We have been in our rental home for 2 1/2 years now and have always been treated with respect and kindness. Whenever there has been a repair needed it's always done so in a timely manner. The office staff are awesome and always so friendly. When our air conditioning went out last summer they made it their top priority in getting it repaired. They are always so accommodating to your needs. We have rented homes from several different property management companies and TCT WEST is by far the best when it comes to their sense of urgency and professionalism no matter what the task may be. It's nice to go into the office and they know who you are by name and not just by your address. Had them for almost 4 years. Went through 3 different owners within that time. Always willing to allow strangers in the house, so they can do inspections, take pictures, show the property when needed. Took care of the house, submitted any repairs right away, let them know of possible termites. Brittany mentioned we would need an inspection for us to renew our lease. I reached out to Patrick the same day I received the email. During the emails, he never reached back out. Since no inspection was scheduled with Patrick, we were forced to do a moth to month. Luckily we found a house to buy I'm this crazy market. Gave them our notice and signed papers. We cleaned the house and cleared everything out. Received less than $120 of deposit money of almost 1k. Total shock. I mentioned we would dispute and sent all wall, paint, dent issues before we moved in. How we were treated towards the end was definitely in fair! I decided to not go through with dispute because it brings anger that I don't need. Karma will come back to this company! WORST property management I've ever encountered. Stacey, the 'director', will wrongfully charge fees to your account so keep an eye out. She will fabricate stories and side with vendors if there is a mistake or wrongdoing and again wrongly charge you. She will lie to you and if you try to clear the air with her she will personally disrespect you. She will even go as far as personally inspecting your rental so she can practically illegally charge you for nonsense in order to retain maximum deposit. I paid $100+ dollars a week before move out for yard service made sure there was no weeds or over grown bushes yet Stacey charged me $550 for yard service after inspection. She also charged me $160 for 'cleaning' when I left the house in perfect condition. While a realtor was showing the house to who will now be the tenant, the realtor said it's the cleanest a tenant has ever kept the house and we take pride in that. Stacey will also wrongfully charge you for carpet cleaning when 1. you pay a $400 carpet cleaning fee before move in and 2. I paid $200+ to have the house professionally cleaned days before move out as well. Had I known Stacey was such a witch and had such poor character I would've never rented from this company. We've been nothing but good renters but somehow have recieved poor communication from Sarah the receptionist as well as nasty attitude and countless times has Veronica & Stacey charged our account wrongly. I had to personally reach out multiple times to correct simple maitance charges that were wrongly charged in the first place but I paid them anyway in an attempt to keep peace with this office. I'm shocked how the Employees at TCT west can stay in business based off all there previous poor reviews as well. I highly recommend going with a different company and letting this be a deal breaker. Stacey and the rest of TCT will not cooperate with you and will abuse power to punish you in anyway possible if you so happen to inconvenience them with basic tenant issues. They are beyond rude and like I've mentioned earlier they will personally disrespect you. I tried reaching above Stacey, the 'director' to formally complain and just let my voice be heard by her higher ups but she and her office will not even cooperate to help me do so. Our house was beautiful but we would never let a company like TCT and the people who are employed there take advantage of us again. Extremely happy to never have to deal with them again. read more

AVOID AT ALL COSTS This is specifically about the TCT West Offices in Goodyear. My opinion of my experiences is that their agents are abyssal in returning phone calls and emails. Only by appearing in person at the offices will they actually address you in a timely manner. Amendments to their lease agreements are poorly written. Leases place burdens upon the tenant as if the tenant were the owner. The move out instructions are intentionally vague. They actually require you to return the properties to better than new condition. My recommendation is either: Do not rent OR, Kiss your deposit good bye and just leave the property how you best see fit. tl;dr: if you have a choice, find another property manager. TCT West is terrible and cannot be trusted. It's a landlord's market right now, so it doesn't really matter what tenants have to say, but I'll add my two cents anyway: Prior to move-out, I would have given this rentier 3 stars. They were slow to repair things, and the rusty old dishwasher has been broken since 2017-- I gave up trying to get it replaced in November 2017, after months of back and forth emails (including photographs), and after finally giving up from the excessive rust ruining my stainless steel. Our air conditioning broke when it was 120 degrees out, and it took them a week to repair it, despite begging and pleading that I needed AC because of my disability, and despite warning them at move-in that the AC was extremely loud with clunky unsettling noises (in 3 years, it never once received a tune-up). Oddly enough, when I reported a tiny worn-out part of the carpet was more worn out (in order to hopefully avoid being fined at move-out), they bent over backwards to have a carpet repair person come over and fix it. (The repair didn't last more than a few months-- a high traffic area at the main entrance. The carpet was disgusting and worn out when we moved in, and should've been replaced before we signed the lease.) Half the windows on our house didn't open, and the other half had ill-fitting screens so we couldn't leave the windows open without bugs coming in. We wanted these things fixed at move-in, but all they did was send someone over to put decorative trim on the glass, which cracked and flaked off from the sun within 6 months. It's like they're more concerned about aesthetics than functionality or livability. And the reason for the one-star review: Within 2 hours of hand-delivering our intent to vacate, my private cell phone was ringing off the hook with realtors wanting to show the property that day. My phone rang up till 9pm and started up again at 6:30am. I had no idea they would be publishing my private contact information like they did. When hand-delivering an intent to vacate, you'd think they'd confirm what contact information we wanted broadcasted to the world? Or at least give us a heads up? After my email asking about how everyone was getting my phone number went ignored, I called the office to find out what was going on. The office person was extremely rude, repeatedly saying "it's in your lease if you'd read it" to my questions and concerns about my privacy (spoiler: it's not in our lease that our private contact info will be shared outside TCT West). After some back and forth, she let it slip that "we have to publish a phone number or an email." Why didn't we get that option before my phone rang off the hook and I lost sleep? Joke was still on me, because I was inundated with emails... Most realtors wanted to show the place with less than 24 hours notice-- two really obnoxious realtors wanted to show within 90 minutes. I was overwhelmed, when I was already stressed out by the move itself, and sick from chronic illness. I lost several hours of work from the constant interruptions, and more than a few hours of sleep. I have never before rented from a landlord who expected free labor in the form of working with random realtors and coordinating my replacement tenant. When I expressed concern about my unpaid labor and privacy violations, I was told "If they just called us we could go back & forth several times just to make one appointment." That's literally not my problem. That's literally your JOB. I've had some terrible landlords, but I've never had one so disrespectful of my time and money as this one was. In our written intent to vacate, we requested to be present for the move-out inspection. TCT NEVER CALLED TO SCHEDULE THIS INSPECTION. They kept just enough of our deposit to make it not worthwhile to sue them in small claims court. And what they kept was based on false claims. (For example, they claimed there were non-functioning light bulbs when we put brand new bulbs throughout the house, leaving behind spares for the future tenant, and many fixtures had high-quality long-life LED bulbs we'd installed during our tenancy, as well. They also claimed there were cat urine stains, when a) our cats never had accidents, and b) we'd taken a black light to the whole place to ensure there hadn't been any accidents we didn't know about. Never mind the fact that the carpet was stained and disgusting when we moved in, and should've been replaced years prior.) Renters, beware. read more

Not sure where those unfair and inaccurate posts came from because I do many more rentals than most Realtors and this is the most fair, honest, organized, and professional Property Management Company I have ever had the pleasure to work with. The Broker-Erin Cowley does awesome paperwork, her staff is highly trained & accessible by phone or in person and Christine Nijmeh her assistant was top shelf to my client. What really hit home at how special this organization is: When my client was rushing to get the completed application paperwork to TCT West office, I phoned and they said would wait for her to get there. The incredible, outstanding front desk employee actually stayed after closing time to receive my client's application, etc. for first thing the next morning. I have rented this house for three years; the first 2 years were spot on A-1 service. However, in this 3rd year several new employees and they are the worse to deal with. DO NOT RENT FROM THEM. I only gave 1 star, I stayed with this company for 5 years. I can say they fixed everything requested but when it's time to move out they give you hell. I was so surprised how unprofessional Ralina and staff was. I was informed I would have to show the house to about 75 ppl, it was a diaster. I tried to inform them that I worked from home and I could only show them on certain days. They threaten to go to court and have home opened. It was very stressful and nerve wrecking. They gave my number out and I received hundreds of calls which I couldn't answer due to my work, my VM stayed full and Ralina was getting mad. I had the home cleaned and replaced what needed to be replaced and they lied and stated they had to clean and replace lights. I argued and showed her pictures that home was cleaned and lights were there and she looked shocked. They basically took whole check for deposit. I was going to take them to court but I left state, not a good company to rent from! read more

Extremely unfortunate to read reviews about a Property Management company after the fact. If you end up in a contract with this company demand a walk-through before your lease ends. This company is unprofessional with unethical substandard practices. They are dishonest and will wrongfully keep your security deposit and do everything possible to take as much of it as they can. They do just as other reviews state; want you to keep their property better than before you arrived. I was charged on top of prepaid carpet cleaning of $280 stating there was more carpet area?! Not to mention the entire carpet was replaced after i moved out! I was charged $375 for cleaning of the house after I paid to have it professionally cleaned. Charged for broken closets in rooms I never occupied. I can go on and on. Be warned, your calls will not be returned, your emails will not be returned and YOUR CHECK IS NOT IN THE MAIL!!! But I do know Yelp can be a tool used by people who have an ax to grind for no real reason. I have found that all of the agents (and I have had dealings with most if not all of them) have been professional and very pleasant. Everything is done in a timely manner. Put in an application for a rental property advertised by this company. Our realtor was working on negotiations for our lease and was told that if we didn't not pay the application fees they would not negotiate any further. So we pay $70 for this company to process our application. We get approved and schedule a time to come in and sign the lease. When we get there this company was not willing to work with us on anything when we expressed our concerns they just let us walk out of their office. I guess renting their properties for their customers is not of importance, because my husband and I would have been great tenants for their property. I would not recommend going through this company for any of their services. read more

Nice and Pleasant in the beginning but once they realize they are going to lose you as a tenant you shall see their true side.Our lease recently ended and upon moving out they deducted ridiculous charges from our deposit. TCT decided to replace every window blind in the house and let us foot the bill even though the blinds were left in great shape-the new advertised listing reads new blinds through-out! I do admit one or two of the horizontal blinds had a bent slat but to replace nearly every blind in the house at a cost of of $700 is just a joke. Several other deductions for ridiculous charges were also included which i can only constitute as fraud. I have rented from plenty of Property management companies and with each they have their faults but none as nearly as bad as they are here. Renter Beware. read more
