Mae's cottage and were greeted with a lovely bottle of Sangria-yummy! We sat on the front porch and took in the peace and beauty of our surroundings. I slept like a rock in the comfy bed. The cottage was roomie and had everything we needed. Upon waking up, we walked through the beautiful grounds and had a wonderful breakfast. The staff was so welcoming and warm. Food was delicious. I was the maid of honor for a wedding at this venue. Although the venue was beautiful , the owner Cornelia treated the wedding party atrociously. I was disgusted with her behavior. After the ceremony she approached us in the pool screaming profanities at us. She breached the very clearly written contract that allowed us to use the pool facilities after hours. Not only did she harass us, but she screamed directly into the brides face. This entire interaction was despicable. She also made wild accusations about complaints coming from the cottages surrounding which were the units the wedding party and family were staying in. She made no attempt to converse rationally. Just screams and f-bombs. When addressed again the next day, she did not own up to her mistakes and gave a very fake apology to the wedding party filled with poor excuses. I cannot imagine how she is able to sustain a business when she speaks to her guests with profanities and does not even acknowledge who they are. The wedding itself was amazing and the bride and groom will live a beautiful life. Cornelia needs to take a step back and reevaluate how she treats people and runs her business. read more

I love this restaurant. This is a hidden gem but is needed to stay a bit hidden. If you are looking for a nice relaxing place to have a meal and not leave heavy, this is the place. Everything was so delicious and had a unique flavor. There were some things I hadn't tried in that way but I ended up loving even more. I was obsessed with the boiled peanuts and hibiscus tea cold rather then hot. My meal was amazing, it didn't take longer to cook, which I understood because we were a larger party, but it was worth the wait. I am ready to go back already. read more

Oh, what a great experience! Stayed there during a visit at Gainesville, and really sad to leave. Two beautifully restored and decorated Victorian-style houses, comfortable rooms with individual bathrooms and all amenities on site. Each room has its own individual character which made it special. I stayed in 'Julia' (see photos), and loved the long windows, comfortable bed and little cozy reading corner. Felt more like a VIP visit at a friend's house, than a stay in an impersonal establishment. Homemade breakfast cooked by the owner with a smile... Absolutely delightful. The dedicated parking spot was a nice touch and very convenient. Our room was charming and spotless. Loved the complimentary wine and cheese hour and the breakfast buffet. All of the staff were super friendly and helpful. Best part was the price. Our room was much more reasonable than any of the hotels out by Archer / Butler plaza. I recently stayed here for a professional class I was taking in Gainesville. I travel a lot with work and was almost reluctant to try it, but the company has an arrangement with this B&B. Well, what a breath of fresh air compared staying at a big, bland hotel chain. Breakfast was spot-on, (think fritatas, grit cakes, french toast cakes, fruit, etc.) and they have Keurig coffee machine available all day in the parlor. You are allowed refrigerator privileges in the kitchen, so you can leave something cold for yourself. Wine and cheese is served promptly every afternoon. The front porch is enclosed and air conditioned- do yourself a favor and have breakfast out there in the morning. Rooms: you can go online and choose your actual room- each uniquely furnished. They have two Victorian homes and multiple bungalows. The rooms are furnished more like an old country house than a sterile hotel room. Yet, the mattress was modern and comfortable. Climate controls are individual to each room, and they have a neat little sound maker that creates waves, waterfall or white noise sounds if you have trouble falling asleep. My room had a working fireplace- but i didn't use it in Florida in July! The grounds: beautiful, with a pool and jacuzzi. They have weddings here. There is even a Koi pond from which the bullfrogs happily sing at night. Well, any worthwhile critique needs to point out all facets, including the negatives, right? Fortunately, there aren't many. But it should be mentioned that you may occasionally here people walking outside your room, because these are old houses with wooden floors. However, i never heard anyone downstairs having breakfast. Also, the plumbing is the older variety with claw-foot tubs, so if you have mobility issues it could be a problem. (Water pressure was GREAT though, and they never ran out of hot water. Lastly, the toilets are the older, smaller round variety. Not a big deal, but it may be for some people, since you do not see those in hotels anymore. I truly enjoyed staying here, and will be back whenever i am in Gainesville. read more

I stayed here with my parents for a long weekend. The grounds of the cottages are so cute, walkable and pet friendly. We stayed in the carriage house which sleeps 5 and it is so clean and beautifully decorated. The amenities are hands down THE BEST in the city. A pure delight!! We had the pleasure of staying here with my extended family, offering us a glimpse into multiple rooms and homes on this expansive property. The McKenzie house is by far the Crown Jewel at Sweetwater. This historic home offers several bedroom layouts, each with a private bathroom. The rooms are nicely appointed with modern comforts while keeping within the historic nature of the home. I loved the furniture and stunning decor of each unique room. The Cushmon-Coldon house had a similar historic nature that was inviting and a joy to stay in. The bed, pillows, and towels were soft and plush. The porches, gardens, fountains, and ponds surrounding the houses provided an outside oasis of nature and plenty of sitting and gathering areas to relax. The outdoor pool and hot tub on site are a great amenity to further relax or take your kids. Cottages scattered throughout the property offered even more privacy as well as full kitchens and sitting areas, which may suit families or those seeking that additional privacy. They have a beautiful outdoor and indoor event space that just looks amazing. We had a catered dinner for our family that was perfectly done. The food tasted great and the service was friendly and professional. Breakfast at the Inn every day was also delicious. You can tell they put a lot of time and energy into the food! This is a review for the catering. I went to an event last week, which featured one of the dishes from Sweetwater Catering, and it was delicious. I am always skeptical about getting pasta when I eat out because pasta is a quick, easy item I can make for myself. This was the next level. The catering group brought its mushroom raviolis. I don't know how they did it, but the ravioli was so creamy and decadent.The flavor was also wonderful, earthy while also fresh. It tasted like a complete dish even though it was just a pasta. In town for one night and had stayed at another B n B last trip so thought we check out another. This is a beautiful property walking distance to downtown. We booked the Aurora room, upstairs in the McKenzie House. Check-in was easy, room fresh, large and very clean. WiFi so sadly a mainstay in our lives, streamed perfectly. This room is ready for relaxation or work. Often we're needing to touch base with our businesses so need desk and power and USB hookups - all right there in a very roomy suite. Bath is large with walk-in tiled shower. I'd add a hook for a robe to hang outside the shower as well as a shelf for the lady's special sauces for hair and legs! The AC unit is one if those split units - very nice and quiet. Paddle fan keeps the air moving and makes sleep assured. The king size bed was pronounced superb by my sweetie - def a picky one in that dept. Breakfast is typically served beginning at 730a but the owner heard my request at check-in for a 7a and she graciously said to come on down. She whipped up ham and eggs while we coffeed and tead and had some great yogurt and juices. Great conversation in the kitchen and then we were off. Always great to be at home even when you're not and the Sweetwater delivers. Look forward to being with you again soon.
