To begin with, our apartment was clean and everything was fully operational when we moved in. It was genuinely, "Move-in Ready", and we didn't have to spend hours tidying up in order to make our new home livable. This is a very big deal to me as I have sadly had the opposite experience in the past. Throughout the course of our lease, we had a couple of things break or stop functioning properly and on every single one of these instances repairs were made within 24 hours. In fact, there were even a couple of times where repairs were completed within hours. Anybody who has ever had a poor landlord/landlady knows how impressive this is. I can say from personal experience that I've had to deal with broken and dangerous conditions for nearly the full duration of my lease in a couple of rentals I've lived in over the years and Joe's responsiveness is second-to-none. Finally, and most importantly to me, Joe is a genuinely good person. Though I'm sure he would never mention it himself, Joe truly knows and cares about his tenants. I learned a great deal about Joe's character during the sad occasion when one of my neighbors passed away unexpectedly. Joe displayed a level of kindness that is very rare these days and he was extremely supportive of my neighbor's mother during her time of grief. Words cannot adequately express the depth of respect and compassion Joe showed during the process of honoring the life of my neighbor and I can honestly say that I feel deeply blessed to know Joe. We were planning to rent from Joe indefinitely because of our wonderful experience leasing from him, but we had the good fortune to qualify for a home purchase so alas, we do not live in one of Joe's properties any longer. I have NEVER received the hot plates, since we can't have a stove, since I moved in. I was without air conditioning for 3 days during 100 degree weather. The gate is broken, so people come in and out as they please, defecate in walkways, needles are all over the property, rodent and bug problems. My daughters' door has a big opening where the lock is where people can look into her apartment, and there's mold in her bathroom and in the kitchen/living room ceiling. I have recorded calls, photos and videos to back up everything, and the owners know. The office personnel are a part of the drama and drug problems here, and they get replaced with the same type of people over and over again. Second, you should know that I am the type of person who wants to know EVERYTHING - I need all the details, so I showed up with about 4,000 questions and just kept asking. Jenn knows her stuff and was able to walk me through the whole process of making an offer (I made several over the course of finding the home I ultimately bought), negotiating, inspecting, and finally closing. When it came time to make those offers, Jenn was lightning fast, getting offers out within hours (and there are a whole lot of pages in those things - I don't know how she does it.) There was one house for which I was under contract when things started going south with the sellers over inspecting. Jenn was very supportive in letting me know my rights with regard to using my own inspectors - ultimately I did have to walk away from that purchase, and she was able to guide me through what was a pretty scary experience. Finally, I found the house I ended up actually buying, and Jenn was with me through a bunch of contract negotiations, inspections finding a few scary things, the seller repairing most of them, and then finding out on the day we closed that a few repairs were still pending. The seller got someone else out to finish the job and we still closed that day, just a few hours later than planned. Through all of this excitement and drama, Jenn remained positive, kept me informed of my rights under the contract and of the progress being made by the seller's contractors, and ultimately helped me buy my first home, where I have been very happy ever since.
