I lived here for 2 years. Borderline perfection when it comes to apartments. We moved into a newly renovated unit - great start. All appliances work and I have never had trouble. Refrigerator never has trouble, washer / dryer work fine. AC never went out. I will say - the dishwasher is very cheap and the racks fall off of the tracks (hardly noticeable). With that being said, their maintenance team is the best I've ever seen. There is an online portal which allows you to request service 24/7. If you request service at 3AM - it's almost a guarantee they will be there that day. Manny is the backbone of this complex. The leasing agents have been helpful. The amenities are fine. Tennis courts are a mess and have no lights which is a shame. I play tennis regularly and have to go to different courts to play at night. Parking is great - no towing or lack of spots. The location is really what sold me when we moved in. There is a Publix / Chick Fil A / gas station and many restaurants within 1 mile. You are 15 minutes from Atlanta and 30 minutes from North Fulton / Metro Atlanta. The apartment is near a police station (BEWARE OF SIREN NOISES - IF THIS IS A PROBLEM I WOULD DISCUSS WHERE YOUR APARTMENT IS LOCATED IN PROXIMITY TO THE ROAD) however, this does make my roommates and I feel safe. Overall, I would say this apartment has everything you need including a very attractive price if you have roommates. 4 / 5 due to the sirens and lack of playable tennis courts. read more

I have had so many issues in this apartment I cannot even begin to tell you how bad it is. My refrigerator flooded the kitchen three times, I have had to place five requests for pest control issues. On move in day my apartment was not ready which caused me to have no where to live for four days. The complex literally haggled with me for days for reimbursement of living expenses, moving company surcharges and credits for prepaid rent. I have been living at SYNC at Vinings going on two years. the management staff is one of the best. My apartment is nice, no noise. There are two items that need to be addressed. One, the rent keeps increasing and so does the water bill. When I first moved in the water was around $35.00 now it's around $80.00, Why? All management said, read your lease. I hope the rent doesn't increase this year, will be looking for another location. Was inconvenience for about 2 months, HVAC personal set off the sprinkler system in my apartment, Water in every room. I was not compensated. I lived with 4 blowers going 24/7 for about a month. After that, they didn't replace the carpet or any of the base board that got wet. After all was said and done, got back to living normal. read more

We are currently under new management and I'm very pleased with our new staff. The management team has really done a good job at listening to the concerns of the residents. Our maintenance team is second to none. I really appreciate having an apartment with an attached garage. The newly renovated office and fitness center are great additions to our community as well. This place is unorganized and the property is going downhill. Please pay attention, You are charged 3.25% of the rent if you pay your rent early (before the 27th of the month). You can only pay your rent between (the 27th and 1st of the month) if you wish to pay your rent before then they will charge you. I can't wait until this lease is up. Ive been looking for a way out of this lease for the last 5 months. This place is trash! I've been here for almost 2 years every maintenance request that was put in was fixed in 24 hours. Never had any issues with management. We did get bugs for a month. I've lived at Sync for 2 years. It was pretty quiet and peacefully until recently. Now a lot of younger people and people with children live here, which I'm not really complaining about, I just know it's time for me to find something better. The staff didn't bother me, and I didn't bother them. My maintenance requests were handled in a timely manner, and the maintenance staff is very nice! Never had any issues with the front office staff. There are two sides of the property, one is upgraded, the other is not. I live on the non-upgraded side. So with that, I have outdated appliances, bugs (especially after rain), a train that is loud as hell, and our gate is ALWAYS open. So there was a slight safety concern being that I live alone. All in all, it's an ok place to live If you're around the age of 22-25. Nice starter apartments. I gave it 4 out of 5 because none of the above were deal breakers for me, just learned to live with it ‍. read more

I am a resident at Sync At Vinings, 2158 Cumberland Parkway, Atlanta Georgia 30339. I want to make note that my experiences with the ladies that work in the leasing office have been quite unpleasant, and lacking. Each time I have needed assistance, I have been met with very dry greetings, if any greeting at all. Once I have an attendants' attention, I have to ignore the disinterested attitude to assist me to receive some needed assistance. I have been a resident for at least six years, and I would like to receive a more pleasant experience from the persons hired to assist me as a tenant when assistance is needed. On the other hand, the maintenance staff have been most helpful when needed. I have received feedback from other tenants that their experiences have been the same which made me feel a bit better due to I have tried to not take it personal. But, I just had a leak in my ceiling, and I did not want to have the interaction with the leasing office because of past interactions, and I would like that not to be in the case of future needs of assistance. I encourage owners of the property to conduct surveys from residents to stay abreast of how tenants feel about service received from the staff? I think it would be eye-opening. read more

When my family and moved to Ga we ended up at Skylark, but when my parents wanted to joined us due to the pandemic we put them in Sync. And so far nothing of note to complain about, they enjoy their apartment and we enjoy visiting them. The only complain my father has is the distance of the garbage compactor, but I think he just needed to complain about something since he actually loves the place. If there is anything worth complaining about, he doesn't say and usually just fixes it himself. I have not smelled any weed any of the times we have gone there, so I cannot comment on that part but it is a common occurrence in ATL itself so be advised. Never had a gate issue, neither has my parents. They go to work and back fine and no staff issue from what I hear, great place for the kids to stretch their legs with supervision of course. At the end of the day, it is a decent place for family and folks wanting to live in a secure community. Of course everybody will have a different experience after this is life, things do not always go according to your every needs and wants. Just be prepared for the worst and roll with it. read more

A conveniently located, well maintained large apt complex in Smyings. My time a Stonewood/Elysian can be summed up by saying that in 3 years there was 3 management companies. There was a lot of confusion about things like the account portal, mail pick-ups, safety (do we have a courtesy officer or not?), referral payments and many of the other day to day activities. Pros: Location (2 Publix, Spouts, Home Depot, South City Kitchen and much more close by) Maintenance was always nice, friendly and quick to respond (often the same day) Grounds well maintained but new management removed a lot of flowers which resulted in less butterflies Office open on weekends so there was always someone to receive packages Quiet during the day if you work from home Cons: Management turnover and the related confusion because of new people and new processes Water issues (it was out so often that there must have been a bigger issue) Gate is frequently broken Major Water leaks were common place - my laundry room and bathroom flooded on different occasions so did several neighbors (half done "renovations") Lots of dogs (I like dogs but there was a lot of dog poop that was not cleaned up) read more

I've lived at Sync for almost 3 years and have been fairly satisfied. There's no state of the art gym, the car wash is just a shabby hose, office staff turnover is constant, and the gate is broken 50% of the time but these are all things I learned to live with - despite price point because, let's be real, this IS Vinings so rent is not cheap. At the end of the day, my main concern has always been my individual residence, safety, timely maintenance and location. HOWEVER, now the property has turned into a breeding ground for weed smokers. If you smoke it and want there to be 0 repercussions, definitely submit an application! If you deplore having your apartment reek of marijuana day in and day out, just GET USED TO IT! The courtesy officer won't show up - so don't bother calling - and the leasing office will reprimand you for contacting them to complain. But let's see how the property management company responds so, in the meantime, guess I'll hold my breath and buy more plug ins! read more

Great location (by the Battery, Vinings Jubilee) and maintenance responds quickly, but other than that, those are the only things positive about this complex. I lived at Stonewood/Elysian/Sync for two years, and they changed management three different times throughout the time I lived there. There is a clear miscommunication between the office and the tenants, whether it be office hours, paying rent online, etc. and moving out of this complex was a nightmare in itself (icing on the cake, they'll find anything and everything to charge you on). Also, water is cut off in the units on almost a bi-monthly basis, for 'water/sewer repair,' so there seems to be an underlying issue. I would advise anyone to steer clear of this complex. read more

If you're into donating your money to incompetent liars, thieves, & scammers Sync at "The Shining" is the place for you. After they collect your money be prepared for unprofessionalism, disorganization, slum lord mentality, & sketchy communication if any at all. I applied & paid the $210 for app & admin fees & I was approved. Mind you I provided my info over the phone prior to applying & visited that same day. They claim they had my info on file & would follow up with me. After approval I made it clear I would like to see the apartment I'd be moving into prior to signing the lease & they agreed. A couple days later they sent me the lease anyway saying sign for timely processing for your move in. I reiterated again I would sign after viewing the unit & if they had changed their minds to let me know. They never contacted me to confirm. 12 days later I receive an email saying we've been trying to contact you your move in is scheduled for today please let us know when you're coming by. First off let me know an exact date for move in so I can plan accordingly don't go unresponsive for 2 weeks then randomly drop a move in date on someone. I emailed them back & received no response. I stopped by during business hours that same day to find out the leasing office was closed. I called later after I left to leave a voicemail & Aaliyah picked up & told me "oh we've relocated the leasing office to another building #4." No one communicated that to me on top of that it's a gated community so I have no way of entry. This was 12/13. Aaliyah then proceeded to tell me she'd have Nakia to contact me Monday 12/16 since they don't do move-ins on the weekend. I was only trying to view the unit I'd be moving into not move in but that promise was denied. Monday comes around & my leasing consultant Nakia still hasn't contacted me. Bradley the manager reaches out & I inform him of the negligence & that I didn't want any dealings with the terrible business they're running. He claims to reach out to corporate for a refund only to tell me their records show they gave great customer service, I submitted the wrong phone number on my application (lie...I also gave them the correct phone number via phone), & that they're keeping my coins. If you're into circuses, being robbed of your hard earned money, & super trash customer service this is the community for you. Take heed to the negative reviews here & also check the Google reviews you'll thank me la can do much better than this sinister low life of a residence Sync at "The Shining". Should you need to contact their corporate office (713-975-1559, 770 South Post Oak Lane Suite 500 Houston, TX 77056) Good luck because more than likely they won't respond either. Run like hell from this dump. Response to Sync: Just stop it with the lies already. No one from corporate called me back. The gates were closed & if you all knew how to communicate properly I would have known that you moved the leasing office & that prospects have access during "business hours." Nakia never responded to my emails nor called me back. Keep covering up for your horrible team all you want the reviews speak for themselves. I have pictures & screenshots to support all of my claims so if it's transparency you want I have it. The truth is you'll do anything unethical for a buck & that's pathetic. Had your "team" done their jobs like they were supposed to I would have been fine with the fees being kept but they took my money & stopped responding because I wouldn't sign the lease they emailed me repeatedly even after they agreed I could see the unit before signing. The lie about you desperately trying to reach out to me was just a cover up for the negligence. There were two numbers on my application & my email is the same so stop it with the foolishness. They altered my application then made false claims of failed attempts at contacting me. Don't mention the BBB (they gave Sync a generous D+ rating) because just like you didn't respond to me you didn't respond to them either. I don't care what the application says stealing from me is not an option. When was the last time you went to a store paid for something & left without the items you purchased? Sounds ridiculous doesn't it? Well that's what you & your team wanted me to do but that's not happening. I have pics from the office when I came to visit 12/13 & there weren't any signs up so take your lies back to the drawing board. Frustrated? I'm good over here I'm just exposing you frauds to potential tenants who should definitely steer clear of anything Sync related. I was shown a nice model apartment & given a complete s*** hole. They switch baited me because they know your moving and have no where else to go.... WHICH IS UNETHICAL. The leasing agent lied & told me the club house would be torn down & redone since it's a complete dump but that's all LIES & she doesn't even work there anymore. The staff is always billing me left & right but they don't do anything about the drugs, theft, & Pit-bulls attacking people. I have been a renter for years and loved my last apartment it was so nice and cheaper compared to this place. Only good thing is the location, manager spends funds on buying stupid scooter to scoot her a** around. Overall this is a good apartment complex; great location! Customer service can be hit or miss but everything does get resolved. They could use more trash areas! Love the car care centers and option of having attached garage to your unit is AWESOME! They just redid the pool area - wish they had added more shade but the new furniture, grills and salt water pool is great! They have decent fitness center too. The units could use a little updating. I chose this apartment complex in January and moved the end of March. Between those 2 months, they had new people working in the office. They were unprepared for me to move in and then the day of my move-in I got a phone call saying I had 1 hour to get to the office to get my keys or else I'd have to wait until late afternoon to move in. I wasn't told at any time that they would be closing the office the day of my move in. I felt like the staff was very rude to me about it and wouldn't work with me at all. My biggest issue is definitely with the staff. I don't feel like they care about making me happy as a tenant. Ive asked them to leave a package at my door for me and they refused to work with me, even though it was something time sensitive. I get packages left at my door all the time, but they refused. The location is great and I love the layout of the apartment, but I don't think I'll be staying past my lease. An update: Since this post, I've had 2 floods in my apt. One of which, was a small flooding but they didn't care to do anything about it. Now there is mold in the outside storage closet. My bathroom and part of my bedroom was completely flooded in the other, and they didn't do a very good job of fixing the carpet or ceiling where the flooding happened. I cannot wait to move out!!! Even communicating by email with the staff is exhausting. So unprofessional. read more

I wouldn't recommend that anyone live here. I lived at Sync at Vinings for 3 years. During this time, management changed 3-4 times and the current management was by far the worst. I had a major issue with my electric bill (averaging $200 per month for a 1 bedroom apartment with minimum use) and even had GA Power come out to confirm this issue. With written confirmation from GA Power that there were issues with our HVAC unit, the management company did not make any effort to right this wrong and forced me to continue to overpay. In addition to being unhelpful, the manager and staff are extremely unprofessional. The manager, who lived in my building, would loudly speak poorly about her office staff and the residents while she was on the phone right outside our building. Not to mention, they barely gave us 2 weeks notice that they were closing all amenities for renovations. Then proceeded to tell all residents that we could pay $40 a month for a gym membership, which was an amenity we already paid for in our rent each month. The positives are the location, the price and the maintenance staff! Overall, the office is closed more than it is open, it is hard to reach anyone by phone and nobody is willing to help with any issues. This management company ruined a relatively decent place to live. read more

When I first moved here 3 yrs. ago the staff was very friendly, the property was pretty much well kept and it was a place where you weren't too embarrassed to have company over. Within the last year of new Management (once again), the property is unkept, the staff is very condescending (nasty nice), the breezeways are nasty, it's supposed to be a gated community...the gates are always broken, dog poop in the grass so you have to be careful where you step, cigarette buds in the grass (groundskeeper not doing a great job) and it's embarrassing. Forget telling Management about your concerns, they pretty much deal with things at their own pace and time. There was a used needle that apparently slipped out of someone's trash and was never picked up. Went over to the leasing office to notify them of the situation and how unsanitary and dangerous (kids on property) that is and how someone should come out and throw it away (groundskeeper). Let's just say, it stayed out there for approximately four days until someone decided to retrieve it. The only great things about this property are the neighbors (friendly), location... it's in a very nice residential area of Vinings, great school district and you're close to the Mall, stores and highways. Other than that, you'd be better off purchasing a house (something I'm in the process of doing) for the amount of money you'll spend in an unkept complex. It's not worth it (personally). Potential renters beware. In addition to being blindsided with an application rejection based on erroneous information that I have to wait 24 hours for a copy of. The real insult was being told that my "administration" fee of $150 was not refundable because they took the apartment off the market for 2 whole hours (more likely not at all). In trying to speak with self important assistant manager, she informed it was in the application. I'm sure it was buried in the millions of words I initialed on, not suspecting I was being ripped off. As she informed me I would not be getting a refund, she had the nerve to demand that I listen to her (essentially) explain why it's ok for a multi million dollar company to steal $150 from me.
