Take Responsibility for runaway HOA board setting unreasonable monthly dues at 480$!!! This is for a condo we own on SanJuan avenue in Cirus Heights... the neighborhood tells s the story, homeless encampments on property, redwood trees damages to drainage systems and sewer plumbing, parking spaces not painted in over three years! Faded out no numbers at all, causing confusion and conflicts.... Swimming pool and club house not maintained, looks like a swamp!! We need security fence to deter homeless individuals access to property! Broken windows and property damage happened already... EBMC response is worthless and HOA board is mismanaged to the point we suspect criminal negligence and fraud behavior! This property is not worth 480$ a month! Only high end and extensive amenities on site warrant dues like these! Groundskeeper is worthless too, buildings have tree debris on roof tops blocking gutters and posing fire hazards Grounds are unkempt in extreme need of maintenance. read more

I echoed with the previous 1 star reviews under this operations. We lived in an area that used this operation to maintain HOA. We constantly moving and not able to receive notification right away. 1. the HOA system is very bad and it charges every quarter instead monthly, of which we did not go very well with the quarterly system. 2. this EBMC operation is very difficult to reach. We called and left multiple messages, but no one calls back. 3. in one of the notification letter, they sent a threatening message with many pages claiming that we would lose our property for $700 unpaid HOA fees to them with lien intention letter. For people that not reading carefully, or too old to read the details, or know nothing about legal matters, I bet you someone will sign that without a heartbeat and return back to them. This is a 110% scam. The letter is not stamped or written as a true affidavit but almost like an official affidavit format. Like I said, if innocent people sign and return to them, EBMC can easily file to the signed letter to court to have your property lien against. Anyhow, scary practice. read more

This place is a major scam. Avoid at all costs. We were charged a late fee on top a late fee for the same transaction! And to make matters worse, the fee was higher than the original late fee. When explained over the phone by Jackie Sterk, she essentially laughed and try to justify sending a letter and postage for the outrageous $23 dollars on top of the $20.00 that was imposed for the late transaction. Not only that but she was rude and continued to talk over me when i was trying to get an explanation as to why. And to make matters worse, she continued to avoid telling me where i could voice my complaint. I finally got her to send me fee waiver form but she neglected to tell me where it needed to be submitted. After reaching out through email to get clarification, she is now ignoring me. If i could id give this place zero stars! read more

We had been tenants for 2 years and have had a great experience with our property manager Irina. She has been attentive and fair and very professional. We had informed her of us wanting an upgrade into a 2 bedroom unit a year ago. She wouldn't from time to time send us an email with possible 2 bed units. Finally when the right one came along we put our application in and where fortunate enough to have our application accepted. Although I'm sure it helped that we had perfect rental history with Eugene property Management. My wife and I have been extremely happy with this company and our Property manager Irina. read more

I have used this prop management company since buying my duplex in 2018. I moved to this area from SoCal, so didn't really know who to choose to manage the property. I met Irina G. and really liked her, so I signed with Eugene Berger. Irina was fantastic, but unfortunately left the company after about 2 years. I was really disappointed and wasn't sure anyone could do the job as well. Katie Cetina took over managing the property and there were no problems with the transfer, so I was satisfied. Then, this year there was a glitch that I accidentally caused with PG&E, which resulted in the tenants being out of gas for several days. This affected their heat and cooking in the middle of winter and had them understandably upset. Katie and the Eugene Berger staff handled the problem calmly, professionally, and efficiently, while making sure the tenants had backup heat and communicating daily with me to check on the status of the situation. Not a situation that I would ever want to repeat, but it's a relief to know that Katie can handle difficulties as they arise when needed. I would highly recommend Katie and the Eugene Berger Company for tenants and landlords alike. read more

If I was going to make a review of this a few weeks ago It would of been a 1 out of 5. But our new property manger Irina is so much on point that it's unreal how much she has done in her short time taking over our property! She walked in to a property that needed a lot of things fixed for the other manger did not pay us any mind and let things go here and made many empty promises to the tennants. Irina took the time Monday to meet with me when I payed rent, she truly took the time to listen to problems we had with past mangers. I talked to her about a few things that needed a little tlc around are apartment property, she sent an email out that night addressing some of the probables and 3 days later workers are here fixing the probables! My boyfriend and I have rented from them for about a year now and love location of the place! It was a ruff start when we started rending here but that was do to a bad management. read more

I couldn't be happier with the staff and resources they have available. When I moved in, there were a couple unseen problems with the house (you wouldn't know unless you lived there) and within a very short time they were remedied. The service folks were very courteous and on time. I struggled to find adequate housing for months until I came across a very nice EBMC staff member at an apartment showing. I didn't want to live in an apartment and I let her know that at the showing. She took the time to research other properties matching my interest right there at the apartment showing and matched me with a perfect house right where I wanted to live. I can't thank Elizabeth Moulton, Property Management Supervisor, enough for pairing me up with the right place for me. I've always been leary of property management companies but Elizabeth has gone above and beyond and changed my opinion of dealing with them. I lived at an apartment managed by Eugene Burger management and recently moved out I was in contact with Irina Who is the Property manager. Upon giving my 30 day notice she was kind enough to come to the apartment and let me know what needed to be fixed and repaired in order to get my full deposit back it was a very pleasurable experience and she was very fair and helpful. We just SINGED!!! We have been looking for apartments in Auburn a few months ago, and nobody answers calls when you are interested. We met Elizabeth in an open house of a beautiful apartment. we apply for it, and although we qualify, those who applied before got it. But Elizabeth was very diligent and, in less than a week, she got us a perfect apartment for our family. It has been super easy and has taken us step by step in this new transition in our lives. We first met Irina Ganapolskiy, a property supervisor with Eugene Burger, when they began to maintain our aging apartment complex after it was sold. Although asked several times, we would not sign a new rental lease, as we had a valid existing one. A couple of months later we moved out of the area. Since the property had not been well maintained prior to the current ownership, upon moveout there were issues for which we thought we would be held liable, even though we did not cause them. It was disconcerting at first, and we worked extra hard, thoroughly cleaning the unit and things that had not been clean when we moved in. Yet ultimately, Irina did not charge us for the disrepair or damages that existed previously. (For example, prior tenants had splattered colorful, and in some spots, rather large quantities of paint over both patios.) I hoped and prayed that our substantial security deposit would be refunded. Thankfully, Irina did mail a check to us for the full amount. I consider it fair treatment and am grateful as it was a help getting us reestablished in our new location. I also find it commendable that as soon as the complex had changed hands, Eugene Burger surveyed the residents asking what changes they would like to see. They also immediately began much needed repairs throughout the apartment complex. read more

If I could give this business less than one star i would. I was a tenent of theirs for over two years at two of thier rental properties. Both times I was on a month to month lease. At the first property they gave me a 30 day notice to move with my children (never once late with rent no complaints) so they could move a family member in. But we have a great property to move you to they said. So I mistakenly signed another month to month lease with them and again a 30 day notice was stuck on my door. This time when I asked why they "declined to state a reason" However, they had previously shared that they felt the apartment was not an appropriate place for children. I was a good tenent, forked over in total over 25000 to them in rent (overpriced as well) and in the last place because a door was hung wrong and messed up the carpet they refused to return ANY of my 1250 deposit. If you rent from them BEWARE. They care nothing for their tenents, mismanage their properties, and treat people with utter disrespect. read more
