Kim understood immediately what we were looking for (the type of neighborhood and vibe) and worked her tail off to make sure we saw (or least knew about) every property that fit, including a few that hadn't even hit the market yet. One of the properties we looked brought up some questions about possible zoning issues. Within a few hours, she had the answers and then connected us to the city departments who handled all these elements. After visiting quite a few properties, we finally found The One. Offer was written up within the day and we were in contract! But to complicate matters, we were getting a VA loan on a historic home and I was located down in San Diego, and then things get even more complex! Our appraisal came in low. We decided to invoke a little-used element of VA loans called Reconsideration of Value. The loan supervisor told me that in 40+ years of doing VA loans she had never seen an appraisal get readjusted with one of these. However, OURS DID. This was due entirely to Kim's superior knowledge of the homes on the market in the area and her ability to quickly quote and document the shortcomings in the appraiser's cited comparables. Being new to the area, we needed contacts for landscapers, contractors, and other things - Kim had them all. She is prepared, always goes the extra mile, and is a fun and friendly person, too. I gave her over $1000.00 in origami paper to be donated to a nonprofit in Nevada city that she sits on the board, we have contacted her over and over and over regarding the donation that we need the receipt no follow-through. I know she has not donated the paper because when I finally did get a phone call they thanked me for closing. I did not give me clothing. I gave her over $1000 worth of origami paper from a deceased friend of mine Daniel Brooks I would really like to know what she's done with the paper and where it is!!! I feel as if she's really taken us for a ride not explaining a lot of things to do with VA loans that when someone is buying your house with the VA loans you absorb a lot of the cost they don't. our house sold in one day, not due to Mimi because it was another agent that brought the buyer and obviously our house was in pristine condition.
