Any time I would call into the office for maintenance, or questions regarding the move out requirements, etc. the staff was always attentive, friendly, & quick to respond. Moving out was easy as 360 Properties have predetermined cleaning & pest vendors who are also quick, courteous & sensible from a cost perspective. Without a doubt, Nicole & her staff put forth tremendous effort to serve the tenant while being a true advocate the owner. I would highly recommend 360 Properties and if I keep and lease my condo in Cat Hollow, I will definitely use 360 Properties!!

The fees assessed appeared excessive and disproportionate, and the property condition evaluation did not reflect a fair or reasonable distinction between normal wear and tear and actual tenant-caused damage. The overall assessment process lacked transparency and consistency. Additionally, tenants are required to use designated vendors for move-out cleaning (which quote me $500 stating price and no this is not an exaggeration), Carpet Cleaning Services, and even mandatory pest control (Originally quoted $250, then negotiated to $125), which presents a concern due to the notably high costs associated with those services. If you have pets on the property, your move out cost will be significantly higher as well. This requirement limits flexibility and places an unnecessary financial burden on tenants. Throughout the lease term, maintenance requests were not addressed in a timely manner or even addressed at all. Delays in repairs suggested a lack of responsiveness and attention to tenant needs. I am fully aware that I signed a contract but that does not mean that my experience is invalid and I refuse to have an owner of a property management company dismiss my opinions, something we are all entitled to by the way, purely because I am a tenant. I had to wait to receive the remaining balance of my security deposit before posting this review due to concerns of retaliation... something a tenant should never have to be concerned about. Based on these factors, I cannot recommend this company. Prospective tenants and property owners may wish to carefully evaluate these concerns before proceeding further with 360 Properties. Please take the time and read the other reviews that clearly outline a consistent pattern of concerns one should be interested in before entering into a formal contract with this company.

It's unfortunate with all the good reviews for this place, we did not receive that same service…read more However, this is specifically about Michael Said who represents himself as part of this business. We were waiting on a house to move into and needed a temporary place to stay. Initially we felt fortunate to find this place as it was reasonably priced and we could rent it for six months. It was freshly painted but infested with cock roaches. Each time we notified Mr. Said, he did ultimately arrange for pest control. There were light switches that did not work, a closet door that would come off it's rails, missing drawer handles and we would find mice/rat feces in some cupboards in the kitchen. Mr. Said would have a maintenance person come out and fix things but typically not without multiple requests. But, we were only going to be there for a few months and we figured we would just tough it out. We barely unpacked since we were going to move again in a few short months. More than 30 days prior to our lease ending, we did notify Mr. Said that we would be leaving and not extend the lease. We also requested a "walk through" with Mr. Said. While he acknowledged the 30 day notice, he never responded to the walk through. On December 19th, more than ten days before the lease would end, we vacated the property but Mr. Said would not agree to meet. Ultimately, we left the keys under the door mat on December 21 as per Mr. Said's request. This was a full days before the lease was to expire and more than enough time for Mr. Said to walk through himself or with me to identify anything he felt should be addressed before the leased ended on December 31. But Mr. Said did not do this. On January 28, 2023 we received our refund and it was minus: - $150 for cleaning - $300 for "touch up paint" - $300 "yard cleaning & dead landscaping replacement" Given the constant cock roaches and rodent feces, I find the $150 cleaning to be excessive but we are not asking for that back. However, the place was newly painted and we never hung anything on the walls. There was absolutely not damage done to any walls that would necessitate any "touch up painting". The $300 is absurd and the lease specifically states "normal wear and tear expected". But there were no areas that needed touch up paint. It was winter when we moved out; Austin had just experienced several days of temperatures in the teens. You cannot possibly ascertain between landscaping that was dead versus dormant. However, there is no landscaping so I'm not even sure what they are claiming. There are two trees in the front and a big tree in the back. There are no shrubs, flowers or what they call "landscaping". While there might have been leaves on the ground, that's unavoidable at that time of year and no matter how often we could have cleaned up leaves from the trees, there would always be leaves. But there was no landscaping that arises to the $300 deduction Mr. Said took. I am a disabled Veteran who served 30 years for this country and it's appalling when people like Mr. Said take advantage of people. Again, I am posting this as Mr. Said represents himself as Realty Austin and for anyone who might do business with them, just to be aware of the practices of some of their people, specifically Mr. Said.

A lot of of it depends upon the agent. I highly recommend Frontier and Becky if you're trying to decide. If you are an agent, I also recommend Lori, their marketing person. Everybody else here is also good, although I have not worked with all of them at this point. For agents, they have lots of swag, including nice yearly planners, big desk calendars, and some other things that personally I don't really care that much about, but some people do. I refer all of my clients to Frontier, and so far none of them have had anything but good things to say. They have nice closing rooms, and a good place to take photos afterwards, along with some confetti things that are pretty fun. They have lots of snacks for your clients at closing.

Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. We hired Austin's Texas Electrical Services of Austin (TECL #29127). One part of this was…read moreinstalling an outdoor outlet, which requires running a conduit. For this they used a flex conduit and to hold the flex conduit outdoor-rated fasteners need to be used. This was clearly not the case, as there is corrosion and rust clearly visible on the fasteners that were used to hold the conduit (see pictures). I'm sure of this because we also had conduit installed by another electrical contractor for another purpose on a similar exterior wall on the other side of the house that has zero corrosion on it. I reached out to them several times over the span of 4 weeks regarding this, and didn't hear back once. I also specifically remember that the person sent out to do the work was very rude and difficult to work with. This was particularly relevant for hanging a chandelier, since it ended up crooked and he didn't ask for feedback until after he had already taken down his scaffolding, and wasn't willing to put it back up. So to this day we still have a misaligned chandelier. Cost isn't all that matters. For what this level of quality you're better off either learning to DIY, or paying more to hire a better company if you want everything done right and good customer service.

They cracked the drywall and will not reimburse for the repair…read more I had a new direct line ran for a new outlet to the circuit box. When they were in the attic running the wire down the wall to the circuit box, for some reason they had a issue getting the wire down the wall. Whatever tool they used cracked the drywall directly on the other side of the wire. It was a pain having the drywall fixed. I had to remove my TV for the dry wall guy, take time off of work, and have the whole wall painted so it would blend in and not look like a patch job. The owner said he would reimburse me for the bill for the repair. I sent him a copy of what I paid the drywall guy but he has not gotten back to me. It is very hard to contact this company, if you call you will find you always get voicemail. I should of known better. Very dishonest company, I would stay far away from these guys even for a simple job like mine. Update 1: The owner texted me to let me know he intends to reimburse me but he has just been to busy. It's been over a week and I have not gotten any refund, so I feel there is dishonesty in this. Update 2: The owner never reimbursed me. As I suspected, he was lying. I lost quite a bit of money for a relatively simple job. If only I chose another company.

He took the time to explain things to me, and he seemed generally interested in actually helping me get the best deal I could. I didn't feel like I was just another transaction. I felt like he enjoys helping people and he offered me suggestions and ideas for ways to save money on any future work that I have done to the place. 3. He is a martial artist and has helped a lot of others find a gym.
