Our lease says the landlord pays for landscapers and they haven't come after 8 months and we have been asking about it and they said its not in our lease (again, it is), and that it was a coutresy that the landlord was doing for us and that they could get rid of it if we would rather do it. It took 6 months to put the trash bill in our name making us late to pay for it often because we relied on their emails with the bill info. Work that has been done has been shotty- paint got on my car. Often when i email someone it will be replied to by someone else. Do not use this company. They rip you off with added fee's and they don't actually help when problems arise.

The home was available four days before our daughter's wedding, so we took it. The home had a continuous smell of something foul that couldn't quite be identified, so attempted to cover the smell with plug-in air freshener mostly unsuccessfully. Things were broken and/or unusable. We found disgusting things that the previous tenants had shoved under the vanity in an upstairs bathroom (the home was supposedly 'cleaned'). We had to unclog sinks and bathtubs with Draino in order to use them. The refrigerator had to be replaced while we were there and it was our responsibility to coordinate with delivery. When we found cockroaches in the house, and black widow spider nests in the backyard Kristine suggested that we use whatever pest control company we preferred (isn't that what they are there to do - manage the property?). Now, they are trying to charge us $1100 for cleaning of this home. We had our cleaning service to this house every 2 weeks while staying there and left it significantly cleaner than we found it. Then we submitted notice of an early termination agreeing to have the home professionally cleaned, and in better shape than when we moved in. We also agreed to pay rent until the home was re rented. The home was rented only a few days after us leaving, Kristine charged us a $3000 early termination fee. Even tho we gave notice completed a perfect move out and they rented it 2 days later. After reviewing our lease it clearly states there is no termination fee and the renter is only liable for prorated rent until the unit is re rented. I also looked up CA rental laws and it states that companies and lanlords are not allowed to charge a flat rate termination. It is prohibited by law. I sent all findings to Kristine and she threatened to file a collections on us... even tho we paid all of our bills on time??? Then she said "go ahead and sue" "we have won this before". My wife convinced me that the lawsuit wouldn't be worth the time. so we moved on. Months later we found out that the new tenant never changed the utilities into their names. When we came back to Kristine she said "that's not our problem" "we don't verify". I cannot even begin to express the unlawful, unethical, disappointing practices that DK Property Managment conducts, let alone the awful general attitude from Kristine and her team. Do not use this company, read other reviews, search them on the CA website and see how many lawsuits they have had. This company should be shut down.

He was very accommodating with my schedule when it came to viewing the property, and even though it was a Friday, he went above and beyond to help get my application approved over a holiday weekend when the office wasn't even open. Any questions or concerns we've had have been addressed quickly and efficiently. Most recently, our AC stopped working, and Sean had someone out the very next day to repair it. He even offered to provide a portable AC if he wasn't able to get a technician out right away, which was greatly appreciated. After dealing with other property management companies in the past, this has been a refreshing experience. The level of communication, responsiveness, and customer service has been outstanding. Robert Bussell who is the Broker/President of American Horizon answered the phone. Robert asked a couple questions and then made some "interesting" observations about Section 8 voucher holders. His information seemed off so I asked further and he must've realized what he said was not accurate. Robert hesitated commenting further on Section 8 by saying "You don't work for us. We're not business partners so I suggest you do your own research". He asked about 6 questions about our condo and confirmed "Ok, good" for each answer and spoke about how nice our property is. Then in an awkward turn, he abruptly said "Yeah we wouldn't be a good fit." and in a very effeminate and demeaning tone Robert said "Hmmph... byeeeeeee" and hung up the phone. I wondered what just happened. I called back but my call was ignored. So maybe this was a blessing in disguise. If the President of this company was this weird and robotically dismissive, how would American Horizon Property treat my future tenant(s)? The answer is they'd be fired on day one. Update as of 02-26-2025: I found Action Properties (https://www.actionproperties.com) and they are phenomenal. Serena Trueblood and Terri Alcala have been responsive and even found us a tenant with a 1 year lease! I have no doubt Action Properties will treat our new tenant with respect and professionalism.

There was one lady whom suppose to work with me named Stephanie (long story, but let me make it short simplifying thing), she mentioned she talking with owner for the past approximately 4-5 months , therefore no result. That how I was about to get Dan which I finally meet him. He fired that lady, Stephanie, then got another person. That all good. I rather reach out to Dan for any quicker responses. He is the main person. So, things happened, got things settle, and made a good deal for me for one month. It wasn't a bad deal and got most of the thing fix like ceiling fan in living room, replacement 2 fans/light upstairs, fix heather, eh, it was all taken care off. Alright then, that my simply journey story. I end up staying another year but more likely stay here 3 more year for the kids school. I even vacuumed and mopped the floors, cleaned the countertops, cleaned the baseboards. I even patched all of the holes that were left by previous tenants and painted over them. We left the house in better shape than we received it. Can't trust this company.
